I would like to give a five star rating for Lynn Rivera and Patty Cardosa These two ladies have exemplified exceptional customer service and heart . they both are extremely friendly responsive and empathetic . Any time I have a question or concern I could rely on either one of them to help me out. As a tenant there is not much more I can say on how great these two ladies have been on how they have helped me and my mother Tisa. We will forever be grateful to the owners of Pasas and these two ladies for giving such awesome customer service and really caring for their tenants. But I thank Lynn for having a big heart and being that positive light my mother needed back in May. My mother is now enjoying her new home Becuase of you and pasas Thank you - Laticia and Tisa hinton. read more

DO NOT GIVE THEM YOUR BUSINESS! Tried to rent a 6k + home from them with more than adequate income and excellent references. Was denied because I didn't want to give them my income tax returns!!! WTH?? Here let me give you my medical records while I'm at it!! AND the most ridiculous part----the home they were trying to rent had MULTIPLE things wrong with it that they refused to fix and has sat on the rental market for several weeks!!! READ THE ROOM! Nobody wants to pay 6k to rent your broken down home from slumlords like you! read more

The positive is the tenants stayed 10 years. But not sure how Pasas Properties can take credit for that. They kept my tenants way below market value. I had to constantly tell them they had to raise the rent. In 2025, They were $400 under market value and said they did not want to raise the rent because it was a soft rental market. Maybe at cost, not $400 under. Place was left a mess and they said everything was wear and tear and returned no deposit for the type of cleaning that was required. Washer dryer area was a disaster and fire hazard. Also wood railings were damaged with multiple deep scratches. Gate opener was not returned and they said that's wear and tear because they allegedly turned one in and it was broken so Pasas Properties threw it away. No information on how it was damaged. This turned into an argument with a company, which struggled to inventory keys and openers. Pasas properties said carpets were done. I worked on them for 20 hours (see photos). Do those look done to you? How are you a property manager and do not know what you are looking at? New flooring would have cost $7-8,000 on top of $12,000 to repair, replace, upgrade everything. No knowledge of today's costs. The property management had no interest in taking money for damaged railings, missing openers, and think this property was clean ready to rent again! Finally, did not keep up with rent increases during the biggest rental inflation period in San Diego history. Below average company. Linda will reply with soft excuses. The absolute best part is improved interaction and better communication on a Yelp review than 12 years as a client! read more

After living in one of their units for over a year, and leaving the apartment clean and in good condition. I was hit with a $1,181 charge for "prorated painting." Painting is considered normal wear and tear under California law, especially after over a year of tenancy. Worse, I formally requested a move out inspection one month prior to my move out date but this wasn't offered until April 29th, just one day before my lease ended which denied the chance to address any concerns. Renters: be cautious. Know your rights. And document everything if you're dealing with the company. read more

Our son rented from Pasas Properties. Following a surgery, he passed away unexpectedly. We live out of state. Patti Cardosa went out of her way to be helpful and kind. She provided information we needed to rehome our son's cats. She sent us a photo and information regarding his vehicle. Patti always responded quickly. When we arrived in San Diego, Ryan Blanco met us at the apartment to provide access. Ryan also responded quickly to all of our communications. Our son's security deposit was processed right away, with details of which expenses needed to be deducted. Ryan also let us know about mail which had arrived after we left and followed our instructions for each piece that was received. Both Patti and Ryan made an extremely difficult experience that much easier. Their compassion and professionalism were very appreciated. read more

"I applied for an apartment with this company, encouraged by their website's claim that they consider credit scores under 620. However, after applying, I was denied solely based on my credit score, despite their initial statement. It seems like a deceptive tactic to lure in applicants and make money off their applications, regardless of their actual eligibility. Disappointing and dishonest." As if being a single father with four kids isn't hard enough, because my ex ruined my credit I'm treated unfairly. I've had a flawless rental history from my previous place as well but told doesn't matter your credit score isn't 620, sorry you were misinformed. read more

I rented an apartment for over a year that was managed by pasas properties. As far as renting can go, I had a pretty good experience. Ryan and tanna were quick to respond to issues and when we had issues with our microwave and dryer, they bought us new ones and had them installed right away. read more

Tanna matys of this company is completely out of line. Not only is she unprofessional she is extremely rude. We are people who yeah might now have an amazing credit score but our rental history of being in the same house long term for 10yrs and 12yrs before this speaks volumes. Our landlord reached out to you and left several voicemail with no call back from you. Instead of calling him to get the rental history you decided you needed his email address to send him documents to fill out. We live 2 doors down from him and we never do anything through email or over the phone,we speak to him in person. So because we filled out the papers and sent them back in you decided we weren't the right fit as a family to be chosen for this property. Shame Shame We also reached out to you after receiving the not moving forward email from you and you were to coward to answer the phone or call any of us back. The landlord/home owner loved us and we woulda got the place if it was based on her and not this shitty company. You guys aren't humble or kind. All this company cares about is a paycheck and that they look good. We were well qualifies for this place and you ripped all that away from us. read more

My response to Linda's comment: As a reputable property management company, I am sure you are familiar with the law and tenant rights to know that this was unlawful. Our main daily communication via email/phone was done through Pasas (Patti Cardosa was our Manager). Pasas also turned off our rent portals so we would not have access to pay rent and taped our rejected rent on our doors in a check form to intimidate us further, which did not work. Please correct me if I am wrong, but these actions make you the joint executors of this malicious eviction attempt working alongside the landlord and lawyer Dayle Vinzant, who by the way, had her law license suspended multiple times. Just because your client is directing you to do certain things, it is your responsibility to make sure those actions are ethical. read more

Ive been a local landlord for 17 years. Ive had many property managers, most of which have been a nightmare. After the hire. they often times show little to no interest in your properties or the tenants living in them. They often arent available or just dont have the answers you need. Well all that stopped here. Ive had Pasas represent two of my properties for a few years now and they have had to deal with some colorful situations. Stuff I always dreaded with other managers, but with Pasas it just gets handled. The owner Linda is a sweetheart and she cares about her clients. She went the extra mile to help me through a situation in the beginning when I was losing it. And Ryan has kept things running smooth ever since. Ive always gotten assistance when Ive needed it. These guys are nice people and they handle business. Im currently prepping another unit (with Ryans help) for Pasas to get rented for me. Landlord life is good these days. Thank you Pasas and thank YOU Ryan. Recommended read more

In a world where you kind of assume all landlords are bad landlords, I've been very lucky to have had two very, very good companies right in a row. One of them is in far Northern CA, and doesn't matter in the context of this review. The other is Pasas Properties. I've rented from Pasas for the past 2 years and change. Ryan, Taryn, Linda, and the entire team are kind, helpful, and quick to respond, and it's clear that their respect and value for their clients isn't just reserved for their real estate transactions. HOA board tosses out a last-minute notice that construction is going to happen on your apartment? They make sure you have the notice as soon as they hear about it. Garbage disposal starts barfing water across the floor? No problem - they'll have someone out within 12 hours. On top of this, rents are fair and the team are all honest and straight shooters through and through. Super glad that in the chaos of a move to San Diego in 2019, Pasas ended up being the company that came through for me. read more

Linda saved the day by taking our business and accepting the challenge of assisting us. While we did not sell our home she helped us gather information and records on the property. She made herself readily available and promptly completed all document requests. She was friendly, professional, and incredibly knowledgeable. Linda is an exceptional advocate and made the process for buying my first home with my partner a straight forward experience. In response to Linda's reply to me I'd like to note that the proof of permits you submitted to us were not a legitimate means to evict under tenant protection laws. Additionally the bids you mentioned were not acquired prior to giving us the notice which you were aware of. If you have additional proof that this was done in a legal manner with the correct proof of renovations I'd be happy to discuss. Otherwise then yes, it was illegal and the lawyer who posted the notice to our door is known to do that to many throughout San Diego in hopes tenants will just leave without question. We have mountains of evidence and ultimately if not illegal, why was our notice then rescinded when we called you out? And why did we suddenly get a change in property management companies? Probably because the landlord is going to attempt to do it again and Pasas knows it's illegal. Whether they were just doing as they were told shouldn't matter. You are a property management company who intended to evict in a malicious attempt to help someone else. read more

Linda is amazing! I could stop right there and that would be all you need to know. She's brilliant, seasoned, energetic and responsive. This is the second house I've bought with her and I wouldn't want to work with anyone else. She and her team provide excellent and efficient service, and her guidance through the buying process makes you feel comfortable from beginning to end. Thanks to Linda and Pasas Properties, my wife and I now own an incredible home to create memories in, and a great rental property to help secure our future. I highly recommend her and the whole team! read more

Fantastic company! Smart, responsible, effective representation. Selling or buying a home, use this company! I highly recommend them.

I have lived at one of the Pasas Properties in Pacific Beach for the last 5 years. I can't say enough great things about this company, and Ryan specifically! They took over for another company after I had lived here for about a year and the difference was night and day. They came in and completely cleaned the place up, provided a regular yard service crew, power washed the tiled flooring and patios of each place, tore out our nasty carpet and put in beautiful laminate flooring inside, and put in a keypad for our gated complex to keep us safe and stop the unwanted guests we had previously had congregating by the dumpsters. Ryan himself is extremely easy to work with and very quick at getting back to you. Whenever we have had any issue whether it be a sink leak, broken toilet, quick question, garage issue, etc. he always gets back to us right away and always sends out a handy man within 1-3 days max to resolve the issue. He always notifies us when anyone will be on the property and keeps the entire complex in the loop if there is a break in, complaint from a tenant, etc. I am moving, so that is the only reason I will no longer be using Pasas Properties anymore. I wish I could take them with me to my new place! Highly recommend! There are so many slumlords out there, it is rare to find such a great company to work with! Morgan read more

I recently completed a small job for Pasas, and the proccess went as smoothly as one could hope. I deal with more property management companies than I'd prefer to (joking, kind of) and Ryan is one that stands out from the many as one who genuinely cares about his clients above and beyond what's required. He did his due diligence to make sure he was getting the best price/service for his client, that the work was completed properly as agreed and paid promptly. Thanks, Ryan and team. read more

Linda and her team are truly experts in the San Diego real estate market. From initially managing my rental property, to selling it in a completely stress-free manner for me, she has my complete trust and confidence. Our company has used Pasas for everything from selling properties of ours to property management. I have nothing bad to say about the team at Pasas. They have always handled themselves professionally and taken a lot of work and stress off of our hands so we can focus on bigger tasks at hand. We have several condos and apartments in the Ocean Beach/Point Loma area that Pasas has been managing for going on two years now. I have NEVER had a single complaint from a tenant. I try to reach out to a few tenants randomly, from time to time, to make sure everything is going smoothly. I have only heard glowing remarks and compliments. read more

I worked w/ Tom Yahner of Pasas Properties to purchase a duplex in an up-and-coming neighborhood. Tom streamlined the process for us, recommending people for the peripheral roles + collaborating w/ the people we choose for others. He was knowledgeable of the process + took the time to explain the details to my girlfriend + I, who were 1st time home buyers. Buying a new home can be very stressful. In San Diego's competitive market you really need to team up w/ an agent who can guide you in the right direction so your offer will be considered. Our strategy was to make offers on the same day the homes were listed + Tom did a great job producing the documents needed to accomplish that. I'm not sure we'd own a home right now if it wasn't for the great work Tom did as our agent. The best part is our home has already increased in value significantly since our purchase last year. read more

Linda was extremely professional and a real pleasure to work with. We had two simultaneous transactions and she handled it effortlessly and completely took the stress away from us. Linda helped my family increase the value of our rental properties, raise the rents, increase cash flow, and advised us to keep our property When all other agents were chomping at the bit to have our duplex as their listing to sell. She's an honest person and a straight shooter and I hope that someday we have enough properties that we can't self manage and I can hire her and her excellent team to manage them for us. I continue to consult with her in regards to property values and rental rate increases. She is a wealth of knowledge especially on coastal properties such as ours. 5 stars for Linda and her team at Pasas Properties. read more

I just want to say how awesome TANNA has been and was in helping us with getting our home! We are a military family moving from Arizona and had been looking for a long time for a home! Needless to say it was extremely stressful and very overwhelming! When we finally found the perfect house- Tanna was so helpful and professional! She worked with us every step of the way. She never once made us feel as if we were inconveniencing her. Over the course of a month we had met with over 15-20 different realtors. Without a doubt Tanna was by far the easiest and most professional. How incredibly grateful we are to have worked with her. Not only with her but now with Pasas Properties. read more

This property management company is a joke. They try and pay tenants to write good reviews on their horrible company on Yelp. They just took over our building and their new lease they tried to get us to sign was ridiculous. They tried to put in the new lease that there will be a mandatory 150 dollar cleaning fee upon moving out of the unit.... You have no clue the cleanliness level of everyone's unit from the time they moved in. The unit could be left in better condition than it was when the tenant entered said unit. Pasas properties can't even figure out how to remove our trash from our complex!?!?! They have had control of our complex for over two weeks and they can't even coordinate trash removal. Pasas just sent all of us tenants an email saying "we will pay you 25 dollars to write good reviews for us on Yelp".... As you can see all 5 star ratings are total BS. Whatever you do avoid this company and do not rent from them or have them manage your building. Pasas properties employees are no responsive, deceitful, manipulative and have no sense of urgency when it comes to getting back to tenants. read more

Pasas Properties - This is the email they sent to tenants bribing them to write good reviews - Real Estate Services Near Me - San Diego, California

To follow-up from the response from Linda at Pasas, I would like to note that I repeatedly contacted Lauren at Pasas by both email and text, asking if anything additional was needed in the application. She never responded. She could have easily responded that more financial documentation was needed, but she did not respond at all. If Pasas prides themselves on customer service, they should complete due diligence and respond to prospective tenants/applicants. I can only imagine how responsive they are once they have you locked into a lease agreement. Believe me, I am quite happy that I did not sign a lease with Pasas. I am not upset about my application being "denied". The only plus about the home in question was the view from one of the living room windows, the rest of the home was outdated, old, and the layout was illogical. read more

One of the many reasons we decided to move to SD three years ago was because of Ocean Beach. I fell in love with the place immediately! After years of searching for the right place on our own we decided we needed some help. I can tell you for certain that if it wasn't for the amazing people at Pasas Properties we would still be looking for a place.Instead, we are living a few houses away from the beach and could not be happier. Linda Pasas and her staff are wonderful. I highly recommend calling Pasas Properties if you are looking to move across the countryor just down the street. They are attentive and are eager to help. I'm extremely grateful to have worked with Pasas Properties in the 4 and a half years I rented through them. They are extremely accessible, friendly, caring, and courteous. The place I was renting was an older unit built in the 1930s, and as expected, there would be some wear and tear maintenance that needed to be addressed from time to time. Each fix was addressed very quickly and was done well, with impeccable follow-through. They really did ensure that anything done with the property would improve it, and I always knew I was in good hands with them. They are caring, genuine, and true pros. Easily the best property managers we have ever had. Moved in a little over a year ago. Every maintenance issue we have had, I put in my request online, and get a call from their office within an hour. Issue is resolved that day or the next morning. Never have to deal with any complicated websites, or late payments. It's just too easy. We will be looking to Linda to purchase our next place when we are ready to own. First, I just wanted to state that no one from Pasas has forced me to write this good review. I wanted to clear this up due to a previous comment I had seen about Pasas. Second, Pasas Properties has been incredibly kind, attentive, and understanding since my boyfriend and I moved into our apartment just a few months ago. We haven't had any major issues other than when we first officially moved in and found that the cleaning crew was still in the process of fixing up the place (this was quickly resolved without issue). However, I really wanted to spotlight Ryan Blanco for helping us make our transition as smooth as possible! He recently helped us with a few moving procedures that made our hectic lives in North Park much easier. I actually just hopped on Yelp immediately after our last conversation because I was so impressed with his overall demeanor and thoughtfulness.
