I had a very poor experience with Merchant Property Management. It took them 2 weeks to tell me…read morethat I was approved for the apartment. There were two different times that I called the office and the people that I spoke to were seemingly unaware of the information that was on my application, or they hadn't even read it because they were confused and I had to keep explaining the same things to them over and over. I called multiple times after that to try to figure out what was going on and get an update because they were being very vague but implying that I was going to be approved, but nobody would give me a solid update. The reason that it took so long to be approved was because I accidentally provided more than 3 years of rental information and the property management company from over 3 years ago could not be reached. They insisted that we must get in touch with them. Their application requires 3 years of rental history, and they spoke to my property manager at the time, and they actually told her that I was going to be approved a couple of days after I applied. They did not finally get in touch with me until two weeks later. I had already signed at lease elsewhere because I could not sit around and wait two weeks for a response. I did not want to rent from a management company that was ignoring me straight off the bat, that's not a good sign. What makes me really upset is that I just got an email from the website that they required me to make an account with to submit a pet screening telling me that it's going to Auto renew and it's $30 a year per pet. I had to pay $30 per pet to do the screening for the application which is ridiculous. I have never been ask to pay for pet screenings when applying to an apartment in my entire life that requires me to do a pet screening, let alone two separate ones that total $60. I did not realize that I had signed up for a subscription so I'm glad I caught that email otherwise I would have been charged another $60. Look out for that when you apply.

Not only did he restore the unit, but he also helped upgrade it. The quality of the work--from the tile to the cabinetry--was excellent. He offered to be my singular source of contact and to secure a superior quality of renter for my 'home'. He is very experienced and soft spoken but strong armed. I took his recommendations and got the whole house painted, got new carpeting, resurfaced cabinets and pressure washed etc. I had a renter within 2 months of this process. (The only thing is Nobel Real Estate wouldn't lower the 'expenditure without approval' to below $850, so... ) I am really pleased with Simon.

He followed up with me for several days, and I started working with his broker. Unfortunately, his broker was not very professional. I had already put down $300,000 and owned another home that was fully paid off and worth about $550,000. Yet the broker told me I needed to put down $600,000 to buy a home priced at $850,000 . After that, I went to another broker and got pre-approved almost immediately. I qualified for the home without any problems. All I can say is that they were not very professional. In my opinion, Simon seemed focused only on money. I felt that he was trying to earn commissions from both sides. When I decided not to use his broker, my offer was not accepted, and I was told that another offer had been accepted instead. That was my experience, and it left me feeling that my interests were not the priority.

Provided them with more than 30 days move out notice, was not offered or provided move out inspection, was told they would give me move out list which I never received. After moving out they sent me a letter that was typed up by them with move out charges that were excessive. Did not provide any itemized receipts for charges. Have attempted to contact them on several occasions to get this resolved and have gotten no response back whatsoever since moving out in April 2024. Be cautious if renting from this property management company as they dont act according to tenant rights and blatantly disregard CA tenant civil codes.

I saw the listing on Friday with Crystal Alarid, who was 15 minutes late and had no clue where the listing was. I literally helped her find it because I already drove by a couple times. This was the best spot for my living situation so I really wanted to go for it. She told me on Friday she will message me by Monday Or Tuesday to let me know any updates. She said I could be moved in by the end of next week which was perfect. Monday comes around no response so I message her around 2. Then she replies at 7 that she will have an update the next afternoon. Next afternoon comes No response. I then texted her at 4 and texted about the update. No response. So I then said just call me whenever you get a chance. So now today is Wednesday 7/23 and still no response. It's so frustrating because I told her I wanted to move on Thursday. To me it feels like I'm being purposely ignored by her and she doesn't know how to communicate. I then went straight to the office and they helped me contact her, she finally texted the office staff. She said Josh was supposed to call me? The office staff then called Josh for him to let me know that the listing is given to someone else already. How does that make sense, I literally was the first person to see the listing, I applied 10 days ago for the spot. Literally just wasted my time. How can someone be so busy not to make a text. Even after I payed for my application and everything. Like if this job is too stressful for Crystal or your work load is too much for her then she should be retrained or hire more people. Can't even get a text back.
