Communication could sometimes be a little slow when they were busy but we never had any issues otherwise. Why I love them: We were renters for about 10 years and would meticulously clean our place each time we moved. No matter what we were always hit with a super high cleaning fee. Most property management companies put it in the fine print that this cleaning fee will be taken out of your security deposit regardless of the condition of your place. This was the first time we vacated a property and were charged a lite cleaning fee of $150 - this is how it should be done!! We didn't feel taken advantage of at all. Additionally, we broke our lease early and they were able to find someone else to take it over within 2 months... during Covid lockdowns. Pretty impressive considering the environment.

The one in the bedroom vibrated the entire wall, but it did produce heat and cool. The one in the living room did not vibrate that way, but did not produce any cold air. I would stay away from this company.

Kevin and Patrice in particular have been fantastic to work with. Kevin is responsive, straightforward, and keeps me updated without me ever having to chase anything down. Patrice is equally great -- organized, communicative, and always on top of the details. Between them and the rest of the team, I feel like the property is genuinely being looked after. They've handled tenant communication, maintenance, and day-to-day issues smoothly, and I appreciate how practical and reasonable their approach is. It's made being a landlord a lot less stressful. If you're looking for a management company that's reliable, easy to work with, and actually follows through, I'd definitely recommend Blue Horizon.

As a property owner I wouldn't recommend this company at all. The CFO Tony Tibbets repeatedly…read moredidn't make the HOA payments for my property and it is part of his job to do so. That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible!

Review for VRBO property in Lake Havasu City, Arizona…read more The Good: Great and quiet location; nice backyard with lots of fun things to do; nice pool; comfy beds. The Bad: - The heater in the house did not work no matter degree setting, only blew cold air - Toilet in guest bathroom leaked a puddle across the floor whenever flushed, wrapped towel around base in order for my mom to use during our stay - TV in living room did not work - Unable to sign in to TV in master bedroom due to no remote - All windows were very dirty - Blinds were thick with dust - Furniture was dusty - Unable to use drawers in bedroom due to dog hair and dirt - Previous guest's toothpaste residue left on toothbrush holder in bathroom - BBQ was filthy - Filthy door channels in sliding glass doors out to backyard - Refrigerator froze our food, wouldn't hold higher setting  - Floors dirty - Had to pick up 15 dog piles left in the backyard. Clearly not adequate service from the cleaning company, for which guests are a paying fee. The Ugly: During our 3 night stay, communication with host/property mgmt was terrible. Took unreasonable lengths of time to respond to our concerns/questions with multiple attempts to reach them. They did have a handyman come out on our 2nd night but he could not fix the heater or the toilet at that time, and confirmed TV in LR was not working.  After our departure, I texted host/mgmt pictures, along with our concerns, and they have never responded.

I was explicitly told that each unit and lease would be handled independently from a financial perspective. Based on that communication, I was informed I would receive a $3,600 refund from my previous unit. I am now being told that the accounts are "even," without any clear or detailed breakdown showing how the finances were reconciled or combined. This reflects a lack of clear communication and proactive follow-through. Based on past experience, I anticipate having to make multiple requests before receiving a transparent and itemized explanation.

I was looking for a Property Management company, and WeLease came recommended from my realtor…read more To be honest, I have no idea where to begin except just ask a ton of random questions. Their website has the slogan of "Property Management Done Right", which made me feel better. My initial call was with Billy Colestock (owner of WeLease and also Big Block Realty). After a quick phone chat, he invited me into the WeLease office to meet and walked me through their "Full Service Property Management Agreement", which really helped me calm my nerves. I had profusely apologized in the office visit for my random questions and going down a mental checklist of all the things that could go wrong, but Billy was patient with me. I didn't want to deal with a tenant or the potential for associated people problems, but the math didn't work for me to sell the property. The "Full Service Property Management Agreement" literally covered all the questions I could think of including all the potential issues that could arise. The agreement was also really clear on expectations of me (i.e. related paperwork, insurance, property to be professionally cleaned, etc). I learned that Billy Colestock and Yesenia Nogales have a combined 30 years in real estate. That means they are not in the business to mess around! I also really liked that they have a long list of "WeBelieve" values, and there were Christmas presents for some of their vendors when I visited the office in November. Vibe felt really good! What I liked about WeLease: - WeLease will market, lease property, collect rent, coordinate maintenance, and handle any concerns or questions from the tenant; I literally don't have to lift a finger *WHEW* - There is a team! A person dedicated for each step of the process (i.e. onboarding, vacancy stage, resident / client relations, applications / move-ins, maintenance, showings, etc). I spent the most time with 3 team members (1 for onboarding, 1 for coordinating vendors to fix up my place & showings, and 1 for showings & prospective tenants). - Communications! - I really liked that the whole team is really good on communications. I always knew where I was in the process and what vendors were going into my property to fix what items before the first tenant was placed. - Online Portal for owner and tenants - All the important documents are loaded onto the owner portal (i.e. monthly statements, inspection reports, tenant lease agreement, and contribute monies for vendor maintenance invoices). I signed the Management Agreement after the office visit, but I didn't realize until after that WeLease was named the "Best Property Manager in San Diego in 2021" by Expertise.com and also named "San Diego's Best from Union-Tribune Readers Poll in 2022". Long story short, don't hesitate to hire WeLease if you are on the fence!! GOOD LUCK PROPERTY MANAGING!! DO NOT TRUST! My roommates and I moved into our unit and…read morewithin roughly a month there was a bathroom leak. I put the work order in and the team started their work (they were good with response time). It took them about three months to finish the bathroom causing us to go from two bathrooms to one. Every time they finished (roughly four/five times); the inspector would come in and reject the work and they would restart. During this time the team would leave their supplies in the bathroom (not a problem), but causing the bathroom entirely inaccessible. This caused a huge problem for us in the mornings seeing how there were two teachers and a healthcare worker in the apartment. On January 10th, we come back from doing birthday errands and find the "final" bathroom vandalized and broken to pieces. Their employees broke into our apartment and hammered the shower because the work was rejected yet again. I had to medicate my dog due the anxiety and fear that the hammering caused. They took no responsibility for what their team did and never informed us on what their "investigation" found. With that week being two of our birthday weekend we asked for a break from construction due to visitors. They finished the project the following week. Now that the project is finished they asked us to do their work and give them an amount we fill is acceptable as a compensation. I did some comparisons of three bedroom two bath to three bedroom one bath in the area. Sent over my work (roughly $1,000) and received an email back stating $300 would be a more appropriate amount. They do not care about their residents, but only the profits that they provide for their businesses. We have had too many issues for only six out of the eight month lease. Will not be using them again.
