Ashish and his team have been great with our remodeling needs and overall management of the project. We have done 2 designs with him, and both have been very smooth and at the right pace. The team is easy to reach out to and has been very responsive with communication and updates. The design team is very accommodating to the needs and very knowledgeable about the latest trends in design and material options. Highly recommend them as they are providing high-quality services at a reasonable price. read more

Had very good experience working with OR homes. Ahsutosh was very helpful. Came up with good suggestions to meet our needs. Shweta and Ashish made sure getting through city was smooth. read more

Update 2025: We initially had high expectations working with Ashish, as the house search went smoothly. We were really happy that Ashish found us a great home. However, we were disappointed by the handling of situation around cashback from real estate commission. The actions he took post closing made me feel uncomfortable and frustrated - his communication and explanations were not clear to our specific questions, which created a lot of mis-communication and mis-understanding. Although we entertained his requests and worked upon what he needed by providing requested paperwork (like the 1099 form) from other contractors, Ashish cited reasons such as taxes and service fees without prior transparency or clear communication about costs/timelines. This led to unnecessary delays and confusion and we were left feeling the process wasn't handled professionally. We expected better clarity and follow-through and more up-front communication than after everything is said and done - so that we could use the promised cashback amount fully. Above being said, we will still recommend OR Homes for your real estate search. Hope you have a better experience dealing with cashback. Good luck with your search! read more

Happy with our experience with Open Remodel during our construction of a detached ADU in Sunnyvale. Both Ashutosh and Shweta were very professional and responsive during the design process of the project. We had a few complications when dealing with the city and they were both quick to support and make changes in order to get the permit approved. During construction Mandeep did a great job supporting us whenever we had any questions during the build process. Whenever any concerns did arise, we were able to work with both Ashish and Mandeep to get issues/questions resolved in a timely manner. Very happy with the final product and would recommend OR to anyone who is considering a major remodel/construction project. read more

I will start the construction with OpenRemodel on April 1st, 2024. I gave them the start date two weeks in advance and they are able to start on the date I requested. They said they could start the construction after 3 days of permit approval, which is a good benefit for home owners. I can trust this, based on my experience with them. read more

This is a complaint for a project manager, Ashish Kumar. No reply for emails, calls. He will not to do any of his promise. My first email went to him on 11/8, and i had to wait almost 2 weeks for his reply with several of my follow ups. Then we finally get scheduled site walkthrough for our remodeling and he promised to provide quote before thanks giving. With additional waiting for more than a week, we had to follow up again and again, he returned with the wrong scopes twice. He told us he messed up with other projects. After we sent him our scope in writing, he told us our scope is too small to be his client. (we are remodeling entire single family 1600sqft) . He by himself waste 1 month of our remodeling to move in. We are paying apartment rental $4200 for this month! This is my personal experience working with him. His partner Mandeep was nice and professional, during our walkthrough section. He was referred by one of our trust friend. So we assume he would be reliable and we did not quote with other company as of today. I know there are a lot good review for OR home. but just run several quotes when you want to remodel your home and do not rely on single person! read more

I am not able to use his service as city asks keep style for ADU. But, I believe he is the best in bay area for modern house design. read more

Ashutosh, Ashish and their team were really helpful as we embarked on our mission to build a brand new home. Ashutosh helped us with design elements and got our vision on paper. We finally constructed our 2 story home and Ashutosh and Shweta were always available through the process to answer questions. We interviewed a few design firms and OpenRemodel stood out both in terms of quality and price. read more

We used Open Remodel for a Design Build of our 2 story home in Los Altos. Ashish, Mandeep, Ashutosh and Shweta and their broader team did an excellent job in working through permits and getting the work done quickly. They were engaged, supportive, and were very responsive. The work was extensive, as we raised ceilings, put in new plumbing, and electrical. We felt very good about working with them as a partner and would highly recommend. read more

We did a Design-Build of our home in San Jose with OR Homes. The team did an excellent job with the entire design, permitting and construction process. They provided options from high ceilings, window placements, design layouts and many other important aspects of the home. Their project managers were very responsive when ever we had any questions. List of vendors was provided to order finishes and was super helpful. They coordinated with 3rd party companies like solar installers to make sure things are done in a timely fashion. Highly recommend this company. read more

We engaged OR Homes design-build for a new home/whole home rebuild in Saratoga, CA. During the design and permitting process we engaged closely with Ashutosh, Shweta and Ron. They listened closely to all our needs and requirements, educating us about the design/build process and working with the city on permitting. I should say that they are very familiar with the city code and are creative in finding solutions and moving the process forward. We were kept abreast of budgetary pressures so we could incorporate $ considerations into our decision making. During the construction process we engaged closely with Mandeep and Ashish. Communication was excellent and they kept us up to date at all points of the build process. All sub-contractors were highly conscientious, polite and efficient, adapting well to various situations. I should say that from this experience we learnt that construction is a complex process with some variables (eg weather) which are not in our control. OR homes did a great job managing those variables and working creatively towards delivering the final product in reasonable time. Whenever we alerted them to a concern they took prompt action. The end result is truly outstanding, they have made our dream a reality. Finally I should say that the OR team delivered on budget with no surprises. Highly recommend this conscientious design build firm for your project. read more

We are very happy with the architectural plan Open Remodel came up with for our kitchen project. Open Remodel is a branch of a realty company. (They also offer realty and construction services.) We interviewed another firm before finding Open Remodel on Yelp. The other company's price estimate for architectural plans kept going up and up. It was like they were feeling us out for how much we could pay. It was a huge red flag. We are willing to pay a fair price but we don't want to be taken advantage of. The quote we received from Ashish (one of the owners of Open Remodel) was fair and in line with what we'd budgeted.  The Open Remodel architect Ashish assigned us to, Ron, was also very pleasant to work with. He not only listened to our vision but also had great suggestions, including putting a window into the kitchen.  I will be a great way to break up what would otherwise be a full wall of cabinets. We'll be able to make that area into a bar (or coffee bar)--exciting. Our project was unusual because Open Remodel finished our plans just as the pandemic was starting. We put our project on hold during shelter-in-place and for a few months after that. When we finally submitted the plans to the city, Ashish was true to his word, not charging us to revise the drawings for changes the city asked for. In fact the planning department didn't have any changes other than wanting a clause added to the plans. You are in good hands when you work with Open Remodel. read more

We interviewed eleven architects before selecting Open Remodel. Our project is a rebuild of our home in San Jose. Our design experience with Open Remodel has been wonderful. Each team member that we interacted with - Ashish, Ashutosh, Ron and Shweta - was focussed on ensuring we were stress-free during the course of the project and happy with the outcome. They worked on multiple iterations with us till we were truly satisfied with our final design. They met with us regularly to update us on the project; were always prompt with their deliverables but never rushed us on ours. I loved that they always gave two or three options for the decisions we had to make, and educated us on the pros and cons of each option. Also, they took complete care of the permit process which went smoothly. We have now engaged their services for building our home. They were also the most competitive in pricing. Once again, Ashish and Mandeep have been engaging closely with us so far. I am recommending them highly for their professionalism, creativity and customer-first approach.  Throughout the process, we always felt we were in good hands. read more

My journey with open Remodel was really a great experience. I have got several bids from different companies and most of them never given full picture, after spoke to Ashish I got the comfort level. After negotiation done, we signed contract with the team, then all process started happening. After the initial site visit, we had several sessions with design team. The design team (Ashutosh, Sweta) are very knowledgeable and helpful. They explained each step and diagrams in the plan and provided very nice ideas, very flexible in time as well. The permit process was very smooth with the city and got approved sooner than expected. The pre-approved permit with open remodel was very fast, stress free and some room for small changes as well. Special thanks to Ashish and team to get re approval with some site plan changes after the initial approval. Through entire construction phase, starting from demolition till final inspection Mandeep has done fantastic job. His team members are nice, well-trained professionals, very friendly staffs. Mandeep able to help and answer each question during the construction time. He was very nice even replying to my messages during off work hours. Open remodel team always given me 2 or more choices (all best) and execute the customer choices, they never force you to do anything Open Remodel knows "what they are doing", what they "have to do" and what "you want". If you are reading this post, it is worth having a conversation with the team before you make any decision. I highly recommend this company if you want stress free construction project read more

OpenRemodel is as good as it gets! We have a 50-year-old house in Los Altos that needed a full home remodel. When we first started out, we had some very unpleasant experiences with our full home remodel until we met Ashish Kumar, Head of Business Development at OpenRemodel. He was a breath of fresh air for us. He presented himself very well, is personally very experienced in having done remodeling on his own properties in the past, and he is very thoughtful, caring, knowledgeable, and professional. He always put us, the customer, first, lead us in the right direction, and took care of everything, including any problems with the City of Los Altos. Ashutosh Gupta, our architect in this company, also did a great job. He is very patient, thoughtful, and competent in his work. Getting our blue prints done right, meeting the City of Los Altos building requirements, and doing this in a cost-effective and timely manner, Ashish and Ashutosh, as well as the other employees at OpenRemodel, worked hard and in a very efficient and timely matter. We would receive emails from them beginning as early at 7:30 am until very late at night. They worked during weekend hours and holidays when necessary. They made it happen! Now we are in great shape. We can't recommend this company highly enough. Thank you OpenRemodel!! read more

We used OpenRemodel for our buying/selling and Design needs. Ashish engaged with us when we decided to buy an old home and helped with inputs on renovating and expanding them. Ashutosh, the lead architect, worked with us patiently on our design requests and accommodated everything while monitoring the cost implications. Shweta helped with the permit process. The team did an excellent job of making the design corrections needed, and the whole permitting process was smooth. If I must re-do all this, I won't hesitate to go with OR again. read more

It is great opportunity to work with Open Remodel. People is really passionate/proactive to help us for any additional work and their system is well organized. Whenever we give some new idea, they always apply every single detail into new design and they provide better view using their great system. Also, each area needs some specific experience for processing permit, especially Palo alto area. They have enough experience to control it and I would like to recommend someone needs home construction in Palo alto area. read more

We are very happy with the whole process - design, review, and build - with Openremodel. The project is a room extension in Cupertino. The project is progressing in a very timely manner and we are very happy with all the teams that have worked on project so far - very thorough, courteous and skillful. Ashish Kumar (Biz Dev) and Mandeep (construction) have been very responsive and accommodative on all our requests. We will certainly use their services on any future project and have absolutely no hesitation in recommending them for your home project. read more

If I could give Open Remodel 10 stars I would. I had the pleasure of working with Shweta on one of my projects which should have been quite simple but became a bit too complicated due to another structural company we are working with. Shweta helped navigate thru' the complexity and co-ordination with the City and the Structural Engineering company. She is fast, responsive, an amazing problem solver and always willing to help. In hindsight I would have hired Open Remodel for the entire project. I am going to do another small addition and will definitely be using their services again. read more

My wife and I were looking for an architect to help us create plans for our kitchen remodel project. We wanted to remove an internal wall to open up our floor plan, but were unsure if the wall was load bearing. Ashish and his team coordinated structural evaluation of our home and generated all necessary plans for the remodel. Also, we were looking to save some money by performing much of the demo and installation ourselves. We really liked that the team at Open Remodel was flexible with this plan and was willing to help with the parts we were not comfortable executing. They did not try to up-sell us with anything. Overall, excellent communication and great service. Would highly recommend. read more

Handled my case quite unprofessionally. They are the ones who reached to me to provide a quote for a residential work that I had posted. It turns out that after submitting the plans to them and waiting for 10 days, I did not get any update. I had to follow up to discover that they had not even bothered to open the files, let alone working on a quote. How do I know that? I had set days limit that would expire the link to the files. This is not the way to gain 5 stars reviews in yelp. read more

I was partway through selling my house when it came to my attention that a permit I thought was closed was not. The contractor are used and filed for bankruptcy and the architect was MIA. I had no one to turn to until I talk to Ashish. Without his and his staff's help we would not have been able to sell the house. They were fast work easily with us and helped us work through the permitting process. I would highly highly recommend them. Thank you again guys for the great assist! read more

We reached out to Open Remodel for the New Construction of the ADU in our home in San Jose, CA. Since the beginning the Open Remodel team was very quick in answering all our questions and provided different designs based on our requirements. After deciding for a design the permit process started also when lockdown for Covid-19 started. This added some uncertainty in the permit process, but the team at Open Remodel were very professional and gave us confidence that the process was going to move ahead and it did. They made constant follow ups with the San Jose Permit Center, San Jose Water Department and Fire department, and we got finally all our permits and now we are in construction process of our new ADU. We are very happy for all the attention, support and professionalism from Open Remodel team, we will definitely use them again in future projects. read more

We had the opportunity to work with OR to remodel our entire house plus extra addition in the front yard region. This is a pretty large project that as someone we did this for the first time, we lack confidence and vision in the very beginning. Ashish guide us through the project patiently, with the help of their Architect (Ashutosh) and Head of Construction (Mandeep). During this ~6 month project, we had the chances to collaborate and turn our dream house into reality. We were given references and made calls before we signed the contract to help reassurance project quality; we were given multiple rounds of reviews/discussions/negotiations before we nailed down the plan submitted to the City; we were given heads-up/tips/suggestions/full visibilities during the construction phases; and eventually we were given great care after the work is done to see if there's anything that needs to be fixed. Overall, it is a nice experience working with OR on such a large project. Highly recommended. read more

I had the same Experience as Shane T. I searched for an architect who could handle my commercial project in Mt. View and was unsuccessful in terms of finding someone who was responsive, available, priced competitively and had the experience to give me confidence until I found Open Remodel. We were looking for an architect firm to extend our house. The project involved swapping of bedroom and living room. Building couple bathrooms and bring a curb appeal to our home. Furnace, FAU and water heater plus new windows. Working with Ashish and Shweta was super fun. They were detailed in their approach in iterating over our final design. They helped us throughout in providing valuable suggestions on design decisions. Be it the first design, window sizes or pushing each dimension to the most. Their design passed without any problems with the city and the process was pretty smooth. The only mantra we followed was enjoy the slow and involved process. Expect back and forth as your design gets better each time. They were most competitive while finding contractors. They provided us with various contractor contacts, and let us choose the one with whom we were the most comfortable to work with. Our work has begun and without a doubt Open Remodel and their entire staff went above and beyond in helping us realize our dream home a reality. read more

A nice team who has done a commendable work for us. We had 'renovation with addition of extra square feet' work including adding garage. The project involved designing, getting city permit for complete rehaul of roof, flooring, bathroom, paintings, plumbing, Hvac etc. We added more square feet and attached garage to our house. I would definitely recommend them on basis of the following: 1. COST : reasonably priced but at the same time they are a very knowledgeable team 2. WORK QUALITY : I was happy with the output which was in orderly and timely fashion. They helped get the permit from the city. They were well versed with architectural requirements, city procedures, today's construction styles, etc. 3. SERVICE : People accommodated change requests, late evenings and weekend meetings etc. They suggested is options, they were very mindful of our needs and expense. This team is someone I would trust and definitely going with them for my other property in Fremont, CA. read more

This is my third time doing home remodeling and it will be my last. I wish I had found Open Remodel for my past two projects. I'm quite confident to say that I am reasonably experienced in looking for a good architect (after talking to so many of them). Look no further. Open Remodel has all the qualities that you want to find in an architect. Open Remodel is competent, accommodating, fast, responsive, reasonable and delivers. In general, I have high standards for myself and others. Therefore, I don't often have high praises for people who work for me. That's also the reason why all my friends ask me for referrals for things that I have done because they know that they don't need to waste any more time looking. It's hard to earn a five-star rating from me, but Open Remodel earned it. I highly recommend Open Remodel as your go-to architectural company!! read more

We had a wonderful experience with Shweta and Ashish. This was our first remodel so we wanted to go with someone who will be patient with our thoughts and inputs. After searching around quite a bit we landed with Ashish and team and we are very glad we found them. We did our own paper drawing. Ashish and Shweta took that suggested several improvements including keeping the garage pathway as an alley way without having kitchen overlapping with it, making the master bath bigger without taking space from another bathroom etc., which made the design awesome. While we were designing the kitchen cabinets we had to call Shweta multiple time even from Ikea to sync on the dimensions and she made herself available (even excused herself from a meeting) and updated the dimensions on the fly so we could close out at Ikea. The architects were also available throughout the construction process for questions/clarifications. We would highly recommend Ashish and Shweta for any remodel or new construction work. read more
