    First where to begin, this is probably the best bed and breakfast we have stayed at/in in the St. Augustine area ,we wish we had more time to be here this trip. They knocked it out the park getting our room ready early and setting up for anniversary!!as you will see in photos it was absolute stunning, so relaxing is an understatement!! WE haven't even left yet and are planning a trip back to stay longer i will update photos after we leave from our breakfast. This place is soooo nice, right in the heart of the historic district, around Flagler college. The history of the property, and the stories ,including the haunted kind (plan on going live on my twitch channel : https://www.twitch.tv/ghosthntr6gaming there is the link in case you want to join us tonight or watch the livestream after the fact.) They have amazing staff who will answer questions quickly too!! I could go on about this place but want to finish enjoying our time here.

    My husband and I spent our wedding night and weekend at the Old Powder House Inn, and when Sunday came we didn't want to leave! We had a flawless contact-free check inn and were able To pour ourselves a glass of wine in the foyer to enjoy in our room, which was immaculate. Our room truly felt like home for the weekend. Suzanne prepared and served a breakfast that was as delicious as it was beautiful. She even helped us bring it back to our room to enjoy in bed. Her hospitality was the highlight of our stay. We visit St. Augustine frequently for day trips, but staying at the inn and being within walking distance to basically every local attraction and restaurant really transforms the experience. We didn't use our car once this weekend! Thank you Suzanne! We'll be seeing you again very soon.

    We have stayed here about half a dozen times. Katie and Kal are such wonderful gracious hosts. They provide good advice for places to eat as well as places that should be avoided. We have stayed in 4 of the rooms here and they have all been wonderful. All have their own theme that makes it unique. The swing on the upstairs porch is nice to relax on and watch the people and carriages go by. They have off street parking behind the inn. St. George Street is just a short walk away. We have never had a bad experience with our stays here.

    My fiancé surprised me with a trip to St. Augustine for my birthday and she chose the Old Powder House Inn as our hotel. From the moment we walked in, they made us feel like we were at home. We were given a tour of the property, a map and an overview of all this amazing city has to offer. The room was great with a fireplace and a jacuzzi and the breakfast they serve is out of this world!! You have to check it out!

    We recently had the absolute pleasure of staying at The Old Powder House Inn and it truly was one of the best experiences we've ever had at a hotel/BNB. For a start, the owners and hosts Suzanne and Bob are both incredibly welcoming and made every aspect of our stay feel extra special. The personal touches and expert advice on the area really helped us both to feel right at home and help us to decide how to spend our time in St Augustine (which is a wonderful place in general!) We hired the Serenity room and it was lovely. Immaculately decorated and with a very good AC and dehumidifier, huge comfortable bed and great shower, plus the fact we had a balcony to sit and enjoy a beer on in the evening just added to the overall ambience and feel of the place. We'd done our research beforehand so we knew what to expect but it exceeded our expectations and then some. As we spent a few nights at the Old Powder House Inn, we got to sample some of the nicest breakfasts we'd ever had. In particular the Eggs Cordova were amazing, although everything we had was lovely and presented beautifully. If Bob and Suzanne ever got bored of running The Old Powder House Inn, they could easily open a top notch restaurant based on the food we had. Frankly we've stayed in a lot of hotels/BNB's in America and Florida in particular and The Old Powder House Inn is probably the best we've ever stayed in. Everything about the place just works, and having Suzanne and Bob as hosts is the icing on the cake. We are already planning to visit St Augustine again next year and we wouldn't consider staying anywhere else.

    The owners were wonderful. They truly care and it shows. The b&b is immaculate. Our bed was super comfortable and our room was nice and quiet. The location is ideal. The shared porch was great to relax and enjoy the passer byes. The parking was easy and convenient. The concierge is a sweetheart and very welcoming. We loved our stay and definitely recommend this b&b!

    This B & B lived up to all the great reviews. The owners were the best. There are refreshments all day in the lobby Including chocolate chip cookies freshly baked and also on the second floor veranda there are cans of soda. We stayed in the Serenity room which looks out to the street where you can see the horse carriages. We enjoyed taking one throughout the city to see the lights. Location is great close to everything within walking distance. Enjoyed the desserts from the place across the street. The breakfasts were what I expected. Fresh fruit, muffins or bread and we had a strata and stuffed orange French toast. Our best time was sitting outside our room on the veranda which has plenty of seating and a swing. We came at this time to go to the Tour of Homes sponsored by the Garden Club. We hope to come next year when they do the Tour of Bed and Breakfasts. This years is next weekend so if you have the opportunity go and stay at whatever B & B you can get. I highly recommend The Old Powder Inn.

    Absolutely loved our stay at the Old Powder House Inn! Suzanne and Bob are the perfect hosts who made us feel right at home. The outdoor porch area is adorable- complete with a porch swing, plush chairs and complimentary refreshments. Great location, walking distance to all of the best shops and bars. Breakfast was delicious with coffee cake, fruit and a twice-baked potato topped with an egg and bacon. Our room was quiet and comfortable. The parlor had complimentary wine to start off our night, and midnight munchies when we returned. This beautiful B&B packed with charm and thoughtful additions was the perfect way to explore everything St. Augustine has to offer.

I loved discovering a cat curled up there on our last day who was friendly and enjoying the morning sun. Breakfast was delicious with an egg bake and waffle our two days. With fresh fruit, bread board, juice, and coffee, there was more than enough to eat. They also hosted a social for the guests but the timing didn't work out for us to attend. It was quite the spread when we peaked in one night. We really enjoyed eating our breakfast outside on the large porch. The first day it was raining but we were covered so not an issue. The second day it was sunny and clear. Beautiful views of the water. The staff was fantastic and took care of all of our needs. Great stay!

    I found our spot to stay in St. Augustine, forever…read more A gorgeous bed and breakfast, walking distance to the Spanish Quarter, close to bars and restaurants, close to the fort and the intercoastal; it is the bee's knees that allows us to live our best life in leisure without spending too much, so that we feel we would need to do additional favors on the side courtesy of Marriott or Hilton. We came here to see a concert at the AMP outside of town. Being that the rates at nearby hotels were more than I was willing to spend, I looked at local B&B's, and this one fit the bill between it's local and downhome aesthetic, breakfast being included with gluten-free options for my wife, and a relaxing bathtub for my wife to soak and relax. Eva was fantastic in ensuring we had everything we needed. She is an absolute gem who made us feel at home and welcome. She helped us with some concerns and requests. With a house that has been in existence since 1853, as indicated by the plaque by the front door, this has the historical aesthetic and the comfort to match. The lobby area has some lovely velvet sofas shared with the dining area, where you can have either white or red wine or water, for example. The porch is also nice for a glass of wine, people-watching, and enjoying life as it passes by. Food-wise, they served breakfast if you're able to get to the lobby before 9:45 PM. Technically, the kitchen is open till 10 AM, but don't push your luck. But it's nice to have some coffee and breakfast, whether it's eggs and French toast soufflé or whatever is on the menu, and then you're off for your day. If you are gluten-free, make sure you mention it in advance so they can accommodate you. Our room was lovely, with a comfortable four-poster king-sized bed, a classy dresser, and nightstands. No closet, but there are knobs for hanging up shirts, pants, and dresses if you have clothes hangers. I liked the complimentary dark chocolate when we arrived as well. The room we had for our stay had a hot tub and a shower with multiple showerheads. Once you figure out how to use both, it is heaven. It allowed us to live our best lives. My wife enjoyed the tub immensely, then, after the fact, enjoyed the bathrobe. I liked that the toilet was in a separate room from the sink and shower/hot tub, especially, if you need to go and it goes sideways. The outdoor patio is also nice if you want an afternoon drink, fenced off from the street, especially if you want to smoke a cigar. We have already booked for a concert we are attending in July. And that date will not be the last time we book at the B&B. It is grand.

    After much thought, I would give Carriage Way Inn four stars. Carriage Way Inn does some things…read moreextremely well, some well, and some okay. I did learn this business was recently purchased by a company that owns numerous B&B's up the eastern states; hopefully that won't detract in the future. Upon arrival, a huge benefit is a dedicated parking area around back. Unless you drive a very large truck or largest SUV (e.g. a Suburban or F250) you'll have a spot. You should park and leave your vehicle. Saint Augustine is very walkable and Uber/Lyft are readily available, if necessary. Make no mistake; parking is premium in this town so a dedicated parking lot is a big plus. We arrived a little early but were greeted very warmly. Like most old B&B's, there is no elevator or lift (which we were aware of and is no problem for us). We were shown our room (Tourmaline) on the second floor and all typical questions were answered. The room, bed and bathroom were very comfortable. Great adjustable AC (a must in Florida), small flat screen tv (which we never turned on and neither should you), bathroom with very good shower and pleasant toiletries, comfy bed and good blinds to pull down for sleeping. A big negative to the room is the soundproofing. This room (Tourmaline) is right on the front of the house and it was the last weekend of a motorcycle gathering in not too far off Daytona. So we heard mid life crisis motorcycle riders and nearing elderlies on their horridly loud motorcycles off and on all weekend; both out and about and driving by the B&B. Not much the B&B can do except more soundproofing of the windows. It wasn't just the motorcycles, noise from loud car radios occasionally, too. The noise didn't ruin the weekend but did detract. I brought a white noise machine to help with sleeping and recommend it. The location of the B&B is phenomenal; centrally located and you can walk almost everywhere in downtown Saint Augustine. Importantly, we felt totally safe the entire time we visited. Saint Augustine is a very safe city; especially the tourist, populated and Flagler College areas. The B&B generously offers plenty of beverages downstairs to help yourself to. Water and cans of soda are available at all times. Wine, red and white, is set out to serve yourself in the late afternoon through mid evening. I believe I recall beer and hard seltzer, too. The snacks put out at happy hour were meh; just okay. But there were some deliciously scented fresh baked cookies in the afternoon. However, I've had much, much better snacks and happy hours at B&B's in Savannah, north Georgia and Charleston. The first floor sitting area is comfortable; plenty of small tables for sitting for snacks and breakfast; we never felt cramped. Minor glitch; the downstairs ice machine adjacent to the soda and water was broken most of the weekend. The Staff was apologetic and ice was set out and or provided by the downstairs Staff; but this was a minor annoyance. Of note, the rooms do not have little refrigerators. A nice addition might be an ice machine on the second floor (especially since that's where most of the rooms are located. Okay, now let's talk about the breakfast...We only ate it one morning, of two, because it was straight up lousy. Please know I am in no way a picky eater. The entree eggs were not good and I suspect they were most definitely not fresh cracked but powdered, frozen or premade. The plated side ham was barely eatable; it was extremely tough and salty. A B&B breakfast should be very good, if not memorable. This breakfast was shockingly subpar. Well, the coffee I made in the Keurig was fine and the server lady was pretty nice... In sum, I'm not sure I would stay at Carriage Way Inn again. Our stay was not bad but there are so, so many B&B's in Saint Augustine. Perhaps if Carriage Way radically upgrades the quality of the breakfast offering and sound proofs the rooms we'd return.

Sasha greeted us with a warm welcome and a plate of homemade chocolate chip coconut Carmel cookies that were DELICIOUS and available daily. Circa 1893, the house is a beautiful Victorian style that has been wonderfully cared for and decorated with Christmas decorations for the holiday. The property has 9 bedrooms and even with being completely full while we were there it was cozy and relaxing. Happy hour is from 4-5 daily with your selection of white or red wine. They offer complimentary non-alcoholic beverages all day and breakfast is at 9am every day. This trip, we only stayed one night but we will go back and stay longer. Breakfast consists of two courses - savory & sweet and the portions were generous. We had egg aviles, with seasoned tomatoes and home fries. Our second course was a homemade yogurt parfait and it was divine. The service was wonderful and the house was pristine.

I mention this because we booked it the day before with almost zero research (looked at some pictures, and the breakfast caught our eye). We honestly cannot wait to go back!!!!! The owners are amazingly nice people who called us as we were traveling down to see when we'd be in, and made our check-in process flawless. The room is stunning (Fitzgerald)! Original hardwood floors, a large bed, and a shower with a fancy shower head (which doesn't even begin to do it justice - multiple sprayers and settings) that was luxurious! The internal Struggle we had with "These sheets are the softest thing I've ever touched, let's not get up" and "We are in the heart of everything: let's go exploring!!!!!" was too real. Walking distance to everything we wanted to see, and a short drive to St. Augustine beach (which has good parking) for when we were ready to do some beach time. The crown jewel of the Bed and Breakfast is the BREAKFAST!!! Made fresh daily onsite, with ingredients they go out and get the night before (they called ahead to see if we had any dietary restrictions). Definitely consider this as your home base for your next visit!

    Title: From a dream to a nightmare--do not trust this business…read moreRating: I was incredibly excited to stay at 44 Spanish Street Inn, expecting a charming, historic St. Augustine getaway. Unfortunately, what I thought would be a dream vacation quickly turned into a complete nightmare. My husband and I live about two hours away from St. Augustine, and since we had a night off, we decided to book a one-night getaway. I searched online and found what looked like a completely relaxing, dream room: the Palm South room. I felt comfortable booking directly through their website because the policy explicitly noted that payment was not due until we arrived on the property. We were so excited at the thought of a quick getaway where we could just relax in our own private, in-room jetted tub. A few minutes into our drive to the hotel, the nightmare began. We received a call from the owner demanding payment. I thought this was odd since the website stated payment was due upon arrival, but since we were already on our way, I paid over the phone. A few minutes after that, while still driving, my husband received a text message giving us the access code to a different room: "Palm North." The room they forced us into was $30 cheaper and did not have a jetted tub. Figuring it was a simple mistake, we called the owner. He informed us that they switched our room because the water heater for the Palm South room was broken. When we explained that we only booked that specific room for the in-room jetted tub, he told us we could still stay in it, but the water would be cold! He did not offer any compensation or a discount for the forced downgrade. When I asked him to please just reverse the charges since the advertised room was unavailable, the owner flatly refused. He claimed he had offered us two different rooms--neglecting to mention that one was cheaper and the other was broken! Since we were almost there, we decided to drive to the property to speak with someone in person. When we arrived, the property was completely deserted. The owner refused to answer his phone, leaving us with no choice but to call the local police for assistance in resolving the theft. Even the police could not reach him. He had gotten exactly what he wanted: our money for a room that wasn't functional or as advertised. We ultimately left and had to book a room elsewhere with working hot water and a much nicer owner. We are now relying on our bank to dispute and reverse the fraudulent charges. What started as a beautiful dream turned into an absolute nightmare. I learned a very hard lesson and will never book directly through a website with a small property like this again. Avoid this place at all costs. **Edited to add that I filed a report to yhe BBB and a secondary complaint with the Florida Attorney General (the Department of Legal Affairs). I saw that this had happened to many other people and its NOT RIGHT!!

It was okay as the other 3rd floor room was vacant. Our room is very small. The main part of the house is charmingly restored. The front desk clerk is exceptionally accommodating. We loved the gift bottle of sherry and the exquisit aftrnoon treats. Having stayed in some similar antique bed and breakfast establishments, I have to say we were disappointed in the breakfast experience. The little buffet was nicely done offering a different breakfast everyday. Our day was egg-cup day and, ufortunately, it was quite dry. Even though the room was cute, the waitstaff was quite shabbily dressed. It distracted from the charm. Perhaps a nice apron would help. I think it's about a half mile walk to the famous, cobblestoned part of George Street. We got a free tram ride back. The grounds of the Inn are lovely and quaint. It's special to know you stayed in the oldest inn in Florida!

Classic decanters in the room for reception to fill with sherry. Breakfast comes with mimosas and bloody Mary's on the weekends. Elle was a gem at the front desk. The whole team really puts in the effort to make the entire experience come together.

Very nice and great location, easy to walk around downtown to see all the sights of St. Augustine. The room was spacious, smaller bathroom but not too small. The bed, pillows and blankets need to be updated as the bed was not comfortable. Check in was great and all automated if you accept access via text communication. Breakfast was nice, delivered to our room. It was freshly made and very tasty. There is seating on the balcony outside of the room that was very comfortable. Staying here feels very home like and relaxing.

The directions and instructions for check in were a breeze and the home was lovely, clean and very comfortable. The B&B invited us to events they had on site for guests and were available for any question we had about the stay. Breakfast was excellent and a terrific start to the day. The B&B and rental homes are located close to the historical sites and shops of St. Augustine and within a very short walk. We are already taking about coming back next year! It was that great!

The food was delicious, she had the salmon plate and I had the pork shank. The portions are generous and meal was very tasty. The side salad was a little light but everything else was great. We enjoyed a glass of Malbec with dinner. The patio was very comfortable on a warm April evening. We were celebrating my wife's birthday and they brought out a complimentary chocolate cake to honor it. A very nice touch. Will definitely go back!

I ordered the short braised ribs with mashed potatoes and asparagus. My entrée was just okay. The ribs were on the dry side. However, everyone else in my family really enjoyed their meals. My husband loved his pork chop, and the rest of my family raved about their crab bisque and entrées. Service did slow down once our food arrived. My husband wanted to order additional beverages, but it took quite a while for our server to return. The ambiance, though, was lovely. The patio, strung with lights, added a festive, holiday charm to the evening.
