Super B&B in the middle of the historic district, you're within walking distance to everything. The hosts/owners and all the employees tea do their best to ensure you have a fantastic stay! There are a few things to be aware of however. A) it's loud, street noise can be a wee bit annoying. B) there's a ton of ambient light leaking into the room we had. From the outside this place is super cute looking at the veranda, the porch and the garden are all tranquil & beautiful. I'll also say that yes we would consider going back giving a second chance but would not stay in the grace darling room again. Once inside the parlor is nice and the dining area is beautiful. We stayed in the Grace Darling room now let me tell you about our stay. When we go in the parlor at 2 there are no keys in the little box like they say in the listing. We go in further looking for someone we find a lady that says her name is Cadie. The first thing she asks is "did you park the correct way"? To maximize parking they give instructions on how to park. Yes we did. She gives us our keys and explains which is which and where our room is. She was pleasant. We go to our room in the back and we have privacy. The room well it has some issues some just cosmetic. First the worst part is the ac unit, the condenser outside the window, and the dehumidifier. They make A LOT OF NOISE. Sounds like machinery outside and inside. At night I woke up constantly (even with the earplugs they supplied-not a good sign). Each unit would turn off and on at different times so it wasn't quite for long. There are no curtains only blinds (they don't filter light well). There are brackets where curtains used to be. These blinds at bottom let the outside light in at night. To open or close you have to step in the tub. The window frame has massive pealing. There's a small octagon window on a wall so outside light always was in the room. The feet on the tall dresser looked like they'd been chewed and one drawer was missing a handle. There are scuff marks on the walls and some holes where something had been. All easily fixed. They had a bottle of filtered water and glasses for us-very nice, and the bed was comfortable. In the bathroom it's small. Very small sink, the mirror isn't over sink it's over to the left. The small window also has cracking and massive pealing. The blind has a big stain on it. There are brackets where something had been hanging. The shower is nice but the floor looks like either mold, finished chipped away or concrete dropped and dried. They supplied shampoo conditioner and body wash very pleasant. I enjoyed them all. Plus the water was nice and hot. The listing says there's water and soda up in fridge on veranda the first day there were 6 bottles of water the next day none and the next day none. Veranda very comfy and relaxing we sat up there often. They had cookies in parlor-yummy. In the morning there weren't enough coffee mugs or coffee made. You had to ask for another carafe. They open up at 845 but don't serve till around 920 we didn't realize this so we were all standing around. This was fine we met some nice people. There are new owners of the inn. Turns out the woman we met the first day was one of the owners-who knew. I think either she was overwhelmed or has lost interest she didn't identify herself as an owner and never asked how our stay was. Almost all of the pictures of the breakfasts are from the previous hosts. The food was good. We had to ask about leaving because we received no check out info. When we dropped the key off the owner never asked how our stay was. So like I mentioned the most uncomfortable part was the room. I would stay again but in a different room. I think guests looking to book should definitely know about the room issues. read more

First where to begin, this is probably the best bed and breakfast we have stayed at/in in the St. Augustine area ,we wish we had more time to be here this trip. They knocked it out the park getting our room ready early and setting up for anniversary!!as you will see in photos it was absolute stunning, so relaxing is an understatement!! My husband and I spent our wedding night and weekend at the Old Powder House Inn, and when Sunday came we didn't want to leave! We had a flawless contact-free check inn and were able To pour ourselves a glass of wine in the foyer to enjoy in our room, which was immaculate. Our room truly felt like home for the weekend. Suzanne prepared and served a breakfast that was as delicious as it was beautiful. She even helped us bring it back to our room to enjoy in bed. Her hospitality was the highlight of our stay. We visit St. Augustine frequently for day trips, but staying at the inn and being within walking distance to basically every local attraction and restaurant really transforms the experience. Have been to St. Augustine many times, but never stayed in any of the quaint bed and breakfasts' the town is known for. Selected Old Powder based on reviews and they were spot on. Check in was a little confusing as we arrived late but everything worked out wonderfully. Perfect location close to all the action. The proprietors provide wonderful, gourmet level breakfast in the morning with exceptional coffee. Ive stayed in several of the high hotels in the area and I found this a much more pleasant experience. I'll definitely be back. read more

My husband surprised me by booking our 35th anniversary here. From the time we walked into our room I was delighted to find the arrangement they had made for me. The inn is conveniently located to many of the sights and shopping of Old St. Augustine. It was so beautifully decorated, clean and quaint. The staff was incredibly friendly and courteous. What an adorable place, I would absolutely stay again. My friend and I stayed for one night in the Garden Room right by the upstairs veranda. The atmosphere was so inviting. We arrived a bit early before our check-in time but the woman who welcomed us told us we were welcome to park our car and enjoy their common area, which she referred to as "your living room" for our stay and which had complimentary freshly baked cookies as well as coffee, wine and snacks. There was a beautiful porch area as well and as it was rainy we were offered umbrellas and ponchos they keep out there. Our room itself was so pretty and very clean and spacious. The veranda was a great place to sit back and relax and has a mini-fridge with water bottles and soft drinks that were also complimentary. The breakfast we were served in the morning was delicious and the dining room was clean and lovely. We interacted with a woman named Paige the most during our stay and she and everyone else we encountered were so friendly and sweet. read more

We had such a lovely stay at this B&B. The owners, Suzanne and Bob are very welcoming and the most wonderful hosts. I received a call from Suzanne early in the day to find out when to expect us and let us know that our room was ready and we could come by whenever we wanted to. We were actually in the area killing time to wait for check in, so this was a lovely surprise. The moment we walked in we were greeted and shown all the amenities and our room. The room was really nice, I loved all the Victorian details. Everything was clean and the bed was very comfortable. We had a huge tub in front of our bed which I really enjoyed. There was even complimentary Cream Sherry ready enjoy in our room. At the parlor, there are refreshments and snacks served at all time...even late night! There is a porch and a veranda to relax and take in the slow movement of the town. Breakfast was fantastic! during our stay we enjoyed peach stuffed french toast! as well as banana bread, fruit, juice and coffee. Service was exceptional. I think this is definitely one of my favorite places to stay in St. Augustine and cant wait to return. read more

We have stayed here about half a dozen times. Katie and Kal are such wonderful gracious hosts. They provide good advice for places to eat as well as places that should be avoided. We have stayed in 4 of the rooms here and they have all been wonderful. All have their own theme that makes it unique. The swing on the upstairs porch is nice to relax on and watch the people and carriages go by. They have off street parking behind the inn. St. George Street is just a short walk away. We have never had a bad experience with our stays here. read more

We recently had the absolute pleasure of staying at The Old Powder House Inn and it truly was one of the best experiences we've ever had at a hotel/BNB. For a start, the owners and hosts Suzanne and Bob are both incredibly welcoming and made every aspect of our stay feel extra special. The personal touches and expert advice on the area really helped us both to feel right at home and help us to decide how to spend our time in St Augustine (which is a wonderful place in general!) We hired the Serenity room and it was lovely. Immaculately decorated and with a very good AC and dehumidifier, huge comfortable bed and great shower, plus the fact we had a balcony to sit and enjoy a beer on in the evening just added to the overall ambience and feel of the place. We'd done our research beforehand so we knew what to expect but it exceeded our expectations and then some. As we spent a few nights at the Old Powder House Inn, we got to sample some of the nicest breakfasts we'd ever had. In particular the Eggs Cordova were amazing, although everything we had was lovely and presented beautifully. If Bob and Suzanne ever got bored of running The Old Powder House Inn, they could easily open a top notch restaurant based on the food we had. Frankly we've stayed in a lot of hotels/BNB's in America and Florida in particular and The Old Powder House Inn is probably the best we've ever stayed in. Everything about the place just works, and having Suzanne and Bob as hosts is the icing on the cake. We are already planning to visit St Augustine again next year and we wouldn't consider staying anywhere else. read more

We just had a fantastic experience at the Old Powder House Inn, which Katie and Kal (innkeepers extraordinaire) affectionately call OPH. Really struggled with 4 vs 5 stars. They run a fine fine establishment, but everything wasn't quite in order. So here is the breakdown: (1) Location / Charm (5*) Awesome awesome awesome. Cool little old house right on the edge of all the action. OPH is far enough away so that you're not listening to the drunken revelers in the town all night, but close enough that everything is within a 5-10 min walk. The house itself is cuteness overload. It's a turn-of-the-century farmhouse/Victorian that has been painted all sorts of crazy Floridian colors. Love. First "B" (3*) For better or worse, the OPH is really showing her age. Our shower barely put out a sprinkle of water and the window unit A/C... well, put her out of her misery! Frozen coils? Not sure, but she gave up after a night's work. The bed was soft, though, and everything was cleaned meticulously. I can deal with sprinkle shower and malfunctioning A/C, but my tune might've been different in August or September. Around the inn, too, were signs that guests of yore hadn't been too kind to the OPH, which made me somewhat sad. Second "B" (4*) Breakfast is served precisely at 0845h, and thank goodness for that because the natives were getting restless in the parlor as I casually perused my recent issue of Science. The doors to the dining area were closed and lights dimmed as if to suggest that the stage were being set for a magnificent feast. Meanwhile in the parlor, the coffee had run dry and the pirates had raided all of the peanut butter cookies from the jar. I was uncertain if the old French doors could keep back the hungry hordes! When the doors finally opened (at 0845h sharp!) there was much rejoicing and the hordes feasted. It was during the meal that our hosts' graciousness really shone. Katie circulated about, catalyzing conversation and offering to make reservations. Truly impressive. Kal's (one and only?) creation of Spanish eggs was delightful. The entire breakfast was really quite nice. My only criticism (and this is VERY slight) is to offer a simple alternative if a guest does not want what is offered. My husband is a bit of a picky eater (so the B&B is always risky - I never expect a B&B to be a restaurant!), but in this case, perhaps an extra muffin or some such would have been the better move, particularly since we were asked. I felt terrible that his egg dish went back to the kitchen untouched. Innkeepers (5*) Awesome people. The OPH may be a little tired, but the people are what make a B&B truly special, and Katie and Kal deliver on all fronts. Would've liked to spend more time with Kal, but as I said, we caught him on kitchen duty day. We had a terrific breakfast talking w Katie, though, and this gives us another excuse to return. Stayed here during the GOTR stopover. Will try to keep it short and sweet. Things that were good: Has parking right behind the Inn Location, location, location. Easy 5 minute walk to everything. Lots of charm Lobby/parlor has coffee, tea, water, sherry, and cookies pretty much all day Bed was comfortable Showers had good water pressure Ac was cold New Innkeepers were very friendly Asked if you had any dietary restrictions for breakfast 3 course breakfast: started with fruit, then a freshly made muffin, and lastly an egg dish with plenty of coffee, tea and oj. The only thing that would be a con would be the wireless. I could only get it in the parlor but in their defense, they are working on getting an extender. It was all made worse by the fact that the city was overrun by concert goers and the towers could not accommodate the influx of people so wifi was even more essential. I made the best of the situation. I'm an early riser, so I would take my ipad and go downstairs to have a cup of joe and catch up on my emails and such. We really enjoyed staying here and would most definitely recommend it to our friends and stay here again. read more

This B & B lived up to all the great reviews. The owners were the best. There are refreshments all day in the lobby Including chocolate chip cookies freshly baked and also on the second floor veranda there are cans of soda. We stayed in the Serenity room which looks out to the street where you can see the horse carriages. We enjoyed taking one throughout the city to see the lights. Location is great close to everything within walking distance. Enjoyed the desserts from the place across the street. The breakfasts were what I expected. Fresh fruit, muffins or bread and we had a strata and stuffed orange French toast. Our best time was sitting outside our room on the veranda which has plenty of seating and a swing. We came at this time to go to the Tour of Homes sponsored by the Garden Club. We hope to come next year when they do the Tour of Bed and Breakfasts. This years is next weekend so if you have the opportunity go and stay at whatever B & B you can get. I highly recommend The Old Powder Inn. read more

Loved our stay here. Great room, great hosts. Right on the edge of the old town. Maybe too close...lots of noise from the road (Cordova is the first north/south road outside the closed streets of the tourist drag). BUT...it's right across from the Floridian, our favorite restaurant in town, so it's worth it. The breakfast is great, but it is at 8:45. Period. So my internal clock was thrown by the time we sat down to eat. It would be nice to have food by at least 8 a.m. Beyond that, we love this place and will stay here again. read more

Rooms are beautiful in this purple inn. Price is higher than you can find elsewhere. Has two balconies and a great location near historic shopping area, with parking in rear. They provide breakfast at an exact specified time (only) so if we wanted coffee before our 8:45 time slot we were out of luck. Great breakfast casserole. read more

Words can not explain how much my husband and I LOVE LOVE LOVE this bed and breakfast. After our engagement, and then starting to wedding plan, I decided to find an alternative to the traditional wedding ceremony. The stress of wedding planning, and the whole idea of a big party just didn't feel like me!! After doing some research with the intention of looking for a "Victorian home" specifically (because I wanted to get married in a Victorian home) I came across the Old Powder House Inn. After finding that there was an elopement package, we HAD to do it!! To make a long and beautiful story short, we arrived at the Old Powder House Inn, Suzanne was so hospitable and amazing (so were the girls that worked there!) We met awesome guests staying there as well and we even invited them to attend and be involved in our ceremony!! Everything was absolutely perfect, the whole experience felt like an absolute dream. I have tears in my eyes whenever I think about that day... Thank you Suzanne for helping Jake and I start our marriage with a beautiful, unworldly experience. We are grateful for you and your bed and breakfast, and we will be back again. And the guests at our ceremony, at first strangers, are now friends for life. Conveniently located near the trolley stop and short walking distance to everything in the ancient city. The inn features cozy rooms in the well over 100 year old building. By far one of the best experiences I have ever had traveling the Florida coastline. First and foremost, they have parking, which for those that research Bed & Breakfast's in St. Augustine is very rare. Other places require you to park in a remote lot and try to navigate back to the property in the heat or darkness. Suzanne and Bob are some of the nicest people on the planet. We asked them for a few recommendations for food and drink and before you knew it 45 minutes went by and we had a detailed map, lots of laughs, and a plan of action. The Old Powder House Inn is in a perfect location. Everything is within walking distance, yet it is very quiet at night when looking to get some sleep. Which brings me to my next point, the rooms. We stayed in Queen Anne's Lace room and it was amazing. The bed was something out of a history book. We had Breakfast on the morning of June 24th in which Suzanne and Bob served a fresh fruit yogurt parfait followed by a twice baked potato with egg and crumbled bacon on top. I am not a big fan of potatoes and my plate was empty. I didn't eat again until 6 pm because I was so full. Take an opportunity to spoil yourself to an outstanding weekend at the Old Powder House Inn. Enjoy the veranda seating and porch swing and of course try to have an opportunity to meet "The Dude" which is Suzanne and Bob's house cat. He is the only cat that will jump on your lap and allow you to pet him for hours. A great time was had by all. Thanks! read more

I am a local resident of Saint Augustine, and I was looking for a place to take my wife for our 19th wedding anniversary. After doing extensive research I decided to give The Old Powder House a try. Boy am I glad I did! This place is awesome, the decor is just stunning, our room which was their flagship room called the Grace Darling. The only unfortunate part of this little jaunt was it ending! Charming and centrally-located B&B we quite literally stumbled upon. Wakako U took a frightful tumble, tearing up her hands something awful. She fell down; Katie at the Old Powder House patched her up. We decided to stay there, being as we had no place to sleep that night anyway and we wanted to eat at the Floridian (5 stars). A fine decision all the way around. I can't compare this place to any other B&B in town, since I haven't stayed at any other. But we would definitely stay here again! read more

My daughter and I spent the weekend here and we thoroughly enjoyed our stay! Everything was perfect! The room was clean, well stocked, and exactly what they represented on their website. They offered homemade cookies(that were delicious!) with an assortment of wine, fruit and salty snacks in the main parlor. They had a coffee/tea/cocoa bar too. On the upstairs veranda was a small fridge with water and soda. All were available 24/7 with no extra cost. The owner Bob was Johnny on the spot, he turned up whenever we needed him; parking instructions, luggage help, and just to give some local insight. The morning breakfast starts at 9am and was exceptional! Mary kept the coffee, tea and juice filled while taking care of everyone like we were family. The location of this inn is another bonus as it is on the edge of everything so you don't have the noise of George street but the convenience of not having to drive around st Augustine. A charming period house, mostly well kept, but with an innkeeper who is uber rigid about her breakfast schedule. it's 8:45 for all, and too bad if you need something earlier in order to make a meeting. Her unwillingness to deviate from her schedule meant that we could not eat a single breakfast there during our 6 day stay. She would put muffins out for early risers, but that was it. This innkeeper needs to rethink her concept of hospitality. Further, none of her windows open, so that it is impossible to get any fresh air in the rooms, including the bathrooms. Felt like a nuisance the entire time me and my family stayed here. The couple that runs this bed and breakfast seemed awkward and the southern hospitality was just not there. The rooms were beautiful and breakfast was wonderful, but you best get there on time and don't expect much more than a single serving. One warning: even if the (very small and cramped) parking lot is full, DO NOT park in the one parking spot available that's for the neighbors. Even if you run in to ask where else you can park, you WILL get a stern talking to by the innkeepers and one may even run out to hound your 12 year old daughter to immediately move the car.
