I currently live in a unit within a property managed by SD Realty & Management (SD R&M). Upon move in, we identified 17 issues during our home inspection of which the below 2 were urgent: 1. Found mold damage on the living room baseboards. It appeared to have been painted over but we weren't sure if this was still an issue, so we put in a request to get it checked out. 2. Front door lock could be opened with any key Below is the sequence of events leading to the resolution of these issues: * 06/17/19 - 06/18/19: Created 17 maintenance requests via SD Realty & Management's website. Also, emailed SD R&M a list of the 17 home inspection issues as a courtesy. * 06/19/19: Never heard back from SD R&M so emailed checking on status of 17 maintenance requests * 08/06/19: Never heard back from SD R&M so emailed again checking on status of 17 maintenance requests * 09/14/19: Never heard back from SD R&M so emailed again checking on status of 17 maintenance requests * 09/16/19: Received first status update from SD R&M and promised to fix all home inspection issues * 09/18/19 - 10/22/19: Handyman/contractors serviced all issues. It took over 4 months to resolve the issues. We continue to have issues with SD Realty & Management of which I'll summarize below but follow the same pattern of communication as above. Shortly after we moved in, we also found termites flying around our kitchen. Picture attached. On hot summer days, they find their way into our unit. SD R&M dispatched pest control on two occasions (2019 and 2020) to patch up the areas where they are entering but they continue to enter the unit. Pest control advised that they are only treating the symptom of the problem, not the root cause. Until the root cause is identified, pest control cannot treat the problem. The root cause requires a termite inspection which I've explained to SD R&M on multiple occasions but they either don't understand or neglect to do anything about it. The termites are harmless but nonetheless affect our ability to work from home and cook in the kitchen. We've also had issues with trash overflowing in our alley and causing unsanitary conditions. Reason being is that the garbage collector stopped emptying the trash from one of our bins as it was damaged. SD R&M neglected to do anything even after reporting the issue numerous times. So I contacted Waste Management to initiate the trash can replacement. I sent SD R&M the invoice to make payment. It contained clear-cut instructions on how to make payment, yet SD R&M asked me for information on how to make payment for the bin. I provided them with the information and the bin was replaced 4 months after reporting the issue (Reported 4/2020 and not resolved until 8/2020) We have maintained a detailed event log of our communications with SD R&M evidencing that they are a negligent and unqualified property management company. SD R&M is unresponsive and/or unwilling to service our maintenance requests and the problem is compounded because they do not clearly take the time to understand our issues. I would not recommend them to any current or prospective property owners looking for a company to manage their properties. read more

Here are the facts you decide for yourself A month after moving into 4781 Seminole Dr (4/18) our hot water in the kitchen went completely out. Put in repair request every single month along with constant verbal complaints and requests for repairs. They would send out a plumber who would diagnose the issue and say they will return but don't. After harassing them again they would send out a new plumber who would rediagnose the issue and say the would return. ...our water issue NEVER GOT FIXED. 1/31/19 we noticed mold in our closet. After harassing them they finally came out to look at it a month later! They tore down the drywall leaving the moldy wood exposed and left it like that from 2/27/19 to 3/31/19 when our lease was done!! I doubt they repaired the mold and just slapped some drywall over it since they waited till our lease is up for repairs. Also we paid rent for 3/19 even though we did not stay there and now Jessica is dodging me to pay back for that month repairs took place SMH.. Beware, this woman is a scammer, do not ever allow her to try to sell your home. I already reported her to the board of realty in CA. Story: she posted/advertised to "investors" before listing which is a huge violation of the rules, convinced her buyer to go with a flipper, so she got both ends of the deal, told the buyer/my sister the house was so nice to get the listing and then later told her it was a pile of crap. They dodged court-judicial to stop a property sale. The flippers ended up paying us back $10k or $15k, but this woman caused damages, selling a perfectly nice home in a good area, putting pressure on a grieving person, my sister, and violated the realty rules which could have got her license to be questioned. I call the main insurance c carrier to go after her but my sister folded when I tried to protect her. Jessica is highly deceptive and her staff person pretended she was a family friend, they tried to deceive the trust knowing it was a "trust sale" a realtor trying to secretly sell trust property. I gave up on suing her as I was not sure what liquid assets she had and it was too extensive for my time as I had other things going on. Do not ever ever use the person for any business, she is highly unethical, she threatened to sue me. Well if she did it would not bode well for her as I have a lot of proof to do her in called "factual evidence". She is a crook, a thief and a narcissist, no regard for anyone but herself. I have read many many bad reviews on her lack of care for properties she rents out. Beware of these people they are rotten to the core! I was forced to give her a 1. I typically don't like coming off and writing reviews that hurt a company but dang this one needs to be heard the company has a realtor by the names of Jessica Kennedy.. she is the biggest scam you'll ever meet, she lists a house for sale and within a couple days removes it from the market (puts it in escrow) the house was priced way below market value and had a contingency that no one can enter to view without an agent, well guess what the agent didn't answer calls or texts before the house went into escrow, asking price was $499,000 and the house ended up selling for $467,000 wow what a jump I'm pretty irritated of her unresponsiveness so I brushed it off right, then I was able to identify that she indeed was the buyers agent... what a shady way to do business, she listed the house and had someone who she knew would sell to, didn't answer all other offers and sold it at a big loss for her clients just so that she can get the commission on both the sale and the purchase, someone help me spell out what was the word? This is the worst most unprofessional company I have ever dealt with. I've rented several places and NEVER had the issues I've had with these people. Everything they have told me from day 1 has been a lie. It started with the home I was renting had a roach and termite problem and broken sprinkler system/garage door before we moved in. I was assured they would have everything fixed the first week and that they would have the pest control out as many times as it took to take care of the pests. During the first month of our tenancy we asked for the pest control to come out again for the first and last time, and I got berating phone calls and emails from them saying the owners don't want to pay for this and they don't think there's a problem with roaches, etc etc. All of this because the exterminator they hired came out to the property around noon, full sun out, and didn't see roaches scampering away from him. I have pictures of literally piles of dead roaches from the outside of the home all the way to the street. You don't get rid of an infestation like that by spraying once. Garage door was never fixed and I was told by the "handyman" they hired it needed a new motor. However owners were too cheap to spring for it. The home was cleaner when we vacated than when we moved in, stove was filthy, windows filthy, carpets smelled of dirty dog because the previous residents had 3 huge dogs, rat and mouse poop all over the garage and the water heater room because mice were living in there. Sprinkler system was never fixed even though we put in "maintenance orders" several times for that and garage door, as we were told that was the proper course of action. Nothing was done about it. After we got a $600 water bill and the street outside flooded we just turned them off. We were promised our deposit back as soon as we vacated the property and handed over the keys and of course that hasn't happened. They did not one thing to maintain or fix the property the whole year we were there. They sent a plumber out once for a clogged sink and the plumber wound up FLOODING our kitchen and living room, ruining our rug and leather sofa. But they didn't care. About a month before our lease was up I asked about renewing it and was told "the owners are toying with the idea of selling it". That's all. No definitive yes or no, until 2 weeks before the lease was up, at that point they told us we had to be out at the end of the lease. Giving us 2 weeks to find a new home, get a deposit and first months rent together and move all of our stuff out of a 3 bedroom house and garage. These people should be prosecuted for their illegal and totally unprofessional practices and please please PLEASE do NOT trust them with your money. Find someone else to rent from unless you want to live in a nightmare. And one last word for all the single women renting, the guy Ryan that works for this company is a total bully and chauvinist. He will try to make you feel stupid and intimidate you at every turn. All the harassing emails and phone calls I received were from this guy and even though I'm married and my husband dealt with him as much as possible, he still tried to manipulate me. read more

My wife and I rented from this company off and on for over a decade, in multiple units and two properties, until we purchased a home. It seems that the harsher reviews here focus on responsiveness and truthfully, this is something they can work on. If that's a deal breaker for you, fine. However, we never had any issues with urgent matters; the only emergency we reported over those years (broken pipe) was addressed quickly and properly. For the past few years, we mailed our rent check every month, so there really was not much reason to interact. On that note, rent went up over the years, but I never found it unreasonable for the area. Finally, something I really appreciate - they returned our full security deposit from 7+ years prior with no questions asked. I've really tried to give this company the benefit of the doubt and have postponed leaving a less than ideal yelp review. First off, upon moving in we discovered the downstairs kitchen and restroom was infested with roaches, both dead and alive. Pest control had to come out several times, even after that we had to buy our own roach kill products to keep them away. We stayed at the property for approximately 1 year. Any thing that was wrong, any service request took forever to be taken care of. There were no lights installed in any of the upstairs bedrooms, so we bought our own. We had ceiling fans installed and the electrician WE hired to put them in told us whoever did the wiring in the house had no idea what they were doing. There were live uncapped wires all over the place. Talk about dangerous. We've had packages stolen from our front door step, BY OUR neighbor, a police report was filed, however nothing was done. We've been moved out for a little over a month and have not received any word on our 2,600$ deposit. Completely unprofessional. Multiple emails, text messages, phone calls and voicemails have been made with not a single word back. My advice to anyone looking to rent from them, do your research first. read more

My husband and I came across this "company" run by Jessica Kennedy thru Yelp, my first Contact with her was via yelp messaging and she was very enthusiastic to meet up with me even on a Sunday, we met with her to let her know what we are looking for in a property manager and of course we heard what we needed to hear at that time, just to find out later that everything she's told us was her strategy to get our business. She promised a smooth transition from the other property management company, our former PM emailed us to let us know that They were still waiting to hear from her after a week of supposedly transitioning. In September is when all the nightmare started with Ms. Kennedy. She called to let me know of a plumbing leak in my rental property, she sounded like she's on top of things, three weeks had passed,I contacted her via email, text and a phone calls regarding the invoices and expenses for the repairs. She was able to produce 1 invoice, I asked for the other invoices and her response always was "I should have them for you next week", that "next week" never came, this went on for a month and a half which made me and my husband think that maybe the rest of the repair was never done and what do you know, I got a hold of the tenants to find out that the carpet have never been put back in place and the hole on the wall where the plumbing company has cut out was never repaired either, the vendor that did the demo and drying out were never paid, while she got paid to manage our property. We were the once doing all the work for her hence the reason why she can never produce the invoices and has left the tenants living in that condition. We ended our business with Ms. Kennedy as she isn't capable of performing her job. In short I'm warning anyone that is thinking of either hiring her as a property manager or renting from her company. She will blow you off every single time which she has done to us while we were paying her to manage our property. It's mind boggling to know that there are these kinds of unethical business people. One thing that Ms. Kennedy was on top off was to collect the rent, why won't she, she wants her commission. Her company shouldn't be operating at all. I moved out of state shortly after agreeing for them to manage the rental of my condo and I have had no problems or concerns. When in the first week it wasn't rented, without any pressure, they gave me recommendations on what they believed we could do to get more hits- the next week we had multiple people interested! I didn't have to do a thing and it saved me a ton of time and money since they have quality vendors they use and trust. So, in addition to finding renters for me, they also arranged for my place to get into renting condition: carpet cleaning, painting, and cleaning for close to nothing. They are always reachable and friendly. Using them allowed me to focus on my move and starting a new life out of state instead of stressing and dealing with renter issues. For being a homeowner in need of property management for the very first time, it is a scary thing- but I don't worry one bit using them. They walked me through the process from the very beginning and clearly explained how everything works and what they do for me.
