    Is a job ever going to always go exactly as you anticipated? Folks get sick, mistakes happen, but Jeremy and his North Side/Northside crew do their best to make it right. I shopped the top three Yelped contractors around Rogers Park with good reviews in doing bathroom remodels. We were looking to do both our bathrooms, one after another. Jeremy was quick to respond with scheduling a visit to do an estimate (ok...he probably was the closest geographically). The two others came shortly after. What I wound up with was three bids at what must be three different tiers of service. At the highest tier (at 3x the price) provided design services at our home with selections of finishes. Northside was the lowest tier - but provided what we needed - we select our finishes by going to designers (or DIY) at what he recommended nearby - Home Depot and Floor & Decor (for tile - ask for Cyndy for design help)...and they take care of the installation. We figured we can try out Northside for our first bathroom and then reevaluate for the second bath. While some designer/contractors may suggest adding custom finishes - Jeremy was practical about considering the tradeoffs of higher cost custom work versus off-the-shelf options to address the same issues. We got things started in November with the hope that we would be able to enjoy two new bathrooms by New Years. (we would be away for Christmas). Guess what...they did it. They timed it great with two week estimates for each and we allowed for one extra week buffer. No problems trusting them with keys during the project. They got one bathroom done and in service for us before Thanksgiving (we were in town), and the other bathroom done before we had to leave town for Christmas. Very patient and understanding with our concerns before, during, and through the punch list wrap of both bathrooms. During the demo work, they set aside items so that I could Craigslist items for reuse rather than sending them straight to the dump. I found it easy to meet with his staff at the timely start of each of their days to resolve questions about the direction of work, and reach Jeremy or his staff by phone/text/email as needed. Enough words...here's our photos. (Decided not to post before photos...trust me they looked terrible in terms of wasting space in a small bathroom with oversized fixtures and lack of storage. Windows in shower/bath spaces were previously done with partial or full wood trim. Not that there would be any confusion between before and after.) :)

    I've been using the guys at North Side Renovations for years and have had 2 kitchens remodeled and have always been happy with the results and the contractors doing the work have all been very knowledgeable and consistently considerate when living in a construction zone. They have also been able to trouble shoot some complex unexpected "surprises" which is so helpful when working on a old building, full of "surprises". So the gist of it...I love North Side Renovations...and I hate "surprises"

    I couldn't find the before photo, but trust me, it looks way better here in the after.

I was starting with a smaller job first involving multiple carpentry related items. It's a good way to assess whether I'd use the contractor again for the more complex kitchen and bath. My HOA must approve any contractor before work commences and requires that they be licensed in Chicago, Insured, and bonded. Chicago Partners claims to be so on their website and confirmed that to me in person. IIan was very charming, knowledgeable, and initially quite responsive. His quote was detailed and helpfully assigned a dollar amount per task, as I'd requested. Unfortunately, as another reviewer noted, the proposal included language that would waive and indemnify Chicago Construction for any damage, harm, or injuries etc. that Chicago Construction might cause in the course of their work. I spoke to IIan about this and he said he was a lawyer and wrote it himself. I'm certain he did. I managed a contracts office doing over $300 million in business each year - none of my staff would ever approve a waiver that puts 100% of the risk on the client for harm that a contractor might cause. I asked IIan what was the point of requiring a contractor be bonded and insured was if I was going to waive their responsibility anyway? I told him my association wouldn't approve such a waiver. I asked him to strike the language and also to reduce the tasks in the quote. Unfortunately, I never heard back from him. This was in July. I used another contractor to complete the project and am now taking bids for the bathroom. I will not seek a bid from this company.
