    I currently live in a unit within a property managed by SD Realty & Management (SD R&M). Upon move in, we identified 17 issues during our home inspection of which the below 2 were urgent: 1. Found mold damage on the living room baseboards. It appeared to have been painted over but we weren't sure if this was still an issue, so we put in a request to get it checked out. 2. Front door lock could be opened with any key Below is the sequence of events leading to the resolution of these issues: * 06/17/19 - 06/18/19: Created 17 maintenance requests via SD Realty & Management's website. Also, emailed SD R&M a list of the 17 home inspection issues as a courtesy. * 06/19/19: Never heard back from SD R&M so emailed checking on status of 17 maintenance requests * 08/06/19: Never heard back from SD R&M so emailed again checking on status of 17 maintenance requests * 09/14/19: Never heard back from SD R&M so emailed again checking on status of 17 maintenance requests * 09/16/19: Received first status update from SD R&M and promised to fix all home inspection issues * 09/18/19 - 10/22/19: Handyman/contractors serviced all issues. It took over 4 months to resolve the issues. We continue to have issues with SD Realty & Management of which I'll summarize below but follow the same pattern of communication as above. Shortly after we moved in, we also found termites flying around our kitchen. Picture attached. On hot summer days, they find their way into our unit. SD R&M dispatched pest control on two occasions (2019 and 2020) to patch up the areas where they are entering but they continue to enter the unit. Pest control advised that they are only treating the symptom of the problem, not the root cause. Until the root cause is identified, pest control cannot treat the problem. The root cause requires a termite inspection which I've explained to SD R&M on multiple occasions but they either don't understand or neglect to do anything about it. The termites are harmless but nonetheless affect our ability to work from home and cook in the kitchen. We've also had issues with trash overflowing in our alley and causing unsanitary conditions. Reason being is that the garbage collector stopped emptying the trash from one of our bins as it was damaged. SD R&M neglected to do anything even after reporting the issue numerous times. So I contacted Waste Management to initiate the trash can replacement. I sent SD R&M the invoice to make payment. It contained clear-cut instructions on how to make payment, yet SD R&M asked me for information on how to make payment for the bin. I provided them with the information and the bin was replaced 4 months after reporting the issue (Reported 4/2020 and not resolved until 8/2020) We have maintained a detailed event log of our communications with SD R&M evidencing that they are a negligent and unqualified property management company. SD R&M is unresponsive and/or unwilling to service our maintenance requests and the problem is compounded because they do not clearly take the time to understand our issues. I would not recommend them to any current or prospective property owners looking for a company to manage their properties.

    Here are the facts you decide for yourself A month after moving into 4781 Seminole Dr (4/18) our hot water in the kitchen went completely out. Put in repair request every single month along with constant verbal complaints and requests for repairs. They would send out a plumber who would diagnose the issue and say they will return but don't. After harassing them again they would send out a new plumber who would rediagnose the issue and say the would return. ...our water issue NEVER GOT FIXED. 1/31/19 we noticed mold in our closet. After harassing them they finally came out to look at it a month later! They tore down the drywall leaving the moldy wood exposed and left it like that from 2/27/19 to 3/31/19 when our lease was done!! I doubt they repaired the mold and just slapped some drywall over it since they waited till our lease is up for repairs. Also we paid rent for 3/19 even though we did not stay there and now Jessica is dodging me to pay back for that month repairs took place SMH.. Various tenants also had complaints about having to "hunt down" Jessica to get repairs done.

    Been calling since yesterday. You're telling me not one person can answer or call back?

    Old fashioned slum lords. Pay your rent and leave them alone. Got an issue? Deal with it. Something needs repair? Learn to live with it. Loud disruptive neighbors? Get some earplugs. They won't help fix even the most minuscule issues. Contacting housing authority now.

When researching various property management companies, Good Life's approach was the most straightforward and transparent with no long term commitments. After speaking with them multiple times with various questions, I was left with a feeling of assurance that I was in good hands. Being a first time landlord, I have no experience in knowing how to screen tenants, knowing the rules, etc., especially when my background is not in the real estate and rental business. Having a busy work schedule also means that I won't likely be able to attend to the tenant's needs in a timely manner. This is where Good Life fills in the gaps for me. The team at Good Life during the onboarding process has been super helpful and efficient in getting the property ready, whereas it would've taken me ages in trying to do it myself. I was assigned Andrei as my property manager and it's been a great start. He has been open, transparent, professional, and great to work with since the start. I recently had an online shopping shipment mis-delivered to my rental property, to which Andrei was instrumental in helping to coordinate the handoff between the tenant and me. Even though Andrei is my primary contact, I can see that they have great teamwork. On one weekend, I had a question to which I received an out-of-office note from him. But rest assured, another team member stepped in that day during his time off to help with my question. Good Life also has a great online portal for me to see all the documents and tax information. Their services have impressed me since the beginning, and I look forward to a great relationship moving forward. Keep up the great work, Good Life! I highly recommend them!
