(If zero stars were possible, this would be it) I normally don't leave reviews, but I feel compelled to warn others based on our experience. We submitted an early termination request in August 2024 and moved out by September 30, fully intending to meet our obligations until a replacement tenant was found. Per Paragraph 28B of the lease, we retained utilities, keys, and access to the property, expecting to fulfill responsibilities such as landscaping and maintenance (Clauses 17A & 17B) and utility management (Clause 11B). Shortly after vacating, we discovered the locks had been changed without notice -- violating Texas Property Code §92.0081, which prohibits landlords from excluding tenants without judicial process or delinquency. We were never behind on rent, had not returned the keys, and had clearly communicated that we would continue maintaining the unit. Management first denied changing the locks (per a phone call with a staff member), only to later admit the locks had indeed been changed -- and said we could come pick up new keys months later. This unjustified restriction prevented us from doing things like:     *    Adjusting the thermostat during multiple freezes (as requested in Resident Portal messages),     *    Dripping faucets to prevent pipe damage (another winter requirement),     *    And performing basic yard upkeep, which we were still being held responsible for. While still paying utilities in full and being charged for maintenance and upkeep issues that were out of our control due to withheld access to the property, we were denied access to use or monitor the property we were legally and financially responsible for. Even more concerning: management falsely claimed we "turned in our keys," which we absolutely did not -- and they have failed to produce any documentation proving otherwise. When we asked for evidence of their claims (or of any access offers prior to January), none was provided. Their handling of this situation has been dismissive, contradictory, and negligent. We sought legal advice, and a housing attorney confirmed that:     *    Changing locks without cause while we were paying tenants likely constitutes a breach of the lease (Paragraph 27A),     *    And under Texas Property Code §92.0081(h), we may be entitled to terminate the lease and recover damages. Management's refusal to take responsibility for their actions, their misrepresentation of facts, and the failure to provide access for months while charging full rent and utilities speaks volumes. If you're looking for a place where communication is poor, management is unaccountable, and legal boundaries are murky at best--this is the place. I strongly recommend future tenants read every clause of the lease and proceed with caution. read more

Horrible at communicating. Creating unnecessary issues, and charging for things we are not responsible for. Took over 30 days (which is a TREC violation) to even send us our deposit. They also extended our lease FOR AN ENTIRE YEAR after it should have been just one additional month, and proceeded to charge us rent and utilities for a second additional month. Do not recommend whatsoever as we had nothing but problems with this company from the moment we moved in to the moment we moved out of their properties. I would give zero stars if I could. read more

Had a scheduled tour for 11/1 at 5:30 PM in Boerne for several days. Upon arrival to the house there was no lock box to retrieve keys to enter the house per their self guided tour instructions. In addition, the whole house was falling apart and looked nothing like pictures. Tried calling the company several times and no one answered to assist. My daughter and SIL moved out on February, they never renewed their lease, but they were sent bills for March because they didn't turn in the appropriate documentation to not renew their lease, even though their lease was not sent to them in the timeframe required. I would give 0 stars if it allowed. This company rips off struggling DISABLED people. RED FLAG #1: They demanded I pay a deposit within 24 hours of application approval without seeing the lease first. RED FLAG#2: When the lease was provided it failed to indicate that the property was in a FLOOD ZONE as well as multiple reoccurring fees monthly and an indication that a broken A/C or Heater is NOT an emergency repair (5 days before repair). RED FLAG#3: I would SHARE an electric bill with the tenent next door. When I decided not to rent due to it being in a flood zone and everything listed above Red Wagon kept $500 of my deposit for not signing the lease. When I tried to speak with EMILY (Red Wagon Realtor)she was very rude and dismissed any responsibility. This company is VERY SHADY and takes ADVANTAGE of the DISABLED. DON'T TRUST THEM! Pompous attitudes from Bobbye Joe and other chicks at the office. These harridan women will rudely argue and talk back on the phone and go back and forth with nasty emails. They assume that all tenants are dumb and uneducated and try to take advantage. This company bills you and attempts to charge you for repairs that are out of your control. They are slow to respond or act on important repairs such as A/C unit in the middle of summer. They conduct annoying inspections every 6 months and look for any possible fines. To include a $50 charge if your not there. The inspector takes it upon himself to take photos of your personal property not just fixtures or areas of concern. Be prepared to be hit with fees and charges regardless of how many glowing reviews you receive from random inspections they do throughout your lease term. DO NOT WORK WITH RED WAGON!!! Red Wagon is a terrible company. I have had unnecessary problems every single step of the way with them. It began with a ridiculously long and tedious application demanding references and proof of income from a co-signer beyond what was listed as the required income to rent ratio. I had purchased a home the year before and that process was dramatically shorter, easier and friendlier. All the proof of income and co-signors was not even required. Once moved in, I asked for basic home safety requirements, such as more than one power source for the washer/dryer/fridge/microwave. I was told rather than repairs, the owner would allow me to move out. As I had just paid the enormous expense to move and put in all the work to unpack my things, I chose to stay, rather than pay to move all over again. BOTH inspectors sent by Red Wagon suggested multiple repairs and cited safety issues. However, the bare minimum was done in response. One inspector literally pulled the front door handle off while opening the front door. TWO days after having literally no door knob, the repair man came and said the entire door absolutely needed to be replaced and he recommended that to the company and they declined to do so. He told me the door knob will continue to come off until the entire door is replaced. There are honestly too many additional problems to name, including problems with getting the house inspected, problems with work orders, long delays, repairs denied, etc... The latest issue I would say the very worst part is the rental company manager Emily Fick. Is is overly self important and rude. I have literally returned her calls within ten minutes, only to be told that I have to have a phone appointment with her to speak with her by phone. So this is in response to Kristopher's (owner) comment: He starts by saying he believes in transparency and then proceeds to tell a bunch of complete lies that are easily disproved. The lying starts from the top at Red Wagon. So let's go through every lie he made: 1. The lease for me to sign was sent on July 18, not July 16. This is easily proved via emails. 2. I responded immediately on July 18 stating that I was concerned about the lease contract stating everything was "As Is" with nothing stated to be required to be in working condition and landlord NOT responsible for repairs. Since I personally had never seen the property (making it sight unseen), I sent an email (again, immediately on Jul 18) requesting that my realtor be allowed to check the function of these items on my behalf and STATED THAT I AM NOT SIGNING UNTIL THIS OCCURS (on July 18, the SAME DAY THE LEASE WAS SENT TO ME). Again, I HAVE EMAIL PROOF. My realtor went to the house within 24 hours of this and WAS DENIED entry. 3. He stated, "we touch fourth on this in the rules and regulations that states if said appliance has any issues in the first 30 days of the lease it will be covered." This was NEVER communicated with me and was not on the lease agreement. 4. He stated that I did not communicate regarding my request/concern regarding the lease contract between July 16-22: Complete lies. Lease was sent July 18 and I stated everything that same day. I also stated that I would sign the lease if they just modified it to state the refrigerator, washer and dryer, and dishwasher would be in working condition at the time of move in. I did not hear back from Angela over the weekend and when she did respond, she denied my request and stated I had to sign immediately. I re-sent my request stating that I would not sign without one of the two. So she gave me an additional 24 hours to sign (which made no sense because I said I was not going to sign unless I was allowed to view the property (as your company promises it allows) or put into the contract these are in working order. 5. He states they did not refuse I check the property to ensure items are working (as they were not stated to be in working condition in the contract): They 100% denied me access even though I sent my request the day the lease was delivered. 5 easily disproved lies from Kristopher. Emily also made multiple lies in her emails which can also be easily disproved via evidence. If Kristopher actually believes what he said, my guess is that he was only shown one email thread. I had a separate email thread (started on July 18, the day my lease contract was sent) going over my concerns and everything I stated in that exact timeline with Angela (with my realtor cc'd on emails). Then Angela decided to go back to the original email thread that was started before well before my lease agreement was sent. So it would appear from looking at that thread that I had a delay in response time. But that was not the case at all if you look at both email threads. Kristopher was not involved at this time, and this may be all of what he was shown, so he may not know better. read more

This company does everything possible to charge you extra for minor things. Even if you list it on the initial walk through and nothing has changed since, they still charge you to fix it. I put down that the blinds were in bad shape and some broken but was still charged to replace them. A lot of the stuff they get away with is due to bad laws which do nothing to protect the tenant. Find someone that has a modicum of ethics to lease from and hire a lawyer to review what they have in the lease. These are very bad property managers. read more

There are many reasons to avoid Red Wagon. A few are detailed below. You will be required to pay for their tenant package ($45/month), which they advertise as including rental insurance. However, nowhere does it disclose in the lease that theft and burglary are not included with your coverage, which is very misleading. I recommend keeping your own private renters insurance independent of them. When we had a burglary on the property that resulted in damages, even though our safety was compromised by the lack of repairs to the property, they refused to repair them until we hired legal counsel that advised us of our rights. The $$$ we paid in legal fees was worth every penny, but I worry about the people that don't have the means to hire legal counsel to protect themselves from Red Wagon. They charge a $400 cleaning fee at move-in, but when it comes time to move out you're still required to perform a detailed clean of the entire property as well as pay for professional carpet cleaning. In addition, we were also charged to degrease the oven and treat the showers for calcium buildup when we have video evidence to the contrary. They charge the tenant for the $75 move out inspection, but you're not allowed to be present for it. We also got charged $75 for a missed "mid-term inspection" that we only received 24 hour notice for and were not able to be present given the short notification window to remove the extra security features we installed after the breakin. We were not expecting the inspection as it occurred only 2 months prior to moving out and not at the midterm mark stipulated in the lease. We tried to reschedule a time with them and they refused. They also tried to charge us twice for the one missed inspection. The dishwasher broke and it took them 2 months to replace it (thankfully it wasn't the A/C or water heater!). Our returned security deposit was not even postmarked within the mandatory 30 days and took 2.5 months for us to receive it. They attempted to remove utilities from our security deposit that occurred AFTER the end of our lease period Not all of them, but some of the staff can be very unprofessional and hostile. I fully anticipate Emily to demonstrate this very point by posting an argumentative response to my honest review. I could go on, but you get the point. I wish there is less than 1 star to give. read more

To preface, as a travel nurse I have worked with over 13 different property managers/landlords in the past and have never had any issues. Our experience with Red Wagon has been shockingly problematic. We have found many of their business practices to be predatory at best, and borderline illegal at worst. I would be skeptical of all the positive reviews as they are constantly emailing and incentivizing residents to leave reviews. Move In Costs: High. In addition to standard move-in costs, you will also be required to pay a move-out cleaning fee at the time of move-in. Ours was close to $400. This didn't bother me at the time because I felt it would make moving out more streamlined (it wasn't). Additionally, you will be required to pay for their tenant package ($45/month), which they advertise as including rental insurance. This is literally copy and pasted from the lease: "DO NOTHING AND PROTECT YOUR PERSONAL BELONGINGS!" 'Do nothing' as in you are automatically enrolled in their plan for renter's insurance which includes $100,000 resident liability and $10,000 coverage in Asset Protect for personal property. Nowhere does it disclose that theft and burglary are not included with your coverage, which is very misleading. I would have never cancelled my private renter's insurance had I known the plan through Red Wagon did not include this basic coverage. Work orders: easy to submit, but take forever to get addressed. Our dishwasher broke and it took them two months to replace. This we could have overlooked if it wasn't for the next incident that involved our personal safety. A couple of the houses on our street had a string of break-ins and unfortunately, the burglars also broke into our yard by tearing down our fence posts and damaged our back door in an effort to get inside. Fortunately, we had some of our own security features installed that prevented them from actually getting inside the home, however, damages were done to the property which exposed us to further attempted break-ins. We immediately filed a police report and also submitted everything to Red Wagon and requested repairs be made to the property immediately, as well as some basic modifications recommended by the police department to prevent further attempts and ensure our safety. They informed us that the repairs were a tenant responsibility and that our rental insurance (which is through Red Wagon) does not cover theft or burglary and therefore they could not be of assistance. We immediately hired legal counsel at which point Red Wagon reversed their decision and promptly made the necessary repairs. Fortunately, we have the financial means to hire legal representation, but I worry for the individuals that don't and therefore may get taken advantage of by Red Wagon. Moveout: Remember that $400 cleaning fee you paid at move in for when you move out? They'll still send you a six page document/checklist highlighting everything you will still be responsible for cleaning, which is everything, including carpets. You will also be required to pay a $75 move-out inspection fee. I would recommend taking video and photographic evidence of the property at the time you vacate. Security Deposit: Was not received until almost 2.5 months after moving out. Furthermore, despite paying the $400 cleaning fee, conducting a full and thorough cleaning of the property which was left in better condition than when we moved in (I have video and picture evidence), as well as paying for professional carpet cleaning, we were still charged an additional $54 for calcium deposit in showers, $38 for degreasing the oven, $11 to replace smoke detector batteries (these were replaced 2 months prior). They also attempted to charge us for utilities from well after the end of our lease that we had to contest in order to not be illegally charged. Important to note that this was not the first time we needed to contest and get duplicate charges removed from our monthly bills from Red Wagon. Finally, depending on who you speak with, some of the staff can be very condescending and hostile. read more

We hired this property management to assist with our home two and a half years ago when we found out we had to move out of state due to military orders. The first year was great with the tenants and this company, but this past year was terrible. We have recently moved back to Texas and are taking back our property. Before moving back, beginning of August, we were told our house was ready for move in and all repairs were completed, however, upon arriving late August and doing a walk through, we couldn't have been more disappointed; Repairs were not completed. I've had to push back our household goods delivery and have yet to move into our home; I refuse to move in without repairs being completed. The walls were dirty and stained in a couple rooms, paint chipped throughout the house (which I understand can be considered normal wear and tear), about a foot and a half of our back door frame is not connected, a couple areas of the baseboards were chewed/scratched from tenants' pets, the seal on the bottom of our shower door is ripped, torn and hanging, our sprinkler system sensor is hanging off the fence, nails and screws were not even removed but hammered in the wall and covered with paint, two black sticky like circles are on two mirrors which can't be removed without possibly scraping the mirror, plus a cable box or internet box was installed which was not approved by us (owners) and goes against the contract. So now we have this AT&T box on our wall that was not supposed to have been installed. I've left quite a few messages in regards to this with the company, but it's constantly going to voicemail, and I've left emails and sadly no replies. I've been trying to get ahold of someone for an explanation as to why repairs were not completed, and it's going on three weeks now, and I still have not gotten a call back. It's been a struggle to get ahold of anyone at this office to get any updates and an explanation; there is just no communication. Oh, I did however, receive an email a couple days after my latest email last week, saying our account/property has been "CLOSED OUT" without anyone even discussing anything about our property. I am frustrated and so disappointed in the way everything is being handled, and still no contact with anyone. There were countless issues with work orders, communication, payments, overcharges and lack of accountability. We were reasonable and understanding time after time. We are currently searching for a new property management company as we are at the final straw with red wagon. We have been with them for several years but over the last 2-3 years, the responsiveness, thoroughness and attention to detail are literally...gone. It often takes 2-3 emails to get anything done and our most recent ask, a simple repair for our tenant, continues to go into a black hole. The people are always nice and the payments are always on time and deposits made but the risk is that in today's market, a tenant will sue quickly for negligence and if a property manager isn't responsive to repairs or basic call backs, sometimes after weeks of chasing them, they are placing the owner at risk. Not sure if what happened over the last 2-3 years but it is not the company we started with. Very sad read more

They are super nice when it comes to applying for a place but after that don't expect them to communicate with you much. It's either through text, voicemail, email, or their portal site. They like to charge and than over charge whenever you move out and wait until the absolute last day to notify you of the status of your security deposit. And at this point I'd expect nothing less. I can't begin to tell you how disappointing it has been dealing with Kris, Red Wagon Realty and the owners of 115 Blakeley Drive, Eric S. Gilbert & Kerry Dike to get our security deposit back for two minor scratches. We are two professionals who have rented many homes. We have NEVER had a problem getting our security deposit back until now. We, in good faith, tried to repair the scratches and they were not happy with the job we did so we asked for an estimate from a well-respected flooring person with close to 30 years experience and all they came back with was he wasn't going to get the floors to the "high professional level" prior to the scratches. The flooring guy told me they didn't even bother sanding the floors last time they were done. High professional? I have pictures of the floor and it's obvious from the photos that the floors were not sanded. Their compromise was they were going to keep our $1,950 deposit and were not going to send us to collections for the extra $600+ they wanted. For two minor scratches, that did not impede them from renting the property after we moved out, they want $1,950?? Does that sound fair to you? These are people who cashed our rent checks for MONTHS while we lived with rats and they did nothing to help after repeated requests. (Kris tried to make it sound like we brought the rats with us in one of his posts on Yelp!) Unbelievable. This has been going on now for FOUR months. read more

So.... It's 4/11/2015 and here's the truth to my original review from 8/2013. I was unfairly charged an additional small cleaning fee when I moved out in mid 2013. I was able to get my $50 back from Kris (the owner) by posting a "something positive" on here... (he and the office knew it was an erroneous charge) so I posted a review, and it was only after Kris read what I wrote and agreed it would suffice that I got my $50 back. SAD, I know. This leads us to today, the day that I have gotten around to remembering this blasphemous event... So I am updating it to reflect how I actually feel. My experience with them actually wasn't too bad for an entire year, it was good.... UNTIL I MOVED OUT!!!! It's sad that the 2 week period after my move out overshadows the entire year so much, that I would never recommend this management company. Poorly handled affairs when I moved out, lacking professionalism, and gouging people for additional money at move out time. Well in my case, I got my $50 back for posting something nice about them. I didn't need the money but it was the principle, and that money was mine. Remembering this event gets me angry all over again. Trust the reviews on yelp. Stay away. Absolutely awful experience using red wagon to manage a rental home. Don't expect an answer back on anything unless you call, text or email them several times. They charged me TRIPLE what I was quoted for "make ready" services and none of the charges added up at all. On top of that, the tenants in my home didn't cut the grass for a month. I had to email Red wagon several times for them to cut the yard and then, they only cut the front yard! The back yard literally looked like a jungle. Red wagon told me several times they would remedy to issue and "follow up" with me when fixed but didn't follow up a single time. Don't expect to get ahold of anybody once you sign that contract.
