These guys are the best by far. Recently we had a pest control company come out for preventive maintenance on a number of units. The pest control company assured everyone that no special care needed to be taken to protect our belongings from an all-day heat treatment of our units. Well the treatment ended up damaging a lot of property, both belonging to individual tenants like me (shoes, computer monitor, etc.), and also belonging to the property owner (such as warping plastic blinds). I've been working closely with Sean and Laura at Advantage Team to resolve the issue. Sean came out to see all of the damage in person and could not have been more sincerely apologetic and reassuring that I would be made whole. And today, Laura e-mailed me to ask whether I'd like a check or a rent credit for my damaged property. While the liability does seem to lie with the pest control company, Laura said her team would prefer to take care of me now so I don't have to wait, and that they'll pursue the pest control company for reimbursement on their own. Really an above and beyond gesture. My experience with virtually every other management company is that you need to be prepared to go to small claims court to be made whole in a situation like this. So it was a huge relief to realize I would not need to do that. Sean and Laura have been nothing but honest, friendly, and helpful throughout this ordeal. And that's also been my general experience over the last few years they've been managing. I expect to be here a few more years and I really hope these guys are the managers for the rest of that time. We would literally show up to their office to ask questions and no one would be at the office. ZERO COMMUNICATION. They are actually awful I have never rented from anyone worse and I've been renting from different landlords every year from 2019-present. Like they are worse than the landlords I had on SDSU's campus, and that says a lot (if you know, you know). Termites, cockroaches, spiders, an absurd amount of mold and they don't care!!! I don't even leave reviews on anything but they are so bad I had to.

I have NO idea what changes have happened at SDPPM in the past 9 years. I think if you understand that as a landlord in CA that the property managers exist for the benefit of the tenant only (not the landlord paying them) then you'll be far better off than I was. I was ignorant of a lot of things as I was an accidental landlord and didn't have a ton of knowledge (hence hiring someone to handle it all for me). They rented my 700 sq ft condo (2 br, 1 ba) in University Heights to three people. A couple and a third person. That third wheel changed several times over the course of the one year I rented my place before selling. I was never notified of tenant changes. My neighbors kept me apprised. I allowed pets with prior approval. They had none upon signing the contract. A few months later, they had several and had started a dog-sitting business out of my condo (again- my neighbors let me know). When I contacted SDPPM to fix the dog-sitting situation and the lack of prior pet approval by me, they acted like it wasn't their problem to address. The tenants also allowed the dogs to pee on my enclosed balcony (upper unit). There was a clogged drain spout they were using to wash the piss down, but they let no one know (to my knowledge) that it wasn't draining and it flooded the unit below. Again, SDPPM acted like it wasn't their problem to handle. Took months of back and forth to resolve. I gave up, decided to sell the condo at a loss and SDPPM reported the final walkthrough was all okay. My realtor then walked through and found a broken window, so I had to go back to SDPPM and get the window replaced. Overall, completely unimpressed. I hope this helps, given the age of my review. I should have done something about breach of contract for allowing/ not knowing/ not caring about the dogs and dog-sitting service, but honestly didn't think of it. I just wanted to be rid of them as my property manager.

Communication could sometimes be a little slow when they were busy but we never had any issues otherwise. Why I love them: We were renters for about 10 years and would meticulously clean our place each time we moved. No matter what we were always hit with a super high cleaning fee. Most property management companies put it in the fine print that this cleaning fee will be taken out of your security deposit regardless of the condition of your place. This was the first time we vacated a property and were charged a lite cleaning fee of $150 - this is how it should be done!! We didn't feel taken advantage of at all. Additionally, we broke our lease early and they were able to find someone else to take it over within 2 months... during Covid lockdowns. Pretty impressive considering the environment.

So I called Mercer properties and they told me how difficult it would be for them to look into the situation, and that maintenance had signed off on them so they must be OK. And I have been extremely pleased and it has only motivated me to stay with them. They can't control prices by any means and I fully understand the San Diego median of rental costs. And I still feel like I have an amazing deal. And everything is always conveyed right up front, total honesty. Principle is very attentive and timely to any fix-ups necessary It's a building from 1981 so there's been some need for fixes here and there, standard. But Principle's system of handling them is very timely and professional and feels like they want to help get the problem resolved quickly as well. And with quality repair people. I will mention the main reason why I wish to state a wonderful review for Principle is that when I first signed the lease, Dan had made sure that we went over it point by point. Mentioned that being beneficial for both parties. It's such a simple concept but very advantageous to both. I recommend everyone do this when signing a lease. That was immediately when I knew I could trust this company. And that is really important, since homes are our livelihood, so since I'm not in a position to purchase a home at the moment it's important to at least work with a company that makes leasing one great.
