BEWARE. Unfortunately, I had to deal with SBMI and their property managers' incompetences for a year. STAY AWAY AT ALL COSTS. The property manager, Denise in particular, doesn't care about her tenants; she only cares about making money for herself. I gave her multiple chances throughout being her tenant for a year to change this outlook on her and the company she represents, but sadly she continued to frustrate, anger, and disappoint me and my roommates. The property managers are rarely in their office, and it takes on average 3-5 phone calls, messages, and/or e-mails to get ahold of them. Maintenance requests take weeks to be fulfilled. We spent over 1,000$ on cleaning services while moving out in order to maximize the amount refunded on our security deposit, but somehow Denise and SBMI group decided they could still deduct an alarming amount from our deposit with no explanation. As if issues with contacting and communicating the property manager shouldn't be enough to deem this business incompetent and pathetic, all they want is to take your money. I have never worked with less intelligent people in my history of being a tenant. The lack of professional manner and laziness is appalling. read more

Beware! SBMI Group (also known as Inflexus Management) is a scam company. We had a terrible experience with this company. If you do not want to be robbed with some ungrounded charges do not rent from these guys! If I tried to write every issue that happened with these guys then it would take many pages so I will write it briefly. First of all, we received the property very dirty and under horrific conditions. Many things were broken and we had to wait weeks and months for them to be fixed. One particular issue was we had no hot water in the beginning so we took shower with cold water for nearly a month because SBMI Group could not send us someone to fix! The other thing is after leaving the house they charged us an outrageous fee for cleaning and maintenance. The bill was couple of thousand dollars and there were claims that we broke numerous things in the house. But we know by fact that we received the house under terrible conditions and we are not responsible for any of the broken stuff (Which they also know this very well since we told them). These guys only focus on finding an excuse to rob you. That's why they probably changed their name from Inflexus Management to SBMI Group because people started to notice their infamous scam. This company must have so much business that they dont feel its important to contact a potential client! I called over a week ago and spoke to a receptionist who said someone would call me back. It was friday so I expected a call monday. Nothing happened. I called again that tuesday and left a message for Dan...nothing. Called one last time and left a message for Brandon...nothing. DO NOT RENT A PROPERTY FROM THESE CROOKS. I don't even know where to start with my review of this business. My initial experience with Inflexus was not bad (as a property renter). The property manager that first looked after our property was a good dude, who helped us when he could. After a while we got a new property manager, who didn't even have the courtesy to reach out and let us know she took over our file. When we called Inflexus, no body would answer our calls and would not return. They were also rather hopeless at answering their emails. We would email, and not get a response back for weeks (if at all). We were pretty good tenants I think, didn't ask for much. When we needed something, they were hopeless at assisting with the cause. The worst thing that happened was trying to get our rental deposit back. As you may have read, they are rather dodgy when it comes to getting your deposit back. Even if you leave the property in spotless condition. Basically, I would never rent a property from this company. This business would not survive in other sectors of the economy. You will probably never get your deposit back, and you're going to have a horrid time getting anything fixed/repaired. Do yourself a favor and go somewhere else. read more

I couldn't be happier with the INFLEXUS approach to property management. My calls are always returned promptly, within minutes if not an hour or two on the same day when other property managers I've dealt with in the past may not get back to you for a week, and then only after numerous calls. Indelible work at a reasonable price with timely turnaround.They hold tenants to task on paying rent on-time and get them out fast when they don't pay. I was referred to these guys by a friend. I only have 2 rentals and wasnt sure if i needed a company rather than an "assistant". I then called to explain my situation and spoke with "Dan", whom was extremely helpful and most importantly, (to my surprise) took the time to educate me! He started my asking me questions about where im finding frustration with my current process, then ask what i was looking to improve my using a service like theirs. He gave me enough information (free of charge) to where i could have duplicated his process without having to hire them/anyone... I was so happy with the attention to detail and customer service that i said "where do i sign?!" SBMI is an awesome property management company. We rented a 3 bedroom home in Rancho Penasquitos for three years. Mylena the property manager is beyond awesome. She is very professional, responsive (answers her email no matter what time it is) and addresses any issues with the house very quickly. I can go on and on on how Mylena is, bottom line...she is the best property manager I have ever experienced. What impressed about SBMI and Mylena too is how they strike a very good balance in serving their customers, whether if it is the property owner or tenant. I highly recommend renting from SBMI or having your property managed by them (especially by Mylena!). First of all, I'm not one to take the time to write a review but I've been so impressed with the service I've received from Rick Schneck at Inflexus Management that I felt obligated to convey my thoughts to any other homeowners out there in the market for a property management company. I purchased a brand new home in North County San Diego back in July that wasn't to be completed until December. My original intention was to move into the property but military duty called and I was transferred to another part of the country forcing me to find some renters. My first inclination was to run an ad on Craigslist which I did with very limited results. Then one day I received a call from Rick who had seen my ad and he asked if I had considered using a property management company. Many of my friends had told me that was the way to go and after listening to Rick's thorough but not overly aggressive sales pitch, I signed on. His prices were much more reasonable than I anticipated and he seemed generally concerned about my property. He explained that he had a number of resources at his disposal on which to list my property and that he would send a photographer out to take some pics as part of a presentation of the property he was putting together at no extra cost to me. In what would become a common trait with Rick, I immediately received a beautiful, very professionally looking picture presentation via email of my house and the neighborhood that he wanted me to review before he began posting it on the various rental sites. And let me mention that he did all of this with no money up front! Needless to say, I immediately began receiving inquiries. With each renter's package, Rick had taken the time to put together a full evaluation of the prospective tenant with recommendations as to who I should consider first and why. This being my first time as a landlord, Rick also took the time to offer me a list of do's and don'ts to avoid many of the problems landlords can run into, all of which proved very useful in the end. A few final words: I needed a refrigerator for the house and Rick told me not to worry about it and that he would handle it. He took the time to go on craigslist and find me a cheap refrigerator that would not break my budget but also keep the tenants happy. I was also having issues with my landscapers finishing on time and Rick took the initiative to call the landscaping company on my behalf to expedite things. I 'm not sure what he said but whatever it was it worked because they finished the project in a matter of days after weeks of delays. I cannot overstate the ease of doing business with Rick and you'll get that same impression after the first phone call with him. It's not an act. He REALLY IS that pleasant and helpful! He will respond to your emails, phone calls and texts in an extremely timely matter and he really does care about you and getting the best tenant for your property. You see it, 5 Stars for a 5 Star company. I'm going to get gooshy, cheesy, and sentimental with this so buckle your seatbelt!! First, I went with another PM company here in San Diego (which will go unnamed) and they were an absolute nightmare to work with. I had four properties and these clowns basically destroyed my investment. I dropped them and tried to manage the properties on my own. That didn't last. After much research I discovered Inflexus and I went in with hesitation. For one, they seemed to be young, not that I have anything against that, but after the ordeal I'd gone through with the other company, I had high standards set. Inflexus met those standards and then some. Where to start? If there's ever an issue with my condo they are quick to resolve it. Whether it's Dan, Daisy, or Susan, whenever I or one of my tenants have a question, they get on it. Also, for the tech-savvy, their web portal is second to none and releases constant updates and is user friendly for those of us who weren't born with a mouse in our hand. 5 Stars should tell you what I think about Inflexus, but take it from me, I would HIGHLY RECOMMEND their services to anyone searching for a property management company. read more

After the lease ended, they charged my housemates upwards of $2,400 for who knows what. I don't know how so many fees accumulate in less than one year at a property. If I could give this company a negative 5 stars I would. Easily the WORST property management company I have ever rented from. Our property manager was Denise Dibisch, and it is clear that money is the only thing on her mind. On move in day, the carpets still were being cleaned, the walls still needed to be painted, and there was trash in the backyard from previous tenants. We are an easy going group of students, so we let her finish the painting and carpets at later dates that were convenient for both parties. The worst issue was when we were lied to and told that the house we were renting was "not up to code" in the garage and that they needed to do a "little bit" of construction that would last only 2-3 days....The ILLEGAL construction started on a Tuesday and continued everyday until the following Thursday...so 9 days total. The construction being done was illegal and had no permits, and the workers had no professional training. They were breaking concrete and removing potential load bearing walls, and rewired and repiped the washer and dryer, and the water heater. The water heater was installed very poorly, and had no straps on it, and was sitting on a couple wood blocks to raise it off the ground. There were holes in the ceiling and the wood planks that were placed for support were flimsy and not installed correctly. It got to a point where neighbors were complaining and the actual owner of the house had to get involved! Like many other reviews have said, it is IMPOSSIBLE to get a call back from anyone in the office because no one but the assistant (Ashley or Jessica) is ever there! The secretaries are incapable of passing along messages it appears, as the property manager never responds to any of the messages or emails sent. We recently got our deposit back and we are being charged over $500 to replace a couple blinds and 1 screen, $450+ on carpet cleaning, and almost $300 for "general cleaning". This house was not ready when we had moved in, so to lose over $1000 from our deposit is absolutely ridiculous considering the circumstances we went through with this company. Many of the landlords around state are awful but Denise, with SBMI group, was fantastic all year. All of our maintenance requests were taken care of quickly, and she didn't try and charge us for stuff that wasn't our fault. She was super fair when we moved out too and gave us almost our entire deposit back. I really appreciate all the help she gave us this year and for always being both professional and understanding. Just had a run in with Denise, who had several families show up for "available" properties just to find out she had already promised the units to people and had us there as backup incase they didnt bring payment. At least 5 families showed up and waited for her as she was 30 minutes late. When asked why she would waste everyones time, she responded with "they don't have it, until i have it", referring to money of course. Ok, so I really hate to do this to a business but... I've call so many times to try to get this issue resolved.. This is a last resort to get the wall where i'm living at painted. I've been living here for about an year now and my lease is coming up the end of this month. I keep getting emails to renew my lease but they still haven't sent anyone to paint the tagging on my wall. It has already been a month. When i first moved here my first impression was great! new carpet, new appliance... Looks like a cozy place in the hood, Im not gonna lie. I went through the first week at this place with no hot water and the stove wasn't even hooked up. No screens for my windows. Trash bin is all tagged up and still is. They didn't even give me a new one. I found out i had mold in my kids closet but that got taken care of in a timely manner. My neighbor upstairs had to wait more than half a year before he got his trash bins/ window screen/ toilet cover/ etc fixed look at the other 1 star rating on INFLEXUS. I would rate it a zero star if i could. I hope this yelp review will have INFLEXUS resolving my issue. If not BBB will be my next step. read more

We have not had a good experience with this management company from the start. We moved to San Diego from Vegas (military) and prior to moving the communication between this company and us was horrible. To get them on the phone was like damn near impossible and it seemed like the only communication they know how to have is through email. My husband asked them about all the rent, down payment, and all the essentials that was needed prior to moving out here and everything was good (so they said). So then we are on our way driving 5 hours from Vegas and my husband said there would be a lock box to get in the condo. I tried calling to get the lock box code and of course no answer so I emailed and she emailed back saying that we still owed money and that we had to come by drop off the money and then we can get the keys. (ARE YOU FREAKING KIDDING ME) I have a 1 yr old with me and my husband is driving the moving truck. Now I have to go out of my way to go to the bank get a cashiers check and then go to the management office to get the damn keys and then go to our condo. Ridiculous. What pissed me off is that this company knew when we were driving in and we kept asking if everything was good to go and no communication about us needing to give them more money was ever told to us. A simple phone call would have been nice prior to us driving to San Diego. There was ample time. Anyways so we get to San Diego we do not get a move-in worksheet, we had to ask for that of course and there wasn't a walk through with the management company. Moving forward to now (5 mths later) my husband and I are wanting to buy our first home and now that we know the San Diego area pretty well and now that I myself is working for a real estate company and in the process of getting my license I am getting to know what we should be looking for. So of course we have been trying to call for the past week to find out what we need to do if we were to terminate the lease early because it doesn't specify in our lease agreement. And a 5 minute call to answer our question has not been answered. This company is by far the worst company for communication and customer service! If I could give negative stars I would!! read more

I am the owner of Steamco Carpet Cleaning and have been Inflexus's main carpet cleaning merchant for the past 5 years. I work with a lot of property management companies and am constantly chasing down checks, but Inflexus is always on top of taking care of invoices promptly. Having stayed at two different properties with Inflexus Management now for work (one for three months and the other for half a year), the team is top notch. They have lovely properties and are responsive as problem solvers. could not be happier with the choice I made. Like a lot of property owners, there were times I second-guessed myself as to whether I could take it to the next level, if there were better ways of doing things. It came down to the fact that I needed guidance with managing property finances and other tasks. A colleague of mine recommended INFLEXUS. They led me through the minefield regarding areas I had only thought I had experience in -- operating expenses for multi-families, or whether to go with landlords' insurance, etc. Basically, it comes down to good, professional advice. Please note that this company now calls themselves SBMI Group. I am pretty sure that just about anyone could do a better job at managing properties than this company. While their name says group, it seemed as though there were only two people working in the San Diego office, and they never seemed to be there, perhaps a name change to the SBMI Couple would be more applicable. As a homeowner and landlord, I can say that this team's competency level was appalling. They would confuse themselves while on the phone, schedule meetings with others and then call me to ask why I wasn't there. When we actually had a meeting scheduled they would forget. They never return the first phone call, their billing system is usually incorrect and they could never show the actual utility bills that they would charge their renters for. They changed their name three times in the three years we dealt with them, and while that may have been due to acquisitions, it probably helped to hide their poor reputation. Also, if you have a maintenance emergency: garage door breaks or the plumbing has an issue, they will do everything in their power to get it fixed within the first 9 business days (but not sooner than 8 business days). I don't believe in most smart pills but at this point they should really try anything. Anyone, absolutely anyone, could do a better job than this company. The only reason they are getting single stars is that yelp doesn't have a negative star score. read more
