A couple of months later, the rats came back and chewed up everything. I had to call the city because It's been 19 days since I've been able to use my kitchen water. This was the worst rental experience we've had in years. We only lived in this house for 5 months (we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I am finally free of my lease, so I feel secure in writing this review. Please consider literally any other rental option besides renting through RentWerx. I rented through RentWerx from May of 2024 up until last month and I could not be happier to be rid of them. To start, my former rental property was never shown to me or my roommate, neither on the initial tour nor following the lease signing, and this was advertised as a "lockbox move-in" as part of the $45/month benefits package you were not allowed to decline and are automatically enrolled for upon starting your lease. The only RentWerx staff I came into contact with for the entirety of my time in my former rental home was a gentleman who took photos of the condition of the home halfway through the second term of my lease (which I am not even sure if he was subcontracted by RentWerx or not). Furthermore, the renewal lease was prepared incorrectly, and I was scalded by staff over email because I actually read through the agreement and called out said errors. For the full two-year lease, a lockbox was required to stay fashioned to the front door handle, unless I wanted to put down an additional $2K on top of the $2K security deposit which I could not afford. I did not mind the lockbox but upon moving out, I was charged an additional $25 for leaving my keys in the lockbox that I was required to keep on my door. If you do (unfortunately) choose RentWerx as your property rental agency, pay attention to added fees as they will try EVERYTHING to make you pay more. I requested proof of residence as I applied for my new rental home both over the phone and online and was met with two different responses from two different RentWerx agents. The agent I spoke to over the phone sent proof of residency no problem while the other I had contacted online tried to charge a $45 processing fee... Despite asking three separate times over the phone whether there were any active applications for the property, we were repeatedly told that there were none. Based on these assurances, we submitted our application and deposit, only to later find out that the property had already been rented to someone else. While we understand this could happen if we were competing with another application, the fact that we were explicitly told multiple times that there were no active applications makes this feel misleading and unfair. Adding to our frustration, the company's documentation is filled with aggressive language and excessive fees, making the process feel punitive and opaque. Just wanted to share my experience with Rentwerx--specifically around how they handle their pet agreement--because it ended up being a mess for both me as the landlord and for the tenant. In one of my properties, a tenant moved out and the carpet was so badly damaged by their pet that it had to be completely replaced. Now, according to Rentwerx's pet agreement, they charge a monthly pet fee and are supposed to cover any pet-related damage that goes beyond the security deposit. Sounds straightforward, right? Well, when I asked for a copy of the agreement before submitting a claim, things started to get shady. First, I got a version from the assistant property manager saying they cover up to $2,000. Then, the actual property manager sent me a different one, saying it only covers up to $1,000. Red Flag. When I reported the damage, Rentwerx first said they weren't responsible because the home was no longer under their management. But I had proof they charged me a management fee for that same month. So they changed the story and said the damage wasn't inspected by their "independent" inspection company--which just happens to have the same address as Rentwerx. Go figure. I even showed them an email where I asked them to send an inspector when the tenant moved out. After that, they came up with another excuse: the tenant had lived there too long, so now the tenant is somehow responsible for all the damage. Keep in mind, they had been collecting a $60 pet fee from that tenant every single month for years. So now Rentwerx has pocketed all those pet fees and still wants the tenant to pay for damages. In the end, they managed to screw over both the tenant and the landlord. And unfortunately, this kind of thing wasn't a one-off. Every month I'd go through my owner statements for several properties they managed, and I'd find random charges or short payments. I had to go back and forth with their accountant constantly, and every time it was blamed on a "mistake." Funny how the mistakes always worked in Rentwerx's favor. Horrible management company. The fees they charge are outrageous. Processing fees, renewal fees, monthly tenant convenience fee. They even sold me a rental insurance policy and they were not licensed to do so. Texas Department of Insurance fined them. Also forget about your security deposit. They will charge you anything and everything to keep your money. I was charged over $1,0000 at move-out for Inspection fee (another fee), lightbulbs and other made-up claims. Upon moving out of my rental that I was in for four years to which I paid my rent on time every single month added two ceiling fans to the house and changed out the toilet seat for better ones than the ones I moved in to. I was charged a ridiculous amount of money for things that they couldn't even explain. So renters beware you will never get your security deposit back and they will find a way to charge you extra for the most ridiculous things. And I was warned about this company from a friend of mine that is a realtor but at the time as a single mom, I need a place to rent ASAP. But when I moved out and they charged me $2000 and then can't explain why they're charging me $450 for maid service when I already paid 350 upon moving out to have it professionally cleaned is ridiculous. They can't answer a phone call, ever, but they were able to delete my fb comment and stop me from commenting any further on their page. RentWerx, please don't try to reply with, "Please direct all ____ to our email or website" like you've done all other folks here. I've done that with ZERO resolution. When we moved in the gas line did't have a gas cap on it: they wanted us to fix a TX property CODE violation. The virtual walk-through took us two days to complete because of all the annotations I had to make with issues that they didn't correct. I was just trying to do a simple google search and I signed up for this single website. I discovered this website was not what I was looking for, so I unsubscribed from the email list. Well this company and 2 others that I assume are associated, Northpoint Property Management and Cornerstone Property Management, 3 COMPANIES TOTAL, took it upon themselves to send me a total of 7 EMAILS, 3 TEXT MESSAGES, CALLED ME 5 TIMES, and LEFT 4 VOICEMAILS all WITHIN 34 HOURS of the initial sign up. And I signed up at midnight because I am a night owl and didn't get any texts/calls/vms/4 of the 7 emails until 9:15 AM. If you want to look at it this way, it was really 25 hours minus probably 10-12hrs for when the office was closed. It was the most damn annoying thing I've had to deal with in a long time. Eventually, I responded and told them to leave me alone and I blocked the numbers/emails that they used to contact me. It's not like I was looking to hire anyone at the moment in the first place but I sure as hell will never be using them now. Companies that pester you like this are not showing initiative or eagerness to help, it shows greed and insecurity and displays them as pathetic. read more

I'm glad we no longer use this company to manage our rental properties. If you take the time to read the reviews here on Yelp and other sites such Google or BBB, you'll know why. We started using this company back when they were still Larsen Properties. We severed our business relationship with RentWerx in 2020, which was a decision stemming from similar issues that other reviewers mentioned. RentWerx's behavior towards past customers (landlords and tenants) is unbelievable - specifically to negative reviewers. RentWerx goes out sending cease and desist orders to negative reviewers (see the "Consumer Alert: Questionable Legal Threats" by Yelp - hint: reload the webpage) or by offering a $100 payout to retract negative review (see the review by Phil B on 04/16/2018). Google and BBB website reviews show a similar array of experiences that customers have had with them (landlords and tenants). Also, see how RentWerx carried themselves out in Yelp's "About the Business" for reference (current as of this writing - also attached in case it gets edited). That said, the negative reviews speak volumes and are hard to ignore. Potential landlord/tenants looking to explore RentWerx should make thorough inquiries about the company's pricing structure as well as its operational culture. Please pay close attention to how the company carries itself in public forums such as Yelp and other social media review sites. These review sites are all public forums where real people can voice their concerns or fondness to companies and are readily accessible. Also, pay good attention to the content of the reviews and watch for patterns/frequencies to make the right decision for your business. I rarely leave reviews, but this time I really want to share my experience and lessons learned with RentWerx Austin office, so other owners/investors can learn and hopefully avoid the mistake I made hiring RentWerx as the Property manager. When I read the reviews on RW on Yelp today, it made sense and I wish I had done better research reading Yelp review before hiring them. They were extremely incompetent throughout the entire process, from listing to management, and I decided to cut my losses and pay a $500 cancellation fee to terminate the PM before the property was even rented. The total loss leaving the property to them was about $7K+ (loss of rent & fees etc.). I hope this review helps other investors make informed decisions when shopping for a PM. Very unresponsive and inefficient: The make-ready process took 3 weeks for simple tasks like cleaning, pictures, and lock changes. It took several days and multiple follow-ups to get a response during this time, which was a major factor contributing to my decision to fire RW. Safety concerns: I received unusual electricity usage notifications during the listing but couldn't get a response from the PM for 2 days. When I checked personally, I found the thermostat malfunctioning, heating the house to over 100 degrees for 2 weeks. They only checked listing properties every 3 weeks per company policy, which is unacceptable, especially for emergencies. Poor accounting: Despite the PM assuring me that repair costs were covered by RW, I was billed $350 for a repair caused by their technician. The repair cost appeared again on the following monthly owner statement. No attention to detail or initiative: Communication during the listing was poor, and they didn't provide updates or take initiative. When I suggested using a nearby listing description as a template, they copied and pasted the wrong information, leading to inaccuracies and omissions in my property's listing. Refused to repair property damage: After termination, they left damage caused by removing a lockbox unfixed, refusing to repair it despite the agreement not specifying responsibility for lockbox damage. Fees: They charged mandatory monthly fees to owners and tenants for typical PM tasks that are usually free with other PMs. Management fees kicked in before the property was even rented, and the cancellation fee was $500 after listing, which I was willing to pay to escape their subpar service. Overall, my experience with RentWerx Austin was highly disappointing and costly. There are multiple issues with this company 1) They are incompetent when it comes to renting out your property. Our property was with RentWerx for 3.5 months and they couldn't rent it out. I switched to a different property management company and they were able to rent it out within 3 weeks. 2) They do not understand rental markets well, and their marketing strategy needs a huge improvement. 3) They charge you outrageously. They send different kinds of invoices with bloated charges if you terminate the agreement with them. Some of them come after you terminate the agreement. So be aware of this company. Just check the attached photo of just mowing and trimming weed cost. This was sent after the termination of agreement. 4) Their property managers are never available and do not answer promptly. You have to call like 5 times a day to get connected. Once it is 4 pm CST, no one is reachable except the operator. 5) They do not have their own crew to keep landlords' costs low. 6) Most of their service like listing your home are always slow and delayed. The only rent-ready team is the one that gave some positive experiences with this company, except that all of the other experiences were some of the worst with this company. Note: We deal with several other property management companies, this is the first property management company where we are writing a negative review. This was perhaps the worst property management company we dealt with so far. Additional updates: When we asked RentWerx to share the contact information of the vendor so that we could negotiate directly, they declined. My property would go weeks and weeks without being rented and they wouldn't follow up with me. They also conducted shady business by charging me for rekeying my property when I had already rekeyed my property and provided them proof of it. They send you a market analysis before you list your property and IF they reach out to you they'll ask you lower your rent or add incentives to try and get it rented. They had a wrong phone for 8 months even though I kept leaving my correct phone number. It took me actually going into the office several times to get them to change so I could actually get phone calls back to me. Their Customer Service SUCKSSSSS!!!! Even if you don't have pets, you have to register with a pet screening agency. Oddly enough, once you submit, your SPAM phone calls, SPAM text messages, and SPAM emails increase immediately. RentWerx must get money from selling your information or from the Pet Screening company selling your information because why else would you have to register if you did not have a pet. They always promise they will get back to you regarding questions whether they are via email, phone call, or even in person but that does not happen. It always takes the renter reaching out several times to get an answer. Application process is not clear cut and they fail to explain things so people can understand. Then they don't answer your questions about the process. When you move out they send you an itemization that is vague and you aren't allowed to talk to anyone but the front desk to get some clarity. The front desk people don't know anything. It took 75 days for them to send me the itemization and was unclear on the amounts charge for each thing on the list. Just one overall charge. Such BS. DO NOT RENT A PROPERTY THAT THEY MANAGE NO MATTER HOW NICE IT IS. And if you are a property owner, use a different property management company. DO NOT USE THIS COMPANY. I have experienced the worst customer service and treatment by RentWerx personnel that occasionally answer their phone calls. The company has wasted 90 days of our home being listed and only conducted 2 showings. Our property manager never took the time to come see the property and taking days in some cases weeks to respond to emails where we inquired about the best way forward to getting our home better marketing. The worst part is the cancellation agreement which is astronomically higher after you get a renter (price of 1 months rent) into the home vs if you cancel before that'll run you $500. Most companies understand that if the relationship between property manager and home owner is not working well in the interest of both parties, either have the option of canceling with a 30 day notice at no extra cost. RentWerx does not believe in this and it is evident in the way they treat their home owners. Be weary of initially being treated pretty well just to get you in the door. The company hoards customers and treats them like total garbage. Their motto is quantity not quality. I would like to share some recent experiences I've had with the property management company RentWerx. I've been using their services for years to manage at least 25 of my houses. While they were initially reliable, I've noticed a significant decline in their service quality in the past couple of years.I will leave the facts here about recent issues and allow you to come to your own conclusion. I would like to mention that I handle all of the work orders and repairs for my properties. Recently after completing the necessary repairs upon move-out, I sent the invoice totaling $1400 to RentWerx, expecting the amount to be deducted from the tenant's security deposit. However, RentWerx "offered" to reimburse me $650 for the repairs, refusing to cover touch-up paint and utility room floor repair costs. They claimed that the touch-up paint was due to normal wear and tear and that the floor damage predated the tenant's occupancy. I provided evidence showing that the floor was undamaged before the tenant moved in but now RentWerx said they did not want to charge the tenant for those repairs. I contacted the tenant to discuss and the tenant had not received any of their security deposit back. I once again reached out to RentWerx and let them know that I was aware that no refund was issued to the tenant but RentWerx continued to come up with excuses to avoid payment, even stating that it was unusual for owners to perform their own repairs and that because of that there was some kind of miscommunication, even though I have always handled all property repairs. When I questioned why they didn't pay the full amount of the invoice and they also didn't refund the tenant back, my question was "Where did the money go?". I have yet to receive an answer but I will let you make your own conclusion. I signed on with them on 04/2018 and terminated the relationship the end of 02/2020. I meant to write this review months ago but better late than never. FATC 1: Beware that RentWerx doesn't use the Texas REALTORS Residential Lease. They use their own Residential Lease, which is written for RentWerx; the Texas REALTORS Residential Lease is written for Landlords. Example: The Unauthorized Animals - the additional money in the RentWerx Lease goes to RentWerx; in the Texas REALTORS Residential Lease the additional money is considered rent and goes to the Landlord. FACT 2: RentWerx adds a LOT of extra fees for both Landlords and Tenants (such predatory practices). I highly recommend that you hire a Property Management company that uses Texas REALTORS Residential Lease, which has no or minimal charges for the Landlords or Tenants. Additionally, RentWerx INCREASED fees on 09/01/19 (see screenshot) and say if you disagree? See number 1 above. FACT 3: Their Accounting messed up my Owner Distributions so many times for a good 8 MONTHS. I will let the screenshots tell the story (names/personal details are blacked out for privacy). I had to follow up multiple times EVERY month for missing deposit/funds etc. I would be told that the missing fund already went out and whatever issue might have been was corrected but after waiting a week or so, I still didn't receive the missing fund and had to reach out about it again. This went on from May till December 2018 for the issue to finally be resolved for good. I understand mistakes happen but come on...this amount of follow-ups over this period of time? If you are RentWerx current landlord/tenant, DO check your statements thoroughly! FACT 4: To the last point, communications were extremely poor. Here is 1 example: my tenants on 07/08/19 requested to have the front door and 2 garage doors replaced. I approved the estimate, sent the funds to cover the invoice etc, also asked for the front door to be painted dark BLUE to avoid dirty fingerprints on white paint (as tenants have small children) on 07/22/19. On 08/01/19, I asked to see photos if the job was complete, no response. On 09/04/19, I reached out to get a status update and photos. Next day 09/05/19, I received the photos but the front door was painted WHITE and there was no storm door (which was on the invoice). 09/06/19, they told me that they were reaching out to the vendor to get the issue corrected. 09/11/19 they told me the vendor would be on the property on Friday 09/13/19 to finish the job. On 09/25/19, I emailed asking for an update on this project, was told they were waiting on the vendor for an update + pics. On 10/11/19, I reached out again as I still had not received any update since 09/25. On 10/18/19, I finally received an update with a photo. The front door was re-painted blue but the vendor did NOT install the storm door "due to scheduling issues between the original vendor and tenant" (??) so they asked me if I wanted a refund or they could try to find a new vendor to install the storm door. I opted for a refund and told them that I was hugely disappointed. The next day or so I called and left a voicemail for Brian - RentWerx's Director of Sales and Marketing saying that I had some concerns and would like to speak with him. He never called me but my portfolio manager reached out to me a few days later saying that I can speak to her regarding my concerns. See the screenshot of what I wrote back to her (on 10/18/19). Their leadership didn't want to speak to me and they clearly don't check their vendors' work. I really can go on and on. I have so much more FACTS to say but it comes down to this: Do not use RentWerx. They are a terrible company with lousy customer service. I (and my poor tenants) paid so much fees yet received subpar service and had to babysit EVERYTHING. If you are reading this review, you are probably researching options, do yourself a favor and take your business else where. Well, unless you genuinely enjoy babysitting/micro-managing your PM company, endless back and forth phone tags/email tags, high fees and unresponsive customer service, RentWerx is def for you! read more

RENTERS AND HOME BUYERS BEWARE. I would put a negative rating if i was able to. Never have I ever in my many years renting have experienced a more crooked backwards self serving company. To start my AC was broken for 21 days in 103 degree weather, I had to call every single day and contact a attorney before they even gave me a AC unit much less fix the issue. And then get this! Once i was moving out they tried to blame the AC BREAKING ON ME!! as if it wasn't a 45 year old AC unit that leaked frion like no tomorrow, the worst part is that the AC repair man told me that they do this all the time to renters! so beware. DO NOT RENT FROM REBTWERX. THEY WILL SCAM & CHEAT YOU AT EVERY TURN. read more

The rental side of things is okay. A little quirky with having to do everything through the website and cell phone versus ever meeting anyone in person. The house has been pretty good overall and a decent value for the neighborhood. But the Maintenance Folks are absolutely the worst, with the worst customer service if you ever have any issues. They are rude, which is really the worst thing about them and they are in the least bit helpful. They are good at finding the least experienced and cheapest person to do a job if that is what you are looking for as a landlord, but as a tenant who pays on time and in full every month I expect things to get fixed and looked into a lot faster than these guys do. read more

I've been renting and living in this apartment for 3 months and STILL have not received my mailbox key. They said the post office would have it, then the post office said the people I'm leasing from should have given it to me. I call and they say the management team is busy or unavailable. I don't know why it's so difficult, I don't know why they didn't give it to us when we first moved in and it's probably just me but I've gotten shady vibes from day one. They say they try to make moving an easy experience but it's harder with rentwerx. On a similar topic, we were trying to be approved for the apartment but there were issues with the emotional support animal/service animal portal preventing us from being approved and once we PAID the pet deposit we were approved and able to move in. read more

We rented with them from August 2021 to July 2022. Pros: -Application Process: Rentwerx approved the most-qualified applicant, and not the first person to apply. This came in handy last year when so many people from out of state were applying for homes without even looking at them. We struggled for so long to find a place because everything kept getting snatched right away. -Security Deposit: Convenient program for waiving the deposit in lieu of a monthly fee. -Privacy: Rentwerx always respected our privacy, never showed up unannounced, never intrusive, and always gave a clear and timely notice of when maintenance would come. -Maintenance: Maintenance would always take care of issues in a timely fashion. We even had a water pipe burst many times and they would send someone immediately. They would also check in to make sure our maintenance issues were taken care of. -Friendly: The staff were kind and helpful. They may not always answer the phone the first time, but they got back to us in a timely fashion. Cons: -Owner: In our experience, Rentwerx wasn't the issue- it was the owner. The houses are mostly owned by private landlords, therefore they have the final say on any "non-essential" repairs. Things like a broken doorbell, garage door openers, etc were things the owner declined to fix. Rentwerx would always reach out to the owner on things like this, but were often denied. -Lease Renewal: Although Rentwerx was very communicative in most schedulings, they really dropped the ball on communication in one situation, when it came to our lease renewal. They sent us the renewal instructions, we set up a renewal inspection, deep-cleaned the entire house so we could pass the inspection with flying colors. An hour after the inspectors were supposed to show, we called the office and were notified that the owner had just backed out of renewing and would instead sell the house. We took time off work and boarded our pets just so they could inspect it properly, but it was a waste of time because the owner flaked out at the last minute. The owner is required to only give a 30 day's notice of nonrenewal, so beware of that. 30 days is not enough time to comfortably find a new place if it comes to it. Other things to know: -Not a con, but a gentle warning: Beware of the Flex Deposit Program if you do not have savings: If you choose to pay the fee in lieu of a deposit, be warned that any damages or move out charges will be automatically charged to your bank account with less than a 24-hour notice. THIS IS ON THE LEASE AND WE WERE AWARE THAT WE WOULD BE CHARGED. I was not expecting to be charged instantly. We moved out the end of July. We got an email last night 8/29 with a statement of charges for over $500, and the money was taken out of my account that same night. We thankfully are able to cover the costs, but if we had no savings, it would have really messed us up. Save your money even if you don't have a deposit. Overall, it was very pleasant to rent with Rentwerx in San Antonio. Nora and Alex were very helpful and timely, as were the other employees that I didn't get the names of. They were even willing to accommodate us if we were to apply for a home with them. We ended up applying for a home with First Key because of location. If it comes to it, I would 100% consider to rent with them again. I know there are alot of negative reviews, but I wanted to put my experience out there as unbiased as possible. read more

We had been with Larsen property management/Rentwerx for 11+ years. Needless to say we are no longer with them which says it all. The last three years were just awful. Portfolio Manager is a joke. They never get back to you and the people who do have no answers. Check your statements very carefully and make sure errors are corrected. read more

I was very disappointed in the treatment and the fees this company levies on its clients. Also, the home that I rented was not kept up for general maintenance and after a year of being there, I had problems from Heating unit, AC, to the foundation cracking. In my impression they were more concerned with the bottom line then with the client. read more

Avoid renting at this establishment. My partner and I were looking for an apartment when we moved to San Antonio. A very nice lady showed us a 1 bedroom 1 bath straight away. We liked the space and filled out paper work and left a $350 dollar deposit. We aggreged to rent the apartment it was suddenly not available. They suddenly had other more expensive options for rent. After the initial visit they ever got back to us. Didn't submit our application or let us know. They deposited our cashiers check and said they would mail it back to my partners address that is five hours away. Terrible service and did not care at all about future tenants. read more

Excessive FEES! when it was obvious we were switching to another management company, we got crazy charges like $375 for rekey that was $95 only 2 years previously. O stars if I could! read more
