The application process was extremely smooth as well. I was able to secure the property very quickly, and the move in paperwork process was made very convenient. After moving in, Garrison went above and beyond in finding me a different parking spot that would better fit my truck, and responded right away to any other questions I had. I would give this company zero stars if I could. In all my years of renting, this is the worst management company. They are incompetent and only know how to raise rents and charge for unwarranted moving out penalties. The mold in the closet was the final straw. The rental property was sold to Cal Prop several years ago and they did nothing to maintain or clean the grounds. The so called "on site laundry unit" was always dirty and one of my neighbors found an unhoused man sleeping in there. Repeated attempts to work with the building managers (5 of them during my time) to get a new washer and dryer, clean the grounds regularly, and change the locks were met with nothing but useless promises. Many communications and photos were sent to each of the building managers and lies about bimonthly cleaning services were met with increased rent for no additional amenities. I highly advise anyone considering Cal Prop and their rental properties to think again. If you want to live in a dump and pay high rent, move in. There are so many better management companies and beautiful places to live in San Diego that are affordable. Don't waste your time, energy, or your money. read more

I normally don't write extensive reviews, but my experience with this property management company was troubling enough that I feel a responsibility to share it fully -- for the protection of future tenants and property owners. From the day I moved in, the unit had major unresolved issues including water intrusion, mold, plumbing failures, leaks, and a nonfunctional wall heater. For more than six months, management repeatedly told me these repairs were scheduled, only to later deny the conversations ever happened. It was dismissive, deceptive, and felt intentionally misleading. The VP, Melissa Y., was directly involved in many of these discussions. She repeatedly assured me repairs would be completed, then later acted as if those conversations had never taken place. Long-term neighbors confirmed this was a pattern -- Melissa often avoided communication, did not follow through on major repairs, and according to several tenants, failed to relay urgent concerns to property owners. Maintenance staff and neighbors also told me the building owner -- a man in his 90s who lived locally -- was completely unaware of many of the ongoing issues because tenants' reports were not being passed on. Tenants said they had to approach him in person for anything to get addressed. Based on these conversations, it genuinely seemed like both tenants and the property owner were being taken advantage of. I was told the unit would be "ready to go" before move-in, but it was anything but. When I arrived: The window screen was on the floor The bathroom drain plug was sitting on the counter The carpet hadn't been vacuumed The walls were marked and scuffed The blinds were broken And there were signs of black mold All of this was documented on the Statement of Condition, yet none of it was fixed during my tenancy. Throughout the year, I dealt with: Mold and water intrusion Multiple plumbing failures A leaking, cracked toilet tank Broken blinds A failing wall heater Clogged sinks Outlets that didn't work Due to the habitability concerns, I previously filed a formal complaint with San Diego Building & Safety as well as the California Department of Real Estate, both of which substantiated the issues. Based on what occurred at move-out, I will be filing additional complaints due to the lack of required coordination for the move-out inspection, and the unreasonable, unsupported deposit deductions that violate both the lease and California Civil Code §1950.5. After a year of dealing with this, I began searching for a place closer to work. The day after another property manager completed a reference check, this company issued me a 10% rent increase -- despite no other tenant in the 10-unit building receiving one. The timing speaks for itself. Before moving out, I requested and signed for a move-out inspection. No one ever contacted me. No inspection occurred. I moved out after thoroughly cleaning the unit -- carpets shampooed, walls wiped, and appliances scrubbed -- yet I received only $800 out of my $2,000 deposit. They charged me for: A toilet replacement (even though it was cracked at move-in and documented) Blinds (already broken and listed on the SOC) Carpet cleaning (despite the SOC stating the carpet was not new at move-in) After pushing back for weeks, they refunded the toilet charge -- but only because I provided overwhelming documentation. The property manager even sent photos claiming the unit was not clean, showing dust on the refrigerator, dust on the ceiling fan, and mold in toilet water -- which naturally forms when a unit sits unused, especially in a building with documented mold issues. It's also worth noting: the overly positive reviews for this company do not match the experiences I had or the experiences of my neighbors. Many long-term renters hinted strongly that those "positive" reviews were written by people associated with the company. If you value honesty, proper communication, and basic habitability, I strongly recommend avoiding this property management company. They were unresponsive, misleading, and repeatedly failed to take responsibility for issues that began long before I moved in -- and based on what I've seen, both tenants and owners deserve far better. read more

I lived in a property managed by Cal-Prop for a year. The move-in process was smooth, the home was well maintained, and the neighbors were great. Any issues that came up were quickly handled by the maintenance team. I had planned to stay for several years, but unexpectedly lost my roommate, which put me in a very difficult position. Managing a sudden move while also helping organize services and processing the loss was incredibly overwhelming. Cal-Prop, and especially our property manager Hobie Maney, were understanding and supportive throughout. They waived certain charges in light of the circumstances, which was a huge relief to both me and my roommate's family. After move-out, I noticed a charge on the final statement that didn't seem accurate. I brought it up, and Hobie immediately resolved it in my favor. When you choose a property manager, you're putting a lot of trust in someone who can significantly affect your day-to-day life. I'm grateful that Cal-Prop is such a solid company and that Hobie is such a stand-up person. I highly recommend them. read more

I never leave reviews, but this time I felt it was necessary. I would give negative stars if I could. My roommates and I recently toured a property with this company, applied, and were approved. During the tour we had asked if our 2 cats needed to be registered as support animals prior to the move in, to which the realtor said he would check with his manager and let us know. Upon being approved for the apartment, we sent a follow up email about the cats just to check in while we prepared the deposit. The next morning we received a call from the realtor stating that our applications acceptance had been rescinded due to "malicious intent", stating that we had lied about the status of our two cats which absolutely never happened. The realtor even recognized that this never happened and when we asked to speak with his supervisor he let us know that they had already given the place to another group of applicants before even discussing with us. Extremely unprofessional and extremely disorganized. If you are wanting a smooth process or just a company with basic human decency, do not use this company. read more

I applied for an apartment through Cal Prop (7/1/2025) and had a terrible experience from start to finish. After submitting my application and $40 fee, I was never able to get in touch with any leasing agents -- no one answered calls, emails went unanswered, and the voicemail inbox was full. Eventually, I realized the apartment was taken off the market without any notice. When I called to request a refund of my $40 application fee (which should automatically be refunded if not used), the office told me, "we don't do app refunds." That's simply not legal. Under California law, if they don't provide an itemized receipt showing they actually used your fee (for a credit report, background check, etc.), they are required to refund it. After going back and forth with someone named Kurt Do, he finally said, "OK, I'll submit you for a refund," but acted like he was doing me a favor. It's not a favor -- it's the law. This company operates with a lack of transparency and accountability. Be very cautious with Cal Prop -- I honestly question whether they're just pocketing application fees without properly processing them. read more

This was by far the worst experience I've ever had with property management. They were dishonest, unreliable, and consistently went back on their word. Living at their property was a nightmare. When I first moved in, there was no cold water. Despite multiple complaints, it took them ages to fix the issue. After returning from a month-long trip, I found that while I was away a maintenance worker from Cal Prop turned on the heat building-wide, causing my apartment to overheat dangerously--my place was nearly uninhabitable. The excessive heat also led to a huge spike in my electricity bill, but they flat-out refused to take any responsibility. The worst part, though, was dealing with a neighbor who constantly harassed me. Management initially promised to let me break my lease and get my deposit back. But when I decided to take them up on that offer, a new manager had taken over and denied any knowledge of the agreement. I was forced to finish out my lease, and despite the fact that I was moving out due to harassment, they made no effort to compensate me or return my full deposit. This company is heartless, unprofessional, and exploitative. I'm just relieved to be out of there. Avoid at all costs. read more

Their listing agents and management are non-responsive when you have you an issue and if you go to their managers as a last resort they get upset. I was threatened to have my lease pulled or made nonrenewable.... The minute they made the threat I backed off and found a new place. I lived at the Daisy Hill(aka The Daisy dump)Cal-Prop and also the former mgmnt Jensen Prop, they do not care about tenants. I had so many problems in my unit on multiple occasion. Black mold in the bedroom, then black mold in the living room. They damaged the carpet and cut copper pipes in my unit. There were copper shaving everywhere. I was out of my units for 3 weeks, they did not care about my personal belonging, nothing was covered. My place was worse when they were complete. They check the living rm wall for mold but not the bathroom that is the same wall. I wanted to move to another unit they said ok but my rent amount would change...300.00 more to live in a dump. My back steel/security door rusted off the hinge yesterday, and not having a security door with a 1st grader made my mama-heart nervous to say the least. Thankfully, my property manager, Eric Paulin, is amazing and immediately put in the service request. Francisco Garcia with the maintenance team took measurements this morning and by this afternoon, he calmed my worries with a beautifully installed security door! Not only was he a pleasure to have working at the house, he also helped protect the area around the door to ensure our safety and keep the critters out. Before introducing their selves, I got bettered with qualifying questions before I could even say a word. I drove by a couple of places and what they are asking for in rent is unbelievable. Trash, road kill, people high as a kite. This was in the decent neighborhoods. I can only imagine what the middle to lower class neighborhood or have to deal with. I live across the street from the lemon ave property and thought moving would be easier for me since this place is very close to me. As simple as it is I asked for a tour to compare the place with other properties that I have seen so far. Kerry Davis responded to confirm you have a credit score of +650 and x3 income to receive a tour!!!!!! Just say I do not want to leave my desk so people would leave you alone lol I have had 6 tours so far and no one has ever responded to a tour request like that.
