We booked this bed and breakfast online and received a confirmation email. The confirmation stated that we should call if arriving after 6:00 p.m. On the day of our arrival, we were running late and attempted to call multiple times, but there was no answer and no option to leave a voicemail message. I also sent text messages and emails but received no response. While trying to reach someone, I began reading recent reviews and was concerned to see multiple negative experiences reported by other guests. We had not reviewed them beforehand because we had previously stayed at this bed and breakfast and had a wonderful experience. We later learned that the property had recently been sold. When we arrived at the bed and breakfast, there was no one on site to check us in. We continued calling, texting, and emailing without any response. As a result, we were left without accommodations and had to secure alternative lodging at additional expense and inconvenience. Despite not being provided with the reserved accommodations and receiving no communication from the business, we were still charged for the booking. We are requesting a full refund and an explanation for this situation. read more

Absolutely ZERO service or hospitality. It's marketed as a bed and breakfast. When we asked the person who checked us in about breakfast, she literally laughed and said there was none. She told us how to get in the room and then left immediately. The inside seating area in the lobby is blocked off so no one can even use it. Our room was marketed as being on the ground floor with a sofa and wing chairs. We're on the second floor, there is no sofa, and there's something I might call a winged stool. We haven't seen any single employee since we arrived. Our bed wasn't made and towels weren't refreshed overnight. Maybe that's okay at a Motel 6 but at $300 a night or more you should absolutely do better. To get in and out of the inn and your room, you have to enter a code on a keypad which works about 20% of the time. We just let some other guests in because their code wouldn't work on the front door. Bottom line, whoever owns and operates this place has absolutely no sense of hospitality. It's not a bed and breakfast. It's not an inn. it would be generous to describe it as a self-service hostel. Go somewhere else. Anywhere else. read more

The place has a nice location. The lady that works as a manager it's pretty helpful and very nice . Other than that the owner it's very rude and unprofessional The room does not look like as the pictures you see on the Web and the bathroom was dirty. You cannot control the room temperature as there is no thermostat in the room and the one out of room it's locked by the owner. We would not rent this property again. read more

When we stayed at the Inn on Charlotte B&B, it was for our first anniversary, a couple of weeks shy of Christmas, and the owners had everything nicely decorated with a tree and trimmings. Very magical. Not only is the Inn on Charlotte a great place to enjoy a romantic getaway, but you are close to everything -- a block over from the bayfront and all the main attractions. There's so much history surrounding you, a rarity for a Floridian city, let alone the state, that you want to spend half the time taking it in from the porch. From its large porch and cozy living room area, the Inn provides a warm welcome to those that stay on any given day. The building itself has been standing for over a century, which seems young considering the age of the city. The Inn on Charlotte is a splendid bed and breakfast, whose building nestles on the brick-covered street. The interior comprises many antique furnishing and fixtures that give the B&B a very homely and warm esthetic, and warm and friendly staff to match who serve coffee and breakfast in the morning to the guests. We were lucky to have a bedroom with a porch that faced the street. We spent some time during the mornings and at night out on the porch watching the people walk by and enjoying the holiday energy. Our room had a very-large-sized bed, with a TV, dresser, and hooks to hang your shirts, slacks, dresses, and jackets. Our suite's shower and the tub were next to our bed, while the sink was next to the dress, with a toilet in a separate room. The layout I presume was how the designers I speculate approached these types of houses in the 1910s. I didn't mind this, though, as I enjoyed the feel of the place from another time. We slept very well while we were there. I specifically loved sharing two-course breakfast with my lady at a private table in the dining room the consisted of yogurt, poached pear, strawberry cream soup, eggs, pancakes, or another kind of dish that was very satisfying. I will advise that they do change up the menu quite a bit so that you may have something completely different. But breakfast was fabulous during our three-day-weekend stay. Additionally, they accommodate should you have any type of food allergies -- e.g., gluten, dairy, etc. If you can book an available room at the Inn on Charlotte, do it. Between the location in the heart of downtown St. Augustine, close to the majority of the main attractions where you can walk to them, and the splendid hospitality and complimentary breakfast, the Inn on Charlotte is the place to book... way in advance -- because they fill up fast. read more

I would not recommend this Inn to anyone that cares about cleanliness After deciding i was going to take a quick jacuzzi bath to warm up before we headed out for dinner! After i ran the bath the water was too hot to get in so i waited a bit and ran some cold water, undressed and climb in the tub laid down and turned on the jets! After a few minutes i opened up my eyes to see all the black stuff floating in the tub! To make a disgusting situation worse i was ignore til check out and then today notified by email that i could have been my products! Funny thing is we brought nothing with us for a bath because it was a surprise for my 8 year anniversary! We used what they provided us which was bath salts and body wash!!!!! What a huge disappointment! Firstly, a high room price of $339/night and great reviews couldn't help but give me high expectations for my stay. Also, B&B breakfasts are usually scrumptious! Nay! And the sad news is that this was definitely not my first choice, and probably the only room available at this time of the year! Breakfast was partly homemade and then store bought. One morning was called an eggs benedict soufflé. It was mostly dry bread, a smidgeon of eggs scrambled in with two tiny chunks of ham and a dribble of sauce. Barely warm. Accompanied by highly sugared pineapple chunks and sugary yogurt on melon pieces, along with some store bought SWEET lemon Bundt cake. This meal was considered "savory." The next meal was considered sweet, and indeed it was. Pumpkin pancakes with a frothy homemade sugar syrup, whipped cream and sausage - probably Jimmy Dean - and cold. Accompanied by the runniest strawberry yogurt ever seen. So, needless to say, the meals were both high sugar and not appetizing at all. The coffee was decent though! The other issue was the fragrance in our room. Staff assured me that the source must be the product used on the floors. We aired the room out for hours yet every time we re-entered, it was really strong as was the clothes detergent or drier sheet smell embedded in all the linens. And, not something that I can blame on management, but the location is smack dab in the center of downtown activities with its accompaniment of NOISE! Our timing couldn't have been worse. Unbeknownst to us, it was the Nights of Lights - a month long celebration which was comparable to Mardi Gras in New Orleans! Wall to wall people, trolleys driving past with loudspeakers, caroling, yelling and cheering. In addition to all of this activity, the location of the B&B has two outdoor restaurant/bars adjacent with their complement of raucous crowds and music. The good news, things quieted down around 11:30. And then I found a book stashed in a drawer in my room for guests' comments and the last glowing entries were from 2019. Nothing written since! This establishment has an off location owner raking in the $ and leaving the management on site with totally different cultures who are diligently trying to figure out what we Americans like to eat. When I mentioned to the person about how sugary the first meal was, the response was, "I don't like to eat that way either." So, if you're going to St. Augustine, find an out of the way place to stay, and, unless you like Mardi Gras, go some other time besides November and December!!!! read more

DONT CALL THE CUSTOMER SERVICE. THE OWNER IS SUPER RUDE!!!! This place is beautiful and well located. I got to this place around 4pm, ready to check in. There was nobody in the reception area. After calling the hotel number, a man with an Indian accent told me "somebody will be there soon". After looking around the hotel for 10 minutes, the person finally arrived. A very nice hispanic lady from Chile was there to welcome me. She did not speak English, which was ok because I speak Spanish. She directed me to my room in the back of the building on the second story. Unfortunately, the room smelled moldy. She understood and was nice enough to move me to a room inside the main building. The room was great, clean, and comfortable. Then, the lady directed me to park my car in their private parking lot, but her directions where not clear. Also, she didnt give me a code to lock my door. After parking my car, I realized her directions did not match the available spots. She said park in spot 8, but there was only spots 1-7. When I returned from the parking lot to the hotel to speak to the lady about the situation with the parking, I realized she was not there anymore. I know that they are very strict with parking in St Agustine, so I decided to call the customer service number again to clarify the problem with parking and the door code. The man with indian accent answered the phone again. He didnt sound happy I was calling again. When I asked about the parking issue and the door code, he increasingly became annoyed as he was trying to explain to me that I needed to park in number 8 and also that the door number was the same as the main door number, but he was not clear and hard to understand. Plus parking 8 did not exist. I told him that he was not being nice and the customer service he was providing was very freaking poor. He told me "Well, you can go f..k yourself. I dont care if you dont understand". The next morning I found out during breakfast that this indian man was the owner of the Inn. What a disgrace. A wonderful Bed & Breakfast if you're looking to stay in the historic St Augustine area. This little Inn is cozy, warm, clean, and pleasant. We stayed in the Tiffany suite on the first level and it was great for coming and going. The breakfast each day is tasteful. The room was wonderful. The front porch is a great place to sit and pause from walks into the surrounding historic city and shops. It's within walking distance to most everything in the historic area. We were here for this past New Years celebration (2022/2023). As for parking, it's tight, but parking is tight everywhere in the historic city. I really can't say enough about the host and staff. The host (Moses) and staff are jewels. They are constantly accommodating with attention to detail and a smile. It's a very pleasant place to stay if you're looking for a nice weekend in historic St. Augustine. We highly recommend the Inn. Have fun and enjoy! read more

"Bait and Switch" Booked room for two nights ($550 including taxes). Bill says $580 so I called to find the $30 difference. The Inn manager "Mario" said it was a mandatory fee. I told him that their add on Hotel.com said "OPTIONAL housekeeping for additional fee". Mario says it is mandatory. I ask to cancel the reservation and Mario says it's within 2 weeks of the stay so that is not possible. I sent a picture of the website showing "Optional" and Hotels.com and Mario agree that that is old but still won't honor their deal. Classic bait and switch. If they were upfront about their mandatory hidden fee, we wouldn't have stayed there. Maybe that is why they do it this way????! read more

We picked this establishment for its location in historic St. Augustine. If you are booking a stay here, please know that paying only for the location, and little else. If you have any sort of problems on the premises, it will be up to you to locate a way to solve it. The staff is not very present, and it is unclear how to communicate with them. The (apparently newest) owner Mario is condescending, and outright dismissive. On our first night one of the patrons was looking for a way to alert someone that his car was boxed in and he couldn't get out: that's when we all realized that we didn't really have a way to get a hold of someone if needed. We booked two nights here-- that was our mistake! On our second night, the staff had in Mario's words "a last minute" WHOLE CHRISTMAS PARTY that took up the entire first floor of the house, which kept my husband and I up for several hours. Because the walls of this old house are understandably thin, we could hear laughing, music, and loud conversation, every "oooh" and "ahhh" for a good three to four hours right on the other side of our wall. We could not believe that they would essentially close the first floor for a private staff/family event without warning to any of guests staying there. My husband actually went outside to ask them politely to keep it down at one point and was greeted with stares of about twenty people and a dismissive attitude. It was pretty uncomfortable. In the morning Mario seemed really surprised that we were were upset, and admitted he didn't "even realize we were there" and refused to refund our last night when we asked-- in fact he scoffed and said "there was nothing he could do." He then said he would take $10 off (!!!) before going inside. Incredibly hard to believe that we paid around $250/a night for this experience, but indeed we did. Stay at your own peril, friends-- or at least avoid the Tiffany Studio suite. read more

I found this bread and breakfast in Trip Advisor and it was listed as the #2 best B&B in St Augustine. This is our first trip here and as we walked around we noticed a ton of B&B Inns. There are something like 33. The owners of The Inn on Charlotte also have a B&B next door called the Hemingway House. We would have liked to get one of the rooms with the front balcony and Jacuzzi but when we booked there was only one room left. We were not disappointed. We arrived around 1:30 pm and our room wasn't ready until check-in at 3 but we were able to park in our spot behind the Inn and explore. The Inn is located in the hub of the city and has restaurants right around it. It has a large porch to relax on and they always have available water and ice tea along with pretzels and chocolate chip cookies. They also offer a happy hour around 5 p.m. with wine and beer. We were immediately welcomed with southern charm and made to feel at home. We enjoyed the fabulous breakfasts offered at the Inn each morning at 9:15 a.m. and appreciated having our own dining table. Breakfast can also be ordered and put on a tray to take up to your room. The time for breakfast worked out well for us, even though we are early risers. We would get up early and go out to watch beautiful sun rises over the bay and have a refreshing walk, come back for a shower and then down for breakfast. Coffee and hot tea is available around 8 a.m.. if you wish to sit inside in the living room or outside on the porch or take up to your room. We felt total comfort while staying here and the owners were friendly, accommodating, yet not intrusive. Our king size bed was very comfortable and the huge spa shower was wonderful. Our room was clean and comfy with adequate plug ins for laptops and cell phones. We parked our car when we got there and did not move it until we left. Everything is within walking distance or a trolley ride away. We were there during high season with the Festival of Lights making night walking around town a spectacular light show and festival atmosphere with trolley cars filled with guests singing Christmas songs and having a grand time. We were at the Inn for three nights and are already trying to pick dates for next year. read more

The Inn on Charlotte is perfect for those who want to step out the front door and be in the center of the Historic District. The rooms are not huge, but they are certainly very comfortable and tastefully decorated. The showers had great water pressure. The breakfasts are very good, and I enjoyed the drinks and snacks available. Cookie options would have been great, but the goldfish and pretzels sufficed, given the plentiful shops surrounding us. Furthermore, I enjoyed socializing with other guests on the outdoor patio. The separate parking space wasn't an issue at all, though if you do have mobility limitations, I highly suggest booking a room with a reserved spot on the property. I certainly look forward to another stay here soon. A couple things to note: the rooms do not have their own fridges, but you can get ice and cold water from the common area at any time of the day. There are also lots of mosquitos buzzing about due to the climate and plentiful, beautiful flora, so bring your favorite bug deterring sprays, candles, and lights. read more

Location, location, location.......but you'll make trade offs for it! The Inn is in a prime walking distance to everything going on in the historical part of town, but you will pay premium and its not much in the value department. If you are expecting a jovial innkeeper to greet you, make you feel welcome and pamper you with luxurious accommodations and food, you will be very disappointed. If you're willing to pay top dollar for very basic accommodations in a great location, than this Inn is for you. Pros: Location is great. Older building has charm, although paint is peeling and it needs major reno Yogurt at break with fruit is very good. Cons: -Small, small rooms, poorly remodeled through out the years -Hot at night (1 control for entire building and they set temp up at night-) -Breakfast was served with a pretty presentation, but the portion was very meager and food was very plain/poorly prepared. One morning the toast was so hard you couldn't cut it with a knife. You could read the paper through the Canadian bacon. -Wine reception at night was self guided and there was never enough wine for more than 2 people to have some. -Keurig in reception area, but never had any water in it. Same donuts the entire 3 days we were there. -Never enough coffee in the morning and they acted very begrudging about pouring it. -They charge a extra $15 cleaning fee every day, but don't clean every day. -They have a long list of "rules" that give them freedom to charge you extra for having too much trash, getting make up on the bedding, etc. Seems like they're looking for excuses to collect more cash. -Very noisy at night when there's a crowd outside, even on the back of the building Overall impression, this is a place that would like to be one of those inns that everyone swoons over, but they are not investing the time or money to make it nice. What a total disappointment! We used to enjoy this B&B, but new ownership has apparently taken on an entirely anti-guest attitude. It starts when you book; (3 pages) rules and regulations and up-charges for everything. They charge your credit card (in full) two weeks BEFORE your stay and have a very punitive cancellation policy. Cleanliness: I dropped an earring on the carpet and when I tried to find it I found a pair of dusty sunglasses, potato chip crumbs, a medicine caplet, and a bra on the floor. After that, I stopped looking... Food: inedible and obviously pre-made. No options were available. All the toiletries in the bathroom were in dispensers screwed to the walls; just like rest rooms on I-95. It has a great location. read more

When asked why they would reach out to me when they were unable to run my creative card, they stayed it's their policy just to cancel the room and then I would have to book it at the regular rate that it's at and it happened to just increased $150. I brought my wife here for a weekend getaway in St. Augustine. We wanted to stay at a place that was centrally located so we could walk through the old city. We booked the room called Anna's Hideaway which was kind of like a small little apartment that was detached from the main house. Our room had a nice little balcony and it was furnished fairly well. It appears that the new owners are investing some $$ into upgrading this B&B and the B&B immediately next door called the Hemingway House. We had booked room #4 in the INN but had to move to the Hemingway House next door due to loudness of our room. We Loved the Hemingway House. We had a room that had front porch access (2nd floor) and really appreciated the evenings spent on that porch relaxing and reading after being on our feet all day. read more

We stumbled across this place roaming around St. Augustine. We planned for a day trip and after walking around for an hour we were convinced to just stay for 2 days! What a wonderful choice we made to stay here. Jerry and Rod are wonderfully delightful hosts. We are welcomed with such warm kindness as Jerry enjoys Happy Hour with us and the other guests our first day. He recommends places to eat and sites to see. What not to bother visiting because it may be a waste of time. We love how they can be brutally honest about certain suggestions that others have given us. And these guys are right on. True Southern Hospitality abound here. Oh the breakfast is just so sweet with Rod making scrumptious dishes made from scratch. The rooms are clean, comfortable, decorated in charming antiques. The rooms are spacious with tubs. The personal touches like whimsical colors and decor make this place to remember. Forget about staying at a hotel when you come to St. Augustine. The only thing is, you need to be mindful of the neighbors in the next room. That's why we chose the only room downstairs with a king bed. This is a perfect place for a quick weekend getaway for couples or just a retreat away from your busy life. read more

The owners (Rod and Jerry), along with their colleague (Tina) run the BnB (and The Hemingway House next door). They are super friendly and personable. Made us feel welcome with every interaction we had with them. They made time to sit out on the patio with us to shoot the breeze, shared recommendations and just chatted with us. Inn on the Charlotte was highly rated. We booked a room for two nights. We had a wonderful stay. Both Tina and Rod were awesome, friendly and welcoming. Breakfasts made from scratch every morning at 915am and happy hour (beer/wine) 5-6 every night. Conveniently located right in the heart of old St. Augustine. I'm so glad we found this cute place. We have never stayed in a bed and breakfast and Barbara couldn't be any more welcoming..we stayed in a room secluded from the main house..really private and the room was adorable. Annie's hide away..lots of stairs so get the exercise in too..but this will not be our last..we have an rv so we camp more than stay in places..but this place is top notch. Really recommend it. The location deserves 5-stars. The inn is centrally-located so that a visitor can walk to the Castillo de San Marcos Fort, St. George St, the St. Augustine Cathedral in 5-10 minutes max. The beds are, also, super comfortable with very soft sheets and ample, poufy pillows. My daughter and I (she college-aged) stayed in the Audobon room. The shower is fabulous; I may redesign my home shower to be just like it. Otherwise, the room, although nicely decorated, was just average. There isn't any place to sit to play cards or eat. The beds take up nearly the entire room. The thermostat is located in the hall and is covered and locked and there is no individual temperture control for the room. The window is sealed shut, so you cannot let any outside air in if the room is too hot. The ceiling fan helped somewhat with the heat. The downstairs has a beautiful sitting area; but, again, there is no real game table or place to eat if you bring food in. We did not use the nice porch because it was super windy and rainly during our stay. But, the BIG DOWNER is that the hosts were simply not that nice. I am not even sure who the hosts are even though we stayed for two days. I know that one of the hosts, possibly, served us breakfast; but, he never introduced himself nor did he ask how or stay was going or if there was anything that we needed. Then came the bed-making debaucle. The inn charges $15 per day for cleaning. I put the "please service this room" doorknob tag on the outside of the door. Apparently, when I was still upstairs and my daughter went downstairs for breakfast, the host (whoever he is) asked my daughter if we wanted "room service." She declined because she thought the host was asking if she wanted breakfast upstairs. When we returned from our day, I found that one bed was made and the other was not touched. I sent a message to the host saying I wasn't upset but was curious about the unmade bed and he/she brought up the conversation with my daughter. He/she apologized for the misunderstanding. I wrote back that it was okay but maybe it was better to "ask the mom" next time. That was all and I was fine - until the host texted me 45 MINUTES LATER and to tell me that he spoke with the housekeeper and the bed wasn't made because of "personal items" left on the bed. I wrote back, "A teddy bear?" The host advised tha t he didn't know "all the items" that were left on the bed but they would not touch a bed with personal items on it. Now, fellow travelers, this tidbit about personal items on the bed is NOT declared in the absolutely exhausting list of rules for this B&B. I let the host know that I had been perfectly fine before but "now I am irritated." The hosts reponse was typical of a business owner who is so comfortable knowing their inn is in a prime location in a popular city that he/she could care less about the irritation of a guest. In short, our host said he would add it to the list of rules. Nice. Lastly, the breakfasts are not great. Jimmy John's sausage links and rather tastless entrees. There are several nice looking B&B's on Charlotte (the Hemingway House is next door) that, hopefully, have very soft beds and nicer hosts. We will stay somewhere else on our next visit to St. Augustine. read more

Horrible customer service here. Do not book as manager doesn't have any dignity. Our dog got sick the day we were to visit St. Augustine for a concert. We took her to the vet, called as soon as we knew our plans were canceled, and sadly our Doggo of 10 years passed that same night. No refund, no partial refund, not even a comp night for a different date, even after I explained our situation. Management would only offer 10% off our next visit. This is not a cheap booking, even for one night. I expect more from locally owned places, which is why I book with them over corporate owned. Never been more disappointed. read more

I've been coming to St. Augustine for over twenty years and have always loved the city, so when it came time for my wife and I to celebrate our anniversary and she had not been to Saint Augustine in 20 years, the city was an obvious choice. So the question that everyone faces is where to stay. There are wonderful commercial hotels in Saint Augustine but that wasn't what I was looking for on our first trip there together. I had walked past the Charlotte Inn a number of times and it always looked like this beautiful little house that was kept by someone who cared. I wanted my wife to feel the city like I had over the years, like an old friend, so I took the leap and booked the Tiffany Room. From the time we arrived till the time we left Tina and company made us feel like we were staying at home! The room was clean and fresh with historic touches. The bed was spacious and comfortable. And the jetted tub in the room was a luxurious touch! The coffee and cookies and breakfast were all amazing. Coffee, sodas and other drinks and fresh made chocolate chip cookies were included in the price of the room, which was so refreshing in an age where it seems every lodging nickles and dimes you for every amenity. The highlight of the property was the large covered porch out front, with squashy armchairs and a great breeze. We only stayed one night but we left the beautiful city refreshed and renewed. Let me start with the positives. The location was perfect for walking around, which is what I wanted, right in the heart of everything historic. I appreciated the shower, and the room did eventually get cooled by the A/C. The parking, while not on-site, wasn't much of a problem for me and the ladies on premises DID check me in early around 1:30, which was pleasantly unexpected. I booked through a third party and this isn't my first rodeo. For the most part, I've had very good experiences with Booking.com. I do my homework, read the reviews, look in-depth at the photos, and compare/contrast rooms, amenities and price fluctuations. In April I booked a room with a queen bed and what sold me, a personal in-room hot tub. Cut To when I got there...Once escorted to my room, I noticed it had a shower and no hot tub. I put my luggage in the room but went to get the inn worker who I'd been dealing with to show her the room I booked. Unbeknownst to me, the Wi-Fi at the inn barely worked, so I could not pull up the room I'd booked to show her. She was kind, but pretty insistent that I couldn't have secured the room with the hot tub at the rate I paid. However, she said I could have that room with the hot tub for $219 plus tax (I had paid around $140) on Booking.com. I was not interested in paying more for what I originally booked. After some time, I determined that I could not access the Inn on Charlotte on ANY third-party booking site. They had taken their offerings down from any third-party site (I checked multiple). This was sketchy to me. Anyhow, I made my way back to the room and the A/C was set to 74 but it was well over 80. I called the worker for the Inn again to inquire as to how to adjust the A/C. I sat and while waiting for my room to cool down, I called Booking.com since I could no longer access the B & B myself. The gentleman I spoke with listened to my situation and just confirmed what I had thought all along. I had booked a room with a hot tub. The ladies who previously helped me with check-in and the A/C, came again to my room. They asked what else they could do for me, and I was perplexed. They then said that Booking was calling them about my room issue, and I explained that yes, I was on the line (on hold) with Booking trying to figure out what had happened. They were at this point getting agitated with me and the whole situation. The lady who had originally brought me up to my room this time said, "If you're that unhappy, I can give you your money back." I refused, explaining that that puts me out of a room and was not helpful to me in this situation. Another lady arrived, I'm unsure if she was the manager or what, but I had not seen her until this point. She stood in the doorway of my room, basically parroting everything the other ladies had told me (that I can get reimbursed and find a new place to stay, she'd have no trouble getting that room filled if I leave, I can pay the difference for the room with the hot-tub, blah blah blah). She also insisted that there is no possible way I would've secured the room with the hot tub for the rate I paid. She also said that they only offer 2 rooms from the Inn to Booking.com, the one they put me in and the one below. A little later into our conversation, she said that they only offer the rooms with hot tubs occasionally, contradicting what she'd just said. After a while I told her I was staying. The agent from Booking.com told me that I DID originally secure the room with the hot tub. He gave me a couple options: I could leave, be refunded by the Inn (hopefully) and they'd help me find alternate lodging OR I could stay, and they would credit me $50 for my inconvenience. In reference to the room, I stayed in at the Inn on Charlotte, some negatives I saw (besides being given a room I did not want): The place could use more cleaning/updating, the floor was dirty with dust, hair, The A/C took hours to get to the desired temperature, Wi-Fi was spotty at best, There was no person on premises, like no actual front desk that I saw, so for every issue I had, I had to call a phone number and request them to get someone for me. Not sure if this is a B & B thing, but it was very inconvenient for me as the customer. The whole experience of being promised a room I did not book has really put me off from trusting B & Bs. I felt like a ping-pong ball in the middle, trying to find out who was at fault: the owners of the Inn OR Booking.com. Booking.com insists that the Inn gave them the room slots that they put online to customers. However, the Inn denies having put the room I booked on Booking.com. I am not a liar, or a swindler, and I don't try to cheat the system. I know what I booked, and it was not the room I was given. I have a feeling it was a ploy by the Inn to gain customers, to showcase rooms they never intended to fill and to give the customer the standard room regardless. read more

You can not beat the location and if you like people watching get a room with a balcony. The staff are very friendly and helpful. If you like B and B's this is the place for you. The only thing I can nock them for is when breakfast is served. It is served at 9:15 which is good for most but I happen to be a early riser. The food is 5star quality. read more

My wife and I have stayed at the Inn on Charlotte several times over the years. We've tried out many of the Bed & Breakfasts in the area, but this one is our favorite. The Inn on Charlotte is a beautiful Bed & Breakfast, located in the heart of the historic district, near Saint George Street and the Castillo de San Marcos. There are plenty of locally owned restaurants, bars, and shops nearby. The rooms are spacious and kept clean and tidy. The owners and staff are friendly, courteous, and provide a delicious, home-cooked breakfast for guests...and I mean, delicious. They also have a spacious front porch that overlooks the street. It is a quiet, relaxing environment with plenty of places to sightsee during the day and rest at night. The prices are affordable and a great value, especially when compared to the room rates of regular chain-hotels nearby. read more

The owners & the Inn Keeper at the Inn on Charlotte were divine and very considerate. I brought my Dad who grew up in St. Augustine in the 40's & 50's. They listened to all his stories and made him feel special. I couldn't ask for more. Regarding the location, you are right in town. It is a bit noisy on the weekends during the night so don't let the "quiet time" at 10pm fool you. You are right in the heart of St. Augustine when you stay at the Inn. You could walk anywhere you wanted to go unless you wanted the history from the Trolley. I would definitely return and thank you for your kindness. read more

We were down visiting family and decided to stay at a B&B in St. Augustine for our first night. One couple had a room inside the house and another had a room out back. We knew what we were in for, since we had booked based on the room pictures on the website. Parking was fine, we never ended up moving the car, as everything is already within walking distance. We all enjoyed the complimentary cocktail hour, light snacks and breakfast! I'd come back just for another breakfast! Hospitality was at its best here. They just purchased the house to the left and will be adding on more rooms soon, so that's a plus! read more

We have stayed at several B&Bs in St Aug and this is officially our favorite!!! location, accommodation, amazing staff, wonderful gourmet breakfast!! The value of location & guaranteed parking (during Night of Lights!!) Gorgeous common areas (parlor, porch & patio). Evening wine social and perpetual access to water, citrus water & coffee. (I HIGHLY RECOMMEND BRINGING A HYDRO FLASK & filling it before you head out esp in the hotter months) Not us, but we observed them accommodating dietary requirements at breakfast. Don't think about it. GO WITH THIS B&B!!!! This bed and breakfast was such a fun and enjoyable experience. The decorations, location, and hospitality were amazing. We felt like we were thrown back into the early 1900's but felt like everything was as clean and neat as can be. The location, which is close to St George St and the Castle was fantastic. Having lived for 2 years throughout Spain, it definitely took me back. The breakfast was also very good. Ingredients and preparation are very well prepared and thought through. The chives in the eggs came from Rod's own garden! We definitely recommend this location as the top B&B in all of Florida. The only small recommendation I would suggest is to somehow improve the speed of the wifi. We found it to be a little too slow for streaming videos on our tablets. This is a very small suggestion of course. I live in Orlando and I know that in lots of areas, you get what you get. We pay the highest price for our Brighthouse internet and it still is super slow. There's no alternative option. I'm sure St Augustine is in the same boat, but IF there is an option to increase the wifi speed, that is always a nice bonus. Nestled between the two things at the top of our wish list, we were one block to the waterfront and one block to St George St in the heart of Old Downtown St Augustine. My husband and I stayed here in May of last year on a whim. It was his first experience at a bed & breakfast and thus began his addiction to B&Bs (he still counts this as his #1). The owners and staff were very sweet and welcoming. Breakfast was delicious. My husband still speaks of how delicious the breakfast was and he's the biggest foodie I know. We stayed in one of the rooms on the second floor with a balcony looking over the street. I highly recommend staying in one of those rooms (the room next to us had a fireplace- perfect for Jan/Feb). It's lovely to sip a glass of wine and just watch the goings on from above, especially during a thunderstorm. Very romantic B&B...and right in middle of all the action in St.Augustine. This place was absolutely perfect. We stayed in the Rawling's Bungalow for our one-year anniversary, and it was incredible. The space was exactly what we needed. It was a little bit small, but well appointed and we were only really in the room to shower and sleep. The breakfast each morning was incredible, and the hosts did a terrific job. On top of everything, the location could not get any better. When strolling around Saint Augustine it was so convenient to be able to drop off a bag or use the restroom at our room which was in the heart of all the action. read more
