Even before I signed my lease they implied that the rent would be raised every year. That's fine, but I'm signing a two year lease which means by law you cannot increase rent until the end of the lease. She was appalled that I knew my laws and lagged on communications after that. My wife, dog Bruce, and I rented from Diana this Fall. The North Park rental was very modern, clean, and well-furnished. Diana communicated directly and up-front about everything associated with move-in and move-out. After we left, she quickly verified the condition of the unit and completed all of her contractual obligations without delay. I've had property managers who become vague and difficult to reach at move-out. I think we all have. A year ago Witt Properties took over the management of my apartment complex in Pacific Beach. I've enjoyed living in my two bedroom surf-shack of an apartment for almost four years now - my neighbors are the best. We love each other and often host potluck meals in the courtyard together. Since Witt has taken over management it's been a nightmare! Witt promptly raised our rent by $200 and refuses to improve the conditions of our apartments. They've neglected to address mold growing in our bathrooms, rotting through the floor boards and termites. They mandated we remove the plants that we loved and used to beautify the crumbling building - the actual owner of the building even said herself she loved our plants. They are currently suing my neighbor who has lived (and paid rent on time) in the complex for 12 years because he got so fed up waiting for them to address his concerns that he fixed them himself. Three of my neighbors have moved since Witt took over management because, in addition to being negligent, they're also rude and unpleasant. They have not been able to rent the empty apartments for over four months now due to hiking up the prices so unreasonably - the owner is actually loosing money because they've been so unrealistic and negligent. Paid my rent on time every month. Left my apartment immaculate. I got the carpets steamed cleaned, after I moved out. A few days later I went back to see how the steam cleaning went and there was a maintenance guy in my apartment with his TWO DOGS running around and rolling all over my newly cleaned carpet. Told Heather about it, even took pictures of the dogs. Two weeks later I get a $125 bill for flea bombing. I would assume a professional steam cleaning would kill any fleas in my carpet, regardless after finding the maintenance guy in my apartment with his two dogs how could Witt prove it was my dogs that left the fleas, or his dogs. I shouldn't have been charged for this. read more

This management team is ridiculously unorganized and they lack efficient and competent communication skills. We have been renting with them for a little over two years now. Initially, we were dealing with Laurie, whom I have nothing but good things to say about. She informed us that we needed to renew our lease and sent us our new lease agreement. We signed it after verbally communicating with her that our rent would stay the same (which is the ONLY reason why we would ever want to stay at a property this god forsaken management company oversees). After looking over the new lease a few days later, my bf and I noticed that our new rent amount was higher than what we had initially agreed upon. After communicating the error with Laurie, she sent us a new lease agreement with the correct amount which we signed again. Now here's the kicker!! For whatever reason, Laurie is not with the company anymore. Otto, the new property manager in charge of our complex, emails my bf asking why we didn't pay the full amount this month. We were baffled! We continue to go back and forth detailing our conversation and agreement with Laurie about our rent amount. We tried to go back onto DocuSign for proof, but saw that our most current lease agreement with the correct rent amount had been voided by their office. Otto has been nothing but a complete A-HOLE about this situation. He stated that because the only lease agreement they could find was the one with the higher amount, it's the one "legally in force and that is all [he has] to go on." And that if we didn't pay the full amount, we would receive a 3 day notice. I would think that after giving this establishment money for two years, they would at least hire organized or even PERSONABLE employees. We have had disputes about our rent amount three separate times because either they didn't record it or couldn't agree on what to charge. Either way, I completely regret ever moving into one of their properties and would never recommend anyone, whether I cared for them or not, rent from this management group. They are money hungry, greedy individuals who don't care who they screw over for an extra dollar. read more

I've lived at one of their properties on Centre St. for three and a half years, and Witt Properties is vile company to do business with. They want to take your money, but they don't want to be required to perform any maintenance on the units that they keep raising the rent for every year. Here's my experience: 1. My roommate died in his room. I found him and it was a rather traumatic time. Otto, then a manager at Witt, said, and I quote, "we'll have to be creative in cleaning out his room" so it could be re-rented. Bottom line, Witt did NOTHING. A friend and I had to clean out the room, find the closest relative online, get rid of all his stuff, paint the room, and get it ready to be re-rented. I also spruced up the place a bit so some other roommate would actually want to live in the space. I re-grouted the kitchen cabinet tops, bought new cabinet knobs (since there were several missing), repainted the cabinets, fixed the over-the-stove fan and light, and had the carpets cleaned. Not one dime in reimbursement. Although, a year later when I no longer had receipts, Diana Witt did offer to reimburse me. Without receipts, that didn't happen. 2. State law requires landlords (and property managers) to maintain provided major appliances. I had to wait a year with a non-functional dishwasher until they replaced it. I complained that the oven didn't work, and they wouldn't replace the stove until one of the burners burned a hole in the bottom of one of my new pans -- copper non-stick. It was lucky I was boiling water instead of oil or there would have been a fire in the kitchen. 3. The sealed 10-year smoke detectors all failed in the last year or so, so it's been that long since they've done any real upkeep on the place. 4. The did replace the blinds in the living and dining rooms, but used such cheap materials that the slats keep breaking and falling off. I have to tape them up and put them back. 5. I reported a mold problem in April 2017, and a year and a half later they have done nothing to address the issue. 6. I reported the blinds in the bedrooms are broken, and four months later they still haven't addressed the issue. 7. I reported the lock on the sliding glass door was broken, and four months later, they haven't fixed it. State law requires the landlord to maintain a "safe" premises, and on a door outside the gated compound, I don't know how they can consider that safe. State law gives them 30 days, it's been four months. 8. I told Witt I was having my fiance move in with me in April, and I know I paid for an credit check and application. Then, a few months later in August, they act surprised that my fiance was living there, and give me a 3-day notice to move out. I forwarded back to them the e-mails where I told them he was moving in, and while they took back the 3-day notice, they made me pay a second time for the credit check. 9. The water pipes upstairs broke a year ago and flooded my apartment. I had to live through flooding, and the dehumidification process for several days. It was hot, noisy, and terribly inconvenient. No break in the rent, of course. 10. This year, my new roommate moves out, and I see a water leak in his shower. I inform Witt, and they do nothing. A week later I get back and say the floor is now getting wet, and finally they show up. Then Diana Witt has the nerve to say to me something about this being the second time they had to dehumidify the apartment, like any of it is my fault. I informed them of the leak; they waited a week to investigate. 11. Ryan called me last month to say the rent was late. I told him my check is mailed automatically by the credit union, so I didn't see how it could be late. He checks the folder, and sure enough, there's my check. Someone else put it there. Typical incompetence. 12. After the crew cleans and does the dehumidification after the last water leak, I get bed bugs. OK, so you don't ever know where they come from, but the timing was very suspicious. Diana wanted me to pay for treatment, $700 for spraying or $1200 for heat treatment -- even though there is a specific beg bug amendment to the lease that details my requirements as only having to cooperate with the landlord's efforts to eradicate. She blamed me, even though I'd been living there for 3 years by that point. OK, maybe it was the new roommate -- who knows? But they didn't treat for at least 3 months and I had to suffer. I sprayed the place myself with expensive sprays I had to buy, I dusted, and tried my best, but I had to live with bites and the whole disgusting thing until they finally decided they couldn't avoid taking responsibility and treated the apartment. Maybe they don't like me because I'm gay, although the apartment is in Hillcrest. Maybe they are just unpleasant people to begin with. They like their rent on time, they like to raise the rent every year -- they just don't like to have to pay out anything to make repairs or replace worn out stuff. read more

Worst management company I have ever dealt with. While most of the 9 months I dealt with them was ok it was what happened when I moved out that ultimately led to this review. They are the most unprofessional, untrustworthy company. Diana, the owner is both a liar and extremely rude. I informed them that I would be vacating my apartment two months early but that I would pay my rent for the last two months as per my lease. Upon moving out I spoke with Diana and informed her if they wanted to show the place and could rent it earlier that they could do so but to just inform me that they would be showing it. Day after I moved most of my stuff I came back to get small things and walked in to find my back door left wide open and ceiling fans running. A few minutes after Diana walks in seemingly shocked to see me there and starts in explaining how they had entered to see "what they would need to do to get the place ready to rent" THIS IS ILLEGAL AND BREAKS TENANT/LANDLORD LAWS!! Technically it was still MY apartment for another TWO months and she is required by law to give me 24 hours notice of entry. PLUS she left the door wide open and fan running utilizing electric I was paying for! I returned to the apartment a month later to do final cleaning and leave the keys even though I still had 3 weeks left on the lease, upon walking in I found bedroom windows left wide open and fans running AGAIN! They had entered again without my knowledge. Diana has since charged my security deposit cleaning fees which after breaching my lease and breaking the law is absurd and she continues to lie stating they never entered when I have email and photo proof they did. This company is extremely unprofessional and will infringe upon tenant rights by entering your home without your knowledge. Definitely DO NOT RECOMMEND. Not trustworthy people read more

I have been renting from Witt Properties for 18months now. They are horrible property owners. Oh, they are really nice when they are showing you the property and helping you get moved in. After that, it gets horrible. The water in my shower is terribly rusty. It stains my towels, my clothes and causes me to have constant skin irritation. They just refused to do anything about it, again. Nor do they offer to replace the clothing and towels that are stained with rust. They cannot seem to keep anyone on staff to manage these properties so, when you make an agreement with one agent of their company, it means nothing. I had to get a service dog for a neurological condition and they are determined to push me out of here before the next lease renewal. I made arrangements with an agent regarding my dog and then the "violate" me- on two occasions! As if I never did. I have asked neighbors this dog never barks when I am not here, I do not leave him outside, he is with me and hardly seen by folks in the neighborhood. He is an excellent service dog. I asked for some assistance with cleaning the front two windows as they have bushes in front of them, my decreased mobility would make it a challenge, and a screen needs to be removed to clean them. I get a very rude response saying I can hire a handy man at $45/hour. Why wouldn't they want the windows in the front of the house, the ones facing the street, to be clean? I am willing to work with them, but they have no desire to do so. When I moved in the original agent that I dealt with told me I could have a washing machine. I was supposed to buy it then, but I could not afford it at the time. It is all set up for a washer in the apartment. Now, suddenly they are asking where I got permission. I should post pictures of what they call landscaping. Dried out, weedy, dusty bare patched some thing or other in the front yard. I was told there was landscaping when I moved in. The house's electrical system is outdated and not up to standards that one would consider safe and reasonable for an apartment. They have terrible customer service - well actually they do not have any. I write, I call and I am ignored. I wrote to complain about a very foul, rotten egg smell when the washer is being used and I get a threat of "when did I get permission to get a washer?" I RENTED an apartment that had a washer hookup precisely for the reason that I was going to hook-up a washer! If you are looking to rent an apartment, don't go with Witt. I have been treated horribly. read more

I had to break my lease after 6 months due to a break in. I felt unsafe and had asked the property management to work with me to see if they had another property I can move into. Since they weren't really friendly and didn't really want to work with me I had no choice but to break my lease and moved somewhere that was much more safe. They had charged me for everything. When I moved in the carpet was filthy and had charged me with it. Got no deposit back. And lost money on top of that. Very cut throat property management. I even had police reports of my break in. Would not lease from them ever again. Even when I left I had cleaners come in and clean the place. She was very friendly when showing the property but once I moved in it was downhill from there. I strongly advise that Heather and her associates are very unorganized and unprofessional."It doesn't really matter now does it?"~ Heather I went to see an apartment they had listed on Friday. Heather said no one had applied and I really liked the place so I took an application for me and my roommate to fill out. She said had a coworker was showing it the next day, if my roommate wanted to see it. We profiled out the applications and showed up to be the first ones in to see it. Her coworker didn't have the gate code or even unit number. So after I showed him where the apartment was and the key box to get in he asked me about the apartment. You're one he was showing me?! We stayed then handed in our applications/ credit check fees. Again Eddie said no one had turned in any applications. He said he would drop them on her desk that day. (As he and Heather both had off the next day, Sunday) I called Monday morning around 9 to make sure she got my applications but was not there so I left a message and was informed the place still had no one pending. At 130pm she sent me a message saying she never received my paperwork and would try to find it. At 2 I returned her call and she said that her coworker had finally drove in to drop off my stuff but place was off market. When I asked if the application that was approved was in before Saturday or not, she got an attitude and told me "It doesn't really matter now does it! It is gone and I won't even waste your time or mine running your credit. You can come get your money if you want it." It does matter. It matters because I have to worry about my safety where I am now! I am trying to move as soon as I can to protect myself and I was under the impression from YOU that I was first in line to get a chance. So I waited on my other option of an apartment and lost that one too. read more

We rented from Witt Properties at La Playa Corona for a few years simply because we were not allowed to go on a month-to-month lease after our yearlong lease ended. We knew moving would be a pain, so we stuck it out for a few years, despite them raising the rent EVERY year. The only reason this review is getting one star is because the one-site property manager Sherry is extremely helpful and really does put the tenants first. She maintains the property very well, addresses issues promptly, and does not try to nickel and dime you for everything. Diana Witt, the off-site property manager, however, is a completely different story. Even after living there for years, NEVER being late with rent, informing them if something needed repairs (which was rare), and being excellent tenants, she will attempt to make moving out a complete nightmare. She will attempt to get you to pay for anything and everything possible and will not work with you. Each year she raised the rent, would not allow for a more flexible lease, and did not attempt to make any updates in the apartment. Unless you can time moving out perfectly with the end of your lease, I would not recommend signing a lease with this company. Other than Sherry, I cannot say anything good about this company. Rent at your own risk!!! P.S. The pool is not heated and does not get a lot of sun, so it is too cold to swim in almost year round. It's nice to look at though. read more

I work for a local family owned jewelry store and handle all of our estate maintenance issues for our 5 locations. Witt not only manages the entire building where we rent our main location, but they also negotiate and deal with the property managers for our other 4 locations. Any time I have an issue regardless if it's with other tenants or something has broken in the building Witt is on top of it! I don't even have to pick up the phone. I email Diana or Chelsie and within minutes they're on top of solving the issue. They also keep us posted on work being done around the building and work around our business hours so our customers are not inconvenienced. Before getting any work done that may affect us or our customers they always ask for our opinion and are willing to change their plans! Recently they had the awnings painted on the outside of the building and allowed the tenants to pick the color! I don't know many other commercial property managers that would care what the tenants think. I have been working with Witt properties for just over 10 years and I've never had a bad experience. They are friendly, fast and get things done correctly and quickly the first time around. read more

I met Witt Properties when I purchased a multifamily asset near their business on 30th st. I was walking the neighborhood and just happened to run into the owner and started a conversation with her. Diana (the owner) knows her business which would normally be enough to say in most conversations, however, this isn't the end of the story. Coincidentally, I was in negotiations on another larger commercial building of which Diana had just walked away from. During my negotiations period for the property; the owner mentioned on 2 different occasions how impressed he was with her knowledge and skill during his previous escrow with Diana's Client. Most sellers never mention a prior escrow's potential buyers agent, or if they are impressed with a previous buyer's agent whilst speaking to a potential buyer, it's just not common practice. And even less common for an owner to speak well of said buyers agent who does not close the deal. I know I would not have said anything. Since then I have transferred management control of my buildings to Witt Properties and couldn't be happier. No more weekend phone calls at 8pm, no more having to worry about compliance with tenant legal laws, no more having to deal with deposit refund disputes. Simply put: If you're looking for a savvy property manager and Real Estate agent that is up-to-date on current real estate laws and practices in the ever changing California rental market climate, and you have property in san diego, Witt Properties should be at or near the top of you list to call. read more

I've been living at La Playa Corona apartments since August 2013 and so far it's been amazing! I toured the apartment complex a few weeks prior to moving in and fell in love. The property manager Sherry was super helpful to the whole leasing process and even lent me her dolly to help move in! I reached out to Diana about a listing that seemed perfect... only to be the most DISRESPECTFUL and UNPROFESSIONAL experience I have ever had to deal with for a property management company! After reaching out about the ad, I established a time to be shown the listing 4 days in advance with Diana directly. After waiting at the apartment for over 25 mins and sending an email wondering if she would be late. Instead there was no response. Eventually I searched and called the company office only to be put on hold and transferred over to Diana who claims to never have received my emails!!! Very unprofessional especially since the secretary mentioned seeing them before I was put on hold!!! Diana was exceptionally rude over the phone and announced that she could not show the apartment on, not only time we arranged, but the day she originally suggested! So after waiting for 30 mins to see an apartment WITH an appointment I am now not able to see the apartment for another two days. In addition she informs me that she raised the rent an additional $200 WITHOUT NOTICE! Not only was she not professional enough to email me in advance of this change but she stated that they already received 2 applications for the apartment that she wouldn't even show me at the earliest showing date!! I pulled up the emails on the phone and their was no problem with the communication. Diana had the audacity to lie to me over the phone to cover for her complete lack of professional grace!!!! We are tenants in a fairly large sized office building downtown and have been under the slumlords of S#itt Properties for several years now. Their service has always been poor, but as of late it has been terrible. I've never rented from someone/thing so unabashedly out to squeeze every last cent from their tenants and their building. Complaints fall on deaf ears and nothing is ever fixed until it has reached beyond critical mass. All of which is to the detriment of our staff, of our clients who have to suffer through it and most importantly of our commercial reputation. As they are well aware, incredibly strong sewage smells emanate from the garage every few weeks, travel up the elevator shaft and make the entire building smell like a porta-potty - which is great for new client impressions. Peoples cars, mailboxes, vending machines and at least 2 offices I know of have been broken into with little or no effective security upgrades to the building. They are not above selling us out to other vendors as well, having set up high pressure phone company sales events without our consent in the lobby (again great for first impressions with clients). They attempt to allow the restaurant in the bottom of the building to used our year round paid parking spaces for sketchy valet parkers who race through the garage. And lastly they put no money into repairs - case in point our 2 elevators have been either been broken or "under repair" 4 or 5 times in the last 6 months because they wont spend the money to actually fix/replace what is needed. Case in point, today, both elevators went down and we suffered the embarrassment of having to run down to the lobby to unlock the door and then walk our new clients up several flights of stairs that amount to little more than an indoor fire escape. These people are useless as property managers and it affects the bottom line of the companies who have the misfortune of opening up offices with them. If you see "Witt" on the building, run away. read more

Witt Properties is the absolute, hands down worst property i've ever lived at. The landlords are completely incompetant and literally will straight up lie to your face about any and everything they feel like. Diana showed ZERO respect when i brought move out concerns and charges to her that i felt were unjustified and she completely dismissed everything i had to say citing these exact words "I'm sorry we don't see eye to eye on this but I do feel the charges are justified and within our legal rights to charge. I can't get into what she said/he said......" followed by "Sherry is instructed to inform tenants that there are certain items we expect clean, not that you have no choice in the matter. But again, I'm sure two sides can have two viewpoints on what was said. Therefore we only go by what is written and what we are legally able to do. Any future disagreements or correspondence needs to be in writing now. Sorry but this is how it works. I know email is efficient. And the lease is between 3 Tenants and the Landlord. I've cc'ed Aubrey as she was in the original communication. Future corresponds, if you want to continue to not accept this, will need to be sent to all tenants and will need to be written." If you are a potential tenant or a property owner- Beware! Do your research! When this prop mgr came in, where I was living,it seemed that everything she said was a lie or incorrect. She said one thing, her representatives said another. Her reputation is one of forcing out long term tenants, doing a 'quick and dirty' on the property and doubling the rent. Someone close to the firm said that this is what she loves to do. It was obvious to me that she very much enjoyed the process of forcing us out. I was a forty year tenant and this aggressive prop mgr came in and raised the rent $1000, and did not do the things she said she would. I recently spoke with someone, near the property that I moved from, and they said the owner did not keep Witt Property Management for long. Evidently It did not take the property owner (only a few months) to see that Witt just did not get things done. In my opinion it is prudent for you to find out more before working with this company, as a tenant (they regularly raise the rent), or as an owner. Moved into their La Playa Corona building (San Diego) October '08. This was all coordinated from NY, sight unseen. Liz, the Manager at this place was great. The unit was everything and more. The property landsape, pool, BBQ and large patio area were as described. I lived their for 2 years. The property upkeep is completed weekly, including pool and lanscaping people, paint when needed and any issues with my unit (I had a clogged sink once) were with very quick repsonse time. read more

I had a great experience with this company. They were really accommodating for me when I needed a place pretty much instantly. I was living in Los Angeles and needed to start my job in San Diego in less than a week and Heather was really helpful and let me do all my paperwork from LA and pay my deposit upon arrival on the first day. Most places will make you pay your deposit to hold the apartment. The only reason I am moving is because the owner does not allow cats at my apartment. Heather even tried referring me to other apartments in PB that she managed but unfortunately they weren't 1 bedrooms. I have had nothing but bad experiences so far trying to find a new place and it made me appreciate how nice Witt was when I was trying to lease. read more

My boyfriend and I have lived at La Playa Corona apartments for almost two years now. It's the only Witt Property building we have any experience with, but it has been a good one. Our on-site property manager is great and is always on top of things. The building and property always look nice. I've seen her out in the dark picking up trash herself just so the property is always clean. She is super nice and friendly. They are very proactive with maintenance issues and everything is handled in a timely manner. We haven't had any major issues with our apartments; we've lived in two different ones on the same property. We love the location. It's close enough to Garnet and Von's and the beach, but far enough away that you don't have to sleep with ear plugs in once the bars close. The building is a little older, but La Playa Corona is definitely a hidden gem and a well managed one at that. read more

Witt Properties took the hassle out of searching for a new condo for me. I had to move to San Diego from out of town on short notice and Sherry the apartment manager couldn't have made it any easier for me. She had the place ready and cleaned in no time and when promised. This is the only place I checked out when trying to plan my move because first, it had proven to be a huge hassle trying to contact people and setting up appointments being out of town and because after dealing with Sherry, it was very clear she was on top of everything. Every time I have called her she has answered or promptly returned my calls. That may not seem like much but I've had issues with bad apartment managers in the past and that has become a deal breaker for me now when looking for a place. Aside from that, the place is very well kept. Everything from the landscaping to the pool is pristine. The BBQ at the pool is a definite plus and the free wifi was a life saver while waiting for the cable company to set up my own TV and high speed internet. Also, it's in Pacific beach right in between two bays and a mile from the ocean. What's not to love about that? read more

I couldn't be happier living at La Playa Corona. I moved in August of 2014 and have had nothing but a great experience. The small tight-knit complex is the perfect size, and the apartments are adorable. The microwaves, stoves, and fridges all just got updated too which was a really nice surprise! Sherry the property manager has made the experience of living at La Playa such an easy one. When having a problem with our toilet, she had someone come in immediately to fix it (this has been the only problem we've had). Unlike many property managers I've had in the past, Sherry stays in direct communication with everyone in the complex. She sends out emails if there's something she needs to notify us about and to remind us about rent. She was extremely understanding of my roommate and I's situation of needing to move in ASAP in August and worked hard to get the apartment ready faster. She has an awesome attitude and is always such a pleasure to run into her! read more
