***Review Update (lousiest $1045.00 you could ever spend on rent is here)…read more You may think this is petty, but please refer to my first review and pay no mind to the reviews that say they lived here for less than a year and a half because I've been here for over 4 and am counting the days until my lease is up. You will never have the same manager for over a year. Today I received a call this morning saying that I have a package at the office and that they close at 6 pm, so I left work to make it at 5:57 parked in the front parking lot. I see a woman leaving locking the door and asked her if they were closed and she said yes, so I asked her if she could let me get a package and she said "well you can try tomorrow at 7 because we close at 6" I told her that it was not 6 yet and if there was a way she could just open the door and she said she could not reset the alarm and she could not do it at all and I told her, but it's not even 6 and she had the nerve to tell me In a snobby way with a neck roll "well I'm sorry that I closed two minutes early" and my blood started to boil and I said "excuse me!!!??? Who is your manager???" Maybe I would have been surprised with her response when I first moved in, but as trashy and unprofessional as the is place is getting it didn't when she replied that she herself was the manager. Management along with other things is what is definitely wrong with this place, like how hard is it to do something as easy and simple as HONORING YOUR HOURS and let's not forget the bad work maintenance does.... I had my thermostat changed out last year because it broke and this is how they left my wall!!!

And the leasing office people literally have no sense of urgency. Number one, our vehicle got stolen , and can you guess why. Since living here for the past year, the gates have been broken and never fixed. They are open 24/7 and they wanna worry about charging me an additional charge because of how i placed my trash outside without the trash bin??? Yea okay seems like theyre focused on fixing the wrong things. As our lease is FINALLY coming to a end, they "fixed" the gates but they dont open when you use the gate remote. Second, i had a package delivered into the mail room and when I went to go retrieve the package, it was not there. I called the leasing office to see if they can check the cameras to find who might've taken my package and they basically said that there is no cameras in the mail room but only where the amazon hubs are at, mind you this camera is literally facing ONE WALL of the mail room. No cameras facing where you come in and out but one facing only one side. They told me they couldnt help me??? Third, when it came down to getting a garage, they gave me a remote to a garage that was already taken by somebody living here. Talk about a mess!!!! This is few of the many things that have happened while living here and i DONT recommend!!!!

I simply moved out…read moredue to needing to be closer to downtown, otherwise I would've continued my stay here because though the place wasn't perfect, anytime I had any issue, the property was able to remediate any concerns I had pretty swiftly. I've been in the Austin area for 9 years staying at various complexes and this has become one of my favorites where you can find a lot of value for the price you pay with spacious apartments, a nice pool, gates to secure the property, and great customer service from Roxanna and Adriana. Glad to have stayed here and will miss it!

Please read so that you make an informed review prior to leasing at this complex…read more I was trying to give the new management a chance to adjust since we got a new company managing us and I know patience is key. However, a lot of the same safety and cleanliness issues repeat themselves regardless of who comes in and manages this property. (This is the third company managing the property in about a year and a half) Around this time last year, my neighbors apartment was broken into and a large number of valuables were stolen. I didn't know there had been a break in at the apartment next to me, until Pflugerville PD showed up asking if I had seen any suspicious activity. "Presidium" said nothing regarding the specific incident. The complex's failure to make residents aware of the incident brings me concern for our community especially since the door was KICKED in. Then, the night before last, someone attempted to break into my car along with other cars on the property. I was never made aware by the complex that this had occurred. I only found out that someone tried to break into my car, because Pflugerville PD showed up at my door at 10:00 at night the evening after, asking if I wanted to file charges against the individuals who attempted to break into my car. Luckily, for me the individuals were not successful in their attempted burglary. First off, I was completely shocked at the fact that this occurred, since "Presidium" said nothing to me. To be clear, "Presidium" can not act as if they were not aware this incident occurred, because the video evidence the police got was from the complex itself. Again, the complex did not bother to notify me. The only notice I received was a generic email sent to the entire complex, expressing that residents should take safety precautions and keep their valuables safe, because "crime can make its way into any neighborhood". Nothing else. In no way did Presidium make their residents aware there was an attempted burglary on the property and that this was the reason for their email. As someone who has a degree in criminal justice, I can confirm for you, "Presidium Pecan District", that crime typically tends to make its way into neighborhoods where there is a lack of deterrence. This includes the fact that the gates are kept open and some of the doors in the building don't lock or close properly. We can do our part as residents and lock our doors, but if "Presidium" doesn't secure the property as they should then we (as paying residents) are still being put at risk due to the complex's failure to secure the property out of negligence. This is probably why, a few weeks ago, on two separate occasions someone was able to make their way into our building and bang my neighbors door and my door multiple times in the middle of the night. The first time that this occurred the vase by my front door was only toppled over. No biggie, No one was harmed. The second time this occurred, my vase was taken and left by my neighbor's door. My neighbor advised me he was worried he could have been struck over the head with the vase by the woman banging on our doors, but luckily she had been scared off by his dog when he opened the door to ask her to leave since she must have shown up at the wrong apartment. Presidium's lease agreement talks a lot about how they can't be held responsible for certain issues revolving around safety even if they occur on the complex. Based on this, and my own experiences while living here for over a year, I'm left to wonder if the complex is okay with sweeping issues like the break in or attempted burglary under the rug in front of the community, so that their pristine "luxury living" image is left untarnished, despite the property's negligence. There are additional measures the complex themselves could take to better protect our safety. The community should have been made aware that there was an attempted theft on the property, especially when multiple individuals were targeted. The stairs and hallways also tend to stay dirty, (obviously management does not make the staircases dirty themselves) but for the amount of money we are charged in rent, I do feel it is the complex's responsibility to ensure the entire complex is maintained this includes staircases being cleaned (on a routine basis ..not just every so often). It's unpleasant to walk up and down staircases that smell like trash or are filled with liquid and food stains. Yet, there is a huge focus on what our balconies look like so that the complex looks presentable from the exterior. I've seen the staircases and hallways cleaned maybe once a month. Overall, I feel "Presidium" could do a better job of focusing on the safety of their residents and the cleanliness of the interior of their buildings. I have added this review as a means of informing others and I truly hope "Presidium Pecan District" takes this as an opportunity to go forward with better securing the property.

Overall, this apartment complex is okay, but I won't be renewing my lease…read more The biggest issue has been the marijuana smoke. Almost every night, smoke comes into my apartment through the vents from other units. I've submitted multiple complaints, but it never seemed like the issue was taken seriously or resolved. It's frustrating when your apartment regularly smells like someone else is smoking. What made it even more frustrating was that, during the same time, management seemed much more focused on enforcing things like trash can rules than addressing an issue that was directly affecting residents' quality of life. It felt like the priorities were a bit out of balance. The staff has generally been friendly, and the property itself is decent. However, the ongoing smoke issue has been enough for me to decide to move elsewhere when my lease is up. I hope management takes concerns like this more seriously in the future.

The first year living here was not bad at all. As many of the reviews state, maintenance always…read morestays on top of things. However, things started to change after I renewed my lease and there was a management transition. I began receiving multiple noise violation notices claiming I was slamming doors. In reality, when the windows or screen door are open in these apartments, the front door slams very loudly, which seems to be a result of poor construction. Perhaps the foundation should be addressed. I then received a patio violation and this is what solidified not renewing my lease again. The notice stated that my balcony was in violation, and I would incur charges immediately if it wasn't fixed. I emailed management for clarification, as my balcony only had outdoor furniture. They responded several weeks later and said they couldn't find any record of a violation for my balcony. It only gets worse from here. Prior to moving out, management sends an extremely detailed list of cleaning instructions for the apartment, which I followed thoroughly. I took multiple days off work because I believe in the value of leaving a place better than you received it, which was done. Yet, I was still hit with an outrageous move-out charge. I tried to discuss these unfair and unjustified fees with management, but she was dismissive, to say the least. She told me that if I wanted to contact corporate, I should find the information on their website myself. When I reached out to corporate, the response was underwhelming. She even said they could've charged me more because I mounted pictures that left holes. Normal wear and tear that comes with living in a space for an extended amount of time. I do not have time to engage in endless back-and-forth with a company that preys on tenants, especially in such a tough economy. The issue was never being charged a move-out fee, which was communicated. The real problem is the business itself taking advantage of people over outrageous, and silly charges such as a crumb in the microwave. Do not move here -- the lower rent is not worth it. They love to respond to low reviews with the same canned message, claiming they want to talk, but it's all just lip service. Save your mental, time and money.

Once you move in, you get a direct line to talk to the office but before then a lot of phone/email communication is through AI. They have lockers for packages and mail rooms on both sides of the apartment complex. The grounds are very well kept and the trash valet is picked up very promptly. I have seen complaints on reviews about the sidewalks or the hallways being caked with stains and that's because residence do not put out the gray trash cans that they are given. They just put out their trash on the floor in the Texas heat and they leak and they get everywhere so that's on the residence. That's not on the staff just saying lol If you are handicap though, I do wanna let you know that they don't have any elevators so you'd wanna make sure that you're living on the ground floor. It also has a policy of 1 car per apt (I'm from California so I'm used to that) lol if you have a second car, you have to purchase a garage which honestly I think is very reasonable. You can also purchase a garage for storage if you'd like! Your guest can park on the street. It is safe and very well lit especially at night or just register their car so they don't get towed. It's very simple. It is family friendly and pet friendly! They have some small dog parks. There is a playground lots of barbecues. The pool is absolutely beautiful!! a very nice clubhouse and also a fabulous gym! We moved to Pflugerville because Austin is just getting way too expensive and you cannot beat the price. Also, it's in a nice area lots of shopping and dining around!! Me and my fiancé are thrilled so far and we're very excited to live here. Also, it was the best move-in ready experience we've ever had and we've been living in apartments for over a decade together! Thank you Abbey Haus staff!

The dog park is small but there are many paths & parks to walk and play with your animal in the surrounding area. Work orders: Maintenance is quick. Never waited more than a day to hear back. The appliances are fairly new and the unit I live in (3 bedroom) has ample storage. Upon move in they gave me the wrong mail key. I aksed for a new one and received one in less than 30 mins. Trash: I saw the past review stated the trash valet problem. I often see the valet trash man. He's always very sweet and seems to be the only one who takes care of the waste in the apartment complex so i would not be surprised if there are extra fees for large or extremely heavy trash. He works alone. If you have large or heavy trash to avoid those fees I'd simply throw the trash away myself in the large dumpsters in the complex. Amenities: The gym is small and no where near perfect if you are some sort of weight lifting champion. Cardio and small weights with little to no cable machines. The pool is nice and always clean. They offer floats free of charge, just need to ask. There is a work/study room with many oulets & a printer (also free). The luxer one package pick up is so easy! I just get an email when my package arrives and with the code provided i can acquire my package. (super easy). Astound wifi works perfect for my 3 people household. Where classes & online work is done with no problem so far. Parking: The front gate is always closed and only opens upon entrance of residents and visitors given the gate code. There isnt many visitor parking spaces but once the front office is closed the parking outside the gate is free reign. I have lived in many apartment complexes and this is by far the best. Thank you!

AVOID TECH JUNCTION BECAUSE THERE ARE SEVERAL PROBLEMS, AND ITS NOT WORTH THE HASSLE…read more **IF YOU WORK FROM HOME, AVOID TECH JUNCTION AT ALL COSTS** I have lived in Tech Junction apartment for 8 months and decided to terminate the lease. THEY CHARGE 80% OF A MONTH'S RENTAL FOR LEASE TERMINATION. The staff will not even reply to you. Reason 1: Our upstairs neighbor is extremely loud, they play music all day, and it passes through the walls. We have complained to management 5 times, and staff visited our apartment and witnessed the sounds, but they did not do anything. They asked me to move to a different apartment, and that's about it. They will not do anything to solve the problem. Essentially if my new neighbors are the same I have to pack and leave again per tech junction. Reason 2: The internet service provided by Astound broadband (Grande communications) is simply not good enough. The connection drops frequently because of wiring issues with in the unit, and we experience severe outages after every storm. The last outage, which happened on 10/25 lasted several hours (12+ hours), and as a result, I could not work. For working professionals, the service offered by Astound does not work; it is really embarrassing to explain to my co-workers why my video is constantly off or why I suddenly exit the meeting because of connection drops. The fact that we cannot choose another provider and Astound being the only provider leaves us with no choice. I have heard similar feedback/anecdotes from several neighbors, and tech junction refuses to make any changes. Just look at the google reviews for Astound, and you will realize what you're signing up for. It's a monopoly here. The solution offered by the management is to work from their cyber lounge LOL - it's practically the size of a bedroom shared by everyone. Reason 3: The trash service company is horrible. We have had several occasions where our trash was not picked up because it was heavy or for some other silly reason. The instructions never state the weight limit, leaving the residents to guess. The word heavy is very subjective; what is heavy for me might be light for others and vice versa. Even if I followed all the instructions, the trash company will circle words from different points, making no sense of what to interpret. If your trash is left out Tech junction might issue a fine of up to $50. The trash company will not pick up trash on Friday and Saturday meaning the hallways are packed with trash over the weekend. It feels like you are in living in a cheap motel and definitely not a luxury apartment for this ridiculous price. Reason 4: The gym is extremely small (the size of a living room) and is always crowded during regular hours and you have to house to get the equipment. They have at least 150 apartments here and one small room with 2 treadmills, 1 elliptical, 1 rower, and 1 room for HIIT workouts, a few weight machines and that's about it. Reason 5: They have something called Luxer - where all packages are dumped into one room - it's practically a chaos. You have to search for packages under different building labels and it will take 15 minutes to find one package because UPS, USPS, Fedex and Amazon all deliver here. It's horrible. If you have something heavy coming up, good luck carrying it to your house all by yourself. It's the most useless and unorganized system I have seen. Reason 6: Ants and snakes everywhere. Red ants and fire ants show up everywhere in the house. We also had a snake somehow enter our apartment and our living room. Tech Junction came and killed it. They are so many holes everywhere - we have insects and worms coming in all the time. Pest control is quarterly and not monthly which is insane given the number of insects and bugs.
