After leaving my unit at Park Mesa Way in clean, undamaged condition, Beyond Property Management sent a "good faith" estimate with over $9,000 in supposed repairs -- including $5,600 for paint and $2,699 for carpet, both of which were not cleaned for me when i took over the lease from previous tenant when moving in. If you rent from this company, document everything -- take videos and photos at move-in and move-out, because their accounting practices can easily cost you hundreds or thousands without evidence. I'm sharing my experience to help others avoid the same stress and unfair treatment. If I could give zero stars, I would. Beyond Property Management (BPM) has shown a pattern of misbilling tenants and then trying to block us from verifying charges with the HOA. In my case, they charged me $110, claiming it was a fine from the HOA. After I contacted the HOA directly, it turned out the HOA had never billed this fee -- meaning BPM wrongfully charged me. What's worse is BPM told me I "cannot contact the HOA." That's outrageous. Tenants have the right to verify charges, especially when a management company is passing along false ones. For reference, BPM's actions are not just bad business -- they're potentially illegal under California law: California Civil Code §1942.1 & §1942.2: landlords and their agents must provide accurate accounting of charges. California Business & Professions Code §17200: unfair or fraudulent business practices (like billing tenants for non-existent HOA fees) are unlawful. I strongly caution anyone considering working with BPM -- whether you're an owner or a renter. Their billing practices and refusal to take accountability are deeply concerning, and I'll be escalating this to the California Department of Consumer Affairs and Small Claims Court if necessary. Worst management ever. I'd give 0 star if I could. Can't never get in contact with them after signing the lease. Maintenance requests take forever to get approved and they have very few availability which you have to wait forever for something to be fixed. They only have good ratings from homeowners because they never respond to tenants which means owners don't need to spend a dime to fix something. Just contacted them today because our bathrooms are clogged and flooding but it's not emergency enough because there's no active leaking. Ignorant, Unprofessional Behavior, and Unfair Late Fees - Avoid at All Costs! I've been renting a unit managed by Beyond Property Management (BPM) for nearly a year, and my experience has been nothing short of a nightmare. Despite paying rent on time every single month since they took over, I was hit with an unjust $117 late fee due to their complete lack of responsiveness and contradictory information. Here's a timeline of what happened: * July 25th: I texted BPM requesting ACH payment details to pay rent on time. No response. * July 28th: Followed up via text emphasizing the urgency. Still ignored. * July 31st: Called BPM; Laura answered and confirmed it was fine to send a physical check to their Encinitas location. I shipped it via FedEx, but no one was there for the first delivery attempt. * August 1st (Rent Due Date): FedEx tried a second delivery--again, no one there to pick it up. I texted BPM about the two failed attempts and called, leaving a voicemail. No response or callback. * August 4th: A $117 late fee appeared on my account. I called again, left another voicemail, and followed up via text. Ignored once more. * August 7th: Called BPM; Laura answered and said they reviewed my account but decided not to waive the fee. I explained my funds were tied up in the undelivered check, which would take 5-7 business days to return. She emailed saying she'd ask her supervisor Anna to reconsider the late fee but I never heard back. * August 19th: The check finally arrived back; I paid rent immediately and emailed Laura for an update. No response. * August 20th: Forwarded the email thread to business owner Danyel. Ruben called me, rudely interrupting and making up excuses like "We have a fiduciary duty, so it's illegal to reverse the late fee" (which contradicts Laura's earlier offer to reconsider). He was arrogant, unprofessional, and even said, "We're a property management company, we are not going to process physical checks"--directly opposing what Laura told me on July 31st. This isn't just poor service; it's deceptive and discriminatory (I'm South African, and I suspect that played a role). They've also taken on my landlord who has illegally raised rent beyond California limits multiple times, which I reported during the initial inspection. I have all documentation: screenshots of ignored texts, call logs, voicemail records, FedEx proof, and photos of attempted deliveries. Welcome to Beyond the Worst... BPM charges tenants a $28 per month fee in addition to 8% of the rent paid. This $28 fee is going directly to them for what they call a "Resident Value Add Benefit Package." Listed below is what is in this package with the fancy and intentionally deceptive sounding name: 1. Initial Lease/Renewal Administration: They are charging tenants $28 per month for creating the lease document that is intended to protect them and their property owners. 2. Utility & Maintenance Reduction Program: They are changing tenants $28 per month for one furnace filter to be delivered after 6 months... That sounds nice, but the real reason for this is to comply with home warranty requirements - which benefits the property owner. 3. Utility Concierge Setup: They are charging $28 per month to have a 3rd party switch utilities at the start of the lease, in which again protects the property owner against possibly being charged for utilities after a tenant moves in. 4. 24/7Maintenance Hotline & Live Phone Support: This would be great if it were true, but there is no maintenance hotline nor any live phone support. Now, I wouldn't mind paying an extra fee to actually have better service; however, that is not the case here. The service from BPM is much worse - believe me. For this fee to truly be a "Value-Added Benefit," the fee must actually provide a benefit to the one paying the fee, and BPM must provide a higher level of service that could not be received elsewhere for the same price - hence value added for the one paying. 5. Tenant Portal: They are charging $28 per month for tenants to be able to use it to pay rent and open maintenance requests. 6. Rental Lockbox Usage: They are charging $28 per month for the key lockbox that is a benefit to them as they do not have to meet prospective tenants to show properties. 7. Yearly Property Visits: They are charging $28 per month to tenants so they can come and inspect the property after they have lived there for one year... Due to the low level of service provided, I doubt many tenants would stay for more than one year anyway. But again, this is a benefit for the property owner. 8. Texting Capabilities: They are charging $28 per month so tenants can supposedly send text messages to BPM - I have no knowledge of this as a tenant - maybe for owners. However, even if they did, if they don't respond to VMs and emails, they are not going to respond to text messages either. 9. Preferred & Vetted Vendor Access: They are charging tenants $28 per month for them (BPM) to have a list of vendors. This sounds like more of a selling point to owners, not tenants. 10. Paperless/Document Storage/Electronic Signings: They are charging tenants $28 per month to sign a lease on their portal that was written to protect them. As I have proven with my responses above, this "Resident Value Add Benefit Package" benefits themselves as well as the property owners, but not the tenants who are paying the fee. I have tried my best to reach out to BPM to speak with them about this and my experience so far; however, they don't answer or respond to VM. I submitted two maintenance requests in the first six weeks (for a microwave broken when we moved in, and then a washing machine). It took almost two weeks for the first issue to be resolved and 30 days for the second. My complaint though wasn't the time it took. It was their egregious behavior that the owner is responsible for and how the owner thinks that she can do whatever she wants. When I initially called in and selected the maintenance line the day after move-in to report the microware, the person who answered was very condescending - when I call the next day, they tried to brush it off as an answering service, but I am 90% sure that it was the owner who answered, as that explains why the owner is refusing to speak with me now. Do not do business with BPM, especially if you are a prospective Tenant, but even if you are an Owner, tenants are going to hate the way that they are treated by BPM. BPM has been excellent so far as my Property Manager for my Condo in downtown San Diego. Ana specifically has been an absolute joy to work with and has helped me feel at ease throughout the entire process. As a military member, this was my first time utilizing a property management company (I have historically managed myself). Fears and concerns on communication, exorbitant costs, and transparency were quickly quelled as Ana has been nothing but open and clear regarding the process. Repairs, photos, and use of the owner's portal were all well-communicated and explained. There have been a few times where I had to send an email to follow up on a conversation but the team has always been quick to respond. Of course there were some frustrations regarding time to fill vacancy and required repairs/tasks but nothing out of the ordinary for the rental season or industry. Home ownership and property management can be stressful. But I have full faith and confidence in BPM's team in taking care of me, the property, and my tenant. Any negative reviews you may read, I would take with a grain of salt. Avoid Beyond Property Management at all costs. They've repeatedly tried to raise my rent beyond the legal limit and only backed down after multiple emails and calls. They consistently hire unqualified contractors who do subpar work, and basic maintenance is often ignored for months. Communication is almost nonexistent -- I've gone days or even weeks without responses to urgent requests. At one point, they even tried to charge me a $200 fee just for contacting the landlord directly after they failed to return my calls, voicemails, and emails about flooding and other serious issues. Removed my expensive neat smoke alarms and replaced with garbage ones, he "accidentally walked off with those" He broke off parts off my bathroom door way and didn't fix it. He also left all of his trash in my garage. Not to mention breaking my expensive blinds, saying they were already broke and replace them with cheap garbage ones from god knows where. June 2nd, 2024, We're not getting off to a good start, it's been a HUGE inconvenience with the communication with this property ever since we moved in. This issue occurred May 29th (WEDNESDAY), It is now June 2nd and Beyond Property Management decided to not only leave me with no source of contact containing the situation with our plumbing. But now it is the end of the weekend (SUNDAY)with a foul smell and mold spores growing in our sink as well as bugs. Instead of communicating that someone would be working on the situation, you just decide to let the weekend pass with no source of communication or next steps for us to take. I am currently pregnant with twins and if anyone know how unsafe mold is for inhalation, I am not only worrying about myself but 2 other beings. We are feeling very neglected by this company. We received a phone call from company asking us to remove review because it gave BPM "a bad rep" but here I am reposting to show the transparency of this company. As a previous tenant we did not feel like a priority to BPM. They never answered the phone. Their office hours are very unclear and they have like 30 different phone numbers and rarely answered to any, and when the did they couldn't answer majority of our questions. They're staffing need better situational training, they didn't even know how to get ahold of the HOA and they're a Property management company. And they're also misleading, We were promised a full security deposit from property manager and they couldn't even keep there word with that. They never answer, I've told them i'm not paying certain things and when i pay my rent they use that money to pay off whatever they want and expect me to send more money or they will call it a late fee, now they are charging me for a burner that wasn't even working prior to me moving in, Moving in was even worse! THE KITCHEN WAS SO DISGUSTING, the stove had residue from past tenants, they claim to have cleaned it twice before i moved in but when i asked for proof they failed to show it. The unit also came with a microwave and they failed to have that ready for my move in date, they suggested me Go for it and pay for it and they would pay me back, that's disregarding the fact that i personally have to drive there pay for it take it up stairs. they then didn't pay me what they promised to. the shower/ bath has stains on it, there was piss in the toilet when i moved in. Outside on my patio we're not 1 but 50+ cigarette butts, when i expressed my concerns, or attempted to, Cause they don't answer even after you pay 28 dollars for a package that promises quick response/ resolutions. They then sent someone who did a horrible job, cause there is still some there to this day. i called to let them know and they did nothing about it. i'm so over them im collecting all the evidence now to take this to court. read more

If I could give this company a half star I would, as they are beyond my comprehension of what a property management company is supposed to be. I have been renting for 6 years and have never dealt with a company who lacked so much basic respect and communication with their tenants. DO NOT use this company. In the two years of renting through them, we have been at odds over poor communication practices the entire time. If you want to get in contact with them you can expect your call to go to voicemail and emails to be ignored. It take's literally pestering this company if you need anything from them. Even it's over your major appliances having problems. Some examples include: Our fridge ran out of its warranty during our lease, we lost hundreds of dollars of food, and during - BPM took two weeks to get in communication with us to resolve this matter. During this time we were left with no fridge or freezer. We were also met with absolutely no accountability from BPM on the matter. We had a problem with the main circuit breaker in our dishwasher - something one of THEIR technicians let us know was impossible to be our fault. BPM lost track of their communication with their own vendors somewhere along the way and here we are 3 months later still with a dishwasher that doesn't work. Following 4 months of going back and forth in communication with them (which has really been us calling and emailing nearly everyday, and them getting back to us once MAYBE once every two weeks) we have now been met with a bill for all of this. After not resolving any of our problems in the house or with the charges, and two years of renting here we just got an email that they will not be offering us another year long lease, only month to month, and are increasing our rent by another 9% - the same as they did after the first year of resigning. Beyond Property Management has made it abundantly clear how much they do not care about their tenants, or the owners of these homes. As their negligence has resulted in further problems in our home, ultimately costing everyones time energy and money, while they profit off everything and clearly do not have a care in the world! TENANTS BEWARE!!!!! Do not skip past the tenants reviews on this page!!! Story goes like this, I was so excited to lease this brand new gorgeous studio and went through their stringent process for approval. Not only was the owner rude and attitudinal (she immediately had a bitchy attitude with me when I went to view the place and was not friendly or nice or professional--I asked her about the parking arrangement more than once for clarification purposes and she snapped at me and said "I just told you the parking is on the street, did I not JUST say that??" Rude asf but I let it pass because I hoped if I had leased from them I wouldn't have to deal with her) So I go through their very stringent process and get approved and was SO EXCITED!!! But once they sent me the official lease, all hopes were made futile. They essentially expect their tenants to maintain the OWNER's property on top of paying rent! They want tenants to pay for pest fees if no pests are noticed after three days (ridiculous), replace ALL filters on the property (including fridge filters--yeah wtf is that? LOL) Not to mention all the weird miscellaneous fees (paying solar fee on top of SDG&E), their resident utility package (which is essentially just paying for two AC air filters a year and standard property management services that you shouldn't need to pay extra for), etc. tenants read through all paperwork before signing your soul over to another slumlord...you've been warned!!! Upon move in we were told utilities were included in rent as advertised everywhere, turns out it was not and we got fucked over. Sandra was a nasty lady and terrible to work with. Then Beyond puts a massive family in the unit next to us and made it unbearable to live in that unit. When we complained they mentioned they would talk to the residents and nothing ever happened. Upon move out they charged us for absolutely everything they could plus more. I would not recommend Beyond Property to my worse enemy. read more

I hate to have to write this review. I don't ever write negative reviews but I have to. This company reached out to me about a property I already had listed on Zillow, stating they could help me get it rented. I've always successfully rented my property without the help of anyone but bc I had a lot going on I that time, I thought to myself "why not let someone help me." Thinking they know better what they are doing and can help with inquires and showings, and to get the house rented quicker. Long story short, they took over my listing Nov2024 and going into Feb 2025 the house still wasn't rented. I asked that month (feb) what would happen if I changed my mind on renting the home, I was told "nothing." I asked to know if there's any fees so I could make a decision. When I was told nothing I made the decision to take my home off the market at the end of the month if I didn't have a signed lease. After this decision, I now owe $700 to the company for their services which is insane to me, when they reached out to me and they didn't even get the job done. Also, possibly would have made a different decision if they brought this up to me before I decided to take the listing down. Another thing you might want to keep in mind before hiring the company, if you think they will actually be showing your property, NO, they let prospects view the property on their own(giving them access to lockbox).
