I'm very happy with Simon!!! Renting is stressful and I was looking for a PM that put me at ease. I talked to the references Simon provided, and he soon became my top contender. He offered to be my singular source of contact and to secure a superior quality of renter for my 'home'. He is very experienced and soft spoken but strong armed. I took his recommendations and got the whole house painted, got new carpeting, resurfaced cabinets and pressure washed etc. I had a renter within 2 months of this process. (The only thing is Nobel Real Estate wouldn't lower the 'expenditure without approval' to below $850, so... ) I am really pleased with Simon. read more

The first time I met the agent, I told him that I wasn't working with any other agent and that he would be my agent. He followed up with me for several days, and I started working with his broker. Unfortunately, his broker was not very professional. I had already put down $300,000 and owned another home that was fully paid off and worth about $550,000. Yet the broker told me I needed to put down $600,000 to buy a home priced at $850,000 . After that, I went to another broker and got pre-approved almost immediately. I qualified for the home without any problems. All I can say is that they were not very professional. In my opinion, Simon seemed focused only on money. I felt that he was trying to earn commissions from both sides. When I decided not to use his broker, my offer was not accepted, and I was told that another offer had been accepted instead. That was my experience, and it left me feeling that my interests were not the priority. read more

Simon knows his market and makes recommendations that gets the most rent for the least amount of renovation cost. He is very hands on and the only point of contact that I have ever had. He isn't the smooth talking front man that signs you up and then passes you on to another person that actually does the work. read more

So grateful to have Simon as a property manager for my condo. The last prop mgmt company I used was a nightmare. So when I needed to rent my condo again, I hoped Simon would be better. And he sure has been! He took care of everything to get my home looking perfect to show. He is VERY knowledgeable about the rental market, and advised me perfectly on the price point to list. I have been working with Simon for more than a year now. I'm not sure where to begin because he has worn so many hats! Please read on if you're looking for a property manager, listing agent, or buyers agent. --- Hat 1 as PROPERTY MANAGER: I assumed responsibility over my family's 7 unit apartment building. Working full-time coupled with this new undertaking, it was a lot to handle on my own so I decided to move forward with hiring a property manager. I thank God for sending me Simon! For some context, the apartment building is in a low income area and was in a dilapidated condition riddled with pests, roof leaks, electrical and plumbing issues, and a number of tenants violating their lease agreements, which is just the tip of the iceberg. But with Simon's years in the field and expertise, he showed me the ladder to climb out of this deep money pit that I had fallen into. He identified habitability concerns and potential liability/litigations. It is much easier to complain and point out negatives of a situation. However, Simon's ability to see the opportunities and provide solutions is commendable. This is my first time working with a property manager so I'm unsure of how the average property manager operates, but I am impressed by Simon's tact, foresight, knowledge, and connections. Being a first-time landlord, I have A LOT of questions. Quite often, I would catch myself up late at night filled with anxiety. Within hours of texting my questions to Simon, he either will have an answer or will refer me to an expert to talk to. --- Hat 2 as LISTING AGENT: Nearly a year later, exhausted from the amount of work still needing to be done along with my savings depleted, I decided to sell this building and invest in property that would be more friendly to new landlords. Simon was able to quickly find investors, create a bidding war, and sold the building as-is even though it was in desperate need for TLC. --- Hat 3 as BUYERS AGENT: We went over criteria in detail that must be met for the next set of investment properties. Our goal was 45 days to put in offers to potential properties (this is 1 of the 1031-Exchange rules). Week after week, he emailed extensive lists of properties that made the cut. My homework was to review the links and let him know which ones I loved, liked, and disliked along with the reasons why. He streamlined the showings down to the most efficient GPS route coupled with much needed coffee and snack breaks since time was against me. At each showing, he covered the rental potential and also pointed out any areas that could be of future concern. (For example, one property had beautiful, tall, slim palm trees lining the side of the home. Simon brought up that should one of the trees tip over, it would land on the home/roof [something that I would not think of]. He calculated rough estimates to remove the trees in order to avoid that scenario and he also gave rough estimates of the repair if that scenario came into fruition.) After a month of showings, Simon negotiated, set up inspections (home, termite, structural/foundation engineer, electrical, etc), and we closed Escrow! --- SUMMARY: Reach out to Simon if you're looking for a real estate professional who doesn't just do-the-work-at-hand but can consult and help watch your blind spots for you. read more

Simon reaches out to me at the perfect time and hit the ground running. I managed my own property until I received orders to Japan and he took care of everything without ever having met up with me. Electronic documents and constant communication made this an easy transition. He immediately began working with my tenant who was moving out and began working on finding a suitable replacement while also preparing my property to be immaculately presented to keep up the value of the property. Very reasonably priced and responds immediately to ensure I'm always informed and updated on all matters.
