I can point to at least three apartments where people smoke marijuana in a non-smoking building. EXTRA FEES AND CONSTANT EXCUSES. POOR MANAGEMENT AND NO ACCOUNTABILITY. Our apartment was handed over with dirty floors and multiple damaged or non-working items that should have been repaired before move-in. The cockroach problem has been especially disturbing. This was not an occasional sighting. Cockroaches repeatedly appeared throughout the apartment, including on the walls, around the kitchen, inside cups, and around everyday personal items. We constantly had to worry about where the next one would appear. It made the apartment feel unsanitary and extremely uncomfortable to live in. We also discovered a hidden plumbing leak that was not proactively identified by management. As with many other issues, we had to find the problem ourselves, report it, follow up repeatedly, and push for action. The valet trash service has also been unreliable. We are required to pay a monthly fee, yet our garbage was left uncollected for days during the summer, creating a terrible smell throughout the building. Management acknowledged the missed pickups and service problems, but later charged us an additional $25 for an alleged trash violation and initially failed to provide clear, time-stamped evidence. This is not one isolated problem. It is a repeated pattern of poor move-in preparation, pest issues, maintenance failures, delayed responses, temporary fixes, excuses, and responsibility being pushed between management, maintenance, and third-party vendors. We have photos, emails, and written records documenting these issues. DO NOT MOVE HERE. SAVE YOURSELF THE STRESS AND LOOK ELSEWHERE.

The Avery staff are willing to work with me over changing apartment floor plans after 2 years of being here. They always respond to my emails and I really appreciate that. I've never had any issues with them and that's what makes a good community.

Roaches, car break ins, AC not working, maintenance talking about bad about you while you're…read morethere. After almost a year of being here we haven't had too great of an experience. We've gotten roaches despite never before having any, keeping no food out. While the exterminator was here he'd told us that a lot of the apartments are having issues with roaches as well. It started off just in our restroom about 5 different sightings. Had them come out. Week later they were in our kitchen. One in our Microwave and one under our cupboards crawling on our clean dishes. Had them come back out. They've also had car break ins which I understand they are not responsible for but great to know if you're looking to move here anytime soon. We had no hot water for months at best it was always warm. Never really cared for that but when we did put in a maintenance request they did come out and resolved the issue quick. Doesn't make up for the fact during one inspection staff talked rudely about us in our presence thinking we didn't speak Spanish and we saw a google review of the exact same thing happening to another tenant a few months ago. Most recently our AC gave out two days ago. They said a window unit would be installed the same day. Didn't get installed until the next. Now they're saying AC would be fixed Monday and not today like they also ensured us. We're staying with friends in Manor which is inconvenient because we're having to drive 30+ minutes each way for work. Im sure the electric bill will also rise due to the unit being plugged in until Monday. But we can't leave it unplugged and risk it being humid in the apartment leading to mold or our fridge giving out due to the heat. But we also can't stay. The room is the only one thing that stays cool. Restroom is hot. Living room hot. Kitchen hot. Can't cook due to the heat inside the apartment, having to take our recently bought groceries to our friends. Not to mention roaches breed/reproduce faster in hot weather. All leading to having to pay a higher bill due to the unit being plugged in as well as our fans going all day long, having to commute 30+ minutes each way to work, not being in our apartment for 5 days and still paying rent in full (that's if it actually gets fixed Monday). Spoke to someone who does AC and they said that yes if the condenser is what broke then it's probably why the AC can't be repaired due to it raining today so it's understandable why the repair got pushed back but It's just frustrating that the AC gave out and other circumstances on top already making it feel like this place is not great. We also understand that some things are out of their control and it is hot and things are bound to break sometimes. All in all we just would not choose to renew our lease or recommend this place to anyone else.

I was mad but didn't blew it out of proportion cuz you know we are all humans mistakes happen. so I grab my stuff and turned in the keys on April 30th hoping that would be the end of it but nope i get a bill for the May 1st- 9th i called and explain that im not paying that since THEY breached the contract when i was wrong fully evicted from my garage... since then all all i get is silence and repeated emails to pay the remaining balance. i was hoping this was settled the day i turned in the keys but no so I have no choice but lawyer up and take this to court
