I've lived in my home for almost 6 years now. Before I bought it, the inspector found evidence water had been in the crawl space, so the cost of remediating the crawl space was deducted from the purchase price. After I moved in, I had 3 different crawl space remediators provide estimates to install a sump pump, replace the vapor barrier, seal air leaks, insulate and seal air ducts etc etc. However, not ONE of them knew (or cared) where the water was coming into the crawl space FROM. They'd "fix it all w/a sump pump, seal it up and no more problems!" That never made sense to me. I wanted to know WHERE the water was coming from before sealing everything up.... 6 years later, the yard drainage has been permanently fixed. I was the one to figure out where the water was coming in from after countless times in the crawl space, and an embarrassing amount of time spent in the yard inspecting downspouts, downspout drains, puddles on the foundation, pools in the yard and so on. Now that the water situation was corrected, I wanted to get my crawl space remediated. Seven contractors later, a very smart and picky neighbor of mine referred me to NW Crawl Space Services. This winter, we noticed some leaking in our crawl space due to an old cast iron main and aging galvanized steel drain pipes. I had a leak coming through my closet ceiling, and went through a long process of trying to get different people to come out and assess where the problem was originating, since I'm not physically able to get up there and check it out myself. Northwest Crawlspace was willing to come down to Lacey to check it out and give me an estimate, at a specific time and date, which started them off ahead of almost everyone else I called. The owner, Lior, came out himself. He got up in the attic, showed me pictures and video of the problem(s), and gave me a competitive estimate, with a discount to send his crew out the next day. Incentive to start right away? Sounds good to me. The crew arrived on time, and none of them spoke good English, so they used the translator app on their phones to communicate with me throughout the day, and it worked great. They had no problem telling me exactly what they were doing, friendly and having a laugh here and there. I had prepped the master bedroom a little bit, covering things up - I didn't need to do any of that! Lior's crew put up plastic barriers over everything, including taping a barrier wall from floor to ceiling to completely isolate the half of the room where they were not working. Floors were covered all the way to the front door. And they notified me before starting up the fog. I have no complaints about this crew! Savannah in the office was friendly and always reached out at the right times. To top it off, the owner voluntarily returned a few weeks after work was completed, free of charge, to inspect it again taking photos and videos of the work and making sure you're satisfied. That's just a thing he does. I think you have to give credit to a guy like that. He was honest, and he's got a great sense of humor. (I had one cheaper "estimate," but that guy wouldn't even come out and look at the problem, so I had no faith in it.) I'm happy to pay fairly for quality work, and that's what I got here. After a big rainfall, my home's crawl space had significant amount of standing water, which I was able to mitigate with several pumps. However, this was a band-aid fix and knew I needed a real fix. I contacted several companies in the area and went with Northwest crawl space services after a few assessments. My house is in a flood area and it needed the sump-pump to be up to code with its connections, trenches dug under perimeter of house to have avenue for water to reach pump, and a way for water to leave property (to drainage ditch). The owner Matan gave a thorough assessment and quote that I found to be competitive (a good deal) with other highly rated companies; I also found Matan to be very transparent, honest, and someone I wanted to give my business to. Also, I saw all 5 star reviews on Google so felt confident in my choice. The crew worked really hard all week, and did a great job. Matan communicated often with progress and always made sure to ask if I wanted to assess / understand anything that was going on step by step. Overall, I felt that the work was professional and high quality, and also like the job was personally cared for. The team worked late on some days which is great (it got the job done); however, if you adamantly don't want any late days on your property/is important that clean-up occurs immediately (ie not potentially day after - this was asked in progress), I would advise communicating this expectation prior. I did not care, so give 5 stars, but do realize this might not be appreciated by some folks, so just giving heads up. Overall, Matan and his company were fantastic and I highly recommend. We had 3 companies come out to inspect our attic. Niko from Northwest Crawl Space came out to inspect our attic and alerted us to mold and mildew, dirty and old insulation which was lacking, and a detached duct. Aside from having the best name on the planet, Niko was kind, professional, and very knowledgeable. We made our decision to trust Niko and Northwest Crawl Space. Tristan and crew came out to take care of our attic. They were professional, kind, and worked hard all day long. They had the attic completed at the end of the day. They were super clean and careful and had all the debris removed from start to finish. My husband John checked out the attic afterwards and said everything looked great. Niko as well came out the next week to inspect the work that had been done. You can tell a huge difference by the pictures that were taken for the before and after process by Niko and Tristan. The insulation in the attic before was lacking, after Northwest Crawl Space completed our attic you can definitely see and tell the difference. Old insulation was taken out, new insulation added in, air leaks were sealed, any entry points were sealed for prevention of infestations, mold and mildew were treated, sanitized, baffles installed for proper air flow, and a duct that was disconnected to a damper vent was reattached. Recently I needed a complete crawl space overhaul which also included a new sump pump install. I wasn't sure who to contact so went online and did some research and found Northwest Crawl Space Services. In addition to NW Crawl Space, I also got two other quotes to keep everyone honest. After all, three companies did their inspections and submitted their quotes I chose NW Crawl Space. The choice was based on the great reviews I read, and their price was also the least costly for all the work I needed. The work needed was a complete removal of all the old insulation and old ground cover and sealing of all ductwork, it turns out that there was a problem with rats and mice infestation, so they sealed all access points for the pests, and then installed new R30 insulation for the floor and R11 for all the ductwork. I had also noticed that there was standing water in the crawl space over the winter, so they also dug a trench around the inside edge of the crawl space and then ran it off to the low corner and installed a new sump pump well and sump pump and ran the pipe out to a dry well rock pit in the yard. What a difference it has made under the house. I used to dread going under there to do anything. Now it is so clean, and I am sure that my wife and I will be much warmer in the winter and cooler in the summer because of new insulation and sealed ducts. As for the work quality, I couldn't be happier. The workers were professional, they worked fast and any concerns I had were rectified immediately. Northwest Crawl Space Service is the best. We called them because of terrible smells coming from our vents and even through the floor because of dead rats. We would just get one dead rodent removed only to have another in a month or so. We knew they were doing damage and causing an unhealthy situation for us. Leo and his crew just finished up doing a wonderful job in our crawl space as well as the air ducts, both intake (in the ceiling) and under the house. They found one vent broken and replaced it at no extra charge. They also decided to replace one of the ducts rather than the agreed-upon repair, also at no extra charge. We also got a 5-year warranty, which includes 3 visits over the next year and 1 visit next week to check the traps they left for rodents. His guarantee covers the "exclusion" part of the job, which means they seal up all entry points and then come back to make sure no rodents are getting in. If you get other estimates, be sure to ask about an exclusion guarantee. No point in going to all this work and expense only to have rodents get back in and wreck everything. I was happy with the knowledge that they cleaned, sanitized, and deodorized both the crawl space and the air ducts. Leo and his crew were very courteous, explained what they were doing throughout the day, and showed us photos of everything after they finished. Part of our contract was a hug at the end of the job, which I got, although my husband only got a handshake ;-) . We will not hesitate to call Leo and his crew back when it is time to have our air ducts cleaned again. We recommend him without reservation. read more

This is LONG overdue - in 2/23 Northwest Crawl Space (NWC) gave me a quote for repairing water exposure in my crawl space which included removing and replacing all the insulation and floor barrier and mold treatment. My insurance agent wanted to use a different company which charged them twice as much as NWC for just the dry out, insulation, and mold remediation and they did a horrible job - I went down to check the work and saw that they didn't remove all the old wet insulation and were just going to leave it in a back corner. Even after calling them out on it there was still some insulation they didn't removed until I pointed it out...again. Furthermore, the company my insurer selected (NOT NWC) was terrible to work, were unprofessional, and were disrespectful of my time (would show up without any notice). Then NWC came out and put in a new floor barrier AND as a courtesy repeated the mold treatment (for free) because the other company did such a poor job. They followed up with a scheduled visit to make sure all was well a few weeks later (who does that?!) and did not try to upsell me as everything was looking great. Today, I had some concerns about my crawl space arising from the work the other company did and Matan from NWC came out and told me all was well - no high sales pressure, just an honest assessment and helpful suggestions. We worked with Mark Getker from Crawl Space Services in Kent, WA.. Double excellent from start to finish - and we had a lot to do. Vapor barrier was old and destroyed with holes , water in the crawl space, rats in the crawl space, rat nests in the crawl space insulation, rat burrows in the crawl space, mold on the attic ceiling , and mold in the insulation on the attic roof, ventilation pipes from bathrooms not connected directly to the outside. New and better (10mm thick) water vapor installed, all insulation removed and replaced, sump pump installed, burrows filled with hard materials, mold professionally treated, ventilation pipes connected and new breather vents added to attic. We talked to about 7 contractors - Crawl Space the only one we talked to that did all the thin gs we needed done.. Total price was about the same as the others (if we hired several of them) but Mark did the job better. For example, the min thickness of vapor barrier is 6 mL. All other contractors gave quotes with barrier thickness go 6 to 8 mL. Crawl Space original quote was for 10 mL. All other quotes were for putting barrier on floor only - Crawl Space took it up the sides 2 to 3 feet. They saw the need to add additional breather vents to the attic. We had a horrible problem with mice are neighbors on either side of us fumigated their house and they all came to OURS it was horrible you could see them everywhere and in everything we had to throw away all our food and during this epidemic it's hard to get food anyways. My mother phone them and had them ober the next day. they came and checked out everything. he stayed for a couple of hours no then told us everything they would do it's hard to believe but he even said he treat my mama like his own grandma no sooner said than done then they were here 2 days later spent three days under the crawl space cleaning and removing and fixing and then all the way through the house we have not seen one bit of mice since and they still come out and go into the crawl space couple times a week everything if you need somebody tell these guys their unbelievable I love them read more

Estimate was precise, detailed all work to be done. All my questions were promptly answered. Project for restoration of crawl space of manufactured home entailed removing old contaminated insulation and belly paper and then the vapor barrier. New insulation, spray to protect pipes and air ducts, new vapor barrier with taped seems, etc. crawl space is now clean and buttoned up for winter. After the project was complete I noticed my air conditioning wasn't working. Apparently a breaker had gotten flipped and I didn't realize it. I called Northwest crawlspace services and they sent a HVAC person out right away and the issue was promptly resolved. After having no water issues for 20 years, we came home from vacation last year to find almost two feet of water in our crawl space. Our crawlspace was completely torn up by a possum that was living down there. Some of our heating ducks were not hooked up so we were getting cold air into the house. The possum had destroyed the heating duck and also had destroyed the insulation underneath our subfloor. My 1920s-era house has a crawl space that rats love. Over the years I evicted them repeatedly and cleaned up afterwards. Repeatedly, they returned by burrowing under my shallow foundation. Finally, I realized that I would never be able to keep them out without a "rat slab," that is, a layer of concrete covering all of the dirt in the crawl.
