Robin, each statement in your response is contradicted by documentation. Let me address them directly. "3 city inspectors came out and none were able to substantiate your claims." The City of San Diego drafted a Civil Penalty Notice CE-0538220 citing three code violations -- an official enforcement action, not a finding of compliance. Additionally, a smoke detector was not installed in my unit until June 1, 2026, more than seven months after I first reported its absence in writing in October 2025. I have also filed complaints that are active with 12+ state and federal agencies including HUD, the EPA, the California Attorney General, the CFPB, APCD, and the California Civil Rights Department. "We are sorry you chose to not live in the unit." I did not choose. On November 5, 2025, a sewage flood caused by the building's unaddressed plumbing infrastructure failure displaced me from the unit. The flood involved Category 3 black water, classified as a biohazard, along with mold, asbestos, and possible lead contamination. I have been refused relocation assistance despite medical statements advising me not to return until the unit was properly remediated. Displacement caused by uninhabitable conditions is not a choice. "We addressed the concerns" and "done all we can." The remediation performed was incomplete and improper. The shared plumbing wall between the bathroom and kitchen was partially addressed on the bathroom side -- the kitchen side was left untouched behind the cabinet. Mold regrew as a result. The March 2026 abatement was performed without proper containment, directly causing total loss of my personal property. The contractors used were unlicensed. "You were still obligated to pay rent." California Civil Code §1942.4 prohibits a landlord from collecting rent when a Civil Penalty Notice has been issued and violations remain unresolved. Beyond that, your own rent ledger shows $0 owed. In fact, I am owed approximately $1,542 in unpaid rent credits, plus reimbursement for utilities I continue paying on an uninhabitable unit. "We were even willing to release you from the lease." I have been a continuous tenant since September 2021 -- over four years. The lease you reference was a 100+ page document imposed on me October 30th, seven days before the sewage flood, replacing a two-page agreement, yet somehow my tenancy start date is listed as October 1, 2025. Despite documented continuous occupancy since September 2021. Offering to release a long-term tenant mid-displacement from a lease of questionable validity is not goodwill. "There is no city inspector or dept that can find a reason your unit is not safe to reside in." Civil Penalty Notice CE-0538220 and 12+ open agency complaints say otherwise. So does my physician's written statement. So do the environmental findings from the inspection of the unit. On the window -- and the characterization of our relationship. You fulfilled a basic maintenance obligation. Invoking that on a public platform while a tenant has been displaced for seven-plus months, had all of their personal property destroyed, and incurred significant medical harm does not reflect well. I have full documentation of every item above and have provided it to the relevant agencies and legal counsel. The idea of acceptable repairs are a joke. Tenants can put in request for something broken or be a safety issue and the property management company doesn't respond or they do the repair half way. The blacktop in the center has had serious cracks and spots where it buckled and becomes a dangerous trip hazard especially at night! Their back gate to the parking spots has been layered with bags of sand to cover the hole which is a safety issue. I guess this is proof of how they fix things. Look at previous review and they threaten legal action. Only reason I took it down because I was afraid of harassment. Now that I'm out of their grasp and no longer live in San Diego, I don't care and want the world to see how wicked evil robin is. They threaten to sue me and couldn't even follow the laws, threatening me and leaving me uneasy. All they do is make empty threats. Once I got a lawyer involved, they backed down real quick because what they were doing was flat out wrong. Avoid this rental company at ALL costs. RENT ELSEWHERE. Theres a reason why this company has so many bad reviews and I wish I would have taken them more seriously when looking for a place to live. I've lived in San Diego for 7 years and this is by far the most uncomfortable building I have lived in. 3132 Third Ave The staff has a morally unjust way of operating. Very low vibrational people. Robin and Emily are the two women you get to work with if you are brave enough to sign a lease here. Unprofessional since Day 1. Don't expect to be treated with respect or common decency. 1. I was in financial hardship due to Covid (with a pending Housing Assistance Application through The City of SD) and Robin told me that "there's plenty of jobs out there you aren't looking hard enough" when I told her my situation. 2. They left the entry gates broken for weeks at a time, homeless people in and out of the property because of this issue. 3. I used the patio hose to wash off my puppy's muddy feet before he enters the building (a total of about 4 times), and very shortly after, they locked up the hose so it could no longer be used. ...Fast forward a year.... Emily was on property today and my dog was playing with a ball out front. She walked up, greeted him with a smile and a friendly voice and my 1 year old pup decided to jump up to greet her also, and she immediately scolded me for it. Told me that she would "have Robin call me, because it's unacceptable behavior." I left the situation feeling like I was put into a trap. 4. They sent two of the same "repair bills" for a "stuck necklace" in the sink pipes...emails had identical wording, to two different tenants wanting to collect money. 5. They don't abide by renter's rights to keep the peace in the building....very noisy, party building with extremely thin walls. There's no "quiet time" here they abide by- noise complaints hold no weight. I asked for their help for 8 MONTHS with a neighbor who partied until 2am next door to me 4 nights out of the week. The neighbor vandalized the front of my door (after him getting fed up with me asking him to quiet down) with BBQ sauce and bleach at 2:30am before management decided to finally step in. After trying to create a pleasant experience and relationship with the staff...after so long you just give up and stop asking them for their help because it's not worth the interaction. I have lived at one of their properties of of Bancroft St for over a year now and have been beyond pleased! First off, the move in process was very straight forward and made simple. And I appreciated how they worked with me on a few things that needed fixing on my part. Very understanding of them! When something in the apartment needed fixing, simply logged onto the portal, made the request, and an appt was scheduled promptly. Who doesn't like prompt service? The few times I handed in the rent check (pre covid), I always knew I was going to be greeted with smiles. I'm big on companies/offices being personable when you walk in. So I always appreciated everyone in the office. Now that I will be moving out after purchasing my first home, they have made the first phase of my move out process, even breaking a lease, very easy and were genuinely congratulatory towards the situation. Valery notified me via text message that I had been approved for the apartment I had visited the day prior. I then received an email from her explaining I have 24 hours to give my deposit. I called the office to ask to see and sign the lease prior to giving my deposit, Robin refused and said they had always done business that way. I told her I wasn't going to pay without signing a lease agreement. She quickly shortened the conversation saying "well, I guess we are not a good fit for you" and had the audacity to hang up on me. Robin and Amy did an excellent job of managing our condo for the past 3 years, every time there was an issue they called us with a solution and not a problem... When we decided to sell the condo they worked with the tenant to show the condo, coordinate inspections and we ended up closing 3 days after the tenant moved out. Amy worked with us as our agent and answered every question and helped us resolve every issue that came up. I have never encountered such rude people let alone landlords. AVOID ROBIN AND THIS COMPANY AT ALL COSTS. They took over managing my lease from the property owner I was renting from and from the get-go they tried to show their power and that they are in charge. They show up at my apartment and let themselves in, before introducing themselves just start photographing my personal belongings. They then started bullying/harassing me to get into the rooms I have locked, which came with locks on the doors when I moved in and I told them no you are not welcome to photograph and go through my personal belongings, you have shown me no respect for my items out here. Robin and her partner then started questioning me like I was hiding something and doing illegal things (WHICH IS NOT TRUE! I WORK 2 HONEST JOBS AND PAY TAXES TO AFFORD MY LIFESTYLE). I then ask them to politely leave which they refused to do and I had to threaten to call the cops and charge them with trespassing to get them to leave. All they did was harass and pick on me, making me feel lower than them. They walk into an apartment that I am fully moved into and have been renting for months beforehand and they come around acting like nobody's personal belongings are here, walking in the apartment like they own the place. These women were rude, cruel, and evil and I hope their children are nothing like them. I have never been ridiculed and disrespected so much by anyone let alone the people I am paying rent to. I beg all future prospects & property owners to heavily reconsider having them manage your property, there are a lot better in the greater San Diego area. These women are awful people who do not care about anyone but their own pockets, not even the property owners' pockets. Honestly the best property management company I've loved with since moving to San Diego!! Every experience I had with them, from the initial apartment viewing, to the final walk-through was a breeze. Every maintenance issue was addressed and fixed either same day or as soon as the problem allowed. Worst agency ever. I applied for a house and was told I'd hear back quickly. That was 3 weeks ago. I never heard a word about the application yet they took my money and the home is still for rent. This is not a credit or income issue on my part. My credit is fine and my income is more than enough. And even if credit or income was an issue, I should have at least received a phone call. I've called several times to inquire about the process of simply taking money have have gotten no response. My friend lives near this specific house and the house is still shown to potential applicants daily. The 'for rent' remains in the yard. I believe this to be a scam to collect the application fee with not plan to do anything else. Be ware of this sketchy outfit! read more

We've needed a couple of maintenance visits on our house and have had contractors at the house within a couple of hours (at the most) of putting in the call. This review is more of a warning for possible future military members looking to rent through Management Solutions. My situation worked out in the end but I no longer have any trust in this company. The two-stars is because I really loved the apartment and management did leave me alone in the end. I applied for a unit on Iowa St while I was still on deployment (August 2016) and they were really helpful in getting me set up. They started off with a great impression, the on-site landlord (Jeff) is the sweetest guy ever, the front desk receptionist was always polite and overall, I really liked the management staff. Until it came time for me to move. That's when I met Robin Gunning. I came in during the month of April of 2017 to end my lease with Iowa apts. I had received orders to separate from the military and with my official Separation Orders in hand, I went in to let them know that I would be moving out at the end of the month and needed to break my lease. Robin Gunning stepped in and informed me that my orders "do not count" because they're "Separation Orders" not a "Change of Duty Station Orders" so if I wanted to break the lease, I would have to pay the fee for it (about 1k, if I remember correctly). I pointed out that on my copy of the orders, it clearly states that the military is sending me back to my home of record and Separation Orders are the same as Change of Duty Station Orders. She gave me some long spiel on how they don't count because I can choose to stay in San Diego and it's my choice to move and went on about some "what if" scenarios. When do "what if" scenarios really apply to current situations at hand? They certainly didn't apply to me than. I let her know that it wasn't my choice to come to San Diego to begin with. She told me that wasn't any of her business and didn't apply to the situation at hand. I can't recall what she said word-for-word but the message was clear. I informed her that I would speak with the Legal Offices but she didn't seem to think that I was serious. Afterwards, I sent in an email with my official 30 day notice to vacate and Robin Gunning, once again, chimed in. She was now informing me that not only was I still responsible for the fee to break the lease, I was also still responsible for the rent (even after I broke the lease) until they found a new tenant (But not to worry! They usually always find someone fairly quickly!). This part was in the lease but from my limited understanding, only pertains to people who completely abandoned the property and had nothing to do with me whatsoever. When I informed legal what she was telling me, her telling me this is (apparently) illegal and could have gotten her into a lot of trouble. I was able to get a letter from legal that (essentially) told her to back off. Which she did (surprise , surprise). And I even got most of my security deposit returned to me! So no hard feelings. Unfortunately, situations like this happen often to military in regards to apartment management offices. It's hard to believe this was some simple misunderstanding and I find it hard to believe that someone with years of experience in apartment management in a military city as huge as San Diego was unaware that what she was doing was illegal. And I never did get an assigned parking spot I changed it to one star to try and mitigate their many fake reviews. I recommend reading their reviews on Google, as well. read more

I've used Management Solutions as a renter when they were the leasing company and as a first time home buyer I used them as my agent. As a renter they were probably the most professional company I've dealt with. They were friendly and whenever an issue came up it was addressed immediately and serviced very quickly, whether it was a small or large job. You can communicate with them via phone or email, nearly 7 days a week. Robin and Amy provided great customer service. I decided to trust them as my agent for my first time buying a home. Amy and Robin worked together as a team. Amy was patient and friendly in showing us 20+ homes as we decided on what we wanted. When it came time for negotiations she aggressively worked on our behalf and we were able to purchase the home we wanted on our very first offer, despite the conditions leaning towards seller's market. Amy also helped us negotiate additional credits and repairs during the closing which really helped make our first home buying experience an easy process. After living in the property for 5 years, Management Solutions was always there with prompt and attentive service whenever I needed them. Watch out for these gals when looking for a good management firm. They call and ask for a vendor to come and help then don't want to pay the bill. Those poor tenants! We literally had to stand and wait there to be given phone number after phone number to send the bill so we could be paid. Thats seems really inconvenient for a tenant, why if they have been around for years do they not have vendors on contract? Why if you own a plumbing company are you calling plumbers? Something doesn't seem right, and definitely not fair. As a homeowner with multiple properties I insist, attitude is everything! read more

We've rented a unit from Management Solutions for almost 4 years and are vacating now to move out of SD. We LOVE our apartment. We understand MS renovated it before we moved it so it's a great value for the price. MS was generally hands off during our tenancy, which is nice. We have a building manager on site for immediate problems (lock outs, he kept up the courtyard, etc.) and MS would step in for repairs and such. They were very responsive, typically sending someone out for a repair the next day. Would rent again from them should we return to SD. read more

We hired Management Solutions to find a good renter and do the lease agreement. The person they found for us had to be evicted from the last property. We found out they had 20 court cases against them. We received a letter from the City Attorney's office that prostitution and lewd conduct were occurring on our property and that we were responsible for what goes on on our property. It cost us over $3,000.00 to evict this upstanding renter Management Solutions found for us. We were told to "Trust them", never again!!
