Carmen convinced us to move ahead with renting an old and ugly condo promising everything would of being fixed by the move in date. 3 years later still dealing with same old issues. Lies, lies. An honest review coming from the home owner herself. I finally decided to move forward with hiring a property manager in this area to help me manage my duplex. At first, Carmen seemed charming with her words and made me feel like she would take care of everything. She renovated our unit in January of 2024 and completed it in March and promised me it would be rented out by April at the latest. It is now October. I received 2 text from her to lower the priced in which I agreed too, but still no bites on a brand new reno. We started to get suspicious so we finally went down there ourselves just only to see the unit has been completely neglected for at least 6 months. See video attached. The communication and work ethics with this company is a nightmare. Also, for our other unit that she renovated, she did not bring it up to code as I requested and now we have to pay for them to gut out and redo the work, costing me extra thousands of dollars. Her Handymans and contractors did not build the bathroom vents to exit the house properly. Highly would not recommend. read more

A terrible, terrible company. We rented from this company for 6 years. When we moved in, the agent was two hours late showing up, did not have keys to the apartment, and offered to break in through the window to open it up. The apartment was filthy and virtually every appliance and faucet was broken. We had to clean the place ourselves and it took months to get everything fixed that should have been working in the first place. When we moved out, they dodged all of our phone calls and emails. We tried setting up a move out inspection to see what we needed to do to get our deposit back, but they barely responded to emails, and their phone number listed everywhere had been disconnected for months. We scrubbed the place clean prior to moving out. They sent a 3rd party to collect the keys and do the inspection, and he commented on how clean and good shape the apartment was in. According to the lease we signed, they were supposed to give us a list of anything that needed to be done to get the full deposit back, which they did not. Home team charged us $600 for painting and cleaning. Their big argument for the cleaning cost was "exceptionally filthy" toilets. I've attached pictures of the toilets from the day we handed the keys over, you can see just how "exceptionally filthy" they were. We were also charged for a dirty fireplace that had ashes left in it, a fireplace we did not use once in 6 years (I personally think it's redundant to have a fire place on southern California, but that's just me). We literally had a cabinet in front of the fireplace the whole time. This is a terrible company. Any time we needed repairs at the apartment, they would send out a handy man, and we had to request they stop doing that because he would come out with a friend of his and his friend would stand there and stare us down and scope out the place. Don't deal with this company at all, avoid them, it will save you tons of headaches. read more

If I can give a zero rating, I would. I regret even suggesting this property management company to my partner. I came across this company on Facebook when I helped my partner search for a new place to move. We checked the area, and everything looked perfect. He applied since he didn't want to keep looking anymore, considering the site was clean, and everything SEEMS to be working, BUT we were wrong. After signing the lease, we slowly started moving his stuff from his studio to the new duplex. A week has passed we started noticing issues such as the washer drum making squeaky noises when spinning (my bf hasn't used it again after that happened as he wants the maintenance to look at it first). Second, the water dispenser from the refrigerator isn't dispensing water, and when we checked, the water filter is fine. I feel disappointed on my behalf of my partner because I was the one who found this place. I want him to live comfortably there until he gets assigned to a different state again. Yet, no one answering any of his phone calls nor his emails concerning the issue with the 2 problems I have mentioned above. Now I get why people gave this company poor ratings due to their poor customer service. FYI, it only has been a week, and this is the kind of service my partner has gotten as their tenant. ALSO, when he was moved entirely in the place, the key for clients to access the place (self tour) is still there and still hasn't been taken out, and the paint buckets and other construction materials as well is still there. They didn't bother checking the place again before completely renting it out to make sure the new tenant won't have any problems. It seems like they just took my partner's money and you're on your own (as far as what most of the reviews I've read on here). read more

Attention all homeowners! DO NOT let this company manage your homes! They are nice and very precessional at first. But you will not get your home back how you originally started with. They do not care for your home, only care to collect their portion and partially manage the property. Owner and his associates don't answer phone calls or emails regarding any issues. Things will get done to your home without your approval, homes are not inspected in their care and major damage is done to your home. Our home was a non smoking home, our tenants clearly smoked. When we started business with this company we told them that we only wanted it to be a single family home(which they said wasn't a problem), turns out many different adults and families lived in our home at a time. We wanted inspections done every 6 months but none were done under their care. read more

I haven't had a hot water for 5 days. But that's not all... The day we went in to sign the lease they told us the fridge didn't work and they would not replace it. So we bought a fridge... for our rental. The day we moved in, they told us the garage flooded... Luckily they hire an independent auditor to walk through the home between renters. The auditor found pages worth of issues that included things like broken light switch, broken fan, etc. HomeTeam has this list and chose not to fix any of it until we moved in and found out everything was broken. The first time I used the washer and dryer we realized the dryer did not dry at all. They've sent out 3 different technicians to fix it. All the technicians recommended replacing it. It's still not working and HomeTeam still won't replace it, because it's our problem, and if we want dry clothes we should buy our own dryer. Our dishwasher stopped working. We told HomeTeam and they sent someone out who said and I quote "yea it's broken". Then I sent three separate follow up messages over two weeks before being told that they can't find a replacement dishwasher anywhere. And now there's no hot water.. they sent a tech out and he said the water heater needs to be replaced. So they sent a plumber out to confirm. The plumber agreed that the hot water heater needs to be replaced. So HomeTeam overnighted a part in an attempt to fix it.. the part showed up. The plumber came out and installed it and it's still broken. Hindsight's 20/20 though, because when we looked at the ads that got us to rent this place we noticed that almost all of the appliances had been swapped out and were cheaper versions of what was advertised. TLDR; We have a gorgeous view and almost no working appliances. The annual amount we pay for renting this HomeTeam property is over $50,000 per year. I'd hate to see how the HomeTeam treats renters that pay less than what we do. read more

I scheduled a tour of a property in IB on Saturday, for today at 10:00AM (Sunday). I received a confirmation e-mail, which in turn asked me to confirm. I did. I showed up at 9:50, and waiting until 10:15 ( there was also another family there with 2 young children). No one ever called, texted, or e-mailed us about a cancellation. I have another showing in Spring Valley in an hour. Hopefully someone shows up there! I don't want to be making appointments and driving around San Diego, if they continue to no show. I will give them one more try. I will update on my experience. *UPDATE CEO Called me and let me know there was an issue with the agent becoming ill. CEO stated he'd like to help by having someone show the house, or he would come do it. Great customer service!! read more

Steer clear if you can. Put in a maintenance request and you'll be ignored for a few weeks. Put in an emergency maintenance request and you'll be told it's not an emergency. And the construction workers that do show up have been stoned, stink and careless. Leak? Refrigerator not working? Deal. We pay almost 3k a month in rent and this is the service we get. The staff is catty, unprofessional they do. not. care. Upon move in the staff had ZERO information or ideas about the property. Everything was "figure it out yourself" and learn as you go when we had questions. read more

This is the worst experience I've ever had. They don't even deserve 1 star. The only positive out of this is the lady upfront named patty, she basically has to cover up for all the other "team" members, by not returning calls, once they know your phone number and are trying to avoid you they will not answer the phone and it will go to voicemail and they will never return your call. Now the real negetive part. I saw this house in Chula Vista at 1287 Calle Candelero, which on the ad said it was ready to rent on 5/2/18 and after we got qualified they said we can move in on the 5/12/18 . We had some issues with qualifying due to some errors in job verification for my kids. So I payed 35 for each family member the first time and then I payed an additional 35 for my two sons again I said fine let's get this process over and done with so on 5/11/18 I call Chun Wakita and asked him if we needed anything else as far as paperwork etc, And I'll quote him "no I have all the paperwork and it all looks good" I asked him if I can move in Saturday which was 5/12/18 he said " I will try and expedite the process to have you moved in on tommorow. I was happy and excited and I went to rent a big uhaul truck and loaded almost all of my stuff from my townhome in eastlake. My last day to move out was 5/11/18. Saturday morning comes I keep on calling the office all morning long, so finally I just drove down to their office in eastlake and met with the maintenance manager and this is where "home team" started acting like no team, she had no idea what was going on and even told me that the house was NOT ready yet, which she wasn't sure if the home owner had even done a walk thru or the home needed cleaning etc. I just about lost, but I kept my composure and said it's fine the home owner will probably do a walk thru on Monday 5/14/18 . So Monday comes around, keep in mind I still have a huge uhaul and a smaller uhaul fully loaded and me and my wife spent the night in our car and my kids spent the night at my wife's brothers house. So Monday comes around and we call home team and finally get thru to Carmen, she said we needed some more verification and also said she needed a picture of our dog and wanted to know the age and wieght of the dog so she can submit it to the home owner to see if they will even except the dog. She also said that the homeowners mother had been in the hospital and that was the reason for the delay. So we got all the paperwork for the dog and she said to give her two more days so that she can verify with owner. Wednesday comes around my uhaul trucks are still loaded. Me and my wife have been sleeping in our car, and going to work, Carmen had not even called us to give us an update we were the ones who constantly had too call to her to get updates, at this point were emailing her and said the homeowner had not done a walk thru. We even went to the office to see if they would see that we were stressed out and maybe they would have some sympathy, but instead she acted really rude to us and told us we just have to wait.Thursday 5/17/18 comes and I took another day off from work so that I can get two storages because this process was taking longer than I expected. I also turned in the uhaul and it was like 428 for the bigger & 278 for smaller one also the storage for two units . I called hometeam and no one returned my call. Friday comes 5/18/18 They tell us that the homeowner had not done a walk thru we went to the office and for the first time I saw Chun wakita he just popped his head out of the conference room looked at us didn't say nothing and shut the door. Me being a man felt very disrespected. we rented a hotel the whole week and it cost us 678. Monday 5/21/18 still have not moved in and have not received any response from home team and finally Carmen informs us that the home owners mom had died & she was unsure if she was going to rent the home after all, and that she had not done a walk thru. At this point we had seen another property on Ares way that home team had and we asked patty that we wanted this property, she told us no one had seen the property or was applying for it, so we were the first one to pursue this property. Since we were already qualified I was like ok finally we can move in. Fast forward 5/23/18 My wife calls me crying and angry at carmen, she said she showed up at the office of home team and talked to Carmen in person and this is where Carmen acted very unprofessional and said " we can't promise you you will get that place either because their could be other people in front of you on the list and they would get priority. We felt discriminated and felt like this property management does not like us and does not want our business. We have been nothing but patient and had to humble ourselves With the living conditions and all the extra money we had to spend, just tell us you don't want us to rent from you. read more

Worst renting experience of my life. Calls are not returned. Maintenance requests are either ignored or even better, accepted but the property manager can not be reached. We HAD a driveway. Keyword is had, they built a house in our driveway but never returned our calls and feigned ignorance the entire time it was happening. If you're down for headaches, this is the company to use. Absolute joke. Hot water heater went out. Took hours before I finally got word that they hadn't even been able to contact a property manager, not even maintenance, a manager. HOURS. I am an owner of a rental home in Chula Vista and used Home Team to find me a tenant and manage the property which they did. After about a year the tenants were upset about something and very rude and threatening. To my astonishment Home Team sent me a certified letter stating that they are re-signing as the property manager. I called them and explained that my wife was recently diagnosed with breast cancer and I had no idea of how to evict a tenant especially since they were the ones who placed the tenant in the first place. Home Team was steadfast and refused to solve the problem but rather handed me the mess. I explained that the problem was the tenant not the owner but the explanation fell upon dead ears I wouldn't touch them with a ten foot pole. read more

Well, I have been floored by the way Carmen has mismanaged our property and disregarded our situation. One of our cars was towed due to not having a parking permit. We have tried numerous times to change the account. After being unsuccessful due to the account being locked to another previous tenant, she went ahead and denied this was her responsibility. We called and e-mailed letting them know the issue we never got a reply. Now our car was towed again and Home team has not taken responsibility for their mistake. This has been a nightmare to deal with. Our car still in the tow yard due to their mistake and they don't take responsibility to fix this. They are excellent at taking our rent witch we pay on time every month. Now they tell us it's our responsibility to fix this. We are at a boiling point . This was not our fault and they don't take any responsibility in their negligence. We are starting to think this is a character flaw we should have seen in the beginning. After talking to other staff they don't point the finger but as an agency they don't know how to fix their mistake. It's not the mistake she made it's the way they are not taking responsibility to make it up. I can say we as renters have done everything possible to give them the opportunity to fix this. Extremely disappointing way they neglect in taking responsibility over an issue we have been dealing with since we moved in. It has been two weeks since our car was towed and still yet to have them fix the issue. Now the fees are staking up and we will have no choice but to take legal action. If you are looking for a place to rent don't go with Home Team go somewhere else. Carmen is a nightmare to deal with. read more

Long overdue: Shun Wakita's team at HomeTeam Property Management company have been phenomenal. Shun, Carmen & Spencer have gone above and beyond to fit my family in to their busy schedules (they manage a plethora of properties in the area) and have always made us feel attended to. Whether it's with getting all your paperwork copacetic, getting appliances repaired, or questions about the properties, they came to the rescue. Shun, Carmen & Spencer always were prompt and thorough with answering my emails and addressing my concerns. Not only are they fair, but most of all, very reasonable: making sure that the owner of the property and the tenant, are engaged in equitable and upright business arrangements & agreements. Lastly, Spencer is outstanding in responding to issues with maintenance & repair. Long overdue review. I moved out of the property i rented from them in Chula Vista a little over a year ago. Getting set up Shun helped every way he could and worked with me in many ways. During my stay i have had nothing but professional prompt encounters with my property manager Ysela. Any maintenance request i made online were taken care of within 48hrs. On move out i did have to pay to get the place spotless but i went through they're suggested people and got 100% of my deposit back. Truly no complaints from this team of professionals. read more

The price is too good to be true if you are renting from them. I would suggest spending an extra $200 a month on a different company rather rent from this company. The $200 being to maintain the house as the contracts are written so that you have to maintain the house for them. read more

I can't stand this company and if it wasn't for the fact that we had to move in a hurry so I could start school we would have never rented on of their properties. A total lemon of a house!!! Why is our air conditioner still broken after well over a month? Why after you found out it was broken and caused our electric bill to shoot up over $800 for the month, why is it still not fixed? We are paying high rent for a 4 bedroom in an HOA, and you can't even manage to get the AC repaired. It's supposed to be over 100 degrees all week and we can't even get you to answer the phone.... So frustrating! We keep leaving messages.... Anyone know a better way of getting them to do their job? read more

I only worked with this company for the last 3-4 months of a residential lease and they were great! Responsive to fixing any issues. When I received my security deposit back, I had a few concerns, and Mike and Tanisha worked with me to come to a fair agreement. They were very responsive and very honest. I won't recommend HomeTeam Property Management or Wakita Yo specifically to others because they really didn't put customer's need as 1st priority. In short, I made 3 appointments with Wakita Yo, and 2 times I called him 3 to 5 hours before the appointment and he said No because of some issues. I understand the issues, and I understand if it happens only 1 time. But 2 times, really? If I don't call him in advance on the appointment day, I probably would go to check the place and be locked outside of the community. How hard is it for an agent who works in this field to call customer in advance to save time and frustration? Hope you can improve your service quality, have a good day. read more

I tried to give a ZERO star, but I digress. ISSUE ONE: I initially signed the contract Feb 2014 for 18 months. In Feb 2015 I received a letter from HomeTeam stating that my rent will be raised an additional $65 beginning April 1, 2015. I went to their office and asked since I am still under contract how is it possible to raise my rent? It also was not written anywhere in the contract that they had absolute authority to do so, neither was it implied. They "gracefully" changed the amount back to what our contract had stated but it has left a bitter feeling.... ISSUE TWO: March 2015 We recently received orders to relocate to another state so I immediately notified HomeTeam of our intent to move. I provided them everything: Orders, a letter of intent, copies of military IDs and our move out date of April 20, 2015. A few week past and no one contacted me regarding my prorated rent for April 2015. It is now March 30th so I contacted them and I was told that I would have to pay the FULL amount and then be reimbursed when my deposit is returned. I asked if they had that in writing and is that company policy since it is against the California Renter's Rights. I asked the receptionist to have a manager call me.. no calls as of yet.. I would never recommend them, well maybe to my ex. No, I couldn't do that to her. read more

I was given the name of HomeTeam by another property manager with 5 stars who was too busy. He suggested I call Shun, "a good guy" . The Yelp reviews at the time were a little scattered. I have since heard the Shun is active in professionally so maybe that was the source. My first impression was excellent. Shun called me back immediately while attending a funeral. This sounds like a business that prioritizes you highly, right? The property is cute, well-maintained and happy, easy to rent. The property manager was complementary, said they had a pool of vendors for repairs and a gardener who would cut the small area of grass, trim the hedges "as needed" and keep an eye on the place. I had managed the property for 8 years myself with great, responsible tenants and a few repairs, mainly pet-related. This tenancy had more repairs in 18 months than there had been in the previous 8 years: stove, fridge, leak under the washer, stopped up garbage disposal, replaced ceiling fan, replaced toilet, and more. Communication from the company was not terrific. I would not necessarily get a notice when something was repaired or a reply when I asked for specifics, just an invoice with the monthly statement. I like good maintenance and prevention but also good records of what has happened. I decided to back off, and jus trust them to do their job. With all these repair calls you'd think there would be occasions to connect with the tenants, give them some guidelines and limit some of the problems. I did think the tenants were doing an impressive job of getting HomeTeam response when I couldn't and hopefully with all this attention the house was being kept up. I learned that the manager didn't visit the property,. He sent out vendors. The plumber who replaced the toilet, e.g., was working 5 feet from the corner of the tub where dry wall, floor boards and vinyl had extensive water and mold damage because the tenants were not using the shower curtain properly. He didn't notice. It would have been nice to stop that. It became a large expense to me when the tenants moved. The transition was a nightmare. The manager called me to say the tenants would be moving per their lease. He suggested we keep the rent at the same level since comps were actually lower now. I asked if he managed many properties in the area since my impression was that rents had gone up. He said " Oh, well, we can ask $150 more and then drop it when we don't get any interest". Very strange. He didn't mention the state of the property. I arrived in San Diego 9 days after the move-out, and thought I might be disturbing a tenant moving in as the house had always rented so quickly. It was unshowable: filthy walls; ground in mud on the textured kitchen floor tiles; mold and water damage in the bathroom dry wall, floor and vinyl which raised habitability issues; damaged finish on the hardwood floor; garage with junk. Everywhere you looked something needed repair. Nothing had been done except the manager had spent hours taking walk-through pictures on his smart phone which he proudly showed me. He had discouraged the tenants from cleaning saying they would have to pay for professional cleaning anyway. If they had done a half-way job the house would have been showable. The garden was a mess. The manager told me we should not clean until paint and repairs were done and repeatedly emphasized that any work I did myself would not be reimbursed from the tenants' deposit. But he did not have any vendors lined up. It became Catch 22. Every day HomeTeam did nothing, the house could not be shown. I got in my own painter that weekend. And so it went. The manager would say he was getting a repair person in, but did not. My husband and I did everything we could. Up to this point I the only contact person I had was the manager. Then I got some more names on my emails and started sending copies to the whole lot of them. One day while I was repairing the bathroom drywall I had to stop to take 2 different conference calls from 4 HomeTeam people. The manager told me his floorer - who had not been in the bathroom - said we should just roll the mold-stained vinyl back down over the floor after filling the hole. I realized then that he did not care about the property, my costs or the next tenant. 23 days after move-out HomeTeam finally got a repair person into the house, the floor tiler who interrupted my work on a tub splash. The house was empty 38 days. In the months afterwards I had multiple scheduled/rescheduled conversations with HomeTeam people during which they said they said they "wanted to resolve this", etc. I sent emails documenting expenses. Finally I realized this was just a tactic. Unless I was prepared to take them to small claims court I would never be compensated. Responding to Maintenance calls right away, never having to chase them for anything, love the user-friendly website, tenate log on to pay rent or Submit a maintenance request, owner log on to check anything day or night. We are a military family living on the east coast with a property in San Diego. Trying to find new renters every 2-3 years becomes difficult. Shun really put our minds at ease when we met him. He seemed to really know his stuff and promised us a Google map type 3D interactive tour of our home (took a month for that). Shun has been great about answering real estate questions along the way. We had to follow up several times when we didn't hear back about the progress of the work and showings of our home. No news is always assumed to be bad news when you're paying mortgage on an empty property. His staff has been good about responding to our emails the same or next day. We had to pay for over $3,000 in maintenance work for wear and tear by previous tenants. Another $400 for cleaning, and another $350 for carpet cleaning which our previous tenants did not do when they moved out. It took several weeks for them to get contractors in to do all the work, but they did a great job. They deducted all their fees from the rent the tenants paid to them, then sent us the remainder of the monthly rent by the 9th of the month. It's our first time working with a property manager, so the delay in getting the monthly rent after we've already paid the mortgage takes some budget adjustment on our end. read more
