Don't use this company. I just bought a house and close escrow on may 4th We hired them to do the inspection for $495 on April 3rd. Bret did the inspection in 40 mins with a 3400 sq feet house. He told us everything s good and pointed out few small flaws cost seller like $50 to fix. That's it. On the final walk thru before closing at may 3rd. We went in and check everything found out the built in dish washer is rusty and the built in microwave inside is blown up and rusty. Seller won't care about it cuz the escrow is closed already. And we call mike the owner of detail inspection ask about it. He reply with a rude text says that built in fixture is not cover in the inspection and want us to appreciate their higher than the industry standard inspection work. But I remembered Bret did check all the fixture including stove oven dish washer and microwave. And have made report of them. He just didn't bother to open it and he ll see that and we could include in the fix item list. We are not happy to pay $495 to them and end up we ll need to pay $669 for the new built in microwave. On September 6, 2016, I closed escrow on my very first home, a duplex in Los Angeles. During escrow and on August 2, 2016, Bret Peifer from Detailed Property Inspections was sent out to conduct the initial property inspection to list items for seller repairs. The water heaters for both units of the property were said to have been in operating condition with the rear water heater registering higher water heat than that of the unit in the front. Escrow closed on a Tuesday (day after Labor Day) and the gas service for the property was restarted on Wednesday thereby requiring that the pilots for both water heaters be re-ignited. When the gas company's technician came out to re-light the water heaters, he noticed that the glass vapor cover of the rear unit's water heater was broken and had long since been compromised. My realtor reported this oversight to DPI along with another issue (the fact that Bret had also not noted permanent plastic caps covering the laundry drainage systems) and their end analysis of this situation was that the water heaters were operating when initially inspected. I then contacted the home warranty company to report a water heater claim. They sent out a plumber and I was charged $65 for my claim to be denied as a pre-existing condition and to be informed that the rear water heater should NEVER have passed the initial inspection. Not only was the water heater out of warranty because of the broken glass cover, it was not earthquake-secured properly and was also missing a Smitty pan. In addition to being bounced around from the DPI to the warranty company, I now have to incur the cost of replacing and installing a new water heater by October 1st to accommodate new tenants. I purchased the property without any appliances, how hard was it for DPI to do a 'detailed' inspection (as their company name implies) of the water heaters? $417.00 down the poorly inspected drain!! When my realtor was finally able to track the owner (Mike) down, he became indignant and made us out to be scamming consumers, trying to get a free water heater out of the deal. No Mike, we just want you to honor your work and display a decent work ethic! I have worked in the real estate industry over the past 11 years and while I have forged several strong relationships with other inspection companies, Detail Property Inspection Inc. came very highly recommended to me by my realtor team, and so I elected to go with this company for this inspection. Mike is a very nice guy and appears to do reasonably diligent work. When he inspected the condo we ultimately moved into, we thought he did a good job because he sent us a nice PowerPoint presentation and explained what he found. He was also able to accommodate us on short notice and do the inspection one day after calling to schedule. Big plus there. That said, after we moved in, we found several substantial and conspicuous problems. For example, the laundry closet smelled like gas. We called the gas company and found that the valve was leaking, a definite no-no. There was also another smell issue that was not detected, but rather noticeable. Perhaps people have different smell sensitivity, but be aware that if you are going to purchase a place and use their services, you might want to make sure to bring in a good sniffer! The only people reviewing home inspection companies are orange heads making me very suspicious. That's why I didn't go with one with 10 5-star reviews. So I received my home inspection with Mike Odweh. He's the owner. They tried to schedule me in with his associate and I was adamant that Mike do the inspection. I was told that it doesn't matter what company you do the inspection with, its the person. Plus, I'm paying $350 whether it's Mike or his associate so I'd rather go with the owner. Overall the inspection was good. He found more issues than I was expecting. Since the house was built in 2007 I really wasn't expecting any major issues. The inspection was pretty quick. At the end, he gave us a presentation of what he found going along with a slideshow of pictures he took during his inspection. He even went so far as to educate us on different aspects of the house, like you should never step on clay tile roofing, and the different frames of attics. read more

We have had two inspections with this company. Both times we had Horacio Garfio, who is amazing. He was very professional and thorough, plus he tells good jokes! The only reason I am giving this a 4i instead of a 5 is because of the first inspection reports. We were told we would receive the report in 24-48 hours. We had the inspection on a Sunday. Monday came and went. By Tuesday evening I realized we had still not received the report. We were scheduled to have an electrician come to the house Wednesday morning and they had requested to see the inspection report. I contacted the company owner at 5pm and was informed I would have the report in an hour. An hour came and went. I didn't end up getting the report until almost 11pm and that was after several phone calls. We chose to use the company again however, because we really thought Horacio did a great job. The second time around we mentioned to him what had happened the first time and he made sure we received the report within 24 hours. read more

Mike Owdeh (Owner) performed the inspection and I walked with him for the entire event which I believe lasted about three hours. We went over the entire house inside and out. Mike was very professional, brought testing equipment to test water pressure, temperatures, electrical currents, etc... and explained what he was testing for and why. I highly recommend that everyone walk with the inspector because in those three hours you learn volumes about your house, not just what is good and bad about it, but how it works. Mike explained a lot about the various systems in the house and what I should look out for, etc... Before we had accessed the attic, Mike predicted that the heater for the house was probably a recalled one that was no longer allowed to be used just based on the year the house was built. When he climbed up into the attic, it turns out he was right and the gas company had even hung a tag on it saying it was not to be turned on. At the end of this very thorough inspection Mike went through all of the pictures he had taken pointing out what each action item was and within a few days I had the report in hand with very clear details about everything we had talked about and all the pictures he had taken. Now I can use his report to call each of the contractor types I need (electrician, plumber, etc...) and just breakout which items from the report each contractor needs to look at for me, and repair or replace. In summary, the inspection was very detailed, complete, timely and Mike was very professional and informative. I learned a tremendous amount about my house, the report provided peace of mind that the house was in great shape and made it easy to categorize and prioritize what needed some attention to the right people. read more

At the time of inspection, we were very happy with the work. The report was very detailed and the inspector seemed very knowledgeable. He was quick and responsive. However, when we moved in two weeks later, we could clearly smell gas, and it turns out that we had a leak in the oven. We tried to contact the inspection company to see if this was something they normally check for, and at first we were ignored. After multiple attempts (phone and email!), I finally heard back from the owner, and she said that they normally don't check for gas leaks, but that she would have the inspector call me. I still have not heard back. Their website says: Q: What if I have questions after the inspection? A: You can call us and discuss all the aspects of your new home whenever you like. Our service is a long-term investment. Unfortunately, I have not found this to be the case. I can understand that sometimes things happen between inspection and move in, but was disappointed to be given the runaround as far as speaking with the inspector. read more

I thought he did a good job. But after I moved into the house Mike inspected and found out that he didn't check the main water pipe and has issues within the first week. He didn't pay attention to the gas range oven not working and when I called back for clarification he never returned the call in-spite of his office taking messages. read more

I used this company to do inspections on house that we are buying, he missed a lot of important stuff. Their price is above the competitor, I expect a detailed inspection but what appears that Mike only willing to spent so much time on a house, he just survey the close area around the opening of the attic or crawl space. After the purchase we ended up knowing a lot of issues the hard way. We hire him to prevent this, but he failed. Some asbestos material found on the attic, the HVAC system need to be totally replaced due to improper install (not per code) and not matching component. The water heater was improperly installed (an indoor unit being used outdoor), water softener doesnt work. Electrical panel made by Zinco which is a bankrupt company because this panel is a fire hazard..etc. 2 years after purchasing, I'm still fixing stuff. So far have spent 50-60k and climbing. read more

I recently purchased a property and found this company through Redfin where they have rave reviews! My inspection was with Horacio Garfio who was PHENOMENAL. He really took his time and covered a LOT of bases. Even my realtor was impressed and she's been in the business decades and has a great reputation! Horacio was at the property with us for hours. He went over key details we would have never known about, such as if we see water in this area that is normal AC condensation but over here that will signal an issue, etc... He gave a really great presentation and itemized all the issues we really needed to be most concerned with. He was also so enjoyable to talk to and made the whole experience really fun and made you feel like you we're talking with an old friend. He covered issues that technically weren't really covered under the scope of the inspection but gave us great advice and information anyway. He's also an engineer so in terms of structural issues has a great background. I felt really confident in his work and his presentation was so thorough it was amazing. He sits down with you right after inspecting everything, right there on the spot and tells you his findings accompanied by a slide presentation. Awesome. I needed the full written report right away to remove a contingency and had to call in and remind them that it needed to be sent but they were fantastic and sent it right away. The owner, Mike, did our inspection. He was very thorough and detailed. He spent about 3 hours doing our inspection. He then went through all of his pictures (over 100) as well as his recommendations for us. His background is in engineering, so he really is a wealth of knowledge. Last week my realtor suggested i use detail property inspection for the multi unit property I purchased in Santa Monica. I was more than happy with the service. I have purchased many properties and this is my first property in the LA area. The inspector was prompt and had all the correct tools to do his inspection. He was through and gave me a presentation and detail of issues as soon as he was finished while we were still on the property just in case I wanted more information while we were still there. He followed up with an emailed presentation just 3 days later. His concentration was on structural, mechanical and code violations. Great job. I will use them again. Price was only $550. Which was a bargain for the 4 units he inspected. I don't know how many inspectors work for this company but Mike Owdeh, I think spelling is correct, he is the inspector that came out to my inspection. read more

Mike's service appeared the best. The price was competitive, their report was very prompt (within a few days), and the operator (Olga) was communicable. I'm really surprised to see any negative reviews for this company. My husband and I were in escrow on a home in Sherman Oaks in Q4 2017. We had one inspection performed by an inspector my brother had used on his home, and our gut feeling said we could not rely on the first inspector's report/inspection. Thank God we decided to do a second general inspection and hired Mike Owdeh! I do not have enough time to write all the details that he went over and issues he found with this home, which our first inspector completely missed. If we relied on our first inspection, we would have purchased the home. But, Mike came in and found so many things wrong with the home including the foundation, HVAC, electricity panel and more. There were so many issues, that we decided to pass on the home and Mike's fee saved us THOUSANDS (close to hundred thousand) repairs that would have been needed with our first home. Our first inspector (who was the same size as Mike and probably 10 years younger) claimed he could not fit in the crawl space, but thought the foundation looked fine. Mike immediately found cracks in the house and doors that would not open and close correctly and when he went below the home in the crawl space he found 2 cracks in the foundation and excessive shims that were not placed properly. On top of this the seller claimed the HVAC was installed 13 years ago, but when Mike inspected the actual unit the manufacturer's sticker showed it was 21 years old, which means we would have to replace it very soon. Our first inspector missed both of these items. Next, the day Mike came to inspect the home it smelled of gas, and this was because they ghetto rigged the gas lines. Our first inspector missed this is well. I can go on and on about details Mike caught and our first inspector missed that are very basic. I felt even though we paid for 2 inspections and did not buy the house, our consultation with Mike made us such more informed buyers and now I know I'll never use another inspector. He was so thorough efficient and nice, and I really protected us and informed us of what were serious issues and things that are pretty normal and of less concern. I really cannot understand the other bad reviews, because he was worth every single penny! My wife and I are in the process of buying our first home. We don't know anything about house inspections but Detail Property Inspection came recommended so we went with them. I can't say enough about Mike Owdeh and Detail Property Inspection. He was on time and very friendly. He did a complete and thorough inspection of the whole house and took pictures of everything. When he finished the inspection, he sat down with us in front of his laptop with the pictures and went over all the parts of the inspection whether there was a problem or not. When we received the report back, all of the recommendations for repair were numbered along with the pictures so it was very easy to match up and remember everything we talked about at the inspection. I have 2 examples of how great Mike is: 1. During the course of the inspection, Mike puts on a full body plastic suit when he has to crawl under the house. At the end of the inspection, he left me an extra plastic suit in case I ever needed to go under the house once I own it. Very thoughtful! 2. The sellers of the house we are buying did a termite inspection on the house. There were a few parts I didn't understand and I wanted to get the honest opinion of someone who knew a lot about houses.
