Unfortunately Utopia Property Management is the worst property management company I've ever experienced. When they took over our property everything seemed great at first. Our agent was quick to communicate and get things done. Over the past year they've fallen so far. Here are some issues we've dealt with. - scheduling repair appts with the most unprofessional repair man I've experienced. Scheduled an appt to fix something simple. No confirmation for days before. They contacted me day of while I was running errands and told me they were instructed to move on to the next appt. Then we got a $100 missed appt fee from Utopia. They wouldn't budge on it. - Their software system charged us rent twice in one month. We call to straighten it out. They say we'll have to wait over 2 weeks to get a refund. I spoke to someone in charge down at their San Diego office and he said he would review it. I call back days later after not hearing from him and he blows me off, tells the office lady to tell me he's busy and can't talk. Never followed up. We have our bank back the charge off, then Utopia charges us $29 for a "return payment fee". I call to straighten that out and it takes weeks for them to finally agree it was their fault and waived the fee like they were doing us a favor. THEIR software took our rent money twice and basically stated they were withholding it for two weeks before we could get it back. How does any of that make any sense? - we had a sprinkler line that was cut, assuming by the landscapers since they're in charge of landscaping. Reported it to Utopia that every night it sprayed out a ton of water and shot all that water to the guest parking, making our guests going out to a nice wet car that dried with hard water spots. Took over 2 months for them to finally fix that. - most recently we've been without our dishwasher, which was included when we moved in, for going on 4 months. One day it just leaked all over the kitchen, thankfully we were home when it happened and immediately dried everything. We contact our agent and nothing. It took weeks to get someone out to look at it. The repair man stated we'd need a new dishwasher and reported back to Utopia. Since then we haven't heard from Utopia. We attempted multiple times over the past 3 months and still have no working dishwasher. This is our current experience with Utopia Property Management and Jeanette Rodriguez. We take great care of our home, have never been late/missed rent, and are receiving absolutely horrible care from Utopia Property Management. Make sure your decision is informed. read more

This management company, for renters specifically, is trash. I cannot speak to how it is for owners, but as a tenant, I cannot get a hold of anyone to give me a straight answer on questions I have. It is literally like pulling teeth, trying to get ahold of someone that knows anything about my complex/unit. After living under this company for three years, I will never recommend this business because it is absolutely atrocious. In the 16 years of renting apartments, I have honestly never experienced anything like this from a property management company. To put a cherry on top, they have such a high turnover rate of employees that when you do find someone willing to answer questions, or at least get back to the tenant, they leave the company. Over the course of our tenancy, we have dealt with repeated administrative errors, misinterpretations of our lease, and a general lack of attention to detail. Most recently, Utopia attempted to raise our rent prematurely, citing an auto-renewal clause that clearly did not apply to our lease term. After we pushed back -- using their own lease language and payment history -- they admitted the mistake and corrected it. This was not an isolated incident. Previously, Utopia attempted to take action against us while our lease was still valid, forcing us to spend time and energy defending an agreement that should never have been questioned in the first place. That situation directly caused a delayed payment, yet there was no acknowledgment or apology for the disruption they created. The pattern is concerning: * Errors made by management * Tenants forced to catch and correct those errors * Minimal accountability once mistakes are proven To be clear, once confronted with documented facts, Utopia has corrected their mistakes -- but tenants should not have to repeatedly police their property management company to ensure basic lease compliance. If you rent through Utopia, read your lease carefully, track every payment, and document everything. We have learned the hard way that doing so is necessary. Do not give your money to Utopia and do not rent from Utopia. We are moving out due to the landlord selling the house. After our lease ended, we switched to month-to-month utopia texted us and asked when we think we will be moving and we responded. We will probably be out of here in March. THEY NEVER RESPONDED or reached out back to us until they got a request from the new place we are trying to rent for tenant history. Mind you utopia took over a week and a half to even get back to me or the new landlord that needed my tenant history. They are basically unreachable and will never answer the phone or respond. when they reached out, they said they noticed that we haven't put in our 30 day notice even though they asked us when we were going to be moving out and we told them and now they are trying to make us pay for next month's rent. These people are scammers. They will steal your money and they are also liars. Do not rent from this company unless you want them to lie and steal from you. And this doesn't even begin to touch on all of the things that they failed to do as a property management group. read more

I moved into an apartment littered with roach feces, which means they rented me an inhabitable apartment. I went to the city and they told me to get a lawyer. Now, I'm here. Utopia is the most wilfully incompetent property management company I've ever rented from. Recently, a toilet pipe broke, releasing human feces into our carport. They sent a plumber to fix and clean up, but they left all the feces. When I called Utopia, they said there was nothing they could do. It's a literal pile of shit they refuse to clean up. Another instance of how awful they are is when my upstairs neighbors' shower started leaking, which came through my ceiling. They sent a plumber out to fix it the next day, but mid-job, they called him off, leaving the neighbors' shower taken apart and a giant hole in my ceiling. When I called to ask why and when another person would come to complete the job, they had no answer for me and said everyone was in "meetings". All maintenance is a nightmare with Utopia. Save yourself the headache and never rent from them. I regret it. read more

* RENTERS BEWARE * I have rented with Utopia twice in the past 6 years. Both times they have charged me abnormally high fees for maintenance and security deposit. At the first property I rented with them I was charged for *replacing* (not just changing the battery) 4 smoke detectors when there were only 2 in the house, on top of a high cleaning fee - even though I had the place professionally cleaned before I left. I had to dispute this to get this lowered. At my current property we were charged for 4 hours of labor (~$400) when we put in a maintenance request where the worker was only present for ~30 minutes. We wanted him to check for water damage but he came to unclog a sink (it wasn't even clogged at this point). I would only rent with Utopia out of real necessity and even so I would be very careful when dealing with them. They WILL try and squeeze extra money out of you without remorse. DO NOT WORK WITH UTOPIA in San Diego The maintenance team is absolutely miserable to work with. I can only ever get a response from them if I call 3 or 4 times and send at least two follow up emails. Whenever I call even if its 10am, 2pm, or 4pm they are always on "lunch." I have NEVER worked with a more unprofessional company. We have at one point in the past 10 years had 4 different rental properties, all of which were managed by Utopia Management. The experience has been great. Their maintenance department has saved us money through the years, not to mention saving us from the hassle of attending to repairs ourselves. We have had excellent managers, too, and Ryan Schlesier in particular has been an excellent and responsive communicator and can-do manager when all the various tasks related to owning a rental come up. We feel their rate is very reasonable, it's a small percentage of the rent charged, because they screen and select tenants and deal with all the legalese of the leases. We have had a few hiccups with tenants, to be expected, but never had trouble navigating the issues because Utopia guided us through them. We chose Utopia after interviewing 3 companies when we bought our first rental and through the years we have been very happy we chose them. If you are looking to buy a rental property, especially if it's new for you, this is a great way go. read more

428 S Date St, Escondido, CA I went to see this unit it had a busted hot water line in bathroom and water was gushing out for awhile this flooded the unit. Then the bedroom roof is leaking water and floor is soaked with water. The rep showing the unit didn't know what to do or who to call. She tried calling her supervisor couldn't get anyone to help her. Also they don't mention there was an extra room right next to the back door that is attached to unit the rep didn't know anything about this room. They has strict credit score but the unit is not liveable. This tells me they don't check the property they are responsible for by the owner. read more

unfortunately, we applied for a unit managed by Utopia Management and they failed to disclose that utilities were NOT included within the rent/total cost to the tenant until we paid the $65 application fee totaling $130. They said it was on their website that utilities were not included but it was unclear and not transparent in their advertisement for the unit. they also failed to notify us during the tour of the unit. we would not have applied knowing this information and feel like we got scammed with their false advertising. read more

I reached out to Utopia Management again emailed Johana, Andrew, and Vanessa regarding the poor management of my home and negligence when it came to my property and am yet to hear back and doubt I will. Johana responds to comments on yelp but won't acknowledge what was done to my home. They act like ignoring the problem will make it go away. If any homeowners need context please message me and STAY FAR AWAY FROM THIS COMPANY unless you want poor management, negligence, and below average service as was the case for my home. I spoke to and corresponded with their Vp Andrew Schlesier who didn't want to settle with me for the damages caused because he didn't see "gross negligence" even though I have in email an employee from Utopia admitting the person managing my home was let go because she wasn't good at her job. Let that sink in. Anyhow, to continue bringing awareness to this terrible company and saving others like myself from their ineptitude I plan on bringing this issue to light via the media and any other outlets including social media campaigns until people know what kind of business this is and people who operate underneath it. The customer service is more than lacking And only shows the low value of this businesses service. At 11:34am on 8.27.24 I contacted Utopia to understand their vendor acceptance process the receptionist was not friendly and it seemed that she was bothered by just a having to take a phone call from a human being. I hadn't finish clarifying her last statement before she simply hung up on me. I thought we had become disconnected but when I tried to call back she or their answering service simply would not answer. Very rude, I would not want someone like this repressing my company at all. In fact I would fire that person on the spot for treating another human being that way. This false information resulted in my vehicle being towed and left me with out-of-pocket expenses. When I raised the issue, Utopia Management refused to take responsibility, instead hiding behind HOA rules and signage--rules their agent assured me didn't apply. Utopia does not care about the health or safety of it's tenants. Unit leaked from roof for 19 months. Unit had no heat on move in. Unit shower pan cracked and leaked into downstairs for years. Everything rusted. Oven rusted and not operational, sinks rusted with holes through to see the cabinets peeking below, five types of hazardous mold, garage door not to code- no panic release and OFTEN the power shuts off. Nothing to do with cleaning. I have the move in sheet from prior tenant Massa on 5/1/2010 Utopia knew about all the lack of maintenance for more than a decade and never repaired or maintained a thing. There is no sludge in the sink- the white enamel is worn off down to the black metal and there are holes rusted through the sink- Samantha knew about this as did Kylie and Ed your maintenance guy. Hundreds of complaints in your portal and 80 emails about getting the condo up to code, all ignored by Utopia staff. Please post your move in photos- not the photos from 2015 used to show owner removed the worn carpet. My lease has 6 point font to hide Utopia's legal intentions to defraud tenants. However, as soon as we signed a contract with them to manage our property, their communication completely disappeared. Now, I can't get in touch with anyone. The whole reason we wanted a management company was to avoid hassles, but Utopia is the biggest hassle of all. Became a Tenant under Utopia Management August of 2023 and my experience with the company has been stellar. Everyone I've spoken to from Utopia has been professional and has helped me in numerous occasions already. The most recent being Celina Speck. She responded to my ticket quickly and walked me through the whole process with patience and with great communication. There was a short delay in addressing my request because the Owner of the property had to sign off on the repairs. My Wife and I are really happy to be where we are and Celina has made us even happier. This place is the absolute worst company in the world. Do not hire them to manage your property. They hire people who do not know what they are doing and this ends up costing you a lot of money in the end. They lack the decency to return emails and then when they mess up they say "oops not our responsibility." Use any company, but them. When I sold the property I requested them to disconnect the trash service. The account manager told me they would do it. They never did and I got stuck with two months of bills after the close of escrow. My husband and I live in an apartment building that switched property management to Utopia a few years ago and they are NOT helpful at all. They are extremely hard to reach and often don't respond for days. The only thing they are fast about are any maintenance requests. And while this is appreciated, it would be nice if they were consistent with all needs aside from maintenance. Our upstairs neighbor is extremely inconsiderate and disrespectful. We have filed several complaints and nothing has been done. Our washer and dryer cost were raised $1, but doesn't even work efficiently. I reported this to Utopia and have no idea if the dryer was serviced by the vendor. Why should we have to pay double for it to work properly? If you are looking to live somewhere managed by Utopia, I highly suggest you don't. You'll just be constantly frustrated. read more

Hi I just wanted to come here to post my review on this company. I spoke with Denny three times who was very rude, well rather dry and dull. She told me that I had to apply first in order to view the property. I along with my 3 roommates applied for a property in Lancaster, CA. Paid $45 per application /$180.00 total and still have not heard anything back. She stated that she had to process applications in the order they came in. Well it's a month later and still nothing. Not even a call back to say we were "declined". She had my mother (co-applicant) to send in additional information via email, still nothing. Luckily we were blessed with a huge ranch, that didn't require all the waiting and lack of concern for prospective tenants. The customer "service" here is beyond pathetic. I lived at one of their apartments for 15 months. First, if you are considering signing a lease with them, be aware that they have an "auto-renew" clause that states if you continue to reside at their residence after the year, there is an instant renewal for a full year plus a 5% increase in the rent. They will NOT allow you to go month to month after that. I have rented in various cities for 30 years and never have I seen that. I tired to work with Vanessa on this but she was incredibly rude and not helpful or even somewhat compromising at all. Luckily, I was able to "break" this lease because of my complaints directly to the OWNER and they released it without penalty, much to the chagrin of Utopia. The reasons? Keep reading. First there were the roaches. I have documented PROOF of all my requests that I made to eradicate the roaches which I noticed within the first month. Note that at least 3 other units besides mine also had roaches. At first, they were responsive, but the exterminator only put bait down and did not spray. So this went on roughly for the next year. Back and forth and never resolved. I was so frustrated with the lack of results, that I went into the office in person to complain calmly and explain. I was assured they would take care of it. Of course nothing changed. I was told to "be patient" and that the treatment would work "eventually". Nope. I tired on my end to work with them, but they were not responsive. Next was the hot water. For the first 2 months I was there, I had to let the water in the shower and sink run for 5-10 minutes before I got hot water. Extremely slow to respond and it was several units, not just mine. Next up was my stolen bike. I had a $1,200 mountain bike that I had double U locked to a fence INSIDE the "secure" parking area (fenced in). The thieves broke into the parking area and literally cut the iron fence it was locked to. I filed a police report. I noticed that they have (still) at least 8 cameras on the roof of the apartment complex and several of them are aimed at the parking garage part. The police asked me to request the footage. When I went to Utopia for this request, I was told the cameras "have not worked since they acquired the building." So none of them were actually on. What a deceptive tactic of security. When I got my claim form the insurance company it was for $400. The bike was 1 year old with little wear. Moving onto the dog feces. In the front area of the "lawn" near the street, there was the constant smell of dog poop and urine as soon as you walked on the front lawn....all the time. It was disgusting. They did nothing about it. I'm sure if they had to experience that sight and smell everyday at their house they would have paid more attention, but did not care. But the final straw came when it was time for me to move out and this is what forced me to write this review. After discussing with the onsite property manager (nice guy and NOT associated with Utopia), I was told the owner was allowing me to "break" this lease. I gave my 30 day notice. I actually moved out 7 days early and paid an additional $500 to shore up those days in rent. I THOUROUGHLY cleaned the apartment floor to water damaged ceiling. I kept my house tidy and clean all 15 months I was there. California state law REQUIRES the landlord to return the deposit with a clear explanation of all deductions within 21 days. Of course they did not. On day 22 I filed a complaint with the BBB (#22369685) demanding my deposit. Then suddenly they replied claiming (which is clearly a provable lie), that they had put the check and detailed deduction document in the mail 3 days previous. They did not. See the dated check and dated postmark that shows it was the same day I filed the BBB claim. (Honestly, do you think people are that stupid?) When it finally got to me and i read it, I was FUMING! They basically ripped me off by withholding over $550 in "damage fees". I couldn't believe it. The itemization list was created in a sloppy and confusing format. I was being charged some $80 "deep cleaning charge", suddenly the tub needed to be refurbished (was filthy when I moved in) and noted it when I first moved in and I have the pictures to prove it. They claimed there were lightbulbs that needed to be replaced (nope not a single one) and the stove drip pans were full of grease and I literally never used the stove once. The ceilings of this place were already water damaged stain and it appears that they charged me to paint it! Utopia gave my BBB claim a very weak rebuttal and I refused it. This is what pushed me over the edge though. In their rebuttal, these slumlords had the nerve to imply that I was somehow responsible for the roaches and that was because of the condition when I moved out. Victim shame much? How dare you! ROBERT SCHLESIER is who signed my deposit (attached) and VANESSA PALACIOS was my customer "service" person. Awful. read more
