We purchased a house earlier this year, and the inspection was arranged by our realtor. On the day of, the inspector seemed friendly and efficient, but he also seemed more concerned about getting through his checklist as quickly as possible than performing a thorough inspection. For example, when I asked him whether the foundation had been seismically retrofitted with anchor bolts, he said there wasn't easy enough access in the crawlspace to be able to tell. And in the report he just assumed, "Anchor Bolts: None - typical for homes built prior to 1935." First, our house was built in 1938. Second, it's been renovated extensively, so it's not unreasonable to think the foundation might be retrofitted. And third, isn't it your job to confirm this? A couple months later, we got an unusually heavy week of rain, and we noticed a couple leaks coming through the ceiling--every homeowner's nightmare. We called a handful of contractors to take a look, and they all immediately identified cracks on the inside corners of the roof where it was missing flashing. We filed a claim with Elite Inspection, and initially they argued that the inspection could not attest to the maintenance of the roof. Fair, but this had nothing to do with the maintenance; it was a case of improper installation, something that every contractor noticed immediately. Finally they agreed to send their own contractor (who identified the same issue). They provided a quote to have the flashing installed, which we were OK with. But when when we asked to just have the amount reimbursed to us, so that we could choose a contractor we liked, Elite Inspection refused. Instead, they told us that we had to go with the contractor that they chose, even though other people had bad experiences with them based on the reviews we read. If it's the same amount, it's bewildering why Elite Inspection couldn't give us the reimbursement. Maybe they have a special arrangement with that specific contractor, which would be disconcerting. Shortly after, they sent us another message saying that they would actually only refund the inspection fee--as a "gesture of goodwill," but only if we signed an indemnification agreement (which we decided not to). All of this points to hasty work and questionable business practices. On the surface, they seem like an efficient and professional company--they have nice uniforms, professional business cards, and a flashy-looking report. But their inspection is only cursory and fails to identify any issues of which you should actually be aware. I wouldn't trust them again, especially with something as important as this. read more

Highly recommend not using Elite Group. They did a very high level inspection and missed many things. As a result, we fortunately had another inspection company come and do a more thorough report. The biggest issue is that when I tried calling to resolve this with Elite Group they kept sending me to a call center and saying they'd call me back but never did. We hired for new house. The guy came and it seemed through and we got report quickly. but then our contractor found the mold after inspector tested for air quality test for mold entire house and said there was no mold. (that we pay extra for) and we even specified that area smell moldy while he was there inspecting. I called back and asked told them that specific area we said smell moldy and he did not tested has mold, they said they will charge us again to come out because instead of air quality, it needs to be swabbed, and he only did air quality test. that was not mentioned on the day of testing. If you are buying a house and having a house checked, Would recommend hiring someone that actually takes care of everything at once during inspection period. read more

Another fantastic inspection completed by John Suh! There are not enough words to sing him all the praises he deserves. He is always early to the appointment, communicates effectively, and has a level of patience I pray God to bestow upon me any day now. I wasn't present at the inspection, but John kept me up to date and even called to give me a summary so that I didn't feel left out. John delivered my inspection report to me quickly (same day later that night as he always does), which is a true testament of his dedicated work ethic. He even answered my annoying mother's phone call (as if she didn't have enough time to ask questions during inspection) well past after hours (I couldn't stop her... sorry!). Brent was amazing in getting me onto John's schedule right away. It didn't take more than a couple minutes to call in and make the appointment (it was so quick and convenient, I did it while walking into work). Brent's upbeat, positive attitude in addition to knowing that John was going to be doing another inspection for me put me at ease so much that I didn't even try to show up- I went about my day as usual, confident in knowing that I was in good hands.
