If I could give less than 1 star I would. Got approved for an apt in solana beach This week. The agent Gena didn't know anything about the unit. Her answer too all of our questions about having a bbq, parking e-bikes, what amenities the property had etc was " walk around the property and see what other people are doing and what they have" then she gave us the wrong info about parking/ storage. Then she asked us to drop the deposit of over $3 k with no lease or lease offer drawn up at all. She drew up a sample offer to lease letter with other peoples names in it that said sample all over it And when I told her that's not a legal document and I can't sign it she said "well that's how we do things here so take it or leave it" and yelled at me over the phone. when we refused to drop the money without any legal paperwork she went dark on us and sent an email saying they chose someone else! yes we were the first in line for this place so there was no one else. We asked to talk with a manager and she said one would call us and no one ever did. Don't waste your money and time with these idiots Who don't know anything about their own propetries. read more

I rented from this company a couple of years ago and I feel compelled to share my horrible experience with them. I had a bad roommate experience and was eventually constantly harassed by my roommate. Leading me to add additional locks to my door and staying in my room constantly to avoid conflict. Eventually she went to the property management on me which led to my decision to back out of my lease and to leave my home. When speaking to the property management, it was very clear that they had already taken a side and in no way assisted me with the move and transferring of the lease. Obviously these situations can be very sticky and believe me, I did not want to be in that situation longer than I needed to be. Upon my decision to move, I had to find someone to take over my portion of the rent. I showed the apartment to countless amounts of people but per our contract, my roommate needed to approve of any changes. This became difficult when my roommate was no longer compliant. I reached out to Gena from People Helping Others and let me tell you... Their name does not align with their work. I was told that the owner does not HAVE to let me out of my lease. This is very frustrating when you feel like you are stuck in a toxic situation, my roommate was aggressive but played victim to the property management and they bought it. After requesting to speak to the Manager of People Helping Others, it took nearly a month to have some sort of communication. Not sure if this was hindered by Gena but Mr. Greg Mortensen was more helpful in his two responses than Gena in the entire process. My word of advice to this company: Please be considerate of the level of danger some of your tenants may be in while living in your properties. You do not have to take sides but this process could have been much easier with your equitable support. I was willing to file for bankruptcy just to get out of my roommates reach. read more

In the middle of getting the documents you text me "nevermind, somebody else is bringing me the deposit" why waste my time at work and why are you so unprofessional? for future reference, it would be more appropriate/professional to say "you are second in the queue please send the information when you get a chance" or "Thank you for your time/effort, we have gone with another applicant" rather than wasting my time and have me scrambling for the information you knew you were not going to approve when you got in to work this morning. what the hell is wrong with you people. read more

The staff at PHO were professional, responsive and reasonable during our 3.5 year experience with them. They responded quickly to requests for repairs and were not invasive. They didn't gouge us for annual rent increases which was much appreciated. During our move out procedure, they hold tenants to a high standard but are reasonable when it comes to talking through deposit refund and charges. After many years of doing business with them I have no complaints and would recommend them as a property manager. People Helping Others managed our property for 14 years. They were great at keeping it rented and managing all repairs and issues. They communicated well. We recently took the property back over for ourselves and they went above and beyond all of my expectations. Greg and Kevin were able to coordinate painting, repairs, new flooring and cleaning and get it done in a matter of days! It looks amazing and maybe even better than it did 14 years ago!!! If you are a neighbor of someone that uses people helping others, good luck. A few of us in the neighborhood have an insane amount of trouble with them and it is ridiculous. They manage a house that has a rat infestation on their embankment because of how overgrown and unkept it is, and the property manager Kevin just tells the neighbors that it isn't really a problem. When the weeds get so big and tall against our fences (seriously about four feet) then he will finally send someone out, but they just cut them with a machete and leave them on the ground, they do not clean them up. I even offered to pay for half of the cleanup and yet here I am writing this review because I don't know what else to do about their inaction. They just don't care if it will cost them money. The house next to us is so dilapidated that I am guessing the owner lives out of state and hasn't seen his property is years, but just gets his checks. It is a shame because the neighborhood is great other than this one house, and I am sure this house was great at one point also. They MUST get you the most bang for your buck as far as companies to use for a rental property, but they do not do anything for it. My family outgrew the 3 bedroom apartment we were living in so we decided to rent a home to accommodate our growing family and to have a backyard for our granddaughters to play in. Kevin and staff were amazing. They helped us get into a home that was large enough for us all. They contacted me promptly and were very courteous, thorough, and professional in dealing with us. Unfortunately, the owners moved back from the east coast and wanted to move back into their home after a year and a half, but Kevin gave us enough time to find another place and even allowed us to move out as soon as we could without being responsible for the remainder of the lease. People Helping Others has been our property management company for over two years now. First off, they made our transition from another property management company seamless. Their inspections of our property protect us from liability and they are knowledgable regarding current laws and regulations. Our tenants have been screened thoroughly and they maintain good communication. Their fees are very competitive and they return calls promptly. Documentation for tax purposes was very easy to understand and well documented. I couldn't recommend them enough, they have saved us many headaches and are worth every penny. 2016 and they are still managing our property and have always found us quality tenants. There is a quick response to any inquiry. I'm glad they respect our property and treat it like their own. Documentation for tax purposes is seamless, my tax guy loves them. There are some detailed and well-written reviews on this website about People-Helping-Others that I fundamentally disagree with. I am a property owner, US Marine Major, and out of town landlord. It is worth noting that my wife and I found PHO on the CA BBB website, in my opinion a more reliable source than yelp.com. On the BBB website, PHO had not had a complaint since 2003, so the negative reviews on this site would appear to be heavily biased by a small cross-section of the community. In short, PHO did an excellent job. They take their profession seriously, as I approach my own job, and I appreciate that seriousness. No, they don't put up with tennants acting like clowns, but as a landlord, I don't want my former neighbors dealing with idiots. They carefully screen applicants for credit worthiness and according to the guidlines set forth by the owner. They were nearly autonomous once I gave them left and right lateral limits for repair costs etc. and in one year, I received not one complaint from the tennant (also a Marine). That tells me they are doing a lot of things correctly. They took care of all repairs immediately, paid utility bills and rent was deposited promptly each month electronically into my account. If I were not about to sell my house, PHO would be my property managers until the time came for me to return to my home. I really can't say enough good things about PHO and I have already recommended them to my fellow Marines who still own homes in SD. I wish there was a zero star rating. They really should be called People Hating Others. I own an upscale home in Boston which I rent using an agency, and I have owned numerous properties in the past. So I know how the game works, and these guys are paid to ensure they get solid tenants. 'Jean' I think is the lady who answers the phone, was rude every time I called- from the first time when I wanted to visit the place, to when I had questions about the condition of the property (it was being rehabbed/painted/new carpet). Instead of answering my questions, she was short, impatient, and no help whatsoever. I submitted an application (my rental history is excellent, with solid references, as well as my credit history/score +780, and ability to pay). After submitting my application, they never even called me back. I had to call them twice, and found they didn't have sufficient information. So I called and asked her (like pulling teeth) what else she needed, and provided it on short notice. From a renters point of view, this was about as unprofessional as you could get. In fact, both my fiancee and I had serious misgivings about renting the place because of our sour experience with this agency. As a property owner, I would not use them, as I found them to be unprofessional and a turnoff to potential renters. It is just one experience, but I am an excellent candidate to rent, and if I were PHO, I would make every effort to not only represent the property owners, but I would make sure solid rental candidates had a clear understanding of my supply. They treated us horribly when we rented from them. Their maintenance was awful. I lived half the year with cockroaches in the house and then said nothing could be done. I hired another company to handle the problem and finally got them to come out and fill in holes in my floor and walls. When the agent for the seller stated he was unable to ascertain the location of the keys and clickers of this property you can imagine my frustration. This management steals your money. It raises your rent every 8 months, WITHOUT a 3 month notice. Rent it's so expensive for the location. They dont do anything if you complain about neighbors smoking in front of your window. Tenants move in quickly but as quickly they move out. I'm serious DO NOT RENT from this management!!!! Horrible place to work with. Gina sounded pleasant over the phone, however she made a false promise. We were relocating from Phoenix to San Diego and were due to arrive Friday with deposit, she promised to notify us of issues. First thing Thursday morning we received an email stating a couple wanted to move in Thursday, so she called the owner who approved it and she moved forward that renter and contacted us after the fact. She never called to give an option to get the deposit to her a day sooner. We completed applications, paid 2x $35 application fees via PayPal, and they ran a hard inquiry on our credit. Very disappointing and not good business in my opinion. Very shady way to do things. I will not recommend you utilize this property management company. People Helping Others? That should not be the name of this management company. it should be changed to (people making other people pissed. First of all this place has HORRIBLE customer service. I applied for a condo in Ocean Beach and i had a cosigner as well so i could for sure get it with out any problems. my cosigner has more then PERFECT credit and makes over $4,000 a month which was more then 3 times the rent. So we sent in the applications and application fees and not a WORD back from them after a WEEK goes by...so i call them to check up on the process and they said "the owner is still reviewing the applications" so i said "ok but i just keep in mind that the place im currently living in i already gave my 30 day notice so if for some reason you dont wanna rent to me let me know as soon as you hear the word so i can look for another place". ANOTHER week goes by NOTHING....so i email them and i get a REALLY rude email back saying that its STIll under review...so i find another place i am interested in just in case i dont get the other place for SOME ODD REASON... So i fill out applications for the new place and i am notified the next DAY! that i am approved..(and by the way this place is way more expensive and way more strict about who they let in and your credit has to be in excellent condition) i know that becuz i know a few ppl that live in the community also. At this point i have 1 1/2 week to move out of my current residence. my COSIGNER gets a letter in the mail from People Helping Others SAYING. "im sorry but your CREDIT is not ok for us blah blah blah" BULLSHIT. and also the letter says "please do not contact our office to discuss why you were not approved" so i look on there website to try to figure out who is higher up i can talk to ....NOT ONE NUMBER OR EMAIL address is put on there for such thing...its like they have tons of unsatisfied customers ...sooo dont waste ur time or money with these people. i am very happy where i live now and actually glade i wasnt approved so i dont have to deal with these people ever again. thanks. read more

We are military and often not in the same town as our rental property. We started using PHO several years back. We never had a problem with any tenant the they screened for us. They were always prompt with the payments and transparent with the charges when something needed to be fixed. They were so efficient and helpful, that even when we moved back into the area, we still had them manage the rental. I would recommend them to my own family. read more

My star rating would be 0 for this place, they are the worst rental agency I have ever dealt with EVER! Upon applying for a place it took them 4 days, (I have never had an application take 4 days to process) They stated that they had 4 applicants that applied we were the first and they were processing all the others as well, doesn't the law have an approval criteria, you are either approved or denied end of story none of this wishy washy stuff! . Well 4 days rolled by, after hounding them for a response they finally called and said one of the other tenants were more qualified based on credit, so a near 700 score and combined income of 180k is not qualified enough? What a joke! So I did what anyone would and what is required by law and asked for a copy of my report, they won't mail it and haven't responded to any of my messages. And what do you know a week or two after the denial I go online and the place is still for rent, I call to confirm, yep still for rent- SO what happened to the other qualified 2 applicants? where is my legally entitled copy of my report? Essentially what this place will do is collect money on applications until they have made enough to pay their employees for a couple days deny everyone else in the meantime. THIS PLACE IS A TOTAL SCAM DO NOT DO NOT WASTE YOUR TIME. Their staff are rude, short, don't want to take the time to explain anything etc. Just overall they should be reported to the department of housing and Fair Credit reporting for the scamming they do! If you can help it, DO NOT use People Helping Others whether you're a tenant or an owner... My roommates and I have been NOTHING but stellar tenants, paying rent on time, no ACTUAL (I'll get to that in a minute...) noise complaints, no damage, etc. yet these people treat us like second-class citizens whenever we are in contact with them. I've only lived in this particular unit for the last 6 months, my other roommates 10, and they had multiple horrible interactions with them in the mere 4 months before I arrived. From the very beginning of their lease period, my roommates went through HELL dealing with People [not-]Helping Others. So there was this little bitch that lived across the hall from them who apparently just woke up one day and decided she hated them (though they'd never even SEEN her before the first problem with P.H.O.). She, who was not even under P.H.O's jurisdiction, continuously sent in complaints to them (again, not to HER management nor even to the homeowners association) about my roommates always having loud parties, stealing the common patio furniture, etc. etc. to a point where P.H.O., without even contacting my roommates to do any sort of investigating, began mailing them $1000 noise violations (multiple) and threats of eviction. Oh hell no. There were NEVER parties on the first floor (which we are on), only the second and third floors had parties; they've never moved the patio furniture even to rearrange (the stupid guys next door had taken a few pieces, and my roommates even offered to have the bitch surprise inspect our back patio without having to notifying them so she could know nothing was taken); and didn't do jack as far as complaint-worthy actions are concerned. They couldn't get P.H.O. to even listen to their side of the story until one of their mothers called her lawyer to write a formal letter threatening a lawsuit. They treated my roommates like criminals without even speaking with them. Then comes People Helping Others' other irresponsible managing practices... When I first moved into the unit in the end of January I was replacing a girl who hadn't payed her last month's rent so there was a late fee, and she hadn't payed a previous late fee as well. My roommates had been fighting with People Helping Others on this matter since that is the exact reason we each have to have a co-signer/guarantor on the lease. Instead of actually following up with the girl's co-signer (I'm assuming one of her parents) they just decided to threaten us with eviction (yet again...) and not do, well, their own jobs. We ended up resolving this on our own, working out a deal with the girl, with no HELP from People HELPing Others whatsoever. And as far as being a homeowner goes, not that I have ever owned a unit with them, I can tell you they do NOT follow up on pretty much any of the "services" they boast about on their website. They did not go over the terms of the lease "item by item" with the original 4 roommates as they say they do, they never did any "roommate change" inspections when any of the initial roommates moved out, they have never done any "periodic" inspections, and the "no hidden charges" they don't charge the owner for...they charge us and call it something else. People Helping Others will completely screw your investment. We're now about to move out of the unit, our 30 days notice is up on Sunday...we'll see how that goes. I'm expecting them to try to keep a large amount of our security deposit (which, thanks to my dad's new lawyer, will ultimately NOT happen) and bitch at us about other things (despite the fact that we're having the carpets professionally cleaned, there are no holes in the walls, and absolutely nothing is broken). I am a home owner and have been using People Helping others to manage my property. They are EXCELLENT!! Our renters have not had any problems and neither have we. Everyone with the company has been helpful. They have been 100% worth the cost of using a rental company. They screen applicants extremely carefully so that they can find the best match. I agree with the other review that they do a great job of protecting the rights of both the owners and renters. I am VERY surprised by the other negative reviews and from reading them I am sure there is another (possibly more accurate) side to each story. My actual rating for this company is a ZERO! This review should have been written awhile ago.... DO NOT DO BUSINESS WITH PEOPLE HELPING OTHERS PROPERTY MANAGEMENT. I can't believe how horrible their business ethics are. I'm a person that is responsible, that does research, and is completely ethical. I tried to rent a property with them earlier this year... a month prior to the property even being available, (sight unseen- photographs only). On a Friday, I turned in my application, gave them a check to run a background check and credit report, gave them statements and references. They said I was the only applicant, and good thing too, it was a great rental unit! For me, it was the perfect location, for the perfect price, and dog friendly. Come Tuesday, she said everything checked out, and I only needed previous landlord verification... looks like I was going to get the place, great! On Thursday, I checked in, wanting to drop off the deposit, and first months rent... the rental unit had been already rented out!!!! I was furious at this moment. HOW IS THAT POSSIBLE??? The explanation was shady.... "the owner of the unit liked the other applicant better". What other applicant?!? I was the first applicant, with all the appropriate paperwork and verification, that unit was wrongly yanked from me. This is not how this business transaction should have gone, and I'm definitely warning future renters of their shady dealings! read more

I would recommend PHO to any owners or potential tenants. I owned a condo in San Diego which was my primary residence. However, I got a job offer from out of state and decided to to rent out my condo rather than sell it. Finding a good Property Management Company was crucial for me since I was going to be an out-of-state landlord. I did my research and decided to go with a small company rather than one of the bigger ones. Someone recommended them to me and I decided to check them out. I called to set up and appointment thinking I was going to have to go to their office for it. Instead, Greg came to my place and we had the meeting at my dinning table which was very convenient. He was not pushy at all. He pretty much explained everything and the differences between his company and others. The meeting was very casual and it felt like I was dealing with a real person rather than someone that just wanted to manage my property. My condo was rented a week or two after I turned the property over to them which was very fast. It was important for me to get it rented because I had to pay the mortgage and pay rent at the new city I was moving to. The tenant they got for me was very good. Their screening of tenants is superb. You can tell by some of the other negative reviews here. As an owner, I am going to pick the best tenant. This means some people will get turned down and not be happy. This is not PHO's fault. All they can do is screen and present to the owner. All throughout the time I used them as a property management company I hardly ever heard from them. This is great as an owner because this means everything is going well. Like someone else said before, it makes you forget you even own a rental property. You just cash the checks every month. If I ever had to call them for anything they were very helpful and nice. The only reason I had to stop using them was because I decided to sell my condo to buy a home in the new city a moved to. If that hadn't happened, I probably would have used them for a long time. When they turned the condo back to me, it was pretty much in the same shape I had turned it over to them in. Further, they gave me a lot of advise throughout the process on my things. It took them 3 days to respond, and ultimately deny my application. However, I had to contact them each day to check on the status of the application. This company simply collects application fees left and right in order to pay employees and denies everyone in their wake. I have utilized People Helpng Others property management for over 12 years to manage our rental condo. Prior to meeting Greg at PHO, I went through two other now defunct companies who were terrible and untrustworthy. For the past 12+ years I have been extremely pleased with the level of service and honesty I received from PHO. They always handled minor repairs through their handimen and repairs were always very reasonable. I never had my unit sit vacant for very long and they always seemed to find me good tenants. The biggest challenge for us was a few years ago when the condo complex was undergoing extensive renovations. Kevin somehow managed the issues that came up extremely well. We were able to keep my tenant satisfied and I was very happy we never sat vacant through the months of construction and headaches from the contractors. Worst property management ever, seriously not being dramatic here. I had pay my rent all the way across town , cuz we couldnt pay with credit card and we couldnt mail a check we had to pay in person, stupid! Finally the apartment we lived in was CRAP, it always smelled bad like must or mold, no matter if I deep clean everyday, (which I did becuase I didnt have a job and I was bored.) The garbage disposal never worked and when the guy camp to fix it, through this property management, there was something small stuck in it like a bottle cap or something, they charged us 58 bucks for a 5 minute service. Before our lease was up, they took it upon themselves to move another couple in before telling us to leave, they told us we had 2 weeks to move becuase they were gonna be showing the apartment we still had a month on the lease! Finally when we did move out, they charged us over 700 dollars so they could change the carpets, paint and remodel the kitchen, because a NEW owner was taking over so he wanted to change the look, we ended up paying for that because we were the last tenants, I personnally I think they should have paid if they wanted a change! Don't rent through these people. I've had a bad experience with them and a friend of mine has as well. My experience was dropping off an application and the normal application fee for a place they were advertising. Never heard back from them. When I contacted them a couple of days later, I was told that someone else had put in an application before me and got accepted. I said that was fine and could they return my application fee (since they had rented the place prior to me even being up for consideration. To make a long story short, they kept saying that they would send me the money back, never did get it. My friends experience (currently renting through them) is her place currently has a whole in the roof because of the storms this year. She contacted People Helping Others who said that it wasn't their problem, but that the condo owner was responsible for those repairs (she did not have the owners contact information etc. because she rented through the PM). They gave her the condo owners name and phone number and when she contacted him, he stated that the PM was responsible for those repairs. At this point, my friend still has a whole in her roof and a closet full of ruined clothes because of it. They still haven't sorted out who is going to be making the repairs. read more

People Helping Others (PHO) managed my rental property for about two years beginning in 2016. Initially, I worked with Greg but Kevin seemed to take care of the managerial duties for my property. My major complaint is that PHO would not provide any details about maintenance/repair charges. Previous property managers had provided a breakdown of all repair cost (materials and labor) and copies of receipts as part of the monthly statement. PHO just included a vaguely worded description and the total cost. When asked for more information, Kevin made it clear that he couldn't be bothered with providing details about how PHO was spending a property owners money. When I did get copies of receipts and invoices the numbers did not match up. According to Greg, PHO commonly pays a transportation and material handling fee (material cost x 20%) in addition to the labor charge and material cost. The difference came to about 30% and for some reason the "fee" was not shown on the maintenance invoice. I have to conclude that the handymen/contractors are the "others" referenced in the company name. Having had previous experience with property managers, PHO ranks below average. I would not use PHO again or recommend them to anyone. read more

Terrible customer service, every time my wife called they gave her attitude, just very rude people, Jean the front desk operator I suppose, is the most unprofessional women I have ever met. Never returns phone calls, or emails and when I spoke to the manager Greg about it she called me a liar!!! To my face! My god at least have some curtesy to wait until I leave! Had problems with HOA n I asked her to call and resolve it she told me to call instead...lady that's your damn job! My goodness never again!!! Run people RUN!!!. Will never do any business with this company again. read more
