You pay extra for a yard, but don't expect them to do a damn thing about it flooding and having stagnant standing water constantly, causing all kinds of issues with mosquitos and flies - not to mention the fact that your foot will sink 6 inches into the ground if you try to walk into your own yard. We won't even go into the fungus and fire ant infestation that has also been reported and continues to have zero resolution. Or when they ripped up a dead tree on our move-in date (6 months ago) and still have not fully cleared out the debris and holes left behind. Also - if you're asthmatic or sensitive to MOLD & MILDEW in your home I would also recommend avoiding this place, as I have also reported mold and mildew growing on the floorboards and Sheetrock from when they failed to properly fix a flooding issue that took place before we moved in but we were assured up, down, and sideways that anything wet was cut out and removed. It wasn't. Last time I told the property manager the response I got equated to 'that sucks, open up another maintenance request' and that was it. No follow up. They n top of that our garage ALSO flood anytime it rains. Reported it immediately, no resolution. Mold and mildew in the walls of the garage as well because of significant drainage issues around many of the buildings that cause standing water against foundation. And not standing water for a day or two. 10+ days after rain there will STILL be standing water puddles in my yard space. TEN. DAYS. We can also get into the absurdly cheap quality of every material they choose to put into this place at literally every opportunity from blinds which break and bend if you literally touch them at all, to paint which flakes off into dust the moment you try to gently clean off, exposing the bright pink paint underneath it. Perhaps the 4" hole in the weather stripping on the door which has also been reported and we just have to plug up with a towel to prevent the bugs I mentioned before that are festering a giant pool of water that never fully dies out that's right outside our back door and causes huge swarms of mosquitoes and I take over the space in the warm days between rain. Trash compactor is broken seemingly every other week so you get the elegant solution of just keeping your trash in your home until it gets fixed again. Or maybe you like that it's a gated community? Well the gates are frequently broken and when they do break they stay broken for weeks on end. The also seem to levy 'trash violation' fees anytime they want to make a few extra bucks off their residents but never seem to be able to prove why those fees showed up or when any supposed violation took place. Oh, and that's for the 'valet trash' service that's a 'required monthly fee' aka: we desperately want to make it seem like it's cheaper to live here than it is so we hide the higher rent in a series of mandatory monthly fees. They take 2 days for making inspection. All what we describe on it was renovated and fixed fast. Territory is big and includes many different activities: hiking, lake, swimming pool, gym, office center. You can use club house 24/7. But leasing office and club house are in one building both. So, it's not really comfortable. They have two gates, but it's not working mostly time. Gates are open too often, also at night. read more

I moved to the Bexley Anderson Mill Apartments when I first came to Austin three years ago. All the amenities are well-maintained except maybe the smaller dog park but the large dog park always seems to be in good shape pool and workout. Areas are well maintain and kept clean. Any maintenance issues that we've have had have been promptly taken care of and it's easy to report through the community portal online The management team that is currently working here. I've met Ally and Justin, and both have been very amenable. Justin was even able to go above and beyond by retrieving an extra large package from the package center and bringing it to my door because of my mobility issues. It's a great place to live and I think I'll stay. Just signed a lease for another year. read more

I am appalled at the treatment from maintenance and management. I just moved in June. I have not even been here for a month yet, and this apartment has acted so inappropriately toward me. I placed a maintenance request and the man who came acted so aggressively and angrily toward me for no reason. When I reported him for his behavior, my complex decided to send me a leasing violation notice claiming I had made false accusations and threatened their workers. Never before have I encountered this at any apt complex. Not from the maintenance or office management. This complex is beautiful, has great apartments, and good appliances. However, this incident was so stressful and made me fearful of walking around the property; I can only recommend that others not be tricked by the outward appearance. Especially if you are a young woman, a person of color, or a disabled person. read more

We have been without a properly functioning air conditioner for over 6 months. This has resulted in electric bills 2-3 times more than they should be ($350+) as the air conditioner runs 24/7 to keep the house below 80 degrees and we had to purchase portable air conditioners in order for the bedrooms to be a safe enough temperature for our service animals. On top of this property manager refuses to correct the issue, is rude, speaks to us as if we're lying, has committed retaliatory acts and refuses to give us any corporate contact to have these issues corrected. DO NOT RENT HERE. We worn even talk about the dryer that had to be replaced twice and doesn't work, or the fact that the carpet wasn't cleaned or replaced before we moved in. So over living here. Avoid this place if you like to sleep at night. They tolerate tenants partying 10pm-4am most nights of the week. Shouting male and female voices. Dogs barking and howling. Loud music and singing. Occasional domestic disturbances and violence. The CA can't stop them, the police can't stop them, management won't stop them. Quiet hours = noisy time. We love our new apartment. I wanted to post a review now incase anyone is looking into moving here. We've only lived here for one month but I will update my review if anything changes. The application process for our apartment was easy online and we had our approval within a couple days. Everyone was super helpful with our questions and the office seems very organized and friendly. We moved here from out of state and our U-Haul trailer arrived two days before we did. The staff was fine with us leaving the trailer in the parking lot until we arrived. They also allowed us to get our key after office hours. The campus is very beautiful and well-maintained. The pool is wonderful and we love living here. It's conveniently located near a lot of shopping centers, grocery stores churches and it's right next to a school. It's not a crowded neighborhood feel but it's close to enough that you're not far away from what you need. We have the Benson apartment size and we love it. All of our appliances are newer and the finishes look nice. We are very thankful for this apartment and I would 100% recommend it to everyone. Even though it is a dog friendly apartment complex there aren't 1 million dogs running around. We live right next to the small dog park and it's not annoying or loud. It's fun to watch the dogs even though we don't have one, but there aren't a lot of dogs so don't worry if you're not into that. Reading all of these similar one star reviews sure does bring back some fond memories of my time at the ol' Bex. Even more so, reading their stock replies that I had to endure throughout my time there. I was in building 11 during Austin's historic flood which flooded my apartment due to improper irrigation. 4 inches of drainage water throughout the apartment and up through the drywall. They sent in a crew to vacuum the water and then just left blowers under the carpet for 2 days. No addressing the saturated dry wall throughout or talk of carpet or pad replacement. After they were "done" the sheer smell of mildew was so strong, it literally burned your eyes, much less your lungs. And that was from an adults perspective, my 6 year old couldn't even breathe in there. After going back and forth multiple times with management, I finally had to go to the office and beg one of the representatives to please just come see for herself what I was talking about. After some coercing, she eventually stopped by and literally took three steps in and walked right back out. Eventually I was given the option to transfer to another apartment, but they didn't have an equivalent to mine at the time, so I was moved into a unit that wasn't quite make ready with some underlying damage with the promise that once a comparable unit opened, I could then move again. Seeing how that was my only option, I agreed. The unit was in decent shape outside of very scratched up countertops and antiquated appliances. After a few months, I was given the option of moving again, this time to a 3rd story unit, but elected to make due with the conditions due to just being exhausted from the whole ordeal. A bit of caution: MAKE SURE YOU KEEP A COPY OF YOUR INVENTORY & CONDITION FORM!! After moving out, they are now charging me for the scratched up countertops that were already there when I emergency moved in! After trying to explain away their amnesia, I was told they would investigate and get back to me. Lo and behold, they have no recollection of what had transpired and are still pursuing me for damages. Now I know I'll receive the stock "As you know, our team has been in close contact with you in order to find an amicable solution" automation, basically equating to "yeah, sorry, pay us" which really doesn't help me the least bit. That's like moving into an apartment with a broken fridge and then when you move out, they charge you for a new fridge?? So yes, all of these one star reviews bring back fond memories. Walking out to the parking lot and wondering who's car was going to be up on blocks today because their wheels were stolen, or who's mailbox was broken into or packages stolen from their mailbox system (Luxor) this time...if it's even working, or hearing about the new new new security gate system that will be inoperable again for the next few months, or the trash compactor that works a 3rd of the time causing the cycle of what we called "trash bag island" dump, or just the smooth fragrance of dog feces that would permeate the grounds every time you walked outside due to all of the unkempt yards. Guy at the reception was terrible in handling new customers. We walked in and were looking for help, while we were waiting in the lobby we were browsing through the touch screen in the lobby. He was looking at us as if we are not allowed inside and his looks were very racist not good. Then we spoke to him, he says he is too busy and can not take us. He was not even polite (RUDE) in telling that and sounded like he does not time for us, avoiding us. I'll never come to this place and definitely do not recommend to my friends. This is probably the worst apartment complex I've ever moved into. I preferred living on the other side of town at Park at Walnut Creek. I didn't have many options in the area that had small yards for pets but if there were, I definitely would have gone elsewhere. The office never answers your calls. If you have a noise complaint, it takes weeks to months for a resolution. The office receptionists are anything but friendly and upon move out be ready to pay a lovely fee even if you clean everything really well upon move out. I ended up buying a house for the amount of money I was spending on rent. I would never recommend these apartments to my friends or family. read more

So I've been living here 3+ years and it's been off and on miscellaneous things with this place. Here we go: There have been numerous people moving in and out around us during this time. One group above us had barking dogs at all hours of the day and they would run around like crazy because they would never take them out. Called the office and even emailed them videos so you could hear the noise with the time shown. They were also dirty and left their garbage bags outside on their balcony above us for days at a time. Told the office and it took them numerous attempts before they finally listened. The next resident had a baby that would run up and down the apartment but after the lack of response from management we didn't let them know since it was a waste of time. There are a ton of dogs, which I don't mind because I have my own but people won't pick up after them. We have a balcony that faces a nice field but we will find dog poop just feet from our patio along with the rest of the field. On one occasion I saw someone with a couple dogs not pick up after them and wen't inside. I was able to snap a picture of the dogs but unfortunately only the back of the person but they had some crazy hair so a little easier to distinguish. When I went to the office to let them know they basically said well the person that knows the dogs around isn't here and made me feel like they weren't taking it seriously. They finally put up a sign to pick up after your pet in the field. Last year when it was coming up on 2 months from my lease being up they had not sent my new lease rates I went to the office and they said "oh they should have mailed that to you". I travel a bit for work and had just checked my mail so when I said it wasn't there they said they'd get it to us. Took more than a couple days and multiple calls to the office. Because of this it ran passed the 60 days noticed I'd need to give them so was basically forced to resign or pay the ridiculous month to month price. Actually got my new lease rates this time around and included our other charges, carport and garage. When I go online to check floor plans and pricing the garages and carports are $11 and $15 cheaper. Haven't gotten the explanation on that one yet. Don't get me wrong the maintenance group is great and I enjoy the location of my unit facing the field. Only really worked with Randy but he is always friendly and takes care of any issues we may have. read more

I lived in these apartments from 2015 when they were originally IMT until the summer of 2018. I made a transition into a larger apt in 2016 and within the first week, there was an unexplainable flood that happened in building #8. 75% of our apt was flooded. They brought in the restoration team for the next couple of days and were able to clean everything up. Most of my whole experience here was wonderful. I started preparing our move out with cleaning and checking around the apt to make sure we could receive most of our deposit back as possible. I noticed how the carpet was never tacked down properly (most of the flooded area). I informed the staff and that began our month long process of what concluded that the carpet issue was our fault with a $400 charge. We were charged for "pet damages" in the end.....on the same carpet that was flooded on, that was not restored properly, and that was steam-cleaned (by us) regularly, not just at move out. Our pet never had accidents and we WERE in contact with the whole team including the regional manager requesting pictures of the carpet before, prior to us moving in. Eventually, after so much back and forth, no compromise and it all being our fault without proof, I had to decide if I wanted to take this to small claims court (with the proof I had) or just let it go. My decision was to let it go and my purpose of this review is to shed truth. The staff is so warm and welcoming, the community is beautiful, the little parties they throw are so fun, and the place is more dog friendly than any where else. This was my first time living in an apartment, so I don't have a lot to compare it to, but this place has pretty much ruined renting for me. Offered zero help during the pandemic. Threatened to evict us several times despite the city putting a hold on evictions. Not to mention they let SWAT raid the apartment of a black resident who was put in a choke hold and held down just to send an email a few days later showing their "support" for the BLM movement. This complex doesn't care about its residents at all. The only good thing about the place was our maintenance man, Nico. Would not recommend Bexley to my worst enemy honestly. Oh also they're trying to charge people $1300 in rent for a 600 sq foot apartment we've been paying a $1000 a month for just because they renovated the leasing office. Literally did nothing to any of the apartments to make the rent that expensive. Renters beware! read more

Update: Reason #371 to not live here: you will pay for your lawn to be kept up, but will have to rake all the dead grass yourself and dispose of it unless you want to wait for a work order to be put in so they can "look at it." I have been here for a while and loved IMT. The people were so nice, helpful, and we're actually good at their job and cared about their residents. I can't say anything near the same for Bexley. Since they took over, and the new manager from last summer started working, this place has become somewhere I can't stand to live at, which is unfortunate considering I need the yard and don't have many other options. For starters, when I transferred apartments, I had so many issues. The door frames needed to be replaced from the previous dog, the door knobs barely worked, it smelled awful, and the lawn was crap. Eventually I got these things fixed except for the lawn. I had to buy and lay sod down myself. I can't even explain how infuriating that was. I have incredibly loud neighbors and now the apartment complex sends the "officer," who is just the maintenance man that chain smokes all day in his golf cart, to your door to go inside and hear the complaint. I don't enjoy the idea of having to get up and wait around to invite this man into my apartment whenever there's a noise issue. It's more of a disturbance than the noise itself. The next step they said would be the have someone from the office come over and sit until they heard noise, because for a working person, that's completely a reasonable use of time. I now just got a complaint about my blinds, which, yes, my dog did chew part of. But seriously, BLINDS are the issue Bexley chooses to act on? Window treatments trump obnoxious noise complaints? They trump muddy yards? They trump efficient curtesy call actions? This place is a joke, and I wish it wasn't my only option, but it is. I hate living here, and wish that management actually cared about that. Judging from the past few reviews, I'm not the only one that feels this way towards the new management. Bexley Anderson Mill - Dead grass I had to rake and dispose of myself. - Apartments Near Me - Austin, Texas

This place seems to really have gone down hill after Weinstein Properties took over. There is more trash on the property than usual and the pool always seems to be filthy. This morning it was so bad I didn't even stay 10 mins. Most of the chairs were broken and had torn fabric. The pool itself had a disgusting amount of dead bugs, debris, and trash. It was just too much to handle. As for the staff, I don't know if it is just that I liked the IMT staff so much or if I really just don't mesh well with the Weinstein staff but I don't like them. They just aren't as sincere or as friendly as the staff that was here before. The apartment itself seems to be a good size compared to other apartments we looked at and I do like the layout of the 2/2 that we have. The kitchen is "meh" especially appliances. They are definitely cheap and they work about as well as one would expect low-end appliances to work. My biggest peeve is the incredibly shallow kitchen sink. Plus there is no sink sprayer and no microwave! The one definite positive for this complex is the gated yards that some of the first floor apartments have. Having a yard in an apartment is a true luxury. Although, the downside is you sometimes have to clean up the trash which comes from the neighbors above you (rude!) but for us that has been a minor inconvenience. When this place was owned by IMT I would have given it 4 stars. As for now, I am just happy to be moving next week. read more

This place, essentially, is a (at least as of late last summer when I jumped ship) FRAT house with lot's of promising, but unkempt amenities. I think the final straw for my family was that management decided to enforce stupid rules, (like not allowing your dog to be off leash in the HUGE grassy area by the pond, and to not enforce important rules (like drinking and smoking at the pool, or cleaning up after your dog and watching your dog at the dog park.) Just a fair warning to everyone out there... This place is NOT a good place for families who just want a nice, safe environment for their children and pets. If you love to party, make a mess, and not clean up after yourself, this is the place for you! I have lived here for three years and can't wait to move out when my house is done being built in June. This place is the worst place to live in Austin. Apartments leak, have bugs, and management is terrible. Our neighbors next door smoke weed all day and night and the smoke seeps into our apartment. We called the police and contacted management and they won't even knock on their door despite being out of compliance on their lease by smoking in the apartment. We have been robbed since we have lived here as well. Cops come by three times a month because neighbors have drug issues. I can't stress this enough, this is not a place for children to live. I've lived here since 2009. I love the dog parks and the pool. I make use of just about every amenity available here so it is nice to see that the new owners are adding new things. They recently added a Starbucks coffee machine to the front office. Gas grills are now being installed from what I can see. Anything I see that is being done to improve my home is a big plus to me. People complaining about the dumb rules just need to go to the front office and speak with someone. I went in and asked them about drinking at the pool. I was all but told that those rules are in place for guests who are acting like idiots. They get it, it's Texas and people drink at the pool, but they need ammo for the once in a blue moon moron that gets drunk and ruins everyone's good time. This goes for charging for guests at the pool as well. There was an issue of neighborhood kids coming to the pool, they made the new rule and the issue stopped. I've still yet to pay for a guest. My apartment is a nice 1/1 with a wrap around porch. We have big windows with plenty of light. My neighbors are nice and when they aren't the staff has been quick to help. I'm hoping Bexley continues to improve the complex's dog parks and gym. The conference room is a waste and it would be nice if the gym was expanded into there. Appliance upgrades in the units would be sweet too. All in all I enjoy living here. It has been my home for a long time. My advice is that if you have an issue go speak to Marv or Shari. read more

I have lived here once, moved out, and now moving back in. If that gives you any indication on my feelings towards this complex. I enjoy the office staff, always have. They have been extremely helpful through a few crazy life circumstances, friendly, and really try to make you feel like you arent just a resident. They have quite a few little things for the residents, including pool parties in the summer with live music and BEER! I have a 7 year old, and while I dont let her run around like some of the little hoodlums that used to live here (past tense), I do feel comfortable her playing in our yard with mild supervision. The dog park is amazing, the front office is super pet friendly, they do routine yard work and groundskeeping. You can pay online, log tickets online, get routine pest control, and have access to all the facilities. Only things that may be a slight "con" arent really with the complex, they are people cleaning up after their dogs, but I think that the office has since cracked down on this more (and they provide pet bags for us) and the one trashcan across the complex thing. However, on the trash, they do offer a 15/month valet trash service, so it really isnt a con- if youre willing to pay. read more

Almost 3 months living here. Nice things about the complex is that it's very nice with a lot of amenities, 2 dog parks, my unit is great with hardwood and a nice yard on the first floor for my dog. 9 months left and I will try to break my lease early because of one thing, the family above me specifically the crazy kid running, banging and throwing tantrum drumming the floor above me, hence the low rating. I like living on the first floor because of the yard and had no issue in my previous complexes but I guess I got a terrible unit this time because Bexley have more family tenants. Its sad because unit above me is a 1 bedroom with a family of 3 living in it. Sure I could request a transfer but why risk having larger family with kids above me. I would recommend living here if you don't mind walking the stairs, so try to get top floor, I wouldn't risk going for first floor even though those units have a nice yard. read more

My boyfriend and I have been living at Bexley Anderson Mill for the last (almost) two years. When we came here to review the model unit for the 2/1, we were baited and switched from the get-go. Our 2/1 for almost $1,200 a month is unremarkable, small, and lackluster compared to the model shown and apartments within surrounding communities. The different switches for the light/fan are faulty so you can't have one without the other, the hot water doesn't work long enough to fill up a bath, and the A/C is so finicky that it's either Antartica or the Sahara Desert in your apartment. When we moved in, the carpets had not been cleaned. How do we know this? The steam cleaner tried to walk into our apartment two days after we moved in while I was alone because he was instructed to come clean the floors. I turned him away because I was 9 months pregnant and was not in the physical condition to move all the boxes and furniture present for them to be able to clean. After we renewed our lease several months ago, we were told we would receive a free carpet cleaning, and never heard of it again. The carpet is so horrible that 3 passes over with my Dyson won't make it feel fluffy or clean. After our nasty neighbors who left snail trails of pop tarts and trash grease on the stairs finally moved out, they had to bomb their place for roaches causing them to seek shelter in our nearby, very clean apartment. Yes, you read that right - German f****** Cockroaches. After having to clean out every cabinet in our kitchen and bathroom for them to come spray (seriously, why don't you spray already?), we still see a roach about three times a week no matter what we do. The walls and floors are so thin, I can hear my downstairs neighbor assaulting his girlfriend and my next door neighbor talking on the phone. The people are nasty, don't know how to be responsible for their dogs, or close the door without slamming it. They only power wash the stairs once a year, and they charge renewals more for rent than they do new renters. After deciding to not renew after a $150 upcharge to our rent and a ridiculous water bill, we looked at the other Bexley properties in case we wanted to transfer-- all of which proved to be just as overpriced and underwhelming as Bexley Anderson Mill. Just stay away from these properties, they cut unnecessary corners to save money instead of making their renters feel like they're living somewhere worth their money. read more

The complex is clean, and the apartments (at least the 2/2) are huge. My wife and I lived here during our 9-month stay in Austin and loved it. For the area, rent is relatively low (compared to similar places in the area). This is a pet friendly neighborhood, and unfortunately we had a bad experience with the dogs in our area. The family below us had two dogs that would bark ALL DAY LONG. It was quite annoying. And the family above us had huge pits that stomped on our ceilings every morning. Annoying! Brittany Vires is awesome, always made my short visits to the leasing office enjoyable. All in all, this place is worth a look. read more

I have lived at this property for almost two years now and i love it. Bexley is a great place to live. If i ever have an issue with something Lauren at the front office always resolves it fast and with ease. She really makes everything easy here. I love the two dog parks here! I have made so many friends at the dog park which is why i have said so long! My only complaint here is i wish the walls were a little thicker and i wish we had a hot tub! I will most likely stay with bexley for several more years due to the environment! Love it here! read more

I must say, this has probably been one of the best apartments I have ever lived in. The move-in process was extremely easy and the move-in fees were not that bad. Compared to the rest of Austin, the rent here is pretty reasonable. The staff is always helpful, especially Brittany and the General Manager! My job forced me to relocate a little further south, so unfortunately I had to move. My boyfriend and I are paying $300+ more for our rent in a very nice neighborhood on the west side of Austin, and it does NOT compare to this place. Every time I drive past here, it makes me a little sad! This place is pet friendly, the pool is always clean, and the complex is not too big. If you are debating between apartments in Northwest Austin, IMT is the way to go. read more

Unprofessional and incompetent management. The office staff gives inconsistent information to their residents. They also charge more on resident renewals than what they list the unit at for people walking in off the street. They do not value their residents. They do not return attempts to contact and phone calls from current residents. Do yourself a favor and choose any one of the many apartments in the area that all have more reputable property management. read more

Great place to live! Easy access to shopping and dining. The community itself is well maintained and the staff is very friendly and helpful. They are fun and always have community events happening every month! We started in their small two bedroom and upgraded to larger two bedroom and they both are clean and no pest issues. When it comes to maintenance, we don't have to be chasing them down to get the job done, they are quick to address any maintenance requests we have. read more
