Filled out an application here and then decided not to move here after reading reviews and they said my deposit was NOT refundable

Just recently signed my lease. The application process was easy. Sandra was amazing to work with. She answered all my questions followed up to make sure that my apartment search was going good and invited me to apply after doing a self walk-through. She was professional and courteous. Throughout the whole process. The communication was the key point to decide to move to the property. The apartment has an easy to get to filter for the AC a built-in desk next to the kitchen a nice patio area. The only downside is Carpet in the bedroom on the downstairs unit but that was a personal preference. The property is close to different restaurants and H-E-B plus market, it's quickly accessible down the stretch from interstate Highway 35. The property is also pet friendly. They have a gym and a big pool as well as a dog park and the playscape for kids. The property also has a trail around the property for walks. They also have a car station with the vacuum. The trash has to be taken to the trash compactor in the front of the property. read more

This place deserves 0 stars. The only friendly staff are Mrs. Jackie and Juan the Maintenance man. If you give a 60 day notice expect to pay your broken lease fees the same day you told them you're leave date or they will evict you. If you're 3 days late on rent they will evict you. They're always evicting people here for late rent. Mail, packages and even cars were broken into. The smart rent doors were always broken and I was locked inside my apt and I couldn't get out until maintenance came the next day. Mrs. Jackie and Juan the maintenance guy were the sweetest people ever to meet there the rest of the staff is horrible. The neighbors were terrible and racist. They will charge you $400 a month in pet rent, but say it's a one time fee. They have people who live there that are on using alias names on the registry list as well as if you have the Citizen App you will see that there is over 50 people in the area who are on the registry list. Avoid these apts at all costs. You can pay the same price in a more updated apt. All the appliances and gym equipment are outdated and sometimes don't work due to the tenants being reckless and violent with the equipment. They don't have a Peloton and the Lanai guesthouse to host parties Door pin barely works to get inside of the place. Just don't live here. You'll feel more like at hell then home. read more

I have lived here for 3 years and can always rely on Jackie's hospitable service. Jackie is a very helpful & understanding leasing agent. The apartments here are beautiful & she helped so much with finding a new floor plan/ apartment. Any questions you have for miss Jackie she always finds a solution & her customer service is incredible . I love calling this place my home and it will continue to stay that way. read more

I don't live here, but I am praying that I will. I had gotten the chance to meet the lovely Mrs. Jackie and it was an amazing experience. She had gone out of her way to do so much for me, talk with me, show me around, and just take the time to listen. I haven't had any experience with any other apartment complex where I immediately felt just completely at home and comfortable. Not only are the apartments beautiful, but on our golf cart ride around, she was so involved with other tenants, and it was just so lovely. These people are so unprofessional it's embarrassing and they are staggeringly underequipped for talking to folks looking to rent. We had a massive issue with their nonchalance about significant red flags prior to even considering a lease and for the price they're asking, you'd expect more investment than bland indifference at best and at their worst, outright rudeness. There are innumerable options in Round Rock, Georgetown, Pflugerville. While the tour of the property boasts pretty amenities, they are woefully inadequate as office staff so don't expect to actually be happy with your experience (unless you like overpaying for the exact same thing you can get right across the road at Palm Valley). If I could give zero stars I absolutely would. I'll have to update this as per Yelp's requests for more information. Colonial Grand's office manager, whose name I don't know as she didn't bother to introduce herself, told me that my application was denied and they couldn't do anything about it. It was not made clear to me prior to applying that once you pay the $60 application fee and the admin fee, you are basically out of luck. They said it was not something they'd even consider as it was not in their hands (though it was as I called the company that ran the checks and they said it was at the behest of the leasing manager to override it or not). Mind you, I expected to have it come back denied as I have a broken lease I paid off a couple months ago that is still showing up on rental checks. What I should have been told before wasting money on a non refundable fee, was that if it came back denied they would do absolutely nothing about it. They did invite me to reapply in a couple months once the debt had completely fallen off, but it would be at a higher amount, somewhere in the ballpark of $350. Why on EARTH would I want to waste more money on them? I would not have gotten a money order and paid them a cent if I'd known that they don't give you correct information, despite asking multiple times what happens if it comes back denied. I'm not sad they turned us away. My daughter wouldn't have been able to sleep with all the small, yappy dogs they allow on site barking at every moment or noise. They did me a favor, albeit an expensive one, and we'll find out home elsewhere. read more

I absolutely recommend this beautiful community! Not only are the homes beautiful and inviting, the agent, Jackie Feliciano, was so kind, sweet, knowledgeable, and understanding of my situation. She spoke to me like a friend from the first conversation, and checked in often, although not annoyingly, from beginning until the very end. She even noticed my application was taking a bit longer to get reviewed, with the large number of submissions at the community, so she reviewed it herself expeditiously, knowing my situation was urgent. I ended up having to go in another direction, but not because of one thing at MAA or having to do with Jackie. Yet, after all of the work she had put in for my family, she seemed only too happy for us--that we had made a decision that would be better for my family's future (we ended up moving to a completely different city). She wasn't at all negative about anything during the whole process, even when we had to turn it all down! This kind angel almost made it difficult to say goodbye--she worked hard for us, and I recommend Jackie for anyone who needs a gorgeous home in Round Rock! SOMEONE from my family will end up living there soon--I'll try to make sure of that! read more

WORST place to live, ever! I've even lived in the bad parts of South East Austin, but those places can't top how horrible this place is. When we moved in the apartment was still dirty from the last tenants, and there is one hell of a pest control problem that hasn't gone away... Ever. It was apparent that an electrical issue occurred in our second bathroom before we moved in. And a small electrical fire happened with an outlet in our living room without anything plugged into it. Thank god we were home to put it out. When I called about it, maintenance was not on site, and didn't wanna come out until the next day. When I spoke with the front office about it I asked for them to send someone out to check the whole unit since this was a reoccurring issue. The lady on the phone LAUGHED at me and said I could pay for whoever I wanted to come out. After a few emails back and forth and notifying them that they have us living in unsafe conditions and therefore in breach of contract, they sent someone out. The electrician said that the building has some really old wiring that needed to be updated, and did what he could to repair several other faulty switches and outlets in our unit. Overall... The whole place is dirty, the trash compactor at the front violates health and safety codes every couple weeks with MOUNTAINS of trash outside of it. Dog crap everywhere. I have two dogs, I pick up their crap... It's not hard people. The walls are paper thin, so zero insulation and a crazy electric- A/C bill because of it. They claim you can switch units after 6 months for nothing, well that's a lie so that shouldn't be a selling point. Oh, and there's is a funky smell to the water... If you live here currently, please don't trust it. Filter it before you drink it. If you're apartment hunting, save yourself the headache and DONT move here. I lived in different apartments for years, and Jacqueline at colonial Grand Round Rock is the best lease consultant that I have worked with. No matter how big or small a need, she always made me feel very comfortable and treated me with respect. Many of us have worked with people that seem great, and then after you move in all of a sudden they can't do anything for you. Not Jackie! This is our first time in an apt complex, and so far it's great! Grounds are kept nice, the dog park needs a little tlc but it's still a nice area. There is a 24 hour fitness which is nice, the pool area is huge. At night there are lights along side all the apt doors which is really nice! It's very quiet, and the apts are very nice! read more

When I first visited Colonial grand in round rock, Stephanie was great! She showed us around and we decided on a 3 bedroom apt and the rate is about $1400 and I thought that was high but its near the price we needed it to be and where we need to be due to my mom being handicap and ill for her Dr apts and dialysis. Plus its near heb plus which is great. First 2 months were great. The only issue was the bugs but they kept saying it was due to weather..so no big deal. But new neighbors moved in and its been constant thud after thud!! We have made complaints and even confronted the neighbors asking they speak to their children. Dont get me wrong, I know that living on the first floor there is bound to be noise. What I don't appreciate is the fact the noise is a loud thud like someone jumping up and down. No walking! So this past weekend, another complaint was made due to the noise level and when security came...they heard it!! Finally I thought yes, they believe and understand where we are coming from. Well today I get a voicemail from the office stating they want to help and IF we wanted to move early we could. REALLY!???? SO NOT ONLY ARE WE THE PROBLEM, BUT WE ARE ASKED TO MAKE THE MOVE. I couldn't believe it. I understand people make noise, I get it. What I Dont understand is why when the noise is so loud and disturbing that when a complaint is made the resolution is to move the ones that are making the complaint rather than address the people that are making it unpleasant. RENTER BEWARE....get a second floor apartment.and keep up with the weekly pest sprays they offer!!! The office staff is nice but they Dont help when help is needed and they just try to make it seem you are at fault and try to get you to move. read more

One Star Because of HORRIBLE office MANAGEMENT Colonial Grand has hands down the WORST office management of all time, Jennifer. She is rude, unprofessional and nonchalant about current and past residential issues. My husband and I have called her office numerous times as well as paid in person visits since Decemeber 2013. We were told by Jennifer personally that all amounts that we owed (water/damages) would be MAILED to us. We updated our address in person, over the phone and in the resident portal. We recieved nothing from either source in regards to our account. I started calling in Feb when my lease was up to try to get up to date on my account. I was told that Colonial actually owed me around forty dollars for over payment, I updated my address with them at that time. Still, I recieved nothing. I called a few weeks later and was told that someone would call me back, still no call. It is now MAY. I have started recieving calls from a collection agency in FLORIDA by Mr. Lopez. He is not the kindest man to say the least. I contacted Colonial once again, and the woman I spoke with told me she could not tell me anything about my account and that I would have to wait for Jennifer to return. Today, I recieved yet another call from Mr. Lopez in Florida. I reached out AGAIN to Colonial. The woman I spoke with said she would call me back. JENNIFER returned my call. She was insanely rude, chuckled and continously spoke over me the entire duration of the phone call. She stated that she had EMAILED me my account information, both my husband and I have recieved nothing, even after the phone call. She stated that "This conversation is pointless it's in collections" and that she "doesn't have time for this". I have good credit, I don't let anything slip past me. I am undeniably PISSED that this has happened after my NUMEROUS efforts to resolve the situation and pay what I allegedly owe. I contacted their office BEFORE the collection period and even went up in person. It is ridiculous that this happened and has been reported on my credit. I stopped by to check out the apartments at Colonial Grand. The apartments on the outside look very nice and well cared for. However, when going in to inquire on the rental rate charged, I spoke to Stepanie. While I received the requested information, she had a very snobbish attitude and is a person that you're not even drawn to want to talk to. She never gave me a full tour of the place - possibly because she wears such high heels and can barely walk in them. My advice: wear low heel shoes to be able to better perform on the job. She's definitely not a people person and is not cut out for this job. As far as the application fees involved in order to qualify to be able to live here is RIDICULOUS!!! Move-in Fees and Deposits: $50 Applicant Fee - Per Applicant [each adult to live in apt] (Non-Refundable) $150 Administration Processing Fee (Non-Refundable) $150 Application Deposit (One Time) Security Deposit is Based on Credit and Income-$150 or One Month's Rent Pet Policy: $350 Pet Fee Per Pet (Non-Refundable) / $10 Pet Rent p/ month p/ pet What do they think? The roach problem is out of control here. We've had our apartment on the pest control come out every two weeks since we've moved in. We've tried everything but the roaches are in the walls. The place needs to be tented and fumigated. It's disgusting. We've had to empty cabinets and put a lot of things in storage, sprayed every inch of the cabinets with poison and there's still roaches in empty cabinets. We learned that it's because nothing is sealed here. There's opening in the crown molding, openings around pipes in the kitchen, openings where the cabinets meet the wall and that's where they travel and nest. Then there's a trash compactor on site instead of a dumpster that gets picked up everyday and that adds to the problem. There's so much trash and dog excrement in this place that of course the buildings are infested with roaches. Do yourself a favor and if you check out one of the apartments don't be fooled by the price or how clean they look, take a napkin with you and wipe a counter or look inside cabinets and if you see what looks like tiny specks of dirt or wood chippings it's most likely roach droppings. We wanted to stay in this place and we were so happy when we moved in but two months in it was a ridiculously amount of roaches. Everywhere. The bedrooms, the bathrooms,the den, on couches, all over the kitchen. We keep our place clean, we had the carpets cleaned four time in one year to try and help, but no matter how clean you keep your apartment they'll keep coming because their inside the walls and the floor. Once again, the place seriously needs to be tented and fumigated. The low rent s not worth feeling bugs crawl all over you, or telling yourself you hate this place day in and day out. read more

I have lived at Colonial Grand at Round Rock for almost 13 years. My experience has been exemplary! The administrative staff is always helpful and friendly. The maintenance staff is as good as you can get. You have a problem and poof they are there to fix it - what more could you ask for? The location is excellent and is close enough to all things that I may need - medical, hospital, shopping, grocery stores, etc. I think that if anyone is looking for a place to rent your first stop should be here. I have read some of the negative reviews and to a large extent they are BS (no spelling out needed) in that there are complainers and discontents who if things don't go their way (because of them) they complain. If I had anything to complain about you can believe me I would, but I do not. Again I have been living here 13 years and if I wasn't happy, happy, happy I would have left a long time ago, but that is not the case. So anyone reading this can feel free to respond to this review and I would be more than happy to respond back. In summary - you can't beat the best, so stop trying! read more
