After some extensive back and forth I couldn't believe what happened next! Aside from being very patient and willing to assist... the current management and staff was very helpful with our needs. I've dealt with many people all over and around Austin, Houston, Dallas, much of the Texas region and I must say, Bartz ranch was among the best I've had/gotten to work with. The apartment complex in itself seemed clean, family friendly, and the pool and gym area was always clean and in working order. Staff is attentive with any issues we had and turn over with getting things done was swell. We recently moved out of Bartz Ranch. When it came to needing assistance, from the referrals to assisting us with even repairs to the apartment, they were very nice and understanding. Don't get me wrong, the management wanted to make sure the apartment was clean and move-in ready for the next family to make it their home, but they were very nice unlike so many other apartment management staff we've had to deal with in the past. It relieved a lot of stress knowing their was care coming from the staff. There was even an accident with the moving crew and someone needed a bandaid. A staff member was driving by on a golf cart and pulled out a first aid kit and offered assistance. I was shocked, especially since we were moving out and not going to be a resident anymore. Shock and utter appreciation for Bartz Ranch on so many occasions, but it was even more of a bitter sweet feeling having to say goodbye. If we are ever back in that area or in any of the Bartz Ranch family properties, I hope we can call an apartment of theirs home again! I'm leaving this review because of the sheer amazement we have had working with the management at Bartz Ranch. I hardly do reviews, and when I do, it's because it was surreal the experience. Reasons why should not rent here. I lived here for 1 year with my wife and 5 year old daughter. 1. Christina Perez, the Property Manager - argumentative and unhelpful. Nice when you move in then you will see her bipolar side if you ever disagree with her. 2. The walls are thin you can hear your neighbor talking and easily hear footsteps above you. I'd recommend viewing the apartment when people are home to hear for yourself. 3. No Security, No Cameras, No Towing, 4. Lots of construction onsite loud equipment cutting concrete for multiple months if you are working from home. Secondary entrace are broken or non functional, they also change the gate codes so be prepared for that 5. I did not actually get to see the unit I was going to move into as it was not ready. Worst decision I could have made the place was filthy and there was even cat toys and hair in the utility closet. The patio had a hornets nest and covered in spider webs. 6. Coyotes roaming the property we received an email to be careful lol, Black Widows and other dangerous spiders spotted multiple times inside home. 7. Multiple Cars being broken into please lock your vehicles if you live here. Also multiple stolen packages from Amazon. See #3 - no security. 8. No one that has lived here and moved has left a positive review. You have to ask yourself why is that? Save yourself some time and anguish and look for a place that cares about you especially during times like a Coronavirus Pandemic. When moving out you get charged for things like this lol $75 for lightbulbs??? If you have kids, DO NOT MOVE HERE. I been renting over 15 yrs and this is the worst experience I had living in an apartment, the apartment complex manager Christina Perez is dishonest and should get fired because she doesn't know anything about property management: From the beginning, I didn't even got a chance to see the apartment I was renting, they said it wasn't ready to view but when they gave us the keys, the apartment wasn't even clean. There was cat toys from the previous tenant, the patio was dirty with spider webs and the whole apartment had nails in the walls. My husband was mad the apartment was not even clean but we had no choice but to clean it since we already had move in and have no other place to be. The apartment had very thin walls and you can hear your neighbors all the time. We chose the place because it look new and was near my daughters therapy center. The apartment may be build in 2017 but it was cheaply made, we had and still are construcción people doing work in the apartment and all day is so noisy from them working. Is very annoying. In the beginning, Everything was okay for my 5 yr old daughter since she was in school during the day, we took her after to a near by park but when the Pandemic hit, we had to stop all that and just be in the apartment. Aside from spider webs in the patio, one day we had a terrifying experience in my daughters bedroom: there was a BLACK WIDOW in the wall next to her bed!! My husband kill it, took a picture and saw it was a black widow no doubt. Months later she got bit by another kind of spider and thank god wasn't this poisonous. The apartment complex has no security what do ever, someone opened our car once and look for anything valuable. There was an email about coyotes roaming the property. There was plenty of people having dogs that didn't pick up after their pets and the place smells like urine outside constantly, the apartment complex had no way to control this they even offered us gift cards if we help them report the resident that didn't clean after their pets. Now moving out, since we are in a pandemic and can't go anywhere, we did everything inside. My daughter loved baths and the water splash in the bathroom near her carpet. I agreed they needed that room carpet to be replace but, Cristina Perez called me and had the nerve to say that we must had a PET in our apartment because the apartment was filthy, and had to change all carpet in the apartment because it was soiled. Wants to charge $100 dlls for some water based paint that my daughter had in the metal fridge! And some other charge for paint in the patio that we barely hang in there!! Over 1,600 dlls all in pity charges, like changing the lights, painting the apartment (the apartment didn't have fresh paint moving in). Overall, worst management ever, if you want some lady insulting your kid calling her an animal move here. She is so dishonest, none of the rooms were soiled. That's a big lie. You literally paid 18,000 dlls in a 12 month lease for no security, packages being stolen, coyotes in property and you actually live in the apartment because we all in a pandemic and the apartment wants you to have the place implacable (when they didn't even have it clean apartment when we move in). Is ridiculous. She should be fired so someone with more common sense and real customer experience can be here. This lady has a big ego and thinks she can charge you whatever she wants and insult your kids, tells you that you have a unreported pet because she thinks your apartment is dirty? How rude. Ps: when I called very upset about the spider problems and the black widow they brushed off by justifying they have pet control. If my daughter had gotten bitten by the black widow and die (she is 5 yrs old). What then?? read more

I've been here for 9 months and absolutely love the place. Nice grounds, beautiful pool, well stocked gym, etc. But the best thing about the place is the people who work here. They have a maintenance man named Shawn. He came over for my service call immediately, thinking it might be an emergency. Then he diagnosed the problem and let me know he'd be back to fix it as soon as he was done with what he was already working on. He was back shortly and fixed the issue in no time. He was very friendly and even cleaned up the water on the floor when he was done. This was my first time meeting Shawn, but since I moved in he has waved to me every time he rode by on his golf cart. read more

Beautiful floorplans and great staff! I had a major flooding issue in my apartment and saying the team went above and beyond for me is an understatement. Coming out after hrs. (I'm talking about showing up 10p+), calling to check in, moving me to another unit and being patient (sooo patient) with my calls and worries and moving issues. They listened and understood my frustration and let me vent. They put themselves in my shoes and their demeanor was always geared to making sure I was taken care of. Bartz Ranch Apartments should be avoided at all costs. The sinking foundation, persistent insect infestations, and disruptive morning jackhammers create an unbearable living environment. From structural issues to a constant battle with pests, these apartments offer nothing but frustration and discomfort. Prospective tenants would be wise to steer clear of Bartz Ranch for a more peaceful and habitable living experience. Living in this apartment has been a nightmare. STAY FAR AWAY FROM THIS PLACE!! It was great the first few month when Lincoln Properties owned the property after that the property was horrible. I didn't have a dryer the last 3 months of living there.. it would fill up with water every single time even when we wouldn't use it, it got to a point where we just turned off the breaker and would clean the water out every few days management knew about it tried to fix it twice couldn't so we were stuck with having to use a laundry mat or drying at my sister in laws.. NEVER once were we credited anything on our bill for the inconvenience and the money we would have to spend when we did go to a laundry mat.. that's the beginning of this hell story once we moved out the property manager let us give a 21 day notice since we were on month to month I even had a invoice given to me before I moved out with all the charges but when our move out bill came we were charged for a full month it took weeks to get a hold of the regional manager(which might I add should not have her position shes so rude and always seems so annoyed having to do her job) once I finally got a hold of her she only corrected it cause the leasing agent remembered me having a conversation with Matthew.. I was also told by matthew that each apartment gets a paint job and as long as there were no holes we wouldn't be charged for a paint job.. Well that was another lie!! I was charged for 5 walls that in her words "needed to be torn down" and repainted and once again it was weeks before I heard from her and finally sat down to see these horrible walls we left.. THEY were little circles of some sort of what they are calling "grease" the size of quarters and one picture is a SHADOW from the fixture which I could easily prove and the other picture I don't even recognize.. it took me weeks to get these pictures and there's not even a number with my apartment number in front of the damage to show it was left by us. i tried disputing everything but amy insisted she had given me enough time I requested the screenshots she said she had been trying to communicate with me through and there is "tochristy" in front of my personal email she insist it would have still sent it to me but i never received email the full time until I asked if she could respond to the email i had sent and finally had communication with her that way.. the last time I talked to her she stated she needed to set up a payment plan and gave me about a week before she turned it over to collections when I tried communicating with her for months and rarely got responses if she would have communicated with me instead of having her leasing agents try to communicate with me and send incorrect emails I wouldn't have a bill that shouldn't be there in the 1st place. They can't even afford to fill up the pool. The pool has been empty for almost a year. It's ridiculous they have you paying so much money for rent but can't even fix the pool. Last time I called their excuse was "The pool people are no where to be found" if that even makes any sense. It really sucks you have to find somewhere else to relax at the pool just because the apartment complex is lazy and irresponsible. read more

We lived here for a year and we kept the carpet in great condition so that we could get our deposit back from it because we knew we would need it. We kept up baby gates so that no dogs could go on the carpet ever, we took our shoes off before entering the room, and we didn't not bring food in the room. Yet bartz ranch had the audacity to keep our deposit and tell us that our carpet was "pet damaged" and could not be cleaned so it had to be replaced! I was furious! They had no care about it all they cared about was keeping my money. Plus shortly after my neighbors moved out and they did the same thing! And I've seen their carpet it was in great condition, but these greedy people wanted their money and again said it was :per damaged" and must be replaced and kept all of their money as well! I love my apartment it is very modern and that's why we moved here becuz it was also very spacious for the price it was a good deal. The only bad thing i would say for us is that we are in the building where they are doing construction right outside they start everyday even on Saturdays at 7am! You can also hear all the foot steps , banging , and if they have pets you can hear them running all over the place on the top floor we are on the second floor an you can hear everything from the apartment that's above us it's so annoying this person doesn't sleep definitely some times I swear . Other then that the apartment is nice just things that make it not so nice unfortunately. If you have kids don't move here it's more for people in college lots of young kids here that is also a down side becuz I have a 3yr old and we can barely get any sleep with all the noise . read more

I have lived here since it opened and have been very satisfied. I have the 2 bedroom 2 bath. It's nicely laid out and appointed. The staff here is great, as is the regional management. These apartments have thieves who live here and constantly steal people's packages. It is sad and ridiculous. Why aren't there surveillance cameras around these apartments?? PLEASE AVIOD THIS DUMP. DO NOT MOVE HERE! We moved here a few months ago and ever since there is a LOUD noise from the water pipes that the management office refused to fix properly. This noise is at all times of the day and night. Wakes us up at 3am daily. If you would like to hear the noise pm me and I can send you the noise recordings I have of this. Management here is the worst and will not fix problems correctly. It took them 2 months to bring us a working trash can. The assistant manager always says the manager is "Not available" but she is always there hiding in her office. THIS PLACE IS A COMPLETE DUMP. Do not let the nice office fool you. We have approached the office on several occasions and had nothing but the standard "checking with corporate" and "we'll get back to you" about it....but rest assured for $125 you can guarantee your spot, that's what a garage costs per month. I had to call them multiple times before even talking to the manager (almost had to drive to round rock to talk to someone). Tried to fight the charge but guess what I'm not getting A LOT of my deposit back. Then when I tried to get the receipts for the charges from the manager...BOOM no answers anymore. They're running this place into the ground. I have only been living here for 2 months, but I know how quickly an apartment experience can go bad based off of my last apartment. So far this place is amazing, I was nervous about the previous reviews from this place but after moving in I have had no complaints. My experience so far has been great, the maintenance people are so nice and friendly and get your maintenance request done fairly quick. The office people are really nice and answer all of my questions when I have them. I have used the gym a few times and they only thing is I wish it had more diversity in the machines but it's still good. Currently they are re doing the pool so I can't say much about that. The apartment when moving in was freshly painted and clean. The only thing about these apartments is I wish it had a dog park, even though I don't have a dog I know a lot of people here do. They are gated and surprisingly the gates stay closed 90% of the time unless they are fixing them. Another thing is the parking gets limited after about 8 pm, so if you get home late every day I would invest in a parking spot because I've had to park a few buildings over. As a current resident this is so sad to post, honestly we did not really have an issue until now. When we first moved in KATHERINE was a great help and persuaded us to move in, she was very sweet and super helpful. With that being said we had paid rent on the 2nd which you can pay up till the 3rd of the month without any late fees. We called the office to get assistance on why we still had the money in our bank 7 days later..... and the staff member that helped us was very rude and was arguing with me. I explained my concern and she said that the "payment was returned" confused because the money NEVER left our bank in the first place. And we even got a conformation receipt, her then stating that "you will always get a conformation code" witch is untrue, previously we've gotten red flags to say something went wrong and would not let us proceed so I had to call and make the rest of the payment over the phone. Secondly 7 days later and still have not received an email or phone call letting us know that the transaction was faulty. We paid on the 2nd of February which was a weds day so they had plenty of business hours to get in touch. We've also paid on the 2nd before and the morning of we got a call and an email to let us know rent was due . AGAIN the staff member was not professional at all and was ARGUING with me. Then stating that because it never went through we would have to pay a $50 fee for "not having funds" and a late fee of $140. Me stating that we made the payment on time and they failed to reach out to us. After stating that the staff member then stated "we don't have to wave the late fee" as in I would not even have concerns. Utterly rude and not professional at all, so now we just had to shut up and deal with it or else we would have to pay the LATE FEEES when our PAYMENT WASN'T LATE. I saw another review with someone saying this place is money hungry and we'll I think that is very true. When we moved in we had to pay almost 2,000 down payment not including the application cost..... and they only gave us 24hours, so many things I can go on and on but I'm not going to do that, hopefully we can find somewhere else sometime soon. If you are looking to live here EXPECT this type of behavior and EXPECT to waste a ton of money. We pay WAY TO MUCH to be treated this way and I KNOW we aren't the only ones. read more

The apartment itself was ok. The care of the pool was sub par and they did nothing with the landscaping (mulch, etc). But my main complaint was with an eviction notice I received. I had my rent payment set up on auto pay. I checked it the morning of the first and it showed auto pay and zero balance. Great! I went about my life, then on the 10th of the month found an eviction notice taped to my door. I was mortified and quickly paid it. Not sure what happened with the auto pay. When I called the next day to ask why there was no 'friendly reminder your rent payment hasn't been received', I was told they only issue the eviction notice and do not do friendly reminders because of the volume of emails that would generate. How does that promote community within the complex? And I'm sure something could be auto-generated that would not require much if any human intervention. As I read through other reviews, sounds like the management team in general is a bit less than helpful. I've moved to another complex now and have been soooo much happier with the responses and responsiveness of the staff here! read more
