    This really IS one of our 'FAVS' for breakfast and I will tell you why; -They GLADLY let you 'customize' your order (some fee might apply) but GET IT the way you WANT IT! Grilled onions instead of tomatoes? Sure! Add mixed fruit to your waffle-half? Not a problem. TRULY, I don't know ANY other restaurant in Clovis or Fresno that does this! Not like Old Town Waffle. . . Cheerfully. -FRIENDLY, efficient staff! Mercy seems to be the 'hostess' (and heart) of the place. Always welcoming and upbeat! And if you're fortunate, she will call you "Honey-bunny" to boot! Will, is one of the BEST waiters we have ever had ANY. WHERE. EVER. That IS saying a lot, but it's true nonetheless. This staff has a lot of fun, and you need to have a visit there during Big Hat Days! Heh. Heh. Heeeeee. -Food quality is consistently fresh and good. Probably because of the high turnover, because it IS a BUSY place! -Booths are comfortable to dine in and there is NO LOUD MUSIC to bust your eardrums with! You can actually have a conversation as you dine! How novel is that? I know, I know. . . It needs some upgrades, plus the bathrooms need a deep clean as well as the windows. Otherwise, this would be a five star review. But we love it for all the above reasons anyway!

    Another lovely experience here! Our family enjoyed both breakfast and lunch items on this visit. We were seated right away at a booth of our choosing. Our drinks were delivered & refilled in timely manners. Our orders were all correct and tasted awesome! Kid's nuggets & pancakes, eggs, and ham were just home runs for the family! I can't say enough about the super cool Belgian Waffle with peanut butter and banana. Always such good times! In all truth, I get the whipped cream on the side so my daughter feels uber special with her massive solo bowl of sweetness to enjoy! Gotta share the love, right? Besides to-go containers for food, also got drink to-go containers for coffee and chocolate milk- nice touch! I enjoy coming here because everyone cares about the customers, the decor is so chill and kinda vintage western cute, the food is pure comfort & goodness, and everyone leaves satisfied & happy! Yay!!! Another yummy, great visit!

    Great little place with fast friendly service. Whether there's a waiting list or not, they seat you right away. Basic menu with good food, senior options and the best lemonade in town. Try the strawberry lemonade. It's worth the hype.

    Hope you aren't hungry because you should expect a wait for a table and even longer for food to arrive at your table. It's definitely a family sit down restaurant where you can dine and catch up in life as it makes take at least 20+ mins for food to be served. On a weekend, we waited for over 45 mins for the food to arrive for two people. The portions are huge but I would not say it's anything worth waiting that long for if you are hungry.

    The food was delicious and the service was outstanding! We had a very large party of 25 on a very busy Sunday morning and the two servers assigned to our tables made it look easy. They took orders quickly, delivered all meals within a few minutes of each other, and checked back regularly. We highly recommend Old Town Waffles!!!

    This place has become my go to breakfast spot! You can't beat the ham & egg special for that price. I usually come here early mornings when they open at 6. The staff is very friendly and on top of their jobs. I sit at the bar and it's comfortable with spacious seating. They cook their eggs to perfect temp, their shredded hash browns are great, and the ham is cooked perfectly. The coffees always hot and the staff does a great job checking in. Thank you for your service!

    This place has a busy hometown diner vibe with pretty quick service and decent food. There is a small waiting area that fills quickly but there are benches outside to wait on as well. The hostess was quick on her feet with seating tables and greeting customers. Once we were sat, our waitress moved very quickly in taking drink orders and food orders. You can tell that turning over tables quickly is the goal. She wanted to take out food orders when we had been at the tables less than 5 minutes. Although the service is quick, it lacks in warmth and friendliness. But again, maybe to be expected in this setting. I ordered the veggie egg Benedict. I appreciated the portion size and that the bowl of fruit came with a good variety of fruits, not just honeydew and cantaloupe as is the case in other restaurants. The holladaise sauce was just ok, not too flavorful and the eggs were not hot when they were served. The hashbrowns were good--seasoned and crispy. I paid $20 with tip for my dish which is pretty standard. Overall it was ok but nothing I would rush back to.

    I do not recommend spending time or money at this establishment. I read its "most recent" Yelp reviews before trying it. I cannot believe how awful my experience was compared to the way other people described theirs. The ONLY part of the whole experience that was pleasant was the greeting we received when our hostess came to take us to our booth. After that it went down hill fast. Our server spent a lot of time getting things wrong (bringing two cups of orange juice when we asked for one kids OJ and the rest water), not being able to answer questions like, "What brand of Orange Juice do you serve?", and not registering what was being said to him, such as, "Give us a few minutes to look at the menu," followed by him smiling and staring at me. I asked him if he couldn't hear me. He said he could so I repeated my request. Then he said, "Oh, yeah, Ok, I'll come back." It was like he didn't realize I meant for him to come back. He thought I just wanted him to stand there a few minutes while I made a decision?! Oy. The food was not even just basic, it was the lowest quality food you can buy, make, and serve. The menu says Orange Juice but it's Sunny Delight. The syrup is not Maple Syrup but pure corn syrup with caramel coloring. The butter is not dairy but margarine spread. Butter is a natural fat that comes from dairy whereas margarine is a cheap engineered product that contains trans-fats. It is NOT butter. So don't tell people their food comes with butter and syrup when what you get is actually neither. We ordered waffles, french toast, bacon, and eggs. We asked for the powdered sugar to be left off the French toast but both plates came with it on them. The waffles were good texture wise but the taste was hard to determine because of being covered in margarine and "syrup". Neither kid would eat their scrambled "eggs". I tasted them and based of the texture and taste I'd bet they were the type of egg liquid product you can get in a 32oz carton at the store. I ordered my eggs over hard. They were super thin and definitely hard. What over hard means is that you want the egg yolk cooked all the way through. It does not mean you want a flat "hard" egg to crunch on. The server, the hostess, and the person who brought our food from the kitchen could all tell how upset I was throughout the whole breakfast yet not once did anyone ask what was wrong or if they could fix or change anything. Most of the food was left on our plates. We paid $40 for one adult and two kids plates.

    The waffles were tasty, so I loved those! The syrup was watery and almost sugar water. One friend knew this ahead of time and brought her own syrup. I wish I knew to do this! The scrambled eggs were super light and cooked perfectly! The best thing ever though, the watermelon juice. Oh my goodness! It was like drinking a perfectly ripe watermelon! The price for breakfast was very high for one person. I'll share a photo of the receipt! Our waitress was prompt, as was the food delivery. The restaurant was packed, therefore quite loud. When some large groups left, it was much easier to talk and hear my friends. Definitely a gathering spot for friends and family.

    OKAY. YOU GUYS. Go on a day that they have agua fresca. It came in a quart- sized mason jar. A QUART OF AQUA FRESCA. I had pineapple, dad had watermelon. Both were great. I had already had some before I took the photo, the jar was all the way full. Full of juice, NOT full of ice. I had a waffle with banana and Nutella, and it was just the right amount of food. That's little dollops of whipped cream, not butter. The waffle wasn't overcooked and dry, which was lovely. So many places overcook their waffles! No food coma to follow, which is what usually happens when waffles are for breakfast! Dad had peanut butter and chocolate waffle I think- I didn't take a pic of his breakfast. We talked about this spot for the rest of our road trip. The bar was set HIGH here!

Had a really crappy day, this lunch turned things around. If you are in the Fresno/Clovis Area and have NOT tried the local, you are missing out.

But it's still a decent place for brunch while exploring Downtown Clovis and just across the street from the most bomb antique shop :)

The restaurant has an upscale gastropub vibe with a great ambiance. We sat indoors, but the outdoor seating looked just as inviting. Everything felt very well put together, clean, and well maintained--even the restrooms stood out in that regard. There's also plenty of parking since it's located within a complex, which is always a plus. Our server, Ky, was fantastic--friendly, attentive, and spot-on with recommendations. Overall, it was a great experience, and I'm definitely looking forward to coming back.

It's always open, the service is prompt and friendly, and the price is right. Yesterday, like so many previous times, we were getting a large group together for the Clovis Craft Brew Festival. What makes Neighbor's so perfect is that two friends arrived first, and despite being just a group of two, they were able to snag a table for 8. As other friends showed up over the next hour, we just kept adding to our table. And our server was wonderful! He greeted each new person/couple and quickly took their order. At one point, the poor guy had 4 different orders put in on 5 separate checks. But everything was delivered promptly and to the right person, despite us constantly shuffling around the table and changing spots with each new arrival. I just love the casual and laid back vibe at Neighbor's! The food is also delicious and fair priced, and my draft beer was icy cold and only 5 bucks.

The bartender was cleaning up so we checked if it'd be alright if we sat down for a couple of beers and she was more than happy to serve us. There was plenty of street parking as well. They have a decent selection of beers on tap (about 10-12 if I recall correctly) and I tried a couple of their IPAs, which were both great. The kitchen was unfortunately closed so I can't comment about the food, but this seems like a great place to hang out at the bar and grab a couple of beers if you happen to be in town.
