After leaving my unit at Park Mesa Way in clean, undamaged condition, Beyond Property Management sent a "good faith" estimate with over $9,000 in supposed repairs -- including $5,600 for paint and $2,699 for carpet, both of which were not cleaned for me when i took over the lease from previous tenant when moving in. If you rent from this company, document everything -- take videos and photos at move-in and move-out, because their accounting practices can easily cost you hundreds or thousands without evidence. I'm sharing my experience to help others avoid the same stress and unfair treatment. I'll gladly update this review if they resolve this matter fairly, but as of now, my experience has been extremely disappointing and unprofessional.

Ignorant, Unprofessional Behavior, and Unfair Late Fees - Avoid at All Costs! I've been renting a unit managed by Beyond Property Management (BPM) for nearly a year, and my experience has been nothing short of a nightmare. Despite paying rent on time every single month since they took over, I was hit with an unjust $117 late fee due to their complete lack of responsiveness and contradictory information. Here's a timeline of what happened: * July 25th: I texted BPM requesting ACH payment details to pay rent on time. No response. * July 28th: Followed up via text emphasizing the urgency. Still ignored. * July 31st: Called BPM; Laura answered and confirmed it was fine to send a physical check to their Encinitas location. I shipped it via FedEx, but no one was there for the first delivery attempt. * August 1st (Rent Due Date): FedEx tried a second delivery--again, no one there to pick it up. I texted BPM about the two failed attempts and called, leaving a voicemail. No response or callback. * August 4th: A $117 late fee appeared on my account. I called again, left another voicemail, and followed up via text. Ignored once more. * August 7th: Called BPM; Laura answered and said they reviewed my account but decided not to waive the fee. I explained my funds were tied up in the undelivered check, which would take 5-7 business days to return. She emailed saying she'd ask her supervisor Anna to reconsider the late fee but I never heard back. * August 19th: The check finally arrived back; I paid rent immediately and emailed Laura for an update. No response. * August 20th: Forwarded the email thread to business owner Danyel. Ruben called me, rudely interrupting and making up excuses like "We have a fiduciary duty, so it's illegal to reverse the late fee" (which contradicts Laura's earlier offer to reconsider). He was arrogant, unprofessional, and even said, "We're a property management company, we are not going to process physical checks"--directly opposing what Laura told me on July 31st. This isn't just poor service; it's deceptive and discriminatory (I'm South African, and I suspect that played a role). They've also taken on my landlord who has illegally raised rent beyond California limits multiple times, which I reported during the initial inspection. I have all documentation: screenshots of ignored texts, call logs, voicemail records, FedEx proof, and photos of attempted deliveries. BPM ignores tenants until it benefits them, then flips the script with lies and rudeness. Do not trust this company with your property or rental, they'll cost you money and sanity!

Terrible service, communication, and financial management. Threats and malicious phone calls at night to get me to rescind my reviews. SERVICE MEMBERS especially beware of this predatory company. There is a Blue Falcon circling the company. Threats to your career will be made after they stick you subpar vendors who over charge you. There is no trust in the company. AVOID at all Costs. RUN RUN. There are plenty of better property management companies. I mean plenty! Read their non paid for 1 star reviews and you will get the gist. Over priced and sub par contracting for repairs of property. No honesty. Purely mismanaged and miss leading. Go with anyone else but this "company" they seem to just be a scam. Vendor - "yeah I think about 4000 for repairs" -Weeks later- Vendor - "yeah here is your bill for 8500" "Also you need to pay me now unlike what we agreed to" The work was a garbage paint job where the over spray was over my new appliances He reinstalled draw covers upside down and didn't even bother to reinstall screws. Removed my expensive neat smoke alarms and replaced with garbage ones, he "accidentally walked off with those" He broke off parts off my bathroom door way and didn't fix it. He also left all of his trash in my garage. Not to mention breaking my expensive blinds, saying they were already broke and replace them with cheap garbage ones from god knows where. There is no redeeming qualities about this company. Ever since we started with them. The only time you get comms from them is when they want money or there is bad review written about them. I'm glad I found a new place.

Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!

After moving out they sent me a letter that was typed up by them with move out charges that were excessive. Did not provide any itemized receipts for charges. I saw the listing on Friday with Crystal Alarid, who was 15 minutes late and had no clue where the listing was. I literally helped her find it because I already drove by a couple times. This was the best spot for my living situation so I really wanted to go for it. She told me on Friday she will message me by Monday Or Tuesday to let me know any updates. She said I could be moved in by the end of next week which was perfect. Monday comes around no response so I message her around 2. Then she replies at 7 that she will have an update the next afternoon. Next afternoon comes No response. I then texted her at 4 and texted about the update. No response. So I then said just call me whenever you get a chance. So now today is Wednesday 7/23 and still no response. It's so frustrating because I told her I wanted to move on Thursday. To me it feels like I'm being purposely ignored by her and she doesn't know how to communicate. I then went straight to the office and they helped me contact her, she finally texted the office staff. She said Josh was supposed to call me? The office staff then called Josh for him to let me know that the listing is given to someone else already. How does that make sense, I literally was the first person to see the listing, I applied 10 days ago for the spot. Literally just wasted my time. How can someone be so busy not to make a text. Even after I payed for my application and everything. Like if this job is too stressful for Crystal or your work load is too much for her then she should be retrained or hire more people. Can't even get a text back.
