I contacted them because of the rave reviews I saw online and unfortunately, I was embarrassed at having recommended them for my client's home inspection. Jerry was punctual but he rushed through the inspection - 1-1/2 hours for a 3200 sq ft single family residence - and missed items that should have been called out. When I mentioned some of them, including whether he tested the airflow with a meter from the HVAC vents as there is only one HVAC unit and it's a 2 story home, he replied that when he tested the heat and air, it worked fine but he never tested the amount of airflow out of the vents. He also failed to check if glass french doors were tempered or if they had the proper glazing. Previous inspections I have had with licensed inspectors that were actually less expensive than him, have always covered these things. It was a very disappointing experience. read more

Earlier this year, we went through the home buying process as first-time homebuyers, which meant lots of stress and having to act quickly when putting in offers. When a seller finally accepted ours, we had to find an inspector who'd be available within 3-4 days (we were going to be out of town), which was going to be tough due to the fact so many people were in need of inspections at the time. I remembered seeing a home inspection report on a house we were interested in previously. I looked up the company, called, and asked specifically for the inspector named on the report - Jerry Holt. Thankfully, Jerry was able to squeeze us in due to a cancellation. We were also happy to hear that Brooke & Sons was not one of those large inspection companies (have seen some negative reviews). As a real estate agent I've been through many general inspections with many general inspectors, and can say with confidence that I can't recommend anyone other than Jerry to perform a general inspection. He is thorough, systematic (efficient with the time), knowledgeable, and has amazing bedside manners. One huge difference between Jerry and others is that when he's done with his inspection he will quickly download the photos onto his laptop and show them to the buyers while talking about the things he found or didn't find. This gives the buyers the opportunity to ask him questions. With short inspection contingency periods, this also provides the added benefit of giving the buyers immediate feedback (before receiving the formal report) which in turn gives them more time to hire any other professionals they think they need based on Jerry's findings (like an electrician, plumber, roofer etc). I very much appreciate how Jerry makes sure to tailor his summary to the level of experience of the home buyer, but especially for first home buyers. Jerry will explain things in context and will spend time answering all questions until there are none left. I find that his recommendations are spot-on. I recommend Jerry to all my buyers and sellers who are looking to do a pre listing inspection.
