Beware of this company and its unprofessional business practices. I can only give one star as they DID NOT CONDUCT ANY WORK SO EVER ON MY HOME. Sales Rep was pushy stayed at my house for over 3 hours showing us a freaking power point slide show and all. We advised them that we were federal employees and we were in the first week of a Government Shutdown and that we were not sure if or when we would get a paycheck (the shutdown lasted 45 days) we were quoted a "Home-show" quote to paint our home if we provide 3 names of potential customers of 26K if we were able to get approved for financing. We were interested in the work and paid a downpayment and advised the sales representative that we were not sure when work can get started because of the impact of the Government Shutdown he advised he understood. A painter showed to our home a week later to start work and we advised them NO, we have not financed and we're still not receiving a paycheck. Work was not started we were not ready financially. The Representative just randomly showed up to my home unannounced to discuss a start date, I was not available so he told my daughter to give us the message. Then his Boss the owner shows to our home a few days later BANGING on my door like he was the Police unannounced when we were not home looking up into our windows! Such a creep. He called and text constantly making threats of the contract. Keep in mind the entire time my husband had been in constant communication with the admin staff advising them our status and the impact the shutdown had on our finances and we were not able to start work YET. However the "Boss" kept calling like a creep making threats and wanting to start work without us applying for financing or even receiving a paycheck. Felt like a set-up or a trap to start work so we would have to PAY. So by this time we were DONE with even wanting to do business with PANDA WHITE. Now received a letter in the mail threatening to sue us and put "mechanics lien" on my home or pay over 11K as a cancellation fee within 5 days or have them complete a 36K job (NEWSFLASH* who in their right mind would want to do business with them after all they put through) definition of a MECHANICS LIEN: A mechanics lien is a legal claim or "hold" placed on a property title by unpaid contractors, subcontractors, laborers, or material suppliers who improved the property. I demand to see what "work" was completed that involved physical labor, material, supplies that improved my property! Guess what?? There was absolutely no work started, completed no material used or labor used in my property what so ever. BEWARE!! Even consulting with this company! I should have followed my gut from the first phone call I received from the scheduler when she tried to advise me how to "treat" the sales rep when they came to my house. She specially told me to "invite him in and offer him a glass of water or a light snack in my home and be very nice to him. I was like WTF?! NIGHTMARE COMPANY!! RUN FAR AWAY FROM THIS SHADY DECEPTIVE COMPANY!! #1 I over paid for the windows about 10× TIMES MORE than what the going rate is for window replacement, I paid more thinking I would have peace of mind that I'm getting the best product and best company.. the salesman really really sold me that their company is the best, but when the install happened, the installers damaged my exterior walls near the frame where they removed my original window, they didn't remove it carefully & caused damage & they left it damaged without fixing it. Called every phone # I had, the 760 phone # on the contracts is out of service because after you sign, in California you have 3-5 days to cancel if you change your mind, so if you call before 3 days they don't answer, & they reply back after the 3 days right to cancel so you can't back out & they scare you with putting a lien on your home, very very manipulative & controlling.. I eventually talk with the owner who has a very thick middle eastern accent, when he talks, he yells, his normal speaking voice is like someone yelling, thats just how he talks, anyways i explained to him his installers damaged my walls & he said "I will stop by personally to take care if it" he never did anything, just told me to go complain to the CSLB. Since this nightmare experience I have been reading all of their reviews & saw a 1 star review on Google, it was a former employee who exposed Panda White & said before he was fired without pay, during training the owner asked all the new employees to write fake reviews for his company, flooding the reviews with a bunch of fake 5 star reviews, which will make the REAL REVIEWS harder to find.. look for yourself on Google & Yelp, you'll see his nightmare story as a employee.. i am partially to blame because i didn't do my research beforehand & just trusted the salesman, oh by the way, the salesman who sold me, you can see his name on Google reviews, he wrote a fake review as well pretending to be a happy customer. I didn't realize this at the time but their whole sales process is very clever and DECEPTIVE.. when the salesman was doing measurements, I was holding his notepad, & I saw a glimpse of his company paper that said something like "sales steps" & I literally read "tell stories about bad companies" & I should have known, & he told me so many stories about customers who hired nightmare companies, which really scared me into choosing them because he showed me their license & insurance & I felt good about choosing them, even though I knew he was selling me, but I thought to myself, any company I call for a estimate will always send out a salesman.. I asked him about his paper, during one of his nightmare stories, I interrupted him & asked "I saw your paper while I was holding your note pad, is this part of your sales pitch? Or is this actually a true story"? He redeemed himself by actually being honest & said "I'm not gonna BS you, we are trained to tell these nightmare stories, but they are all true stories, & we tell you these stories because other companies wont tell you, & I'm saving you from bad companies" & I believed him & signed up, not realizing I was going to become one of the nightmare stories they talk about! The installers looked like they were picked up from outside home Depot desperate for work, 1 of the installers LITERALLY came to me privately & asked me how much I'm paying for the window install.. I hesitate & ask why he's asking.. he explained to me that he can probably save me a lot of money if I hire him directly, instead of having Panda White complete the install, he proceeds to tell me he can get me a much better window from Home Depot, & do the install himself & gave me a quote for $500 each window, which would have saved me a lot of money but I didn't trust someone trying to undercut their own company.. if I could go back in time, I would have hired him!! If you want windows or anything installed, I recommend scheduling an appointment with Panda White, just to talk to their installers, & ask them for a estimate if they do the work themselves without Panda White.. picking up day workers from the work corner or home Depot, where Laborers are looking for side work, will be much better than Panda White, because your paying a premium for the same quality anyway read more

The Tex-Cote Cool Wall coating system is expensive, very expensive, BUT it is the best quality coating system to put on a stucco house... I found this company through a cold call that I received. I usually decline these calls however, the person asked if we needed new windows or stucco. I've been in the market looking for new stucco on one side of my house for several months but it's next to impossible to get any kind of contractors to either respond to us or they respond and never send a quote. So in this case, I said, "yes, I do need stucco." The guy was very nice setting up the appointment and sent out a sales guy. Everything happened quickly and the company did exactly as promised and showed up on time, every time. I say that because again we have not had good luck with contractors lately. So I'm already impressed... The sales guy was very knowledgeable and nice. Took measurements and gave us a quote on the spot. We signed a contract to have them replace five windows and one door. We also had them put a waterproof coating over our stucco, because we were getting some leaks in the house. This company was so fast to respond. They had guys out washing the wall and prepping it for waterproofing immediately to get it done before we were expecting rain. The lady at their office would call and schedule everything out. They were just so responsive and did what they said they were going to do. Their installers were all very friendly and top-notch. They cleaned up after themselves. They communicated effectively. I really could not be more pleased with every step of the process. These guys worked hard and they did an excellent job. I highly recommend them. read more

This business is sketchy. The contractors that come to your home to to give estimates are very push and aggressive. They want to start up contracts that can be canceled in 3 days, when all you're asking about is an estimate. It's extremely difficult to talk to anyone when calling the business. You will airways get an answering machine and they don't return your call right away. When I got an estimate on windows, I was asked for personal information in order to pre approve me for a loan, when all I had requested was a free estimate! I really hope, for this business sake, that they don't use my personal info to do anything against the law because fortunately I'm with law enforcement and this business can easily close down and many arrests made. Be careful with this company, or just stay away. read more

Awful! I had been calling for a while trying to get them to fix the job they did. We got them installed in November 2023 and we are now in November 2024. To get them to call back I had to call every day because the manager Melissa refused to return my calls, now they are saying she no longer works there but it's still her on the voicemail. The person we were working with to get them installed "no longer works there" either they say,but we have messages proving they needed to come back to Fix and finish. Stay away from this company. Trust your instincts. I hired panda white to install a new roof and solar. The contract specified that I would get an electrical panel upgrade to 200amps. The work was "done" I paid the expensive cost of their work all at once after taking a loan. I am not an electrician, I saw a bunch of new things added to support the solar panels, I assumed all was done as discussed. Later, I hired an electrician to install car chargers, and to my surprise, he says I need a panel upgraded! He cannot install anything before that happens. I was shocked and I told him it was supposed to be upgraded, he shows me that what I have is still the old one. I contacted Miro, he says I have to pay 6k more if I want that done!! Absolutely unacceptable! Unprofessional, overpriced, ridiculous. Find other company. read more

I am so tired of companies asking me if my "spouse will be here" or if my "husband will be home", when trying to set up an appointment. It is sexist and unacceptable. It is also a red flag that their appointment for an "estimate" will really be a hard sales attempt. Today, a representative from Pandawhite came by wanting to schedule an estimate to paint my house. I have samples painted all over the side of my house so it is clear I am thinking about repainting. I agreed to schedule an appointment for an estimate tomorrow and was then asked if my husband would be home. Then they called to confirm the scheduling appointment with the office and I was asked again by the next rep if my husband would be home. My answer both times with that I am the decision-maker. Then they called back and asked me a third time if my spouse would be home. When I suggested the individual tell their management that they could reword that question and I'm sure other customers didn't prefer it either, I was told I was the only one and that they were "just doing their job". Appointment canceled and phone number blocked. There are better ways to do business and better ways of making sure you're speaking to the decision-maker. Don't make assumptions about clients, their financial, or living situation. And now I'm posting here "just doing my job" to warn my neighbors of this business's pushy, sexist, and rude practices. read more

My neighbor referred me to Pandawhite after a successful window replacement project. Our costal Carlsbad neighborhood is over 20 years old and we are all fighting dry rot of our original wood windows. Robert came out and assessed our property and came up with a great proposal to replace all of my windows and patio doors. They charged my credit card for a deposit of $1,000 after the contract had been canceled that they still have failed to return, despite repeated attempts requesting the return of the deposit. Project get postponed but the company was professionally worked with us and handled the case

My experience with this company ended poorly. I am being threatened with litigation and a 20% cancelation fee although no work has been done on my house regarding Texcote. I cancelled within 3 days by sending a text saying I didn't want to go through with the project and was coerced into thinking I wanted to continue with the project after the owner Miro gave me a small discount. Now that I am speaking out he wants to claim that I waited 2 and half weeks to cancel. In addition, if I had not called the finance company and asked questions about my contract, I would have signed a $27,000 financing in which I would have to pay over $4,000 each month for the next 6 months if I wanted no interest otherwise, I would face a 23% interest rate. This was not the agreement and not the first time I found a discrepancy to the contract. Miro continues to ignore my wishes to cancel and continues to harass me with text messages trying to continue with work after I have told him no multiple times. Miro is not personable, cuts you off when you try talking to him, is greedy for money, and would rather his clients experience hardship than to listen to when a contract is not in the best interest of the consumer. I am truely genuine in this response and am writting this to warn anyone who will listen to me about this company. As a homeowner it is difficult to find trusting contractors and Miro is not that.
