On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

I was basically managing things myself while paying them to do nothing. First, they charged me $655 for "make ready cleaning" before the tenants even moved in. But I had already paid a professional to clean the place -- including the grout -- so it was already spotless. When I finally got the property back? Brown grout and chicken bones under the dishwasher. Total mess. While they were managing, they had no problem hitting me with big bills -- $403 for a lock change, $350 for a thermostat, $280 for AC work, $297 for dryer repairs, $223 for smoke detectors. Premium prices for everything. But when it came time to cover repairs after move-out? They offered an amount that won't even cover a service call, let alone a new fan from Costco and installation. So now I'm paying hundreds out of pocket while they pocketed all their management fees. Their communication? Awful. My tenants went over a week without a working fridge before CloverLeaf even told me -- I had to order the replacement myself. When the property was vacated, the electricity got disconnected with zero coordination, leaving me scrambling while my son was trying to move his things in. Their response? "We sent an email." If I have to chase you for updates and still end up in emergencies, your communication is worthless. They're happy to take your money at premium rates. But the moment they have to protect your property or actually communicate? Silence and pocket change. Do not trust this company. Look elsewhere.

Communication and property oversight were consistently two of the biggest problems. At move-in, I raised concerns about the cleanliness and condition of the property, and Red Wagon sent cleaners out multiple times. Even after that, the home was still not in a condition I considered properly cleaned, and I ultimately cleaned portions of the property myself. What bothered me most about that process was that the burden seemed to fall on me, as the incoming tenant, to determine whether the home had been properly cleaned and then repeatedly contact the cleaning service if it had not. In my view, that should be part of the property management company's responsibility between tenants. A rental company should verify that a property is actually ready for occupancy before turning it over, rather than relying on the new tenant to identify deficiencies and coordinate repeated cleaning attempts. That made the move-out process especially frustrating. In my opinion, I left the home in significantly better condition than it was in when I received it, yet I was still faced with additional cleaning-related deductions and had to repeatedly challenge the accounting to understand what I was actually being charged for. I also did not find the experience particularly military-friendly. As an active-duty servicemember relocating due to military obligations, I was no longer in the San Antonio area while trying to resolve these issues. The amount of resistance, repeated follow-up, and lack of clear documentation made it feel as though my being out of town was working against me. I cannot speak to their intent, but from my perspective it felt like they were counting on me not being local enough to continue challenging questionable charges. My first month's rent was prorated based on my move-in date, but when I moved out, I was charged the full final month rather than having the final month prorated based on my move-out date. Military renters in particular should read the lease carefully and keep detailed records of all move-in and move-out conditions, payments, and charges. The move-out process was the most disappointing part. My security-deposit statement included several deductions that required repeated follow-up to understand and reconcile. I repeatedly requested supporting documentation and was told that the tenant statement itself served as the "invoice record." After I continued questioning the accounting, Red Wagon ultimately reversed the entire pest-control deduction and later acknowledged that part of the amount originally listed simply as "carpet cleaning" was actually for carpet stretching and should not have been charged to me. That information was not apparent from the original accounting. Had I simply accepted their first statement without questioning it, I would have lost money on charges they later acknowledged were not properly attributable to me. I appreciate that some charges were eventually corrected, but it should not have required this much effort to obtain an accurate accounting of a security deposit. The repeated revisions, difficulty obtaining underlying documentation, poor communication, lack of attentiveness to property condition between tenants, and overall handling of my military relocation left me with very little confidence in their management practices. Based on my experience, I would not rent through Red Wagon Properties again. My biggest concerns were communication, transparency and accuracy of move-out charges, attentiveness to the property, treatment of a military tenant relocating out of the area, and the amount of effort required to get errors in the final accounting corrected.

We're 3 months in and still have issues. Electical , plumbing, etc. No one responds. I have to call everyday to get update. Property manager Ashley makes excuses and doesn't follow through like she says she will. It's been a nightmare. It's affected my work as when you call Customer Service all they tell you is "I am so sorry, my deepest apologies... " but have no way of helping you because all they can do is take on your message and pass it on to the property manager that doesn't do anything. When I have asked repeatedly for a supervisor of the property manager to call me it has been over a month and no one has responded to me. I keep having to be at home for these contractors that have no idea what the last contractor did because they keep changing who is coming over to do the work. Most unprofessional and incompetent company to date. BEWARE. DO NOT RENT from them. They don't care this house was not ready to be moved in and now we are stuck. From the very start, everything was clear: listings had all the info upfront, fees and policies were explained, and the onboarding process was fast and communicative. The tenant portal is a game-changer -- I can pay rent, track every dollar, and submit maintenance requests all in one place. Yes, there's a small fee for paying online, but the transparency and convenience are worth it. Even little things, like showing exactly how my prepaid rent is allocated (rent, water, pet fees, concierge, etc.), give me confidence that nothing's hidden. Hendricks also does semi-annual inspections of all their units -- not just tied to your move-in date. Mine happened only a few months in, and I was lucky enough to get Bret. He was professional, clear, and solved a small issue on the spot. On top of that, he took a moment to connect personally -- turns out he's been to my family's restaurant, McMillan's BBQ! It was such a warm, genuine interaction that I ended up telling my family and friends about it afterward. Bottom line: every single person I've interacted with at Hendricks has been kind, professional, and responsive. Renting isn't always this seamless, but Hendricks really does stand out.

Having rented from several of the different companies in San Antonio, I'm telling you: these people are the worst I've rented with, bar none. Don't lured in by the reviews on google or the prices. They have absolutely massaged their google reviews for visibility, and you cannot trust a single one of these positive reviews. They were specifically If you want a more honest review of them, look at yelp. They lease out places that have had the "landlord special", eg, a single coat of paint and no other repairs performed. There are holes in the drywall and ceiling, there are gaps in the windows and doors that let air out. Your electricity bill will be through the roof, even if it's a small property. They fill it with antiquated appliances that barely function. And getting them out to perform a repair on any of them is a nightmare in and of itself. Midway between the signing I had of a lease with them, they had originally signed me onto a 16 month lease, and then a few months later asked me to consider resigning it to a 12 month lease because they were inconvenienced by it, and apparently gave me the 16 month as an error. I agreed to help them for no real reason to do so. This alone was unprecedented - I've never once had an experience this unprofessional with a leasing company, where I get a request for a call (a call, mind you, not an email, because they wouldn't want a paper trail begging me to backtrack on a legal document I signed). The reasons given were simply "it will be easier for us to put it back on the market and we can make more money if they leave after 12 months rather than 16." That's IT. I agreed simply as a kind gesture, despite none of my repairs that I requested at move in having been requested yet, despite having no reason to do so entirely as an act of good faith as a tenant. Fast forward a few months, and their 1970s refrigerator (that came with the property, mind you) began to not function, and they refuse to repair it (even though they had already worked on it before at move in) because they copy-pasted a clause from another lease to mine and decided to save themselves a few dollars by "rules as written" declaration, despite that apparently not mattering when they signed my lease terms. They had the audacity to tell me "if you repair it yourself, you're free to take it with you when you move out," which has got to be the most insane response to a repair request I've ever seen. They are happy to bait-and-switch me on lease terms, but cannot be bothered to shill out 100 bucks to fix their asbestos-jockey atomic age refrigerator because of a single word in a lease that is clearly liquid to them and to absolutely no one else. The house is in laughably bad condition, and the only thing the company is good at is making it look decent enough to lure trusting rubes like me in before we can realize the slum they're really offering. I have given them a lot of rope, a lot of patience. I've tolerated a lot of unprofessional behavior from them. They take months to send anyone out for the repairs that they actually do end up covering, and very rarely do they ever fix it on the first attempt. They are sooner to nag you about a single blade of grass growing out of approved height on your lawn, or to switch up your lease terms on you without justification than they are to give a singular shit about your comfort and experience as their tenant. They will smile at you and give you the illusion of professionalism, but at the end of the day, they're scum, and you're only a dollar sign to them. Avoid at all costs.
