The maintenance team (Jesse and the other techs) were professional and always great to work with. They responded to maintenance requests quickly - they prioritize based on urgency. We didnt have a whole lot of major issues, except for some roof leaks which they took care of quickly. The maintenance team is on point, but they can get very busy since they cover a large area, so if your issue is not as urgent (electrical issue, water intrusion, plumbing issues, etc) as another tenant's, sometimes the schedule gets missed on their end and you have to follow up. Overall, I would definitely recommend living at a UCP property, Grace (PM) and Jesse's maintenance team made living in SD an easy experience from move in to move out.

And this week while moving out I found bed bugs crawling out of electrical socket. It took managment company THREE days to get back to me and you know what they said."Oh well" we're not reimbursing your for all of the items thrown away or the treatment! Not one follow up question about the situation. Not one! Run from any listing from Urban Coast Properties. They weill sweet talk you in to signing a lease and then leave you hanging! Bed bugs! They have no intention at all for even telling other residents at my location. RUN!

    This is a follow up response after I spoke to one of the managers and receipt of email…read more I do not recommend this property management company. In my experience, they looked for every opportunity to charge additional fees that I believe were unreasonable. A significant portion of my security deposit was withheld for charges that I strongly dispute. I was billed for both a cleaning fee and separate labor charges for carpet cleaning. I was also charged for a chimney/fireplace inspection even though I never used the fireplace. The inspector reportedly stated that it was in good working condition, and the company even took photos of the clean fireplace, yet I was still charged. Additionally, I was charged for repainting the entire unit despite leaving the walls clean, without holes or damage beyond normal wear and tear. Rather than relying on objective evidence, the company chose to rely on the opinion of a third-party handyman instead of the documented condition of the property. I was also charged for HVAC air filters even though the HVAC system was not functioning properly, and I left two brand-new replacement filters when I moved out. What was most disappointing was the lack of accountability. When I first moved in, I raised concerns about the concrete steps leading to the property because I was worried my children could trip and seriously injure themselves. No action was taken despite my concerns, and my children nearly fell on multiple occasions. I rarely leave negative reviews, but I felt compelled to share my experience so that future tenants know what to expect. In my opinion, this company prioritizes maximizing deductions from tenants' security deposits rather than treating residents fairly. I encourage anyone renting from this company to thoroughly document the property's condition with photos and videos at both move-in and move-out. Based on other reviews, I fully expect the company to respond with a generic apology or a standard message asking how they can improve. A template response does not address the issues I experienced or the disputed charges against my security deposit. What matters is fairly evaluating tenants based on the actual condition of the property, not sending a generic public relations response after the fact.

After a flood right before the holidays left our kitchen and bathroom severely damaged and uninhabitable, William stepped in and helped coordinate a complicated renovation during Thanksgiving, Christmas, and New Year's. Not only did he restore the unit, but he also helped upgrade it. The quality of the work--from the tile to the cabinetry--was excellent. I trusted her to manage my condo…read moreover 15 years ago, she has seen it thru multiple renters, a kitchen remodel, emergency repairs, changes in the HOA, and managed an assortment of improvement projects. She is great at communicating, meeting the needs of tenants, and proactively resolves any issues. Over those 15 years, I have also owned and rented homes in LA and in the desert, and worked with different property managers in those areas. Lara set a high bar, and I have not found another company that is comparable. I have a few horror stories from renting those other properties, which only makes me more grateful for the outstanding experience I've had over the years with Lara. She deserves 10 stars and I would recommend her to anyone needing a property manager in San Diego. I am moving back this year and am so grateful for how she cared for my condo while I was away. I can confidently say Lara is the BEST and my condo is in better condition today than the day I gave her the keys.

    Lara is a Property Manager who came in today extremely unprofessionally by not only making false…read moreclaims about me (apparently she has witnessed me signing property management paperwork that A. she couldn't even describe, B. I have no idea what she's referring to, and C. I've never even met her until she walked into our office today) and being rude to other staff in the office, after she was advised that the key is after has not been delivered to our office yet. The keys she wants are Medeco keys and any property manager would know that those are specially coded and must be ordered directly from the locksmith with the code. She has been advised numerous times by our phone staff of this, yet still chose to come in and try to INTIMIDATE our staff with aggression and lies. We do not tolerate that kind of behavior toward any staff in our office, she is not welcome back into our office and will be escorted out if she returns.
