Manager continues to let the renters, two guys that live in our condo complex on Texas Street let their dog defecate and urinate inside the courtyard inside the two gates instead of walking it on the street. The dog favorite spot is not inside like they did on day one but outside the gates. read more

I moved into one of ENG Properties in La Mesa in April. As of now I have had no issues with the company itself. I mainly wanted to write this review for Lorena. She is the property manager at this location. As a first time renter, I asked a lot of questions prior to applying for the apartment, some of which were fairly simple, yet she never hesitated to respond. She instantly responded to all of my questions with all of the details and a cheerful look on her face. Her work ethic and commitment to her job are exceptional. Do not rent from ENG properties at this 4238 Alabama listing. The address pictured is incorrectly advertised by ENG properties. The correct address is 4234 Alabama St and there are no tax records on that property because of improper zoning. You will never get your trash collected by The City of San Diego. The property has been broken into twice in the last 18 months and the last break in was a robbery. ENG has Lloyd's spray for roaches around the perimeter of the house because they know roaches live in the foundation. If you request for spraying inside of the house, they will give you the run around and say Lloyds sprayed the perimeter. It's a complete slumlord situation from ownership to property management. These people are bottom feeders and stay away! read more

I don't understand all the negative reviews. You guys have no idea what dealing with bad property management is like! Trust me. My family and I have been with ENG since 2009, so I know how previous management worked and how this one works. A lot has improved, is more improvement needed? Of course. We are all humans and make mistakes. I've had situations where multiple calls were needed to the management , but since Peter came in its been very pleasant to deal with them. Again, not saying they are 100% perfect but they do care and try to accommodate everyone. I've been in my apartment now for just over a year. Any maintenance requests I file always get immediate attention. The most recent one being the slableak that apparently had been there a while, hence the reason my floor was so hot all the time. It finally showed itself by leaking into my apartment. I took a picture of the pool of water and shot it to Peter and Sharlotte and had a call from Peter, Natalie, and the plumber within minutes!!! Mind you this was a Saturday evening and Peter was at a baseball game when I sent the email. The leak was found and repaired in a matter of hours!! Now I am just waiting for the flooring guy to call so we can get my flooring replaced. Thank you all for the swift action on this so my home didn't get any damage... Update 05-19-17 - I filed a maintenance request once the flooring was completed due to some damages to the dry wall and a gaping hole after removing the preexisting floors and had a call within less than an hour and everything has been restored back to normal. Really excellent property managers! I lived in my apartment for two years and I can tell you Chris was on the ball with everything. I didn't have too many issues with my apartment but when I did there was a maintenance guy there within a few days. Another great thing was that I got back the majority of my deposit without a bunch of drama like other places. They were very fair and speedy. I plan to work with them again in the future. read more

I moved in 6 months ago, and I'm very pleased. The rental agent was Sharlotte, and she went out of her way to work with my schedule, returned calls quickly, and was friendly and straight-forward. Natalie has handled all maintenance requests--she's super on the ball! John is the general handyman and I would trust him with anything. We had an electrical problem, and he sorted that mystery quickly. A couple of months later we had a leak--a pipe in the ceiling developed a tiny hole in the middle of the night--and again, John had it quickly fixed, and Natalie arranged for fans to dry out the carpet that same day. I have now lived in a condo in Mission Valley for about two years. I hear a lot of horror stories about property management teams but ENG properties seemed to never disappoint. I lived in a run down condo which I knew what I was moving into but when anything would break ENG properties would get the job done in a timely manner. I was a tenant at an ENG property for five years, until very recently. I am motivated to write them a good review because they have been so GREAT as property managers! Here's why: 1. They are responsive to maintenance requests. I rarely had to follow up with them on something. They are prompt and professional. Their maintenance team does not take shortcuts & they get the job done! (Thank you John) 2. Their online system for requests makes it very easy to request maintenance 3. They are fair & reasonable people. Only once did I have to pay for a maintenance issue and it made sense- we were not going easy on the garbage disposal so we paid for a repair 4. Sharlotte is SO nice, reasonable and down to earth. She was my main contact over the 5 years of my tenancy and I was able to trust her to take care of issues and be responsive. Plus, at our move- out walk through, she acknowledged certain issues are just due to age or normal wear and tear (carpet, paint). Many property managers would just try to get the tenant to pay for as much as possible, but ENG is reasonable and fair. 5. They only raised rent twice during 5 years and each increase was fair for the area and the property. I hope all my future property managers are this easy to work with! Company took care of fix it problems while i lived under their management and was responsive to my needs while i lived under their management. However, upon moving out, they bent me over and took every dime out of my pocket. After having the apartment cleaned professionally, and having fixed all repairs; i was confident that my deposit would be returned in full. The place was sparkling. Instead it has taken me over 2 months to receive my deposit check which has over $1000 in deductions. Ultimately i , ended up getting charged for the cleaning/ repairs of their shithole apartment which didn't even need cleaning/repairs. SO if you decide to allow ENG properties to manage your apartment or rental, be prepared for them to manage your bank account as well. Good riddens. read more

I've rented from four different apartments/property managers since I've been in San Diego and so far this has been my best experience. The few maintenance requests that I had were answered and fixed within a day or two (minor issues). I only lived there for a year but was still pleasantly surprised upon getting my security deposit back when I moved out...I was charged a reasonable amount for carpet cleaning, paint and cleaning. Although I was a little annoyed that the cleaning invoice showed the exact same things that I cleaned before I left, but I get it. I was also told upon move in that my complex would be tented for termites and was told that it would happen before I moved...it happened about six months after I moved in. They only gave us a week notice for this which was difficult with dogs and my already established travel plans but they did compensate us. read more

To start off I have had a bad experience with charlotte from the beginning. She was rude with me and seemed annoyed with all the questions I've had. She made me feel stupid and just was very unfriendly. I can email her and or call her and will not hear from her or anyone for weeks at a time, was considering looking at a property again with them, but couple phone calls reminded me why I left. Expressed my concerns a while ago and still didn't address them. Also. Never renewed my lease after the year was over, didn't take the initiative to call back so I assumed month to month after that. I've lived at 4168 Illinois Street for 5yrs. I've been a good paying tenant, and had 3 roommates come and go. My last roommate gave notice he was leaving, and then things got crazy. 1st I was told that I had to pay a $100 roommate change fee. But this is nowhere in writing. I stated to enforce such a policy that it had to be in writing or it's extortion. Well I shot myself in the foot. They don't talk about the $100 roommate change fee anymore. Now I have to Qualify for the apartment by myself and or move out. I stated I already had a replacement. I still have to qualify. After I move out, then I and the replacement roommate could apply. What idiotic policy, if I move out it's in to another place, why the hell would a person move out just to move back in. Property owner / ENG Properties owner Matt Giacalone is having problems with the building. Built in 1967, it has plumbing in the concrete slab. Well it's breaking. Matt Giacalone had a break in one of the apartments. The girl living there apartment was flooded. Matt Giacalone prorated and refunded her rent and gave her 3 days to move out. the poor girl was crying for she'd just been kicked out on the street. If you can avoid renting from ENG Properties, do so. Additionally, Sharlotte Gates Hutchins is a real piece of work. After a plumbing re-work, the plumbers tore our apartment apart and failed to fix everything. Had to call for an inspection to have the work completed. Charlotte comes in to my apartment and within 10 minutes positions herself in the middle of the front room, jumps in the air stating "Do I smell mold". Classic misdirection tactic which she didn't pull off very well. ENG Properties Merged with Willin Properties... beware they are tricky. These guys are unethical crooks. - They charge $35 for a credit check; but only pay $10~$15 for the credit check service. ** It's illegal to profit from a credit check. - 5 years of residency; they contrived lesse criteria to get around San Diegos' Right To Know Ordinance and kick me out without any reason. ** This company truly makes pond scum look good. read more

I'd like to start this review out by saying that this is the first time I have rented from a property management so I'm not an expert on how property managements work but I am not an idiot and I do know that ENG Properties is so unprofessional and I'm so glad my lease is up so I can move on with my life. There was countless occasions where myself or my roommates would reach out to the management team seeking answers to questions or problems with the unit and it would take weeks for them to get back to us, if they even got back to us in general! My roommates and I have never been late on rent and always paid on the 1st of the months for our entire year long lease but when we were accused of only turning in only 2 of our 3 rent checks when we always put the checks in one envelope was absolutely insulting! They had clearly lost one of our rent checks and didn't want to take responsibility for their mistake. So they told us that we needed to void our old rent check and write them a new one! I was completely insulted when they were basically accusing us on lying about not paying on time and also for not once apologizing for the inconvenience or taking responsibility for the mistake! Also during our vacancy at the unit, one of the original roommates decided they wanted to break the lease and the management was very unprofessional about the whole situation and also didn't follow their own lease agreement that they had us all sign in the beginning! They allowed the person the move out without a 30days notice and basically forced us to find a new tenant in less than 2 weeks or we would have to come out with the rent, when it clearly states that the tenant that breaks the lease has to pay rent until they find someone to replace them. They wouldn't give information to our new managements until we all put in our written 30 days notice but they allowed our old roommate to break the leasing agreement and no follow the lease what so ever! It makes no sense to me that this had happened. All in all, ENG Properties does NOT even deserve 1 start and I was extremely put off by this property management and if you are looking to rent from them I highly recommend that you DO NOT!!!! I got to say all in all they're not too shabby. I rented from them for about four years there were some up and downs but most of it's been good they were flexible with me when I needed to move out and they got my deposit back to me in a timely manner a little less than I would expect but I can understand why. And they're always are responsive to maintenance request I never had a problem getting things done that needed to be.The gals in the office a very pleasant and their maintenance guy is awesome. I am reading the two reviews for this prop management company and notice they were both from current or past tenants maybe after you finally are able to rent this company is great but...................Let me write a review as a prospective - as not only a current homeowner but someone who has worked in the customer service industry (aren't they all) first impressions ARE really everything.............. I had to leave several messages for this Chris - before she even had the courtesy to return my call - bad first impression.............. she did offer me some other alternatives when the townhome I was interested in did turn out to already be in the process of being rented (of course if she had called me back in a timely manner that might have been me renting the place but oh well I let that one go - kinda ) she mentioned another property that was a bit higher in rent than I could afford and when I proceeded to ask if the owner would come down in price any for a single family to live there instead of it being rented by a bunch of students who may or may not have the same values as someone who wants to treat the home similarly as their own home (which the website for this property management company clearly states "to enhance and preserve the residential experience of our residents" - residential experience - that usually refers to single families and FAMILY homes - she proceeded to argue with me and get defensive - hummm is this how we handle customers or potential customers (because in reality that is what I am even as a renter - you are doing me a service and I in turn then will be doing you a service). I rent out my own home in another state and am now on the other side - looking for a home to rent here in CA - the experience has been hit or miss and is a real eye opener as to how differently the term "customer service" is interpreted here in CA in this particular area than it is in the state where i am from................... read more

I am presently renting through ENG properties and I'm a little shocked at the reviews. Peter showed me the unit and i was in love with the place. He was genuine, funny, informative and kind. Sharlotte whom handled the lease and any other concerns I had was sweet and knew my struggles of havibg to move and she addressed tgose and reassured me I was working with the right people. Anything that needed to be handled has been was done in a timely and professional way, and within days of the request. An example of above and beyond was a tree on the property that attracted hornets. I'm allergic I asked if something could be done because I really couldn't enjoy the outside and Peter and the ENG team had the tree removed. These have been my experiences with this company. My only aahh is one of the reason I rented the place was that it has a garden in front of my window that I was under the impression was mine but it ends up that its a to be a community garden. I thought it was mine because it's directly in front of my window but it's not and that took made me sad but i will deal with that. They have been wonderful and I consider myself lucky to rent from them. Thank you Sharlotte and Peter I truly love it there. I have been renting home with ENG properties for the past 5 years, and I feel they are very good landlord. Although the rental price has been increased dramatically in the past 5 years, especially in UTC area, which is next to UCSD. But people in ENG properties have tried their best to keep the rent very low for me. I rent a 2B1B townhome in UTC area with them on 2011, and they offered me $1350 at that time. And they only increased my rent one time during the past 5 years , from $1350 to $1425 till now. And when I had anything needs to be fixed at home, I just sent them an email, and they will send the technician come over in 1 day. I just got a housing offer in UCSD, so I had to leave my place 3 weeks ago. I offered my friend to take over my place, and they offered my friend $1550 in this 2B1B townhome in UTC area. unbelievable price, much lower than the market. And they are very honest and fast on returning my deposit too. I have looked at their charges, which is very reasonable. So, I will highly recommend you to rent home with ENG properties, they are nice and honest people who will help you with all your needs. Gloria Shang read more
