Jo Ann Poole is Ventura couny's dirty secret. As a professional building inspector, I know of nobody more unethical and greedy than Jo Ann. If you are her seller and your house stays on the market longer than normal, it is likely that other Realtors are steering their clients away from this hot mess. If you are a home buyer, and were tricked into being represented by Jo Ann Poole, your offer will likely be rejected by professional Realtors because no one wants drama. As an example, Jo Ann's clients on Holbertson Court were advised to reject the buyer's choice of home inspector to gain a better result. A dangerous and litigeous decision. At the most basic level, "restraint of trade" is any activity that prevents another party from conducting business as they normally would without such a restraint. Liz (Realtor): "she may have put herself in the way of the Department of Justice." Erik (Realtor): "A bit of a nut job." Jennifer (Realtor): "She is such a liar." Natalie (Realtor): "I have never seen someone so badly represent her client." My opinion (and review) is easy to verify. My elderly relatives decided to move out of state and needed to sell their home in the Wood Ranch community. We interviewed Jo Ann Poole and were impressed with her many years of experience and familiarity with the area, she lives in Wood Ranch! My relatives and I were comfortable and confident with her, selecting her as our Realtor was an easy decision. The home was opened for showing and we immediately received numerous offers including two that were well over the asking price! Escrow was opened the next business day! As with any real estate transaction there are issues and concerns that come up. Jo Ann was always available to take our calls/texts and answer any questions that we had as she guided us through the process. She was understanding and patient when explaining the details to my relatives. Escrow closed on time and my relatives have relocated to their new home. 0 STARS! Fell victim to another one of Jo Ann Poole's scams. In mid June, me and my fiance were looking for a place to rent and found a small house presented by Jo Ann Poole of Keller Williams. This was our first time renting so the fact we found a realtor made us more comfortable, boy were we wrong. Said she is the property manager on behalf of the owners, so everything has to go through her. We see the home and like it and asked by Jo Ann if we have any pets, we have a blind 18 year old indoor cat. Jo Ann said she would ask the owners and will get back to us and said it shouldn't be a problem. If she said no we would have moved on. We also stated we needed to be out of our current place by June 28th, but the current tenant is not leaving until July 7th. We saw the home June 16th. Jo Ann got back to me a couple days later and said OUR CAT IS FINE. We agree to move forward and sign a lease. We were actually able to arrange and stay until July 7th since we really wanted the home. At this point Jo Ann has us drive over 30 miles on a Saturday to meet at her convenience. We signed a 1 year lease and handed her a cashiers check, Jo Ann was our best friend until this point. I did not hear from Jo Ann and realized I just signed documents and handed over a check to someone and did not receive any kind of paperwork in return. I briefly spoke to Jo Ann during this period other then her advising me to start making arrangements, change my address, add utilities and to get renters insurance and include the owners of the properties name, which is odd, but we did. I even sold my car in order for this move to happen. We did everything that we were asked. I did ask Jo Ann if the home would be cleaned when the current tenant leaves and she said NO, that I was more then welcome to hire someone myself. Close to the move in date, we get a call from Jo Ann Saturday night June 29th after 9P.M. (1 day after we were supposed to be out) stating the owners simply changed their minds and we cannot bring our cat and she is sorry. Is this a Joke! Is this even legal! Turns out after signing the documents, the owners never signed them or Jo Ann did not have them sign. Whatever the reason I will never know. How can you have someone sign a lease and tell them to make arrangements and 2 weeks later just a couple days before moving, sorry you can't move in. I explained this to Jo Ann and of course did not care, only to say these things happen. Apparently the owners live separately in different states which is why it took 2 weeks to get an answer I already had, guess that's my problem. But wait, didn't Jo Ann say our cat was okay! Something smells fishy. What happens next is simply appalling. Frustrated and trapped thanks to Jo Ann, at this point I am in disbelief. I am basically begging Jo Ann to please reconsider and contact the owners to let us move in. Said she would ask, and I even wrote a letter to have her pass along in hopes they change their mind. Jo Ann responded less then an hour saying NO. Then said the owners are removing the listing and no longer renting, makes sense. Jo Ann of course didn't care and said to stop asking, the answer is NO. Nothing I said mattered. Jo Ann calls me back and asks to 3way call my fiance, thinking she has good news. Only to say she has other rental properties that are not anywhere near an area that fits us and not available til August, okay. We needed to be out June 28th, you knew this Jo Ann. These properties were all presented my her, she of course did not bother to even look for something that suited our needs, only benefit herself after screwing us over. The funny thing is she actually felt she was helping, that's how Jo Ann works. I kept stressing my cat has medical issues and most likely does not have long to live, my baby is everything to me and I would never leave her behind no matter what. Jo Ann suggested that I put her down. Not surprised. She did mention in the beginning her daughter is estranged, wonder why. So after a month of looking for somewhere to live and 2 weeks wasted I was back to square one looking for somewhere else. Just wanted to move on and get away from Jo Ann. I requested to meet her and get our check and documents back, which I requested. While on the phone with her she was suggesting shelters in Simi Valley me and my fiance could go to with a very proud tone in her voice. She was clearly very pleased with herself being able to screw with someones life for no reason and be able to get away with it. Finally met her to grab the check and documents that i requested, but she only brought a copy of our check with no documents. Said I never told her to bring documents. She just lies, and does anything to protect herself. I did ask her to bring our documents, I shouldn't be the one to tell her how to do her job, but Jo Ann only works to a certain standard. I hope no one has to go through what we went through. Hope she is stopped very soon, and she will be. read more

I have no understanding of why there is any bad reviews for Jo Ann. My husband and our two kids went the the selling of our house with her. She made this process so easy for us and took away all of our stresses. I would give her more that 5 stars if I could. No only is she a wonderful realtor, she is an amazing woman. We found out the hard way that we better be ready to move when we list with you as the first home we listed sold in two days in a down market (we honestly thought it would take up to 6 months to sell the home) and bought this home on the first day you told us about it (in an up market). As much as I dislike Jo Ann on a personal level (she's an atrocious person with no accountability), I'll keep this about our business transaction. When my fiance and I decided to make our first home purchase together, we gave Jo Ann the opportunity. This quickly backfired. We had 1 requirement: we wanted a house, not a townhome/condo. This was because of two things. First, we wanted a garage. Second, we didn't want HOAs. Of course, Jo Ann doesn't like business dealings; she looks at realty as a way to force friendships, so instead of using the fairly open parameters we had set, she started us off with a very nice town home. We liked it a lot, but the price was at our limit and with another $350 a month going to HOA, we didn't feel like the price was what we wanted. Essentially, with that HOA, we were losing out on $50k of house. We declined that house and continued looking. Every couple days, as we looked at houses that fit us more, she would tell us to go back and put an offer in on the town home. We politely declined, so we cold pursue our family's needs. The search continued like this. We would find houses; she would delay or flat out refuse to show them to us and instead drive us to town homes and condos. Her reasoning: HOAs provide value to HER. If you are unaware of my history, I'm handy enough. I just remodeled our bathroom on a whim because I was unhappy with how it originally came. An HOA means I am paying money for a service I most likely won't use. The value she finds appealing isn't there for me. Over the course of our 3 month search, we put in 9 or 10 offers. We missed out on a few houses because she didn't advise us well on the price. We missed out on some because she didn't get us an appointment in a timely fashion. We missed out on others because she refused to show them to us. One house we missed out on was because the asking price was just barely above where we were approved to. We loved the house. We loved the location and she probably could have reduced her commission to make it work. She didn't, and based on circumstances that I don't need to share here, it would have been well within reason for her to give a slight discount in commission to make it work. Just trust me on this. Finally, a great deal came into my sight. I found the house. I sent it to Jo Ann. I harassed her to get us in and after some time, my fiance and I settled on a price we were comfortable with. We submitted the offer and went through escrow having to pressure Jo Ann for everything we needed our realtor to do. What part did Jo Ann assist in, you may ask? I have asked myself that numerous times. It was so bad that when the previous owner decided she wanted to take the fridge days before closing, we had to broker a deal and Jo Ann tried to talk us out of it and didn't want to send the email to the other realtor. This was a problem because we spent 3 days shopping and couldn't find a fridge that would fit in the fridge hole in the kitchen. Not a single one. It was less than pleasant. At the end, Jo Ann received a tidy sum for a lot of work we had to drag her through kicking and screaming. We finally got a house we love at a great price (that we decided on with no help from Jo Ann) and looked forward to putting our new life together together (intentional double use of together). Unfortunately, what we saw as a business transaction with less than stellar application, Jo Ann saw as an invitation into our lives. It was not, but she started showing up at our house unannounced. She started walking in the door without knocking. It got so bad that one time, she strolled in our house uninvited and I told her to leave. Her eyes went red with anger and she said "Excuse me??". I quickly said "You were not invited in. You do not get to come in out house uninvited." She refused to leave. I told her I would call the police. She got more angry and refused again to leave. I had to dial 911 before she finally got the message that I meant it. Did I react too quickly? Perhaps, but after months of someone walking in your house completely unannounced and uninvited, at some point, you can't take it anymore. Now when we see her around, she acts like we're old friends and tries to chat with us like it's nothing. We don't share the enthusiasm, but she doesn't have enough respect for people to step away. She is a parasite who uses her business as an excuse to burrow her way into your life and try to take command. If you lack the ability to make decisions, have money, and don't have a good enough personality to create your own friends, Jo Ann Poole is your realtor. If you have a shred of dignity, there are better people and better realtors who will leave you far more satisfied. read more

As a business professional myself, I believe how you treat people outside of your job says more about you than a place you put on your professional face for. So when you push a mother of four into her car with her door as she is trying to buckle in her 8 month old twins, I feel you have shown your true character. I'm not prone to feel entitled because I have children, I would like to feel safe buckling them into their car seats without being accosted by someone who could have made other choices, a simple "excuse me" for starters. This may not be about buying a home, but when I did buy my home I went with someone I believe is a good representation of true character. I knew I was in trustworthy hands. Joann Poole would not be someone I would entrust my life's work to, and an investment in a home is an investment in my livelihood. My wife and I found Jo Ann because she was selling a property we wanted. Buying the property had some issues for example there were outstanding Liens that Jo Ann insisted we pay for $10,000.00 worth. She also tried to push us into a more expensive property. We didn't pay it but Jo Ann pushed. After the purchase we were glad it was over. Jo Ann didn't think it was over. She started showing up at our house uninvited and unwanted at all times of day and night. Every time Jo Ann saw us in public she would just sit at our table and invite herself to spend time with us. I had the opportunity recently to work with JoAnn in a purchase of a new home in the Simi Valley area. It was not easy. From a shortage of homes that met our criteria to sellers not wanting any contingencies, it was not a pleasant experience from that standpoint. What made it bearable and ultimately successful was JoAnn. There is not a realtor out there with a more as I call it "bulldog" go get it mentality than JoAnn. Any time I needed her she was there. There was never an attitude when I asked a question I know she had answered. She routinely met us on our time and at our convenience (at the time our other house was three hours away). She ensured paperwork was done on time and that we had what we needed when we needed it. Her advice was invaluable and she thought of things I or my wife hadn't thought of. Many will read this and say, Well isn't this what a realtor should be?" The answer is yes. This day in age, what should be, simply isn't. With JoAnn I never had to ask twice. I have read some reviews here that are down right nasty. To that I would say, judge her for yourself as there are extenuating circumstances in at least one of the reviews that should be explained but are of a personal nature and being the professional she is, is not going to comment on. The sale of our home was complete a few months ago and she has not left our side assisting with some home warranty issues that have cropped up. We are very grateful.
