We've used Brooks and Sons Inspections twice now, and both experiences were excellent. Jerry is punctual, incredibly thorough, and thoughtful in the way he approaches inspections. He's not just checking boxes -- he genuinely teaches you about the home and approaches the inspection as an educator, explaining things clearly and patiently as you go. I felt like I was going to school in the best way. His historical knowledge of homes by era was impressive. What really stood out was his attention to detail. He actually gave us more insight into our roof than our specialized roof inspector did, which says a lot. His reports were also delivered quickly and clearly, which was crucial for us since we were on a fast closing timeline. Jerry is also very friendly and easy to work with, which makes what can be a stressful process feel much more manageable. His son, Kyle, handled the sewer inspection and was equally punctual, detailed, and professional. Together, they spent a significant amount of time going through everything thoroughly and never made us feel rushed. They even went above and beyond in small but meaningful ways -- during the patio inspection, Jerry noticed our screen door was a bit wobbly and fixed it on the spot. If you're looking for inspectors who are knowledgeable, meticulous, timely, and genuinely care about doing the job right, Brooks and Sons Inspections is an easy recommendation. We love Jerry!! read more

I contacted them because of the rave reviews I saw online and unfortunately, I was embarrassed at having recommended them for my client's home inspection. Jerry was punctual but he rushed through the inspection - 1-1/2 hours for a 3200 sq ft single family residence - and missed items that should have been called out. When I mentioned some of them, including whether he tested the airflow with a meter from the HVAC vents as there is only one HVAC unit and it's a 2 story home, he replied that when he tested the heat and air, it worked fine but he never tested the amount of airflow out of the vents. He also failed to check if glass french doors were tempered or if they had the proper glazing. Previous inspections I have had with licensed inspectors that were actually less expensive than him, have always covered these things. It was a very disappointing experience. read more

I've been working with Jerry for the past five years, and as a Los Angeles Realtor with 21 years of experience, I can confidently say he's one of my preferred general inspectors to refer to buyers. He's thoughtful and conscientious in the way he communicates, especially with first-time homeowners, and he always sets realistic expectations. Jerry keeps it real -- professional, knowledgeable, and honest every time. Highly recommend! read more

ABOVE AND BEYOND! It was such a joy to work with Jerry. He is so knowledgeable, thorough, and patient. He examined everything and the report was great. My mother and I both had anxieties about the property I am purchasing, along with questions, and he addressed everything with detailed explanations and a smile! I would highly recommend him. read more

My husband and I found ourselves in a 30 day escrow with a short inspection contingency. We started shopping around, but the moment we got on the phone with Jerry, we had a good vibe. He was extremely accommodating, helpful, and funny! He set up the termite and sewer scope for us on the same day. The whole team really took a thorough look at every part of the house, inside and outside. They provided a lot of tips and kept things professional. When we had a follow up question a week later, Jerry was still willing to get on the phone with us to discuss our concerns. Best part, Jerry brought us fresh eggs we cooked for our family the next morning. Thank you for making this stressful time a little easier. read more

Jerry is great, just like his smile. I've used him as a seller and as a buyer. He was a GC, so his knowledge is extremely helpful. He's always EARLY and reliable. As a seller very helpful and accommodating pointing out remedies. As a buyer, I feel confident of his findings. read more

I reached out to Jerry late Sunday evening with a wild request of a home inspection the following day (Memorial Day). Crazy request, but Jerry answered the phone and immediately set to work helping me-- a stranger to him. While he and his team was booked, he reached out to his contacts and within 10 minutes found me a highly rated inspector who could accommodate such a request. 10/10 customer service when I've never before been a client. Thank you Jerry! Looking forward to reaching out in the future :) read more

Jerry has over a decade of experience and wealth of knowledge. He is personable, communicative, responsive, and reliable. I recently purchased a home and asked my RE agent to arrange the inspectors -- no wonder they work with Brooke and Sons! The inspection and on-the-spot report were very thorough, and complete with showing photos on a laptop right there and explaining everything. read more

This man is a credit to CMI's everywhere. He's truly a professional. He does not care for the reviews here and doesn't push people to write them. Hell, I am writing my review well after the job has been finished. He came out and inspected our home because it's track housing in a new development and I was worried about workmanship. He looked at EVERYTHING I asked and more. I come off as an a-hole and I know this. I'm trying to fix it, but still working on that. Jerry worked with me, letting me know that he's been doing this for 20+ years and that I didn't have to worry about anything. If I had a concern he would help me bring it to the builder. I will definitely be remembering this business when I purchase my next home. read more

This isn't my first rodeo so I have experience with inspection contractors that I've worked with in the past and this, by far, has been the most comprehensive inspection that I have had. Jerry with Brooke and Sons was very easy to work with. He answered the phone every time I called, he was on time and the report he made was extensive. I was extremely impressed with his professionalism, manners and timely generation of his report. This was all the more important for me as a soon to be seller. I wanted to do my due diligence as a seller to show potential buyers that I wanted no surprises with a pre-inspection. I highly recommend this company for house inspections. read more

I found Jerry on Yelp for my Home Inspection so it only makes sense for me to leave a review of my experience with him! He is extremely responsive, goes into details of explaining and walking through the inspections thoroughly in layman's terms which made it a lot more easy for us to comprehend. He is also very easy to coordinate with, and was at the home site 15 minutes before the start of the inspection, saving us the panic and worry as first time home buyers! Our real estate agent was also very impressed with his quality of work and way of working! Would definitely recommend working with him should you need home inspection done for your house! read more

Jerry came by to do the inspections. He was timely, professional, and most importantly was great at explaining things to me in layman terms.

Earlier this year, we went through the home buying process as first-time homebuyers, which meant lots of stress and having to act quickly when putting in offers. When a seller finally accepted ours, we had to find an inspector who'd be available within 3-4 days (we were going to be out of town), which was going to be tough due to the fact so many people were in need of inspections at the time. I remembered seeing a home inspection report on a house we were interested in previously. I looked up the company, called, and asked specifically for the inspector named on the report - Jerry Holt. Thankfully, Jerry was able to squeeze us in due to a cancellation. We were also happy to hear that Brooke & Sons was not one of those large inspection companies (have seen some negative reviews). Jerry arrived earlier than our appointment time so he was able to get started on the exterior before we arrived. Once he was able to complete the inspection inside, he took the time to explain what he saw and things that might be potential causes for concern. He answered all of our questions thoroughly and sent us the full report the following day. Because of Jerry's report: - We were made aware that add'l inspections by a plumber and foundation specialist would be needed. - We were able to negotiate final closing costs with the seller due to the work that would be required on the sewage line. We highly recommend Brooke & Sons. As first-time homebuyers, they equipped us with what we needed to close on the house and better informed us of what to expect with a 100-year old house like ours. Thanks Jerry! read more

Jerry is a wonderful resource if you're buying a home. He has been a wealth of information both during and after the inspection, and put our minds at ease about a number of issues uncovered during the inspection. I can't recommend him enough. And his foundation-surveying robot is super cool, too read more

Jerry and Kyle have done probably over 40 inspections for me (I'm an active real estate agent in Los Angeles & Riverside County) and are true professionals, reliable, and great people. I can't speak highly enough. He's navigated with patience when clients need extra explanations and has made himself available post inspections to answer follow up questions. I'm lucky to have Jerry & Kyle on my side for inspections and have often reffered him to other agents or clients whom all feel the same way about his services! read more

Worked with Jerry several times and he is wonderful; always detailed oriented, spends time and explains any issues. Highly recommend.

Jerry has inspected multiple homes for us over the past years and when we heard that he has left his reputable company to start his own (Brooke & Sons) there was no doubt that we would go with him. Jerry is the kind of inspector who not only truly cares about his clients and their needs but also is beyond knowledgable and will not miss A THING. His turnaround time on both inspections and reports is admirably fast (to a point where even our realtor was stunned) and, going above and beyond a regular inspection report, Jerry further takes great care (and pride in) verbally explaining and communicating potential issues to his clients in a way that they will understand and, further, know what it will take to address them. Also, while I wish it wouldn't need saying: Being two women with limited experience in construction, it is a great relief to have a respectful, LGBTQ friendly inspector who we can implicitly trust and who will not "man-splain" issues but consult in a professional, productive manner. Jerry's field of expertise is vast and our experiences with him are the same: He's saved us a lot of trouble while we were in escrow on a structurally and mold-compromised canyon home in Laurel Canyon (hint: we walked away from escrow.) He's helped us negotiate big credits on a poorly flipped 1920s mid-city home (hint: we bought it, thanks to Jerry, with credits that saved us a lot of money on additional repairs.) We've recently had him inspect a home in Ventura County (yes, he travels) where he was able to put us at ease about environmental concerns and what seemed to be an overwhelming list of repairs. And today, even just considering to purchase a quirky "non-traditional" structure in Ojai my first call was to Jerry to field his advice on the integrity of a structure like it. I have friends whose "big name company" home inspectors have missed thousands of dollars worth of hazardous issues (from open/exposed electrical wires to skylights falling out of their frames) -- we know that we won't have to ever worry about that. Jerry is an incredible partner to have and one giant worry off your back, which is what you desperately need in stressful times like buying a home. read more

Jerry and Brook & Sons is the absolute best. Don't waste your time with other providers. He did my home inspection in September and when I called him last night, months later, he drove over an hour on Christmas eve to help me restore my heat. He's extremely knowledgable and easy to problem-solve with. He truly cares about his clients and will go above and beyond for them to figure out what's wrong and how to fix it. As a real estate agent I've been through many general inspections with many general inspectors, and can say with confidence that I can't recommend anyone other than Jerry to perform a general inspection. He is thorough, systematic (efficient with the time), knowledgeable, and has amazing bedside manners. One huge difference between Jerry and others is that when he's done with his inspection he will quickly download the photos onto his laptop and show them to the buyers while talking about the things he found or didn't find. This gives the buyers the opportunity to ask him questions. With short inspection contingency periods, this also provides the added benefit of giving the buyers immediate feedback (before receiving the formal report) which in turn gives them more time to hire any other professionals they think they need based on Jerry's findings (like an electrician, plumber, roofer etc). I very much appreciate how Jerry makes sure to tailor his summary to the level of experience of the home buyer, but especially for first home buyers. Jerry will explain things in context and will spend time answering all questions until there are none left. I find that his recommendations are spot-on. I recommend Jerry to all my buyers and sellers who are looking to do a pre listing inspection. In fact, I don't know of anyone else that can replace the quality of service he brings to the job. read more

Jerry has done multiple general home inspections for us, and every time he is efficient, on time, and thorough.
