I can only speak as renter of one of Iconics properties but I would avoid renting from them if at all possible. Our apartment was originally not ready for a renter so was not reviewed or refreshed properly and we had an initial list of 20 items including a non working master shower head and master faucet and a leak under the kitchen sink plus lights out or not working everywhere. Our initial manager, Jesus, was actually organized, professional and courteous. Although not everything was done quickly and communication was spotty Jesus always apologized when things did not go as planned. And Raul their handyman was excellent. The Iconic switch to a new manager near the end of our lease was awful as she was unorganized and unprofessional. She ignored requests to talk or meet so she could get to know me and the property better. After 2 mos of back and forth, multiple vendors, vendors who were supposedly contacted but said they werent, and poor communications we could not get a microwave repaired or replaced. She finally said that microwaves are not standard in leases. I asked if she could explain more as our microwave was built into the cabinets and fully integrated into our oven so not fixing this would basically create a hole there. She ignored this completely. Before rating Iconic here I reached out to the supervisor to try to give feedback. She agreed to talk and rather then setup a time said to just call her. I left two messages and never heard back so i guess it's just how this company operates. read more

I'm a former tenant at one of Iconic's managed properties, and while I don't speak from the perspective of an owner or HOA member, I wanted to share my experience as a renter in case it's helpful to others. In short, communication from Iconic Property Management was consistently poor during my time there. Emails often went unanswered, and we were rarely informed about things like construction or maintenance that directly impacted our day-to-day living. It got to the point where tenants created a group chat just to keep each other informed. While every experience is different, this was a consistent issue during my time there and worth knowing ahead of time, especially if communication is something you really value in a management company. read more

Emily and Dallas could not care less about a residents experience. The scheduling for building maintenance is always announced at the last minute with no forethought of getting in touch with residents ahead of time. Usually, you just see a repair crew before getting any warning about it. This as you can imagine creates a chaotic and stressful experience. They've also delayed and been unclear with timeliness regarding simple repairs like fixing our mailboxes. When the front door was broken, they lied and said we'd have security for the building. Never once saw a security person. For them every project is extremely complicated or so that's the excuse they like to use. As far as HOA management goes, they allow residents to forgo HOA protocol, get licensed contractors, have insurance or install multiple cameras that are invasive and out side the scoop of an interior hallway. Overall, every call goes to voicemail, emails are either ignored or rude AF, and no one has ever been in the office to answer questions when large problems arise. It baffles me that they advertise as luxury property management company. I lived in OB with more responsive PM. read more

Dallas Romo at this management company is the reason for 1 star. She does not respond to any emails, phone calls or repair requests. On top of all that our rates keep on going up even though the HOA that does not take care of anything and is incapable of returning phone calls or responding to emails in a professional manner. I am President of our Condo HOA and we recently switched to Iconic to manage our community. Dallas is our manager and our Board is very pleased with their performance. I have served on 6 HOAs over the past few decades having experienced many different managers and management changes. If you are looking for a new manager for your HOA, I recommend you include Iconic in your interviews. When checking references for your next manager, I suggest you contact the Board Members of other communities they manage that are most similar to yours. In our case, Iconic only serves the Board and owners of the community...which does not include correspondence with tenants. I notice a couple negative reviews from tenants in our community, so those would be irrelevant with regard to Iconic's performance with regard to the HOA and its owners. read more

The communication from this company is quite poor compared to our last one. Maybe its a temporary issue?

Poor and slow management. Their renter portal was never configured correctly to send and receive messages to the proper person. During my 1.5 yr stay, the property got flooded from the rain and another incident where an outdated dishwasher flooded kitchen floor. Both times require extensive flooring repair and drying. Extremely stressful times. Be careful they charge you a mandatory cleaning fee at the end although I already hired professional cleaning before moving out. My advice is that make sure you get everything on paper. Raul is the only handyman in the firm who's reliable. read more

Iconic Property Management is not only negligent, but they're dangerously unqualified to manage residential properties. After four months of loud, unsafe renovations by a new neighbor, a piece of construction debris fell from their balcony and hit my car in my assigned parking space. I reported this to Iconic repeatedly, only to discover they had never checked whether the new owner had obtained permits or hired a licensed contractor. Spoiler: he hadn't. I filed a complaint with the city, which confirmed no permits were ever pulled. Instead of acknowledging this massive oversight, Iconic turned around and emailed my landlords, accusing me of being "abusive, threatening, and aggressive", simply for reporting that their negligence could have seriously injured or killed someone in our building. Their response to a major safety issue was not accountability or investigation--it was retaliation and deflection. Emily, in particular, has been dismissive, disrespectful, and entirely unwilling to take responsibility. Dallas has remained unreachable throughout. If you value tenant safety, transparency, or even basic professionalism, do not work with Iconic Property Management. Their failure to enforce regulations or protect residents is not just negligent--it's a liability. read more

Iconic is a great property Management company for homeowners associations. We have been through several companies in the past couple of years and finally found one that we can trust, is professional, and helps us with board projects. I am a board member and Iconic helps us with things such as our new road paving project, normal maintenance, and quick responses to the recurring water leak issues we have been having. They help the board take care of the community and often offer suggestions on other things we should consider doing.If you are looking for a management company, I would definitely recommend you get a quote from Iconic. read more

Living in a townhome comes with HOA's & i'm not impressed with this company. Roof repairs/replacement notices are sent a day prior to work starting. ICONIC Property Mgt. came on board here 20 months ago. They have been on site regularly for walk-throughs and have ensured our previously tabled maintenance and construction projects have been addressed. When our assigned manager has been on vacation, the CEO and her assistant have personally seen to emergency issues & repairs. Our property manager is on site more than any previous manager we have had over the years to ensure we are up to code, meet with construction management, and to meet with vendors. read more

Iconic Property management offers terrible services as a tenant my washer was broken for 43 days (smoking and sparking) and was never fixed. They have broken every law under the sun and made me vacate 1601 Kettner blvd before my lease was up. They were legally required to send me my security deposit back by 2/17 and everyday I call and email and Heather and Jesus reply "it's on the way" these are scam artists and terrible people. DO NOT work with Heather - bad vibes all around. They still owe me 2,250.00. They also claim damage was done to the property that they cannot prove in any capacity. Emily Podgurski is the manager for the Avalon Condos in Oceanside, Ca. I have found her to be legitimately useless. I've had contact with her around 20 times over the last 4 years. This is how she does it...small problems are logged in on the website and ignored for months then marked as completed when they are not. When you call with an urgent/emergency issue one of several things will happen. 1. No one will answer their phone or voicemails for days. 2. When you finally get through after you take care of the issue/pay yourself they say "I was never contacted." 3. They gaslight you and try to make you think there is actually no issue and you are bothering them with nothing. 4. They undermine you on the phone by making up their half of the phone conversation while everyone in the office is listening and try to make it sound like you have nothing better to do than call and make trouble. The real reason is to harass you so you will stop calling. They have done this repeatedly. For example I called about a balcony cleanup and Emily said don't ask me to personally clean up the mess, which is not what I said or asked her to do. Someone was listening and she was trying to make it sound like I was making trouble. One day I said the HOA board were f'ing idiots (they are) and she said out loud "don't swear at me" which it was obvious I was not talking about her, but she made it sound that way to the people in the office. She's a pretty good actress, but bad at property management. Emily worked for the property manager before her as her assistant. She made up a bunch of stuff with one of the HOA board members to get her boss fired. Now she has her job. She gets paid very well to gaslight, undermine, and delay you. All the "good" reviews on Yelp about this person are her friends. Iconic Property Management needs to replace her. Emily Podgurski is making them look terrible. I want to say more, but I wanted to keep it to the facts. If you are read reviews like I do, go with your gut on this one and go elsewhere for property management if you can. read more

I was a little apprehensive about calling this place after looking at the reviews but decided I would go ahead and make my own opinion. I found a cute listing in the South Park area and decided to call. I spoke with Jesus who was very friendly and accommodating of my crazy busy schedule. We met at the unit and despite running a bit late Jesus was patient and waited for me. The unit was gorgeous and consistent in price for other properties in the area. Jesus was knowledgeable, competent, and able to answer all of my questions regarding the property, unit, and neighborhood. Although I didn't get the unit due to unforeseen personal reasons, I walked away with a really positive experience and opinion of Iconic Property Management. I hope Jesus is still there when I'm in the market for a place again. He will definitely be the first person I call! read more

Unprofessional and unethical business practices - avoid at all costs if you want consistent communication, reliability, and your security deposit back. During our tenancy, multiple issues came up that were never addressed adequately (i.e. landscaper not coming to the home consistently, built-in microwave breaking down, lighting fixture falling from my bathroom ceiling, transition flooring pieces coming apart). As this was an older home, we understood that wear-and-tear was normal - but we were disappointed by the lack of response from the management company. We were told that multiple issues would only be resolved after we moved out. Prior to moving out, I hired a professional cleaning service to clean our home. It cost $350 and was an in-depth "move-out" cleaning service. When we finally received our security deposit (more than 21 days after move-out and after sending a reminder) Heather had knocked off $675 and had not sent an itemized list of deductions. Some of these charges included things like "touch up paint" which should not be deducted from a security deposit. Within that deduction, she had also charged us $275 for "move-out" cleaning. Per CA law the cost of cleaning a unit upon move-out can only be deducted from the security deposit to make the unit as clean as it was when the tenants first moved in. Given that we had hired professional cleaners and had video proof of the cleaning they provided, this was against state law. When we emailed to request an itemized list of deductions/receipts and clarify the costs, she did not respond. We have sent multiple messages over the last couple of months requesting the fair share of our security deposit back, with no response. It is illegal to withhold a security deposit for these reasons, and I am extremely disappointed with this company. I hope that future renters can learn from our experience and avoid Iconic! read more

It looks like my Yelp review got the attention it needed. Emily sent me an e-mail finally answering my questions, though she claimed that she believed she had already done so. She didn't. She took exception to my #5 claiming it to be unfounded and no specific example, and slanderous. She asked me to remove my review and threatened me with legal action. My #5 stated that Emily allows the Board to do whatever they want, regardless if what they want violates our governing documents. No, I won't remove that comment. Emily told me herself that "I am obligated to follow their directives." "I do not have authority to make decisions on behalf of the HOA." I pretty much think that is the same thing as "allowing the Board to do whatever they want." And the Board has done some fraudulent and corrupt things with regard to our parking policy. So I think that makes her an accomplice to their fraud and corruption. No retraction on #5. With regard to #6, she said that Executive Meetings after open meetings only happen when time limit for the meeting is up. That is a false statement. Michael DiPietro, the president, just last month, asked for an Executive Session when we had plenty of time left in the Open Meeting. He wanted to discuss a homeowner who had asked for a parking pass but was refused by the Board. So, the secret meetings are called by any of the Board members when they want to discuss something that they don't want the Association (or me) to know about. Emily stated that the minutes of the Executive Sessions are not published, making them SECRET MEETINGS with no accountability to the Association. Nothing unfounded about #6. I indeed have to ask each month what the delinquencies are. She stated that all accounts are now in the lien process, and then when answering my specific questions about delinquencies, she stated that one is $1,336 and not on a lien process but on a "payment plan." She stated we have a "prelien" on a balance of $2,442! A PRE-LIEN is not a lien. The pre-lien should have been started back when the balance was $1,000. No apologies and no retraction of my review. I will continue to use Yelp to get my questions answered and report what I consider to be mismanagement by the Board or by Emily. read more
