On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. ( we are very clean people three of those zevos have been there for 5 days, one I just changed yesterday.)

I was transferred out of town for work for a few years and decided to rent my home here in San…read moreAntonio and I absolutely regret it. They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

He handled everything quickly and efficiently from the start and delivered exactly what he promised. He is very responsive, responsible, and easy to communicate with, which gave us a lot of peace of mind as out-of-town owners. We are extremely happy with the service we've received. We've already recommended him to a friend and would gladly recommend him to anyone looking for a reliable property manager.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.

CBRE San Antonio is absolutely first rate and I know what I am talking about! As an asset…read moremanager, I have done retail, office, industrial and apartment business in 15 US states... And, in all those travels, I have never dealt with a more knowledgeable, professional or persistent investment sales group. In my opinion, the standard bearer for CBRE San Antonio is Bradley Suttle. First, he has comprehensive "local property knowledge" (he knows what is on every street corner by heart), Brad is extremely well connected with San Antonio property owners located across the country. If a San Antonio shopping center is owner by an investment group in Los Angeles, he knows who they are. If a large industrial complex in San Antonio is owned by a group in New York, he knows who they are. If a major office building is owned by a group in Houston, he knows who they are. Second, he takes marketing very seriously. The package he produced for the shopping center we put up for sale was second to none. The detail on the center was comprehensive. The detail on the market was comprehensive. And, the financial information was both comprehensive and easy to follow. Third, Brad is a doer. He simply does not let anything fall through a crack. He keeps meticulous notes about every contact, every follow up and every "overcome-able objection." He then follows up to make sure all communications with potential buyers are detailed, complete and focused on the information they have asked for. Brad does not overwhelm buyers with the volume of information. He listens carefully and tailors what he provides to exactly what the buyer requested. There were times during the transaction where I felt Brad might just know these 34 leases better than I do. And fourth, Brad is a consummate professional. His real estate knowledge, his appearance, his courtesy, his straight forward communication style and his follow through combine to inspire the confidence of Buyer and Seller alike. Do you want to know the best thing about CBRE San Antonio? It is that everyone that I have met there is of extremely high caliber... While I personally think that Brad is "Best of the Best"... never forget that you can't be the "Best of the Best" unless everyone around you is the "Best". That in a nut shell is CBRE San Antonio!
