DO NOT WASTE YOUR TIME. I submitted an application for one of their properties in Golden Hill and this company need to be more knowledgeable on how to calculate Gross income. I submitted my 2 most recent pay stubs that clearly state the Gross amount for each paycheck. It's simple, you would add the Gross amount for paycheck # 1 + Gross amount for paycheck # 2, then divide that by 2, and then multiply by 26 = Total Yearly Gross income. Even easier, as shown in the paystub, you take the current YTD Gross income, then divide by 12 or 11 (as of current since December hasn't ended), to get monthly gross income - which I CLEARLY make over the 2.5x rule. For some reason, they don't understand that and are calculating my HOURS instead. I asked them to explain the reasoning behind their calculations and all they said was: "That's how the company calculates." Absolutely Ridiculous. They can't even explain the reasoning behind her actions. No place does this! I'm completely stunned at how this company operates. On top of it all, they reply back saying "We got another application already submitted" as if to say, "Stop bothering me, you already got denied." Very poor communication skills. Furthermore, I even asked them to follow up with HR at my company so they could easily verify my information, but did they do it? Nope. I have requested a maintenance in my property due to a rodent problem and I have not heard back it's been over a week. it is extremely upsetting how we never have any complaints but when the one time we really need assistance we are ignore. I just moved in to Casa Serena apartments. In the first week the tub wasn't draining properly. I called Cindy and within two hours maintenance was there and it was fixed. More importantly I would not be in there at all if not for the hard work of Cindy! I had to get out of where I was staying and let me tell you she worked hard and fast. She guided me through everything and was patient. Lots of hurdles because of how quickly I needed to move and she was on it. My daughter and granddaughter and I love our new place ! They got me from viewing to moved in only about a weeks time, very accommodating during the process. Every time I've had to interact with the property manager it would be at the most inconvenient times. I work M-F and would continuously be contacted while working even though I told them not to. No 24 hour notice when someone needs to enter your home. My initial experience was good then at the end horrible. Do better. read more

Don't' waste your time, because THEY WILL!! I attempted to rent a 2 bedroom unit from Waltz Properties and was put through a gambit of unnecessary requests. It was explained to me that they want "the best of the best"! My reason for denial was that we did not submit a notice to vacate. Over the course of 3 if not 4 weeks of trying to rent this unit I was asked to provide the following: Birth certificates and social security card copies for my son. A screenshot of my work portal showing the dates employed (this was after I not only provided emails and phone numbers to my immediate manager and payroll clerk. I also provided a 800 number to corporate with a free code for employment verification.) I was told the 800 number was not used because the process was long and might require a fee at the end. We paid application fees for both myself and three children, I would think they could have paid the verification fee from our paid application fees. After providing all of the requested information they wanted a copy of our current lease. I provided this. I explained we are military and as such were month to month. My husband was coming up on orders and would reside in the current property temporarily packing and prepping to deploy. I was then told even with far exceeding income requirements, with our "ALL GREEN" payment history and very good credit scores (yes they ran them on my young adult children as well) that because my husband would not provide notice they would not rent to us. I expressed he would provide notice once his orders were cut, our current landlord would then take whatever payment they needed from his pay. If you understand the military as Waltz Properties claimed they did you would not ask a service member to be homeless while waiting to deploy to satisfy allowing his family to rent. If you need a place to stay avoid Waltz Properties and rent from someone who actually cares about who they rent to and not just checking a box. Kyle is the freaking best. Was difficult to get in touch with him initially. But I wanted the place so bad so I stayed persistent. When I did get in touch with him, the process to sign the lease was completed within 48 hours. I love my place. Kyle also responds to any inquiry/issue very quickly. I DONT KNOW WHERE TO START!! First of all the property owner/manger kyle is the best. When looking for places online we sent an email expressing interest and he called the same day. He was professional, friendly, energetic and kind. He set us up with an appointment ASAP and personally took time to come out meet us and show us additional properties. At no point in time dod we feel pressured or coerced to commit or sign anything. He was honest about prices and other places in the area. The on sight property manager for the chalcedony property is also the best. Dustin is so sweet and always available to help by phone or in person. They both check in to make sure you're doing ok and make themselves available as a resource as needed. So helpful and flexible when it came to the signing of paperwork and payments once we decided to move in. They use online payment that you can set up for autopay between more than one person/card which is beyond convenient. Now to talk about the apartment itself. BEAUTIFUL!!! Everything inside the apartment id brand new and perfect. The hard wood flooring, the kitchen, appliances, bathrooms, balcony everything. Theres tons of storage in the one bedroom apartments and so much natural light. the complex has a very European feel to it and again everything is newly remolded or in the process of being remodeled. The complex is always sparkling clean and feels extremely safe which is important to me when I'm alone at night and my boyfriend works overnight. The insight laundry is another plus! All new machines I want to say theres at least 6 of each washer and dryer, never had a problem with availability. And its all app driven. No need for quarters or cash and the app alerts you when your wash is done. Company with integrity and a fun loving spirit. Would recommend 10/10 times. Ive lived in san diego for 9 years and this is by far my favorite spot and best experience I've had so far. If you're considering JUST DO IT l, we couldnt ve happier. read more

Do not waste your time on trying to rent from Casa Urbana. I tried to rent the small studio that they rent as a 1 bedroom. My reason for denial was they could not reach my last rental property due to the property going out of business. My income and my credit score both were above what Casa Urbana required and I have no evictions. I was told I need to speak with the management office which I did. Management was suppose to call me back after he look into the situation and I never received a call back. This company just want to take your money and gives unconventional reasons as to why you are denied. read more

I had a viewing for a unit yesterday at 9:30am, I went to the apartment complex and there was no one there. I called the man I set up the viewing with, he sent the call to voicemail. Later He sent a message saying he over slept and asked if I was available on Sunday. I texted back saying yes and what time, but got no response. Today I sent a message again asking if there's going to be another viewing of the apartment. Hours later he responded by saying "Good afternoon Aisha." He completely ignored the question! My experience with this company has been very weird and unprofessional. I would give this place 0 stars if I could. read more

Extremely unprofessional. We reviewed the criteria (they never went over it) and knew we were beyond qualified. The PM only communicates through text, and was looking for reasons to deny us. He tried to deny us because we were going to pay rent at our current place and the place we wanted to rent from them despite an agreed upon move in date (Immediately.) had to speak with his operations manager. At this point, she said she felt like the relationship was sour (we were nothing but patient and polite) and denied us for absolutely no reason at all. PM tried to deny us because he couldn't get a hold of one of our references (but spoke to both our work bosses, and we provided alternative references.) They both tried to talk us out of wanting the apartment by telling us it's a disastrous construction zone. PM said window replacement would take 6 weeks. Went by the next day and they were already done. Extremely sketchy from the start. I should mention that we have absolutely perfect credit and rental history. (Lived in the same apartment for 6 years.) Absolute discrimination against us. Even offered a rental app refund before we were denied. Clearly saving the apartment for someone else. While Kyle was very nice, whoever is in charge of approving tenants is ridiculous and discriminatory. I provided all my bank statements, LLC documents, business return from 2020, all the pet documents asked for, but because my personal return for 2020 isn't ready yet, I was denied tenancy. Upon their request, I sent them my 2019 personal tax return, which was pointless because they still denied me. I even offered to pay 3 months of rent IN ADVANCE and I was still denied! Oh, did I mention they also ran my credit score? My credit is 736. All of this information wasn't enough to approve me. This is completely ridiculous, management wasted my time, and they refused to speak to me directly. If given the chance, I would have explained my 1099 was issued to the wrong name, which is causing a delay in completing my personal return with my accountant. All in all, a horrible experience, I would not recommend you apply to any of their properties unless you're prepared to give them mountains of documents and get turned away after getting your hopes up. Edit: in case the owner responds, I was NEVER informed that if I did not have my 2020 personal return, I would not be approved. In fact, I was led to believe I was in good standing and would be approved. read more

I can't say enough good things about Linda who manages the property in Vista! She's a real professional who is genuine, detail-oriented, communicative/responsive, and follows through every single time anything comes up-- She really is the best! This property is a little older, so naturally there are things that come up--but between Linda and the crew of people she works with, any issue gets addressed very quickly (and very well)! Grounds are always kept clean, greenery is well-maintained and any issues get resolved quickly. The maintenance team is awesome and always do such a great job! The people who work to upkeep this community are honestly one of the best parts of living here! read more

Kyle and his team are awesome - they are super responsive, professional, and well...nice! Kyle always gets back to me, even on weekends, and all of his techs (especially Andres) are totally on it. My place is a new reno and I love it. The Walz team went over and beyond before move-in from speeding up the reno, to great communication at every step, all the way down to letting me pick out curtain rods and getting custom surfboard address numbers made on Etsy. Be cautious renting from Walz. They will come up with every reason possible to keep your deposit. When I took possession of the unit the floors were so dirty The bottoms of my feet were black after walking barefoot for a couple of hours. I had to clean the unit myself. I have included a photo of the cockroaches under the kitchen sink. When I gave my notice to move out I asked for a pre-move out inspection but required 48 hours notice. However, the next day, someone came to our apartment while we were away without any prior notice. They were caught on our security camera and a photo is included in this review. A police report was filed. When Kyle did make an appointment for the inspection he went through the apartment and the only comment he made to me was that I needed to thoroughly clean the apartment or I would be charged a cleaning fee. You will see from the photos attached the unit could not been cleaned any more thoroughly than I left it. However they charged me a fee to have the unit cleaned. There would have been nothing for their cleaning service to clean. They also charged me for broken slats on the blinds. This happens in every apartment because the blinds they install are so cheap and sun rotted from excessive sun exposure that by just having your windows open if a breeze comes through it can snap the slats off. So they are essentially having blinds replaced by unwitting tenants. The only valid charge was freshening up paint in some areas. Cover your tracks with this group! read more

My roommate and I were in a bind and had called Kyle previously for another property, it didn't end up being available but he told us to call him again and he'd keep an eye out for us. He ended up finding us the perfect apartment, as soon as we walked we loved it and told him we wanted it. He really advocated for us and was in constant communication until move in day. Where do I start about Walz Properties! My wife and I have lived at the Casa Victoria Apartments since July 2019 and since we moved in we have had nothing but a terrible experience. Around August sometime my wife and our new born came home one evening and noticed our floor was covered in Termites we spent a good hour or more cleaning all over they were found in our living room on our couch our baby's toys and in our bedroom. I contacted the corporate office to explain my issue and was informed they would send a company out to fix the issue. When the company showed up they didn't do anything besides look at the termites and then tell me there's not much they can do cause they don't know where there coming from. That's a lot of help thanks for nothing. As days went on more and more termites showed up I called the corporate office again and they didn't do anything the second time and the last final time I called there response to me was I need to be patient and if I didn't like where I lived I could break my lease. And mind you I was speaking to someone that claimed to be one of the owners! So let me get this straight your an owner of a property and one of your tenets have a termite infestation and we're suppose to live in that environment sounds really professional to me. Since corporate was no help I then began to look around to see if I could find the issue and luckily I did the termites were coming out of the wall and the termite company came back out for the third time to only patch up the little hole they were coming out of so which means they didn't do anything and why is that you may ask! Because Walz Properties is a cheap company that doesn't do anything for there residents and there main concern is saving every penny they can. After the termite issue was addressed a few weeks went by and I came home to a note/letter on my door stating that they won't renew my lease and my family and I have to move out. I've tried calling to speak with the corporate office and no one returns my phone calls I guess my best bet is to pay them a visit since they want to hide. Oh so what else took place while living there? So two weeks ago it decided to rain and my wife baby and I were all watching tv and I started to hear the sound of dripping so I checked the sinks and there was no signs of a leak and then I noticed over by our window my wife's laptop and out fan is soaked because our window was leaking and once again I've tried contacting the corporate office and what can you guess no answer. You guys are a joke and it's sad you'll have your residents go threw this crap even though we pay you every month to live in a supposably good remodeled apartment. The reason why there's so many on going issues occurs is because going back to Walz Properties being cheap and not wanting to spend a dime on a reputable remodeling company. Oh and let's see we can't renew our lease but almost everyone that lives on this property is in violation of there lease agreement and what I mean by that is it states that this property is pet free community and half of all residents have a dog I personally think this company should be taken to court due to breach of contract. But I think my best bet is to take this company to the media and expose them just so other people don't make the same mistake I did and live under this company. read more

It has been a pleasure working with Walz Properties thus far. We just moved into our new apartment at the beginning of the month. We really appreciate the ease in communication with our on site manager Kyle, and the prompt responses to our small maintenance requests. The application process was short and simple, and we were approved for the place within days. We sent a message to Kyle on Friday about a few things we noticed needing attention from maintenance, and we got everything handled by Monday morning. We got quick responses from the main office when setting up online rent payments, and were given everything we needed to settle into our new home. They even included a "Welcome Home" gift with small essentials like TP, laundry soap, and bath soaps. Based on our experience so far, I would highly recommend renting from Walz Properties. My wife and I first moved in to the residence in September of 2016, when the management was under Karla and Conan, things were great. We had fast service calls, they were very accommodating in regards to our parking spot at the time. (had a huge cement pole that hindered us from parking there if the person in the spot to the left parked like a jerk) Conan and Karla made it possible for us to park temporarily in another spot until the pole was removed (3 weeks later). We decided to sign an extension of our lease which I realize now should've been month to month after reading all of these reviews, and we had another 6 months there. That is when the issues started. 1. We had literal feces and bits of toilet paper come up out of our bathtub drain while my wife was taking a shower, maintenance chalked it up to the fact that we share pipes with people around us, GROSS. 2. Our bathroom sink was having problems draining, we heard a sprinkling sound, I pull out the things underneath the sink to our whole pipe busted and our walkway to our bedroom almost flooded with water, we called Kyle and maintenance and were told to just shut the water off until the next morning while we had water ALL OVER THE PLACE. 3. What really drew us out and made us want to leave sooner was a huge leak in our bathroom. (explained to us that our upstairs neighbor left the water running) management told us that maintenance will have to cut out our ceiling to drain the water out that was sitting up there and would take all day. My wife was going to take our dog so that maintenance could work, and we got a phone call less than an hour later letting us know that it was "taken care of". I am an asthmatic and they required us to leave a humidifier in the house to dry up the water, when we told them that it was unsafe for me to be there, we were basically shrugged off. (mind you, our lease ended literally a month from this happening, we requested our money back and advised that we would be out before the beginning of the month due to the health hazards and we were shot down.) FYI, this place is dog friendly but there is a lady that constantly harasses tenants about their dogs barking during the day, (apartment 27) we personally received three separate notes from her WHILE WE WERE HOME saying our dog was barking and we'd need to control him. (OUR DOG WAS NOT BARKING, HE DOES NOT MAKE ANY NOISE WHILE WE ARE HOME). My wife and I decided to buy video cameras for the house to monitor his barking, turns out, he only barks when the LITTLE KIDS IN THE COMPLEX constantly throw their ball against our door/wall, or when someone comes to the window and makes loud noises like a typical dog should do, he reacts by barking. This lady even went as far as calling the humane society for our neighbor's puppy that barked throughout the day and she was warned that if he does not stop barking, they'd basically come and take the dog. None of the neighbors or our dog barked crazy hours of the night, they are DOGS in a DOG COMMUNITY and management did nothing about this girl who constantly harassed all of us by writing notes on our doors. We are also not "allowed" to have anything on our front end and were talked to about our water delivery which requires us to leave our bottles outside for a short time, yet this person leaves their bike out EVERY SINGLE DAY. If you want to deal with unprofessionalism and shitty drainage (literally) then this is the place for you. Otherwise, stay far away, there are many other nice places in San Diego County that treat people better. One positive thing I will say about our last 6 months there was our ONSITE manager Harry who was constantly respectful and was always understanding of the dog barks and was communicative about our move out. So thank you Harry for making a bit of our stay tolerable. read more

Do not even consider the obviously planted "good" reviews for this company. They are criminals and deserve to be out of business. Lived at their property in Golden Hill for 3 years. Had to move after a year and half because my apartment was flooded with COCKROACHES. I talked to the owner and told her and she said she thought it sounded habitable. Roaches were constantly on my feet and sometimes getting in my food. On top of never recognizing or compensating us for this, they continued raising rent while improving nothing and never having a property manager available to help with anything. In 3 years they had 7 property managers. Lastly, don't expect them to get back to you quickly. I repeatedly left voicemails and emails that went unreturned when I needed to talk about bigger issues related to the apartment. The last kicker was when we went to schedule a walkthrough before leaving the apartment. They not only stood me up for the appointment, but they did not call until the following day to apologize and try to reschedule. They will lure you in with competitive prices but do yourself a HUGE favor and save yourself the pain I went through with the shadiest company in San Diego. Worst decision ever. read more
