    3 years later and Walz Prop still a complete disaster. No working laundry for weeks. Notice of rent increase. We were supposed to get amenities and what did we get - a bike rack. What a joke. These guys are the worst

I have NO idea what changes have happened at SDPPM in the past 9 years. I think if you understand that as a landlord in CA that the property managers exist for the benefit of the tenant only (not the landlord paying them) then you'll be far better off than I was. I was ignorant of a lot of things as I was an accidental landlord and didn't have a ton of knowledge (hence hiring someone to handle it all for me). They rented my 700 sq ft condo (2 br, 1 ba) in University Heights to three people. A couple and a third person. That third wheel changed several times over the course of the one year I rented my place before selling. I was never notified of tenant changes. My neighbors kept me apprised. I allowed pets with prior approval. They had none upon signing the contract. A few months later, they had several and had started a dog-sitting business out of my condo (again- my neighbors let me know). When I contacted SDPPM to fix the dog-sitting situation and the lack of prior pet approval by me, they acted like it wasn't their problem to address. The tenants also allowed the dogs to pee on my enclosed balcony (upper unit). There was a clogged drain spout they were using to wash the piss down, but they let no one know (to my knowledge) that it wasn't draining and it flooded the unit below. Again, SDPPM acted like it wasn't their problem to handle. Took months of back and forth to resolve. I gave up, decided to sell the condo at a loss and SDPPM reported the final walkthrough was all okay. My realtor then walked through and found a broken window, so I had to go back to SDPPM and get the window replaced. Overall, completely unimpressed. I hope this helps, given the age of my review. I should have done something about breach of contract for allowing/ not knowing/ not caring about the dogs and dog-sitting service, but honestly didn't think of it. I just wanted to be rid of them as my property manager.

Since 2018 I've been HARASSED, fighting them in a court of law just to lose to white privilege. I lived in this apt owned by Richard Westfall for FIVE years and let NUMEROUS things go under radar so don't do that yall! When they want to throw you under the bus they will. I suffered roaches, fleas, mold, no work order receipts ever and barely had anyone come out when I requested a service. These people are thugs and will stop at nothing to get your money. You have a winery, multiple HUDs and a rental property company to manage them, a trust -- I don't know any people who need money that have trusts, and loyal dogs to do your dirty work. Stephanie was the biggest WITCH to me and for reasons unknown lol I was literally so nice and respectful to her every encounter and she was always ALWAYS rude. Are used to pay my rent early, not bother them about anything, ask for them to do stuff and when they wouldn't I wouldn't make a stink about it when I should have. It's disgusting the things that are permitted against renters and in the court of LAW. If I could give them negative infinite stars I would and I would've sued long before they tried to get me. It's a ploy to stay rich, get/force money from the poor black folk you rent to. I never even had a credit check they just took my money and let me move in. Please take a moment to view the 2 week process it took to remodel a single bathroom that still contained mold and toilet water carpets because they weren't replaced unlike my neighbors but that was only because they moved out and they were able to raise the rent. But they had just raised mine and in California you can't raise rent twice a year and they didn't want to wait so what's the easiest way? To tell me they're not accepting money from me anymore but let me sit in the house for two months without an eviction notice or allowing me to pay them. Like huh?? These are pathetic people. They had my ex-boyfriend's little brother pursuing my case at the law firm they hired, The neighbor and their employee (Stephanie) sniffing around my apartment to see what I was doing. The few positive reviews that the leasing office encourages people to do are usually of people that tour and don't live here or they just moved in and haven't seen their true colors. Everything about the leasing office still stands (i.e. they're not actually helpful, they ignore tenants, etc.). This review is about my move-out experience. We didn't get any of the deposit back and I won't be fighting it because my mental health is worth more than the deposit but it's still infuriating. This is so people know what they're getting into upon move out: First, they never showed up to the pre-inspection Monica from the office scheduled. I had to stand around the maintenance office to ask them to come do an inspection 2 days before I gave the key. Jose did not mention anything needed to be addressed, he never sent the report (I had to get a copy printed when I turned in the keys) and just said "make sure there is no trash". So imagine my surprise when they charged for cleaning. I paid a professional service, and asked Jose on what I should address that the service may have missed for me to do it. Second, and this is a big one, they do not repaint between tenants. They will charge for paint regardless of how long you've lived here (I lived here 3.5 years). They expect you to touch up the paint and then charge to repaint anyway, because it's not "move-in ready". We did touch up the paint but ofc it didn't look new because we are not professional painters and we had been there for 3.5 years, we were literally painting over normal wear and tear. So know this going in, you will not get a freshly painted place even though it's "luxury". Third, we're being charged for a subpar paint job that painters they hired did. Our door was improperly painted and the number plate had paint they splattered on it. So we're being charged for that as well. So please heed my warning, I don't say any of this lightly. Including my move out statement so you see I'm not lying. It's VERY suspicious that the charges are exactly $500 (with me needing to pay $6~).
