I am writing this review to share my experience with the property management at Marshall Reddick in San Antonio. On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company. read more

I am a current tenant in the townhomes in converse on green rd and unfortunately, I cannot recommend renting through Marshall Reddick. From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. LANDLORDS BEWARE!!! I would give this property management company zero stars if I could. Over the past several months, I have experienced ongoing issues with accountability, follow-through, and overall management performance, specifically with property manager, Melisa Day. There is no accountability when property managers fail to follow through on tasks or responsibilities. Communication is inconsistent, and when issues arise, they are not handled with the level of professionalism or urgency that landlords should expect from a property management company. Maintenance issues in particular have been extremely laborious to deal with. Simple repairs turn into long, drawn-out processes, and as a landlord, you must constantly stay on top of what is being done, what is being charged, and whether the work was even completed properly. Even more concerning, charges are applied quickly, but when mistakes are made by the property management company, those charges are not refunded, even when the fault is clearly on their end. Additionally, once you are locked into a contract, you cannot get out of it -- even when there are legitimate concerns regarding neglect of duties by the property manager or poor maintenance management of the property. This creates a very frustrating situation for property owners who rely on professional management to protect their investment. I highly DO NOT recommend using this property management company. However, this review is not a reflection of Marshall Reddick Real Estate as a whole. I leased a property they managed for 2 years and other that the property been newer having little issues to be requested but when I had to request they seem to take their sweet time to addressed the problems. Once I had a late payment (1 past due day) and they threat to get kick me out as I was making my way in to the bank, I was upset due to their behavior and try talking to the lead manager in their office without any success, no one ever responded my emails or phone calls about the issue, clearly their customer skills are terrible. I will encourage their leadership to put a leash on their ego. They also request the property to be cleaned by professionals not you so expect to spend some money before moving out! read more

I called to ask them questions about their business. They were very polite on the phone. They asked for my email so they could send me some info, so I gave it to them. Then they forwarded my email around the company, tried to railroad me into a walk-through, then when I said no, they said "Oh ok well we can just start with a drive by". I said no, then they emailed me, texted me, and called me. They subscribed me to marketing emails without notice or permission. I assume they sold my email too. read more

My rental had a leak and had to use insurance which was stressful. Marshall Reddick sent a maintenance coordinator to help me. Everything seemed to be in order. But all of a sudden without notice, something happened and the maintenance coordinator was no longer on my case. Melisa Day, the maintenance manager, was then assigned. There were some hiccups in the handover. However, Melisa was very professional, communicative and thorough. I appreciated her time and efforts in helping me with the rebuild. When I tried to talk to them about it, their customer service was unhelpful and gave me the runaround and or no response. This is not the most professional way to voice my disatisfaction, but probably the best way to have other potential landlords see the problems we're having. We bought our rental house in San Antonio, TX in March of 2022. Right from the beginning it was extremely frustrating. I've bought a number of houses and this was easily one of the most stressful. Granted, we live out of state, and we were trusting Marshall Reddick's team to handle everything smoothly. Mistake #1. Rates were rising steadily during the time period when we were buying the property, so I don't fault MR for higher rates, I DO fault them for extremely poor communication, which has been on ongoing problem since the purchase of the home. We used MR for the property management, and it has been one unfortunate mishap after the other. From unresponsive employees to tenants terminating leases early, one problem after the other. We received notice in early December 2022 that the tenant "gave notice" and they would be vacating in April of 2023. We get an email on December 6 that MR was doing the final walkthrough prior to the tenant vacating on December 9. This is a HUGE change in dates, and when we asked why this was miscommunicated the only reasoning they could give was that the computer just puts an automatic date. That's a lame excuse, in my opinion, and a huge headache for a landlord. Honestly MR might be a 4 star company if they hadn't made this mistake. It wasn't just the fact that the mistake was made, but also the fact that they kept blaming it on the computer system. Own the mistake and say you'll fix it. With market rents dropping, we are stuck in a tricky situation. Along with many other landlords, we're stuck dropping the rent of the house. Again, I don't blame MR for the economy, or the tenant's decisions, but I think they have some internal issues that should be fixed asap. read more

Investment Fund & Loan Programs - These are great programs. Currently I invest in the Investment Fund, it has been a godsend - my business burned down in the Holiday Farm Fire, Sept 2020.  The fire burned the entire town to the ground.  I lost my home, job and 15 years of passionate work - it was devastating. Delays in rebuilding our town's infrastructure have delayed rebuilding.  I was able to invest a good portion of my insurance settlement with Marshall Reddick.  Instead of earning less than 1% at my bank, I have been earning a steady 8% a year so far.  I've been getting paid quarterly.  The income has helped cover my living expenses during this down time while waiting to rebuild. I like that I can get the money out in a reasonable period of time.  When talking with my bank's investment advisors they shared that most other investments that had the potential for a higher yield also had a serious risk of going down when I needed to access the money for rebuilding. Why do I feel this is safer than many other investments? Marshall Reddick started networking investors to provide hard money loans to experienced flippers and real estate investors.  A few years ago I got a loan through them for a flip project that I was working on.  They were amazing to work with.  They made the process easy, connected me with an investor and brokered the deal. My previous talks with hard money lenders always left me feeling queasy.  The deal went great.  Even at closing, when escrow took longer than expected - they were helpful.  It was a great experience.  I even referred my ex wife to get a loan on an investment property she was working on - a longer term fixed loan (which she just paid off last month).  Patrick Prunty led this program and I felt he was easy to talk to, did a great job answering my questions, and seemed like he cared about me as a client. Their loan program is what helped start their Investment fund I researched them heavily before investing with them.  They invest in loans with low debt to value ratios, and only with experienced flippers and investors.   As a previous borrower, I experienced the process of how they vet the borrowers, establish loan amounts and how they manage the loans. It gave me a lot of confidence in the process.  As a real estate investor, I feel comfortable with the housing market, and the low loan to value ratios - make me feel like this is one of the most stable investments I can be in right now. They have a web portal where you can actually see the properties they invested in. My Previous History with Marshall Reddick Over 20 years ago, when I was first dreaming about investing in real estate, I went to a Marshall Reddick investing workshop.  A close family friend worked for Marshall Reddick (she is now in her 80's and long retired).  She really like Mr. Reddick and was impressed by his real estate acumen and his integrity.  This past positive experience, knowing that they had been around for so long, made it easier to approach Marshall Reddick Real Estate and explore their services. I included some pictures of the house that the Marshall Reddick group helped finance. The cute little house was one of my most profitable projects at the time I sold it. Okay I had never worked with a real estate agent before but I will never use this company if I ever have to. I did all the running around had to call to ck on thing 2-3 times a week and my credit was at 600 my mom lower but now I know why they are a lot of townhomes up for lease or buy in Hunters Ranch. On top of everything else and getting them all the paperwork which I make 4,000 A MONTH IT IS ON MY STATEMENTS. But it wasn't good enough i guess I am so happy I did not get approved we got and awesome 1,445sqft 2b/2bath no deposit no hassle and I did not have to waste over 75.00 of gas and loss150.00 for the application fees. look at all the people you all have screwed over and I am now one of them. I hope you all have jobs the way that your office is running you are taking people on a ride and what comes around goes around I hope you are not treated the way I was. read more

i unknowingly moved into an active german cockroach infestation with a lease that said they will do nothing to help with pest control. my rent is very affordable, but i will be spending the rest of my lease sinking hundreds of dollars into the problem that they knowingly rented to me. i had to find a service myself as well--the one they recommended was not effective. also, unless maintenance issues are safety hazards or your water heater is leaking, they will delay sending someone to help you out (who also might do a bad job--they clearly put affordability first). i had to spend months asking them to address a couple of things before they did so. i don't think my property was rented to me with enough oversight at all; i moved in december and the wall unit had no heat until they replaced it! maybe this is just the san antonio office, or how they treat people with cheap rent, but i do not plan to sign a lease with this company again. read more

0 stars if possible. Moved out after less than a year, paid for a professional clean (on walls and baseboards) and carpet clean. Somehow I knew they would find away to keep some of my deposit. Supposedly, the hallway where no pictures or anything was placed/ hung and the Primary bedroom (formerly called master bedroom) that already had discoloration and marks on the wall required $150 of "touch up" paint. When I first moved in I was told I had to take the townhouse "as is". I made numerous upgrades with my own money when I moved in but NOw being charged for normal wear and tear. My goodness. I left a previous review when I first moved in and in Marshall Reddick Property management (San Antonio ans New Braunfels office) fashion they managed to disappoint again. **********Previous review****** SAN ANTONIO and NEW BRAUNSFEL AREA*** Avoid this property management company at all cost. I moved into a townhome (new build) in San Antonio for which I signed for through the San Antonio office but when it was time to move in (which it really wasn't because the builders seem to have forgotten to finish simple things like putting the rods in the closet to hang clothes and make the drive way into the Garage accessible) the agent made me drive 45 mins to another town to pick up my key! Horrible experience from the start and since I'm missing knobs to even open my cabinets and drawers I would recommend you stay away. Did I inquire about this being rectified?? Well of course I did over 1.5 months ago. But my neighbor who is about to move said one year of not having a mailbox and horroble parking was enough for them. Thank you lord for the military clause and for the fact I will be moving soon enough to another state. I'll only endure this madness for less than a year. Oh I completed a survey but haven't heard anything from their corporate office so I guess that's why this office here treats their residence like garbage. The team at Marshall Reddick has been doing an excellent job managing my property that I purchased through them. In 2014 I bought an investment property in Round Rock, TX through Marshall Reddick Real Estate (using the 1031 exchange process). The property has been doing great and accumulating lots of equity over the years, but I wasn't quite satisfied with the other property management company I was using at the time. A few years ago I switched over to using Marshall Reddick for property management, and they have been extremely proactive in maintaining all aspects of my property, from tenant coordination (thanks Brianna) to maintenance/repairs (thanks Hoyt and Mark) and everything in between. I still check my statements and invoices, but my confidence in the team's ability to manage my property means I don't need to go over every line-item and check for mistakes, which is something I've had to do with property managers in the past. Everyone on the team has been super responsive with email communication which is very important to me as a landlord. Whenever there is a maintenance or tenant-related decision to be made, someone from the management team presents me with clear-cut options in a timely manner. I rarely have to do my own research because someone from the team already has, and this means I don't have to spend time looking into something that's outside my wheelhouse. I can totally rely on them to get the job handled. Aside from the Round Rock property, I also have a property in Phoenix that I purchased through Marshall Reddick in 2011 and I'm happy to say that both properties are still doing excellent! The amount of equity that they have appreciated is astounding all on its own, and the monthly cash flow I'm receiving is a great addition to my passive income. Speaking of passive income, I've also been participating in private lending through Marshall Reddick, earning interest on a handful of loans that I've been the noteholder on. I guess I really have Marshall Reddick Real Estate to thank for a large part of my passive income portfolio, so big thanks to everyone there who has helped me grow into a real investor! read more

Please be aware their credit application process is not the standard as every other source/rental real estate. They will decline your application (and more than 20 the same day according to the realtor) by pulling a vantage score rather than your FICO score. Please look elsewhere before applying with them. We were denied within 12 hours of applying. I also feel we were denied due to having ESA animals. That's a bit of a discrimination, at it's finest. Also note, they will NOT refund your application fees if declined. RENTERS BEWARE. read more

She worked with the tenants and neighbors to help with the payments and notify them of the installation timeline. I would go lower, but there is nothing lower. I moved into my duplex on 6/24/2020. I reported on 6/23/2020 that the AC would never shut off, even set at 83. Here I am on 7/27 and my AC has yet to be repaired. There have been 4 or so AC companies look at the unit and 1 has attempted repair, but at this point, I still have no working AC unit (neither did my neighbor when they moved in, currently all 4 units are awaiting AC repair). At some point, something happened in the attic and there is a huge stain in my bathroom ceiling from a leak from the AC. There was water dripping down the wall and out of the electrical outlets in the bathroom. Once again, after 2 days, someone came out to stop the water leak, but not to repair any of the damage. Marshall Reddick agents will make appointments for companies to come out and they never show, or they show and send in estimates for repair that then have to be run past the owner who wants additional estimates done. And just when I thought that it couldn't get worse, I found a water leak in the laundry room. Someone finally came out to fix the leak, but did nothing about the mold growing on the sheetrock. I am still waiting, it has been almost 2 weeks and it is getting worse. The maintenance manager told me that he walked my unit before I moved in, but I don't know how. There was no hot water when I moved in, the AC filter was the wrong size (left a 3 inch gap where nothing was being filtered), the upstairs toilet didn't flush, the upstairs sink had no water pressure, the front door jam has been repaired so much that it isn't safe. Shall I go on? All I get is excuses from those involved. read more

This is separate review for Gerard Kolodejcak. It was my first time work with Gerard. I was tracking a property that was listed under market price and sitting on the market for 2 weeks. Literally inquired and Gerard responded right away. He jumped on the investment deal with me and submission the bid offer in 24 hours and it was accepted! Throughout the sign and close period, Gerard was able to negotiate the repairs for us even though in a sellers market it was extremely difficult to get. We were able to get couple thousand dollars off closing cost. Fast forward to the appraisal stage, we waived our contingency there and property came in few thousand dollar lower. Gerard, again, did an amazing job getting the seller to adjust purchase price. As you can tell from the few examples, Gerard always looks after his clients.
