After moving out, I was charged against my $1,695 security deposit and an additional $800 on top of that for several items they claimed were "excessive," despite leaving the home in good condition and documenting everything with photos and videos. The biggest issue was the carpet. I followed their move out instructions exactly and scheduled their preferred carpet cleaning vendor two weeks in advance for the last day of my lease. When the technician arrived, he refused to clean the carpet, saying it was "too excessive." I immediately hired another professional carpet cleaning company that same day, paid for the service, and provided Birdy Properties with the invoice. Even after complying with my lease requirements, they still charged me a $500 carpet replacement fee. I was also charged for pest control because they claimed there was a wasp nest near the roof and animal feces in the yard. I have video of the property's exterior before turning it over, and I could not find a visible wasp nest. I also do not own any animals, and my videos do not show animal feces on the property. What concerns me even more is that, to the best of my understanding, Greg Birdy is both the owner of the home I rented and the owner of Birdy Properties. That means the property management company making these determinations also appears to have a direct financial interest in many of the charges being assessed. As a tenant, that raises concerns about the fairness and objectivity of the move out process. To make matters even more stressful, I was given only 10 days to pay the disputed charges while preparing for official military obligations. I am formally disputing these charges because I do not believe they accurately reflect the condition in which I left the property or the efforts I made to comply with my lease. This company is a horrible hoa manager. They bill quarterly and force electronic statements on you to ensure you miss your bill then tack on $30 late charges. Then when we request paper bills they ignore you and don't respond. In addition, my neighborhood has one community perk which is a gate that protects our subdivision and it's broken and open constantly. They take weeks to fix it and that is literally the only job for this hoa to manage. We have no park or pool, just a gate that is open 90% of the time. I tried leaving a review on Google and apparently they turned off their reviews to keep their fake news high ratings. Their service team is not great and sometimes argumentative. We've had several issues that needed attention with a rental. They let a water leak go on for 7 days without getting a plumber on site. I finally started getting calls from HOA which is how I found out. AC problem on a Friday can wait until late Monday or maybe Tuesday. What's the rush?!? No communication is the norm. Their systems are all different hard to use. If their maintenance team does shoddy work, they will blame the owner for being picky. I would avoid if you are looking for a property manager. On the good side, they do good thorough inspections on a regular basis. read more

If you're going to rent, make sure you look at reviews and vet the property management. You don't know what you don't know. They charge you a $300 cleaning fee on top of your security deposit. When you leave the house, you have to pay the cleaners yourself (carpet and house cleaning which equals almost more than $300). Then they do a "thorough" inspection of the house and try as hard as they can to take as much money from you as they can. They basically took our whole cleaning deposit which should've been returned. When we asked what the paint color was to repaint and fix the walls up ourselves from mounting things, they told us to leave it as is, and the maintenance would do it and it would come out of our account. They refused to give us a paint color. Based on what they charged us for such tiny things, if we listened to this advice, they would probably charged us a thousand dollars!! No way! They act like their maintenance would do an excellent job and keep the house pristine, but we noticed after a few months of living there that there were so many mismatched paint colors in the house anyway! So they don't care about keeping it nice for tbe owners so what are they charging us for!?? Our battery in the garage control was working just fine tbe day we left, and they charged us $20 for a new battery because it apparently wasn't working. You can NEVER get them on the phone. They do everything by email. If you have a maintenance issue while living there, they give you instructions on how to fix it yourself, and if it can't be fixed they send someone. If someone comes and they think it could've been fixed yourself, they charge you money for sending them. Makes you want to never call and ask for help if needed. The fridge kept leaking the entire time and we notified and never heard back. They were not fun to work with. It's all take take and take from you to benefit them but you never get anything good in return. Our first home sold quickly so we rented while our current home was being built. The house we found was managed by PMI Birdy Properties. They were a pleasure to work with (that is until we signed on the dotted line), so we ignored the poor reviews. HUGE MISTAKE! The problems with Birdy started immediately. When we first viewed the home, Birdy agreed to replace the mismatched section of linoleum tile before we moved in. It was in the middle of the kitchen. Very noticeable and so incredibly tacky. The give us the runaround for two months, transferring us from department to department and then blaming the manufacturer for discontinuing it. They never fixed it. Don't feel bad for us though, they "repaired it for us." Too bad they left sticky glue all over the edges. It was constantly sticking to our feet and being tracked all over. Especially to the nearby living room carpet. Mainly onto the carpet in the living room It was ivory and next to the back door. Did I forget to mention we had a dirt back yard? The real HELL was during the last 2 months of the lease. They require you to have the house available to be viewed and toured for a minimum of 40 hours a week for 2 months! Any realtor and any "potential tenants" can enter your home regardless of if you are home or not. No notice. You provide a schedule; they show up whenever they want. This is all done without respect for the tenants, their belongings, and the fact that they are paying to live in the home at that time. Birdy will also not take any responsibility if something goes missing while complete strangers wander through the house. Looking back, I should have posted an ad and hired a creepy naked Uncle type to post up in a recliner in the front room. They force you to hire an "Approved" cleaning company and carpet cleaning company before moving out. Those companies charge an moving out. Those companies charge an inflated rate just for Birdy tenants. We had nearly $400 of our deposit withheld even though we left the home and yard in far better condition than we found it in. We filled nail holes and repainted. Except for in the garage because we were not provided the purple touch up paint for the garage. Lowes tried to match it 3 times, but they couldn't get it right. We called and asked if we should use the incorrect colors and were told "no." Then they charged us $200. Bye-bye Birdy! Do not recommend. read more

Their rental company is really poorly run. I was very disappointed with the rental for my recent stay. I sent multiple emails with pictures of the condition of the property and received no response. Primarily the cleanliness of the house was a disappointment. I also had an issue with the description of the bed situation, the lack of wash cloths, and unclean towels left in the laundry room for me to use. The bed description was falsified on VRBO (which has since been corrected)on VRBO. This was not the case. The rotten smell inside was eventually isolated to old food shoved down the garbage disposal. The trash cans were all full of months worth of trash from other renters. The couches were covered in sweat stains from people's body oils, pillows were covered in feathers, and the grass hadn't been mowed in months. read more

This property company is straight trash. Not only are the properties super janky, the management is equally janky. My boyfriend and I applied 3 different times to 3 different properties. All 3 were awful on the inside and very outdated in appearance. Some were straight up just dirty and not well taken care of. When it comes to communication, it's just disheartening. IF we can get ahold of someone, it takes at least a day per email response. Recently, we applied to a low income property (with low income) and they said we made too much..but we were able to transfer our application to a property we do qualify for. Once transferred, they asked for extra information they never asked for previously. When we scheduled a showing for said property, no one showed and they emailed me the next morning acting like they blew my phone up. I sat at the property for 20 minutes AFTER our scheduled time and nothing. Once i expressed my grievances they withdrew our application instead of creating a solution. Which made it very clear they just didnt want to rent to us..for whatever reason. Either way, I'll never refer anyone to use Birdy nor will I ever try to find a home within this management company again. The ONLY saving grace of this company is Christy Godine. They were suspect of any issue we had while living there. They have terrible customer service and no sense of understanding, they will even charge you for small tasks that you didn't request. DO NOT fall for the Rhino policy as they will take your money for insurance then later be charged thousands of dollars when you move out AND STILL be charged by Rhino. Birdy Properties has to be the worst management company there is. Every single semi annual property review there has to be something wrong with the property. One leaf in the driveway, branches are too long on a tree that been there for 50 years, lawn needs "maintenance" day after it's mowed, or needs to be watered when we are on water restrictions.. it's always something. Rented for 3 years and the first two we had a monthly "Rhino security deposit" which is non ref refundable, only to switch to a traditional deposit our last year to squeeze as much out of the tenants as possible. Can't wait for moving out when my rights are thrown out the window and my house is now up for daily visits from future tenants who be disappointed. Only rent with them if you don't value your sanity. Do not do business with this property management when looking to rent. They require to pay a $50 additional monthly "benefit package" that is useless with the exception of monthly air filters. They require you also do 1 of two things, 1) apply for a security deposit plan through rhin, which is non refundable or 2) pay 2 to 3xs the monthly rent upfront. We have great credit and over 100k income but we're mysteriously denied. Feels very scammy! Hands down the worst property management company I have ever dealt with. They are scandalous and dishonest and I cannot stress enough what hell it was dealing with them. The price was fair, the maintenance was fair but the leasing and billing part of the business are horrible. 4 months before my lease was up I started receiving emails that DEMANDED that I make a decision on whether I was renewing or not. I couldnt tell them because I was in the process of buying a home and wanted to make sure that I had a place to live. I used the Rhino policy instead of a deposit and that was nice but after I moved out they put a $1700 claim and $1400 of it was complete BS.... I would NOT recommend Birdy properties in San Antonio with David Birdy. Fact: I have filed a complaint with the BBB & am looking into pursuing legal action. Fact: Upon looking on the BBB website they are NOT BBB accredited and have had multiple complaints in the last 12 months. Fact: My first red flag should've been the non disparagement clause, so I will be sure to only use facts. Fact: To hire the PM was $1500, I looked at the reviews and they seemed legit. Fact: The management fees are 25% from each booking. It took about 2 months to get the property live, and I had informed them that I have my own Lawncare team I would like to keep as opposed to using theirs. Fact: On the first invoice I received I was charged $205 for Lawncare. It took 4+ weeks for the charges to be removed, multiple emails and multiple calls. First phone call around week of 17 October. First follow up email 24 October. Second follow up email 4 November. Third follow up email 15 November & finally resolved 17 November. Fact: Total occupancy from September - January was 10.96% Fact: I noticed my Nest thermostat had gone offline 6 December and had been offline for at least 10 days. I asked them to take a look into this, from end of November until I got a new PM in February my nest thermostat had not been fixed. I emailed about it 4+ times and called no less than 4 times about it. Emailed 6, 12, 13 & 14 December (they said they sent a field tech out on the 12th of December but they did not fix the issue) and again 2 January. Never got resolved with this PM. Fact: Again in December got another invoice and was charged the Lawncare fee of $205. Fact: Also in December I received a notification that an accounting mistake had been made in September and apparently I had been overpaid $500. Instead of having a discussion or due process or another way to pay, they immediately deducted it from what should have been a $1,000.00 payout. I didn't agree with this decision but they didn't care and this is when I found out that their accountant is not a certified accountant. I brought this issue up due to all of the accounting errors and this was ignored. Fact: I also noticed that dynamic pricing has not been on, which potentially caused less bookings because it had been overpriced at $183 a night. Fact: When I finally gave them my 30 day notice after the holidays on 2 January they said they would keep the calendar open for the next 30 days. They did not, they blocked off the calendar as soon as I had notified them of my termination and I had to email them again after noticing this on 5 January, texting and calling and finally after I said "this is breach of contract" they responded and opened my calendar again. Fact: Finally, once my new PM was able to get into the home, I was able to see photos. The house has not been cleaned, and furniture was destroyed & misplaced. I asked for an inventory and never received inventory of things (July-Aug spent over $6K adding more furnishings). Fact: I texted the PM and asked if he wanted to see pics, he responded "Sure. If it didn't get cleaned after the last Guest, we'll be glad to have them go over and get it made ready." This was Saturday 11 February. This is when I found out that they failed to inform me my hot water heater had broken & water leaked all over my floors. Of course there was no response and when I tried to call on Sunday it was "Sorry Just sitting down for dinner with my family." I called and texted again on Monday, and got no response, then he tried to say he didn't know the number, then he BLOCKED ME. I emailed everyone I knew at the company and of course it was never resolved. So I had to replace my hot water heater with the damages that they neglected to tell me about. Fact: They sent pics of their "after" clean and he made the dining room table, everything else wasn't done and he only sent 4 photos. Fact: I noticed that some of the reviews are from employees and family members (can verify this on Facebook pretty easily). read more

I was a tenant at Birdy Properties. I am in disbelief on the amount they want to charge me for moving out. I did not get my deposit back and the are charging me a little over 6,000 dollars. I do have complaints, proof of text messages of one of the main issues that I had on the home I have pictures to prove on how the house was left. I have emails of pictures. I have alot to say about but home. Long story short, over the course of living in a Birdy-managed property for two years we had multiple major maintenance issues that they failed to remediate in a timely manner. Three times resulting in having to directly contact the company owner/President to get any movement on repairs. When completing our application we were told that "Birdy is a zero security deposit company" and we had to buy a policy through Rhino. This security deposit insurance would pay the property manager if we broke the lease or damaged the home. Now that we have moved out, Birdy has claimed almost $2,900 in "damages" or "excessive wear and tear" which the insurance company, Rhino, refuses to investigate or review evidence that I provided to the contrary. They claim "they have a responsibility to the landlord" and not to me as the policy holder. Seems like a massive scam to benefit the property managers and provide them with a middle man for cover. Stay far away from this company. We moved in after the 10 day period to complete the initial move in check list as we came from out of state, and they knew it. It took us two full days to clean, roaches, food, cooking pan left under appliances, used shower curtain covered in mold, cobwebs, filthy kitchen, doors and walls dirty, dryer vent stuffed with lent, broken water pipe for washer drain, flea infested yard, windows that dont stay open, squirrels and other small animals that constantly run in the attic confirmed with droppings throughout, carpet tack boards exposed, bathroom faucet that sprayed outward and we replaced day one, terrible kitchen plumbing odor that failed to be corrected causing us to eat out most days, required monthly air filter replacement which they sent wrong size for months, a $40 fee if you pay a bill online. I have pics of everything, which I also sent to them after we moved in with no apology. Ni also have video of everything the night before we left the next morning. This company has the gall to file a claim to charge me over $350 to include a broken blind I replace seen in my video, light bulbs that never worked when we moved in, another fee under $200 for the odor, that is their plumbing which I filed a report about with no resolve, and now wants me to pay over $500 for rental loss. As a former rental owner of multiple properties, I would have terminated Birdy Properties immediately. Thank God we are out. read more

They found a tenant for me who turned out to be my only tenant until 2019. Birdy handled everything in an exceptional professional manner. They leveraged technology to make the distance between me and my property irrelevant. I also appreciated the work provided by the maintenance team over the years. Not only is the application process incredibly difficult, but they feel the need to invade your privacy just 3 months after move in and take pictures of every single thing you have in your rent home in a means to either intimidate or make you feel unwelcome. I have had to repair the fence multiple times without being provided with extra fence boards for future repairs on our ancient decrepit fence. If you want someone to invade your home and charge you a trip fee if you don't allow them to invade your home then look no further! The delivery from their personnel via email is passive aggressive at best and they will deny any request you make for a concession. This company is the definition of scumbaggery and they will try to screw you out of every single penny they can!
