They post homes and let you make an appointent to view the home when they already have many applications or even someone already approved. we have viewed a few houses. fill out the applications pay the fees, try to call and check status and they only tell you you have to wait for a text , then to be told two days later it has been rented. they should let you know before sending you the link to apply that they have applications they are processing already so they don't let you get your hopes up and waist your time. I will Not be viewing or applying to anymore homes listed by this company. read more

I had rented a "Ralston Property for almost 4 years. When it came time to move out I requested a pre-inspection. Alonso Salcedo was the person who came to inspect and he was great! Alonso arrived on time. He got down to work and completed the job in a timely manner. He was friendly, professional and very thorough. A person who does a great job deserves to be recognized. Alonso from Ralston Properties is a great employee. read more

Just recently found my new place through Ralston. It was a simple process to apply. Once approved there was tons of communication on the next steps like deposit and lease signing. There is a portal available for tenants to request maintenance, pay rent etc. There was great communication and responsiveness by the staff. The property itself looked immaculate and well maintained. I am really going to love living in my new place! Bottom line: Ralston cares about their tenants as well as the owners! read more

If I could give a zero star review I would. I applied for a property and when asked for additional information I had less than an hour to get everything together and they went ahead and rented the unit to someone else. When I called Jennifer Stepp and asked about refunding the application fee after dealing with a nightmare application process they did she would get back to me. We hung up and I immediately got a phone call back from her. It was a miss dial and Jennifer was talking about me, mocking me about what I said in the last call. When I spoke up to say how nice and professional it was to hear that she hung up on me. Dealing with Jennifer and this company has been one of the worst experiences I've had while renting. read more

After 9 years with this company our time has come to an end (we're moving back into our property). Casey and his team has been amazing!! Even after handing over the keys he has helped us out by keeping a lockbox on our door so we can easily let contractors in/out for renovations. Our house was very well taken care of over the years with our last tenant staying six years in our house. Our payments to our account were never late, communication was always answered promptly. I felt like family more than a client. We had regular inspections of our house with pictures. Anything that we ever had questions were addressed immediately. We could not recommend these guys enough. Thank you for always taking care of us and always making us feel like we were you most important client over the last 9 years!! read more

My wife and I use Ralston Team Properties as our managers for our condo. They were excellent to work with when starting out, from the welcome transparency on their website to being easy to contact, renting our place was much easier than we were expecting. Had tenants within the first two weeks of listing the property for rent. It's been about 8 months since then and we've had nothing but a great experience. They have an online portal for both the tenant and the owner where we can easily keep track of any repair expenses. We wanted something out of sight, out of mind and Ralston has been perfect. Just a deposit into our bank account every month, and the occasional email if there are any surprises. Can't recommend them enough! Definitely plan on using them again for future rentals. read more

Very odd tactics for a company. When I try to schedule a viewing for a property, they say I am not fit for the property. Keep in mind they don't have my information but it state a few requirements, that I meet. Also, they deal with the poor on Section 8,yet don't allow me a viewing. Awful read more

Casey Ralston CEO of Ralston Team Properties are very proactive. They are on top of the ball with informing you with any issues and most important with maintenance repair. After one year of hiring Ralston Team Properties life is awesome. I managed the rental fo my house for ten years myself and I always seemed to choose the wrong tenants. They really do an excellent job on screening future tenants. Highly Recommended. I don't usually write reviews but I felt it was worth taking some time to give Ralston Team Properties a glowing recommendation. Casey and his team have consistently delivered high quality property management services since day 1. I am a new landlord and living overseas, so I was very selective when it came time to find a property manager for my condo. I'm very glad I picked Ralston Team Properties. They were incredibly professional in answering all my questions and gave me confidence that my home would be in good hands. They found a great tenant that has consistently paid rent on time, have swiftly resolved maintenance issues, and have been quick to respond to all my emails. Everything has been so seamless that I never have to think or worry about my rental property, which was exactly the type of property management I was looking for. read more

After several telephone calls and emails we were unable to ever effectively connect with a realtor regarding property for rent. This was quite annoying as we were very interested in several of their properties. After numerous attempts failed to come to terms with their three creditor hard hits per person before we would even know if we were sincerely interested it was a waste of our time and energy. We will not look at any houses that they have available and we were thoroughly disappointed in their lack of communication skills as well as getting back to us in a timely fashion which was no fashion at all. We were more than qualified just not satisfied with your application process three hard-hit seriously most consumer friendly rental agencies now allow you to pull your free credit report as well as provide your income to get the ball rolling and to avoid the hard hits. Ridiculous way of doing business I hope they change their ways. read more

We have owned rental properties for 25 years and managed most of them ourselves. If I had it to do over, I would have turned all the properties over to the Ralston Team. Let THEM deal with all the hassles and get the calls on the weekends and holidays! We also own a business and understand the importance of providing professional, prompt service. Ralston team takes exceptionally good care of the properties they manage and the tenants needs are met promptly and satisfactorily. Thank you, Ralston Team! read more

Ralston Properties has been managing our home for over 10 years now. We went through several property managers that misrepresented us and did not take care of our tenants. When Casey called, we were hesitant to work with another property manager. He patiently answered all of our questions and asked what he could do to prove that he was not a typical property manager. Our tenant at the time had stopped paying rent. We were living across the country and worried about address this non-responsive tenant. Casey agreed to speak with him and explained that we were going to have to start the eviction process. The tenant moved out without the need to initiate an eviction. Since then Ralston Properties has maintained high quality tenants in our home. When the house needs to be fixed, it is promptly addressed so our tenants have a good, clean home to live in. Our tenants stay longer because of the way Ralston Properties manages the house. Considering that they manage hundreds of homes, I'm impressed with how responsive they are to our tenants and our inquiries. You can trust Ralston Properties. read more

I retained this company to manage my single family house in Imperial Beach as a rental unit. That property is my "Forever House" which I will retire into. I was wary of handing over the reins to some one else, but at the same time, I did not want to deal with property management on my own, as I had been doing. It was a successful changeover. In short, I am extremely satisfied with their service/performance. They are straight shooters. They take care of business. They do what they say they will do, which is all we want :) I liked their business philosophy from the start & hired them because of that & they lived up to it. They are not about drama. They keep everything simple & straight forward. They provide excellent reporting & financial statements; including invoices, pictures as necessary. They seem to have a stable of the best, most reliable & reasonable tradespersons for repairs/upgrades as necessary. They were responsive to my tenants. They handled a window replacement special project very smoothly. I whole heartedly recommend them & I would not hesitate to use them again. I felt comfortable entrusting my property to their care which is how you should feel with a property management company. read more

Casey and his team are phenomenal. As a real estate investor, I am always looking for ways to streamline my business. Property Management was easier when I had 1 property and now that I have more than 1, I need some help. Casey and his team took the time to explain their extensive process from pricing the rent, photos, finding the right tenant, repairs, collecting rents, and distributing payments. They are definitely going to be saving me time and headaches so I can focus on getting more deals done. Initially I wasn't going to post a review but after my second experience I decided it was necessary. We saw a property that was listed with an available date of 07/07 well after weeks of back and forth emails with little to no response property wasn't available for viewing until 07/23 because it needed to the carpet replaced. We viewed it 07/23 @ 6pm, we applied for it 07/24 in the morning and later via text saying that someone else has already been approved prior to us applying and our $90 for both of our application fees were refunded. Mind you we applied early in the morning so that made no sense. Well again we see another property we liked we schedule to view it 08/07 we apply same day. Monday 08/10 we get an email saying we needed to provide further information, we didn't respond until after 5 because it had gone to our spam I replied with the information needed and advised that we responded late due to email sent to spam. I have worked in property management and I can tell you that if a prospective tenant is missing documentation a call is made, I understand that that we are currently in a pandemic but placing a call does not hurt. Unfortunately that wasn't the case and next day a little bit after 10am we get a text that they went with another applicant. They never contacted any of our previous landlords verified employment, even run our credit, they claim that they do a background check that takes time and is costly but never did any of that to our applications. At the end all they did was keep our $90.00. We ended up going to another property management company who approved us within 15 minutes. Lesson learned stay away from Ralston! read more

The Ralston team is superb! My wife and I moved to Hawaii for government jobs and Casey and team took care of renting our house within a couple weeks. Casey and team offers quick, profession property management service. One stop shopping for every situation including ensuring all tenant issues, maintenance and any repairs are addressed quickly so that small problems don't grow into big ones. We threw a lot of unique and special circumstance on Casey and team. They have exceeded our expectations and hit a home run! We are very pleased over the past year of great service. After my second set of tenants vacated my rental property I decided to hire Casey upon recommendations from another property management company that was too far away to take care of my house and the fact that I was way too busy to be completely dedicated to attending to my tenant's needs. Casey has been nothing short of outstanding from the beginning. He will ALWAYS respond to your emails or texts promptly. Over the last several months my property had several plumbing issues that eventually led to a flood. Throughout the whole process Casey was on top of it keeping me informed and attending to my displaced tenants. If you decide to hire Casey and his team to take care of your property or whether you're looking to rent, look no further. Thank you Ralston Team Properties for your continuing hard work and dedication. P.S. Casey, you still owe me a beer! read more

A property showed up online available to Apply and obviously I was searching and in need so I applied! After 3 days without hearing anything I call to get any update possible on my application. Yet I was told it's not available to apply yet I would have to view the unit 1st then apply afterwards. I let them know I already applied and they had already taken my $45 so that didn't make sense. They told me there may have been a glitch in their system and so to wait a few days and it would alert me when I could set up a viewing and continue with my application if I wanted to move further. Needless to say it went another two weeks before I heard back and by then I had got approved somewhere else so I called Ralston team to see if I could simply be refunded since it was a glitch in their system that allowed me to apply in the 1st place then wait forever. I was told absolutely not they don't give refunds on application fees but congratulations on finding my new place & she hung up on me. I work in property management and we absolutely refund any apps that aren't processed!! How could we keep money for doing absolutely Nothing for you?!?! So I find this extremely rude and wrong! read more

Hands down the best property management out there. I wouldn't use anyone else and I have shopped around. Their business model just blows all others away. 1. They pay you before they collect rent. 2. I cannot recommend the Ralston's highly enough. We've owned investment properties for several years now, and have had our fair share of headaches. What I love about the Ralston Team is that they take care of all those headaches, so you don't have to. They take excellent are of the properties, and make sure to only place tenants who do the same. The biggest selling point for me is that they guarantee the owner gets paid by the 1st of the month, even if the tenant pays late! If you've ever dealt with slow paying tenants, you know - this is HUGE! Overall they take care of things really well, from finding good tenants through to reporting and payment. Ralston has managed our property in San Diego this year and we have been thrilled with their services. It was important to us to have a team nearby the home since we cant travel so much due to Covid. Finding a good company is tough because there are a lot of options. We decided on Ralston after speaking to the owner and appreciating that they are specialized in servicing the area. Highly recommended to give them a try if looking for a company that won't bring as much stress as managing on your own. Since bringing them on, we have had zero stress working on tenant needs and house maintenance. One of the best decisions we could do this year and I wish we had brought them in for 2020 too. read more
