Please read on if you're looking for a property manager, listing agent, or buyers agent. --- Hat 1 as PROPERTY MANAGER: I assumed responsibility over my family's 7 unit apartment building. Working full-time coupled with this new undertaking, it was a lot to handle on my own so I decided to move forward with hiring a property manager. I thank God for sending me Simon! For some context, the apartment building is in a low income area and was in a dilapidated condition riddled with pests, roof leaks, electrical and plumbing issues, and a number of tenants violating their lease agreements, which is just the tip of the iceberg. But with Simon's years in the field and expertise, he showed me the ladder to climb out of this deep money pit that I had fallen into. He identified habitability concerns and potential liability/litigations. It is much easier to complain and point out negatives of a situation. However, Simon's ability to see the opportunities and provide solutions is commendable. This is my first time working with a property manager so I'm unsure of how the average property manager operates, but I am impressed by Simon's tact, foresight, knowledge, and connections. Being a first-time landlord, I have A LOT of questions. Quite often, I would catch myself up late at night filled with anxiety. Within hours of texting my questions to Simon, he either will have an answer or will refer me to an expert to talk to. --- Hat 2 as LISTING AGENT: Nearly a year later, exhausted from the amount of work still needing to be done along with my savings depleted, I decided to sell this building and invest in property that would be more friendly to new landlords. Simon was able to quickly find investors, create a bidding war, and sold the building as-is even though it was in desperate need for TLC. --- Hat 3 as BUYERS AGENT: We went over criteria in detail that must be met for the next set of investment properties. Our goal was 45 days to put in offers to potential properties (this is 1 of the 1031-Exchange rules). Week after week, he emailed extensive lists of properties that made the cut. My homework was to review the links and let him know which ones I loved, liked, and disliked along with the reasons why. He streamlined the showings down to the most efficient GPS route coupled with much needed coffee and snack breaks since time was against me. At each showing, he covered the rental potential and also pointed out any areas that could be of future concern. (For example, one property had beautiful, tall, slim palm trees lining the side of the home. Simon brought up that should one of the trees tip over, it would land on the home/roof [something that I would not think of]. He calculated rough estimates to remove the trees in order to avoid that scenario and he also gave rough estimates of the repair if that scenario came into fruition.) After a month of showings, Simon negotiated, set up inspections (home, termite, structural/foundation engineer, electrical, etc), and we closed Escrow! --- SUMMARY: Reach out to Simon if you're looking for a real estate professional who doesn't just do-the-work-at-hand but can consult and help watch your blind spots for you. read more
