I called AmeriSpec for an inspection of a new home I was purchasing. Darren arrived on time and went straight to work. He did a thorough inspection, and briefed me afterwards on some of the big things that needed attention. He walked me through the aging of the water heater and AC unit, which gave me an idea of what I would be looking at in the future. All of my questions were answered with solutions, and even passed along people I could contact if needed. This made me feel very comfortable as a first time home buyer. A little over a month later I ran into an electrical panel issue where two breakers essentially burned up. I had it fixed, but I was still concerned if the panel itself was damaged. I gave Darren a call, and explained my situation. We scheduled a time first thing in the morning for him to come out. He brought of all his gadgets and scanned everything. The panel was fine. He also went over some other things he previously inspected a month prior with me. It's those extra things that come up as a home buyer that in the moment you don't see as an issue until well after you move in. AmeriSpec is the third home inspection company I had used over the past year. We used one last year when our home was for sale and had a bad experience. This year we made an offer on a home and had another company come out. They did an OK job and just gave us a basic inspection and the inspector wasn't user friendly. Joe, the owner, answers the phone himself - usually very quickly. And he calls you back promptly if he misses your call. He's easy to talk to and pleasant on the phone. I needed a general inspector for a property we're in escrow on, and it would be our first home that we are purchasing. It's also over a hundred years old - built in 1905. I wanted someone good, who would give me a comprehensive lay of the land of what this property would realistically need us to put into it. I called two other places but Joe blew them completely out of the water with how responsive he was personally, and with how comprehensive the report he promised would be. Aaron was our inspector. He was on time, polite, very approachable and easy to talk to. He was very respectful to me, which is nice when you're a petite woman. Having worked in the architecture world for over a decade many inspectors look right past me to whatever man is with me and speak to him, even though I'm the one asking the questions. Not Aaron! He took his time going through every inch of the property and he answered all of my questions. He didn't make me feel like he was rushing through or that my questions bothered him in any way. If anything, his demeanor put me more at ease, during a situation which was somewhat stressful for me and my husband. This is, after all, the largest purchase we've ever potentially made... and Aaron's report was so thorough! He flagged some additional areas where he recommended calling in additional inspectors, and I was able to schedule those. Amerispec even has a list of specialty inspectors, for just such an ocassion. We hired Joe and Aaron to inspect our home prior to purchasing it. Unfortunately, they missed a major issue that the home had which we did not realize until after we closed and moved in. According to several sources, this was a normal check and should have been included in the general report. As a first time homeowner, like many, we trusted that the inspector's expertise would be accurate. Their failure to do so cost us several thousand dollars. Had they done their job and notated it in the report, this amount could have been negotiated with the seller prior to closing. DO NOT make the same mistake we did by hiring this company.
