I was a tenant for about 3 years, and I have rented from various people/companies for most of my life for almost 20 years. While I rented from them, I do have to say they were decent, but in the end they were the absolute worse. They took part of my deposit after my mother and I spent the whole day cleaning the place which was rat and roach infested when I moved in. We left the place spotless. They claimed that the window shades were dusty. This isn't even legal for them to do but I don't have the money to hire a lawyer. The place was very shabby but I did my best while living there, maintaining and cleaning. I would not rent from them because in the end they are not honest people. They are looking to make an extra buck at the expense of the working people. They are an awful company taking advantage of tenants and who knows the owners too. BEWARE! read more

As property owners, we have been VERY disappointed in this management company. We entrusted this company to manage our property as we live over 1600 miles away and were unable to manage it ourselves. We have rental property in other states and have never had any of these types of problems. There were so many issues, that it would be difficult to list them all. The most basic and expected management services, such as inventory, inspection, and accountability, at the end of each tenant's rental, was simply ignored. In fact, the owner told us that "she was too busy to go and inspect the property". Many items at our condo went missing, and several more items were damaged or simply destroyed. Their cleaning people have been completely incompetent. Excuses have been continually made after things were pointed out to TPM during our occasional visits/inspections, and we were assured that they would be taken care of, cleaning companies were changed, etc. We continued to replace damaged items under the guise of "normal wear and tear". It finally came to a head during our last visit when we found out there was smoking going on in the condo and there was damage to the both the patio, and furniture inside, from cigarette burns. It had been specifically outlined in our lease that there was to be NO smoking. The bottom line is, just make sure that whatever company you choose to manage your property, they take inventory and do a full inspection at the END OF EACH RENTAL so that they can appropriately charge the tenant who is responsible for the specific damage, and then make sure that the cleaning they charge for is completed properly. After all, this is what a security deposit it for. Do not expect compensation from TPM if damage is found later. This company consistently neglected to catch damage and missing items as they occurred, and once the tenant left the property without proper inventory, we (as the owners) were obviously responsible for it. We have learned a great lesson. One that hopefully, will prevent others from experiencing the difficulties we did. Our first red flag should have been the defensive and combative nature of the owner of TPM (San Diego) when things were brought to her attention. In fact, just before I posted this review, I was very unprofessionally accused, by her, of "extortion" because I IMPLIED that I might post an HONEST review describing the way she had handled our property management. I don't appreciate the intimidation, and we don't want anything from this company, this includes monetary compensation for all the damages we've incurred. Total Property Management does double-duty for me. They both run the Home Owners Association at my condominium complex and manage my rental unit. They've been managing our HOA for many years and EVERYONE in the complex loves Jennifer Hankins! We know she's on top of everything and that gives us all peace of mind. Aside from that, her office staff is also awesome because they respond to our emails within minutes. I personally have also been their client for my little rental unit in Hillcrest for many years, they take good care of my renters and they take good care of me. Whenever we need someone, like a gardener, electrician, pesticide company, etc., they do a lot of research on who has the best quality and best prices, and then they let us know all of our options. Whenever one of my tenants moves out, they get a new tenant quickly and they somehow get people to pay over the market value, which makes my wallet happy. I am very pleased with Total Property Management and would recommend them to landlords and condominium complexes looking for a company to run their HOA. read more

My first business with Jennifer Hankins, the owner of Total Property Management, was as a renter. My husband was transferred to San Diego and we needed a temporary place to live until we purchased a home. Our realtor used Total Property Management to find us a place. When our new home was ready, we still had six weeks left on our rental lease that we were obligated to pay. Jennifer told us that if she was able to find a new renter to use some of that time, she would refund our money. Lo and behold, a few weeks later I got a check in the mail for a full month's rent refund! Jennifer had stayed true to her word - she had gotten the house re-rented so she refunded our money. She certainly didn't have to - we would have never known. Anyway, when my husband was transferred again, the housing market had decreased so much that we couldn't afford to sell our home in San Diego. We decided to rent it instead, and since I knew Jennifer to be such an honest and forthright person, we used Total Property Management to manager our home. Jennifer had it rented very quickly with tenants who had excellent references. We're on our second tenant now - amazingly with no vacancy in between. In all my dealings with Jennifer and her staff I have found them to be competent, conscientious, respectful and most of all honest - to both renters and property owners. I have had Jennifer manage my condo for the past two years and her performance has been nothing short of spectacular. I had her manage a short term rental while I was stationed on the East Coast and I had no worries everything was in good hands. Since it was short term, she had to find new renters every few months. Each tenant she found was very respectful and treated the unit well. She was also excellent at taking care of the details and just checked with me before she finally signed someone up. I've worked with TPM for over 10 years, starting as a tenant, then becoming a repeat tenant, and eventually as our agent to buy a home and manage our rental unit. Overall, they are a great team of professionals who take the time to answer your questions, find the right property for your needs and budget, and are very experienced in the San Diego market. I highly recommend. As a tenant, TPM maintains great properties. They responded promptly and appropriately to address any repairs, and we continued to look at their properties when moving because of their value and quality management team. They have a wide range of properties and locations to meet your budget. We were very pleased with where we lived and think of our time there quite fondly. When we were ready to buy, we did not hesitate to reach out to TPM. We were returning to San Diego after some time out of the area, and trusted the team to have their eyes be our own until we could visit in person. It started off great with Jaime Barrera, who was very helpful for our company that wished to accommodate a family from our subsidiary company in Georgia. The advertisement was very nice and appropriate for a 'family coming over for work' everything was moving along, I was asking how I can make the payment and Jaime said he would forward it onto his boss, but then two days had passed by, and I had built trust in Jaime because he had been quite helpful. I followed up two days later and was told that his colleague was supposed to get in touch with me and that his boss rented out the property to someone else. I do not recommend this company, as it is unethical to give false hope and bad customer service. This entire experience affected the visa of the visitor and also causing a reschedule in appointments, which TPM do not care about. - Not recommended for businesses! read more
