In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. In 2014 I bought an investment property in Round Rock, TX through Marshall Reddick Real Estate (using the 1031 exchange process). The property has been doing great and accumulating lots of equity over the years, but I wasn't quite satisfied with the other property management company I was using at the time. A few years ago I switched over to using Marshall Reddick for property management, and they have been extremely proactive in maintaining all aspects of my property, from tenant coordination to maintenance/repairs and everything in between. I still check my statements and invoices, but my confidence in the team's ability to manage my property means I don't need to go over every line-item and check for mistakes, which is something I've had to do with property managers in the past. Everyone on the team has been super responsive with email communication which is very important to me as a landlord. Whenever there is a maintenance or tenant-related decision to be made, someone from the management team presents me with clear-cut options in a timely manner. I rarely have to do my own research because someone from the team already has, and this means I don't have to spend time looking into something that's outside my wheelhouse. I can totally rely on them to get the job handled. Aside from the Round Rock property, I also have a property in Phoenix that I purchased through Marshall Reddick in 2011 and I'm happy to say that both properties are still doing excellent! The amount of equity that they have appreciated is astounding all on its own, and the monthly cash flow I'm receiving is a great addition to my passive income. Speaking of passive income, I've also been participating in private lending through Marshall Reddick, earning interest on a handful of loans that I've been the noteholder on. We have rats in the dryer due to their being no vent covers in the house (per the person they sent) now they say it's our issue. We went 3 weeks without laundry because the electrical panel was rusted and the breaker caused the whole house to lose power multiple times. It takes weeks to get updated, if you get any at all. Never rent a property with them, you'll be living with leaks, mold and rats . They also sent the most unqualified people to try and fix things.

That is an interesting…read moreassertion, considering we had one hypoallergenic dog who was regularly groomed and bathed, was never permitted in any of the carpeted areas, and was completely removed from the home while it was being cleaned. The house was left spotless and, frankly, cleaner than it was when we moved in. Most notably, their response completely avoids the lack of customer service. We have rented from several other companies and have never experienced anything comparable. Their response has done little more than reinforce my original review. Still a nightmare of a company. Company provides poor communication until they want something from you. We left our rental spotless and they still took out over $400 for cleaning fees. Anytime we called to get info their answer was basically we have other customer so we will get to it when we get to it. There are a million other incidents but overall stay away!
