    This was the worst rental experience we've had in years. We only lived in this house for 5 months (we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I will not be recommending this company to anyone, as they have basically squeezed every penny out of us and were so unwilling to work with us in any way.

    Rats and cannot use kitchen sink or dish washer due to flooding. I asked in March could they get an exterminator and they said no they had one before I moved in. A couple of months later, the rats came back and chewed up everything. I had to call the city because It's been 19 days since I've been able to use my kitchen water. I have to wash my dishes in the bathroom.

    do not live here! black mold everywhere and a on going 6 month water leak that is leading to the walling falling down! The never answer phone or emails. Conveniently closed when I am able to take time off work to go to the office. Maintenance does not fix anything! Work orders cancelled, never hot water or pressure.

    If I could give negative stars, I would. This company has been nothing but a problem from DAY 1. Their customer service is below par from anything I've ever seen. They can't answer a phone call, ever, but they were able to delete my fb comment and stop me from commenting any further on their page. RentWerx, please don't try to reply with, "Please direct all ____ to our email or website" like you've done all other folks here. I've done that with ZERO resolution. When we moved in the gas line did't have a gas cap on it: they wanted us to fix a TX property CODE violation. The virtual walk-through took us two days to complete because of all the annotations I had to make with issues that they didn't correct. There are quite a few other code violations that we will be reporting to the city/county.

    I'm glad we no longer use this company to manage our rental properties. If you take the time to read the reviews here on Yelp and other sites such Google or BBB, you'll know why. We started using this company back when they were still Larsen Properties. We severed our business relationship with RentWerx in 2020, which was a decision stemming from similar issues that other reviewers mentioned. RentWerx's behavior towards past customers (landlords and tenants) is unbelievable - specifically to negative reviewers. RentWerx goes out sending cease and desist orders to negative reviewers (see the "Consumer Alert: Questionable Legal Threats" by Yelp - hint: reload the webpage) or by offering a $100 payout to retract negative review (see the review by Phil B on 04/16/2018). Google and BBB website reviews show a similar array of experiences that customers have had with them (landlords and tenants). Also, see how RentWerx carried themselves out in Yelp's "About the Business" for reference (current as of this writing - also attached in case it gets edited). That said, the negative reviews speak volumes and are hard to ignore. Potential landlord/tenants looking to explore RentWerx should make thorough inquiries about the company's pricing structure as well as its operational culture. Please pay close attention to how the company carries itself in public forums such as Yelp and other social media review sites. These review sites are all public forums where real people can voice their concerns or fondness to companies and are readily accessible. Also, pay good attention to the content of the reviews and watch for patterns/frequencies to make the right decision for your business. I do not recommend this company based on previous experience.

    This is how outrageous they charge you after you terminate your lease agreement.

    LANDLORDS AND TENANTS STAY AWAY from RENTWERX. We have tried this company for managing our properties. There are multiple issues with this company 1) They are incompetent when it comes to renting out your property. Our property was with RentWerx for 3.5 months and they couldn't rent it out. I switched to a different property management company and they were able to rent it out within 3 weeks. 2) They do not understand rental markets well, and their marketing strategy needs a huge improvement. 3) They charge you outrageously. They send different kinds of invoices with bloated charges if you terminate the agreement with them. Some of them come after you terminate the agreement. So be aware of this company. Just check the attached photo of just mowing and trimming weed cost. This was sent after the termination of agreement. 4) Their property managers are never available and do not answer promptly. You have to call like 5 times a day to get connected. Once it is 4 pm CST, no one is reachable except the operator. 5) They do not have their own crew to keep landlords' costs low. 6) Most of their service like listing your home are always slow and delayed. The only rent-ready team is the one that gave some positive experiences with this company, except that all of the other experiences were some of the worst with this company. Note: We deal with several other property management companies, this is the first property management company where we are writing a negative review. This was perhaps the worst property management company we dealt with so far. Additional updates: When we asked RentWerx to share the contact information of the vendor so that we could negotiate directly, they declined. Why would a property manager would not let the landlord talk to vendors? People are smart enough to understand. :D. I am not sure but I bluntly asked them if Rentwerx is bloating the charges in terms of commission on what vendor was actually charging. They did not respond to that specific question ever, and we understood what was happening here. BE CAREFUL WITH THIS COMPANY. @Landlords, Rentwerx does not work in Landord's best interest. Be careful if you end up moving with them.

From the day we moved in, our experience has been disappointing. We've submitted multiple maintenance requests that have either gone unanswered or been marked as completed without anyone ever coming to our home. One of the most concerning issues is a large hole our neighbor's dog dug under the fence, allowing it access to our backyard. I was told they would "look into it, and call me back" but I never received a follow-up. Despite multiple calls, voicemails, and an online work order, the issue remains unresolved weeks later. We also reported an unbalanced ceiling fan that appears unsafe to use. After waiting over two months, I received a notification stating the repair had been completed, even though no one ever came to inspect or fix it. Communication has been extremely poor. Calls are rarely returned, voicemails go unanswered, and it feels nearly impossible to get a response from maintenance, the tenant coordinator, or Property Manager Melisa Day. Another frustration is that because these are new construction townhomes, tenants are expected to coordinate directly with vendors for certain repairs. That responsibility should fall on property management, not the tenant. To make matters worse, there is a significant gnat infestation. Despite paying for private pest control every two months and purchasing Zevo traps at my own expense, the problem persists. After speaking with several neighbors, I learned this is a community-wide issue. My experience has left me feeling that once the lease is signed, tenant concerns are no longer a priority. If you are considering renting here, I encourage you to carefully research the property before making your decision. We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours. It's a great compliment when someone trusts us to look after such a valuable asset, and we don't take that responsibility lightly.
