We are very happy with the architectural plan Open Remodel came up with for our kitchen project. Open Remodel is a branch of a realty company. (They also offer realty and construction services.) We interviewed another firm before finding Open Remodel on Yelp. The other company's price estimate for architectural plans kept going up and up. It was like they were feeling us out for how much we could pay. It was a huge red flag. We are willing to pay a fair price but we don't want to be taken advantage of. The quote we received from Ashish (one of the owners of Open Remodel) was fair and in line with what we'd budgeted.  The Open Remodel architect Ashish assigned us to, Ron, was also very pleasant to work with. He not only listened to our vision but also had great suggestions, including putting a window into the kitchen.  I will be a great way to break up what would otherwise be a full wall of cabinets. We'll be able to make that area into a bar (or coffee bar)--exciting. Our project was unusual because Open Remodel finished our plans just as the pandemic was starting. We put our project on hold during shelter-in-place and for a few months after that. When we finally submitted the plans to the city, Ashish was true to his word, not charging us to revise the drawings for changes the city asked for. In fact the planning department didn't have any changes other than wanting a clause added to the plans. You are in good hands when you work with Open Remodel. read more

Update 2025: We initially had high expectations working with Ashish, as the house search went smoothly. We were really happy that Ashish found us a great home. However, we were disappointed by the handling of situation around cashback from real estate commission. The actions he took post closing made me feel uncomfortable and frustrated - his communication and explanations were not clear to our specific questions, which created a lot of mis-communication and mis-understanding. Although we entertained his requests and worked upon what he needed by providing requested paperwork (like the 1099 form) from other contractors, Ashish cited reasons such as taxes and service fees without prior transparency or clear communication about costs/timelines. This led to unnecessary delays and confusion and we were left feeling the process wasn't handled professionally. We expected better clarity and follow-through and more up-front communication than after everything is said and done - so that we could use the promised cashback amount fully. Above being said, we will still recommend OR Homes for your real estate search. Hope you have a better experience dealing with cashback. Good luck with your search! read more

Happy with our experience with Open Remodel during our construction of a detached ADU in Sunnyvale. Both Ashutosh and Shweta were very professional and responsive during the design process of the project. We had a few complications when dealing with the city and they were both quick to support and make changes in order to get the permit approved. During construction Mandeep did a great job supporting us whenever we had any questions during the build process. Whenever any concerns did arise, we were able to work with both Ashish and Mandeep to get issues/questions resolved in a timely manner. I will start the construction with OpenRemodel on April 1st, 2024. I gave them the start date two weeks in advance and they are able to start on the date I requested. They said they could start the construction after 3 days of permit approval, which is a good benefit for home owners. I can trust this, based on my experience with them. read more

This is a complaint for a project manager, Ashish Kumar. No reply for emails, calls. He will not to do any of his promise. My first email went to him on 11/8, and i had to wait almost 2 weeks for his reply with several of my follow ups. Then we finally get scheduled site walkthrough for our remodeling and he promised to provide quote before thanks giving. With additional waiting for more than a week, we had to follow up again and again, he returned with the wrong scopes twice. He told us he messed up with other projects. After we sent him our scope in writing, he told us our scope is too small to be his client. (we are remodeling entire single family 1600sqft) . He by himself waste 1 month of our remodeling to move in. We are paying apartment rental $4200 for this month! This is my personal experience working with him. His partner Mandeep was nice and professional, during our walkthrough section. He was referred by one of our trust friend. So we assume he would be reliable and we did not quote with other company as of today. I know there are a lot good review for OR home. but just run several quotes when you want to remodel your home and do not rely on single person! read more

They provided options from high ceilings, window placements, design layouts and many other important aspects of the home. Their project managers were very responsive when ever we had any questions. We engaged OR Homes design-build for a new home/whole home rebuild in Saratoga, CA. During the design and permitting process we engaged closely with Ashutosh, Shweta and Ron. They listened closely to all our needs and requirements, educating us about the design/build process and working with the city on permitting. I should say that they are very familiar with the city code and are creative in finding solutions and moving the process forward. We were kept abreast of budgetary pressures so we could incorporate $ considerations into our decision making. During the construction process we engaged closely with Mandeep and Ashish. Communication was excellent and they kept us up to date at all points of the build process. All sub-contractors were highly conscientious, polite and efficient, adapting well to various situations. I should say that from this experience we learnt that construction is a complex process with some variables (eg weather) which are not in our control. OR homes did a great job managing those variables and working creatively towards delivering the final product in reasonable time. Whenever we alerted them to a concern they took prompt action. The end result is truly outstanding, they have made our dream a reality. Finally I should say that the OR team delivered on budget with no surprises. We interviewed eleven architects before selecting Open Remodel. Our project is a rebuild of our home in San Jose. Our design experience with Open Remodel has been wonderful. My journey with open Remodel was really a great experience. I have got several bids from different companies and most of them never given full picture, after spoke to Ashish I got the comfort level. After negotiation done, we signed contract with the team, then all process started happening. After the initial site visit, we had several sessions with design team. The design team (Ashutosh, Sweta) are very knowledgeable and helpful. They explained each step and diagrams in the plan and provided very nice ideas, very flexible in time as well. The permit process was very smooth with the city and got approved sooner than expected. The pre-approved permit with open remodel was very fast, stress free and some room for small changes as well. Special thanks to Ashish and team to get re approval with some site plan changes after the initial approval. Through entire construction phase, starting from demolition till final inspection Mandeep has done fantastic job. His team members are nice, well-trained professionals, very friendly staffs. My wife and I were looking for an architect to help us create plans for our kitchen remodel project. We wanted to remove an internal wall to open up our floor plan, but were unsure if the wall was load bearing. Handled my case quite unprofessionally. They are the ones who reached to me to provide a quote for a residential work that I had posted. It turns out that after submitting the plans to them and waiting for 10 days, I did not get any update. I had to follow up to discover that they had not even bothered to open the files, let alone working on a quote. How do I know that? I had set days limit that would expire the link to the files. I was partway through selling my house when it came to my attention that a permit I thought was closed was not. The contractor are used and filed for bankruptcy and the architect was MIA. I had no one to turn to until I talk to Ashish. Without his and his staff's help we would not have been able to sell the house. We had the opportunity to work with OR to remodel our entire house plus extra addition in the front yard region. This is a pretty large project that as someone we did this for the first time, we lack confidence and vision in the very beginning. We had a wonderful experience with Shweta and Ashish. This was our first remodel so we wanted to go with someone who will be patient with our thoughts and inputs. After searching around quite a bit we landed with Ashish and team and we are very glad we found them. We did our own paper drawing. Ashish and Shweta took that suggested several improvements including keeping the garage pathway as an alley way without having kitchen overlapping with it, making the master bath bigger without taking space from another bathroom etc., which made the design awesome. While we were designing the kitchen cabinets we had to call Shweta multiple time even from Ikea to sync on the dimensions and she made herself available (even excused herself from a meeting) and updated the dimensions on the fly so we could close out at Ikea. The architects were also available throughout the construction process for questions/clarifications. We would highly recommend Ashish and Shweta for any remodel or new construction work. read more
