They pick the first tenant that applies not necessarily the best one and then charged a percentage (about $200) for just processing payments. On top of that they always side with the renter, every thing was considered "wear and tear" to them. When the tenants left they had scratched up our floors and dented our gutters in the front of the house, broke one of the plantation shutters. We were charged like $300 for house cleaning but when we got there it was grimey and it looks like they just did a mediocre job overall. They don't actually check the work of the third party vendors they hire. It's so darn annoying that you trust these people with managing a home but it was just a heartache overall. On top of the "management fee" they'll charge an extra amount to do inspections. I figured all that would be included with their fees. ‍

After researching company, I noticed that they all seem to be a part of a group  of realtors from the local San Antonio area, so they will look out for each other and could care less about the client in my humble opinion. Therefore, if you must take or seek legal services such as mediation, try to choose someone not in the real estate department. They will of course try to keep it in house, in what will benefit them. If you are a member of the military, I suggest filing grievance with housing section on military installation to see if any assistance is available. Then final recourse, if allowed, is to seek out an attorney because you better believe they have them. The way it worked for me is that you work with what seems to be a couple (spouses) real estate agents whom do all the transactions at the beginning of the rental process, then it gets passed over to one of the property managers in my case some unprofessional guy, this is the point where the issues begin but seem to never end. The guy never answers and when he returns calls if he ever does, comes off as if your bothering him to do his work. Upon the process of taking posession of my property, I noticed dog damage i.e. chewing on wooden pickets within the patio area and the cement fiber board on the house, to what he replied was normal wear and tear (really now)? I then noticed trash in yard, to which he replied that there was none, so I sent pictures, then the genius stated, wow that's alot of trash; his solution to me was for me to pick up trash and I'd be compensated, to which I replied, NO. I also noticed other damage, really to much to list here; I have not even seen the inside yet, so I am terrified at this point. Among other things he states it is upon the homeowner to repair damage that any normal person can see is not wear/tear and I agree some things are definitly on owner (normal/real wear & tear), he is quick to point out that judges seem to take the tenants side in any type of legal litigation in an effort to try to coerce a owner and the list goes on. Make sure to check recent reviews, when you check, click on newest so you can see the most up to date information and notice how Liberty is slowly but surely losing stars and if you read through some of the one star reviews, you'll see rudeness mentioned in quite a few, most in a negative fasion. When I looked up Liberty a year ago they had 4 1/2 stars, now 3 1/2 and I think rating wil keep going down. In my opinion they are just in it for the money, which is fine, since after all it is a business. However, they must not forget who the customer is, we hired you all not the other way around. If you read some comments from the employee's in reponse to customer reviews on GGL, it's mentioned that they fired homeowners/clients, seems like some employee's did not get a proper lesson in business fundamentals and this paints a picture of a toxic business model. The property manager I was assigned, is totally incompetent, rude and lazy amongst other things from my point of view and I believe he is the one that replied to many reviews. The real estate agents at the begining of the process also play a big part in this very shady business model by pretty much pushing all responsibility over to the property managers. Basically, it is a way of keeping  there hands clean and leaving the dirty work to the property managers, in a very unorganized type of business model, just my two cents. I bet this company will continue to lose credibility due to hiring people such as the one's mentioned in this review and the unethical business tactics they use. Please do yourself a favor and seek business elsewhere, I have before/after pictures of property and may post for all to see in case proof is needed, since pictures speak louder than words after all. (This just my personal opinion, as stated above, others may not agree for legal purposes)

I was met by a Company representative named, Bryan who said he was the President or Vice President of this Company. He showed me the Rental Space and I agreed to Lease. I was then informed that I was to download the application and submit it online. That was impossible to do because you never get passed verifying your email. After many unsuccessful attempts by phone and email to contact Bryan, Mark and even another Staff member who did their apartment management, I then gave up. The rent was very reasonable and my intention was to pay for the entire year up front. I passed by the Property yesterday and noticed that the space was leased. There is certainly no indication that Pyramis Company is honorably representing the best interest of the Owner of this property on Rough Rider, San Antonio, Texas. With this Post, I am hoping that in some way it reaches the Property Owners and informs them of how poorly their interest and Property is being administered. I believe as potential Renters we at the very least, deserve to be treated with respect when you represent the interests of the person you work for.

It's also stated in your lease contract you must notify them TWICE of any problems / repairs & they will NOT respond unless it was the second notification. It got to the point I would email them & just copy, paste, and send the same email the next day. They required us to download an app to use as our move-in check list. It was mostly in Chinese & just felt SO suspicious. We refused to use it & requested a paper check-in sheet. We caught on to how these guys operate & made notes of EVERYTHING & took pictures! The house was absolutely disgusting & it took us basically harassing the office to get someone out to "clean" it. It started out well, but was ultimately awful because it was ONE person for a large house AFTER we already moved. The carpet was absolutely filthy & was most DEFINITELY not cleaned by the previous tenants - I know from the copious amounts of long black hair, fur, and stains found everywhere. We checked, many spots were pet urine & lit up like a Christmas tree under a black light. The tile floors were so dirty it turned my feet black because I thought it was ok to walk on after it was cleaned - spoiler alert! It was not ok. The fridge smelled like rotting fish & obviously had "fish juice" in the cracks between the tempered glass & plastic edges of the shelves. We brought this up to Katie before she even left but she said it was fine. Really? Do YOUR kids use a fridge that filthy?! We refused to use the fridge, stuck it in the garage and had to spend $1K we didn't have for something that was supposed to be provided. Getting things fixed was an absolute nightmare because all repairs had to be routed through the owner AFTER contacting Pyramis twice. The stove was NOT heating properly & we tried to get it fixed, but the repairman said it was fine. It was the right temp when he turned it on low AFTER he checked it on high, but it was the LOW settings that didn't work! So, when he checked the "low", of course it was warm! We had to either burn food on the stovetop or make it soggy in the microwave, but the stovetop works just fine! Right. I called about everything that was off, broken or an issue. We were informed that it costs the homeowner $100 for every service call. Then it was insinuated that WE would start having to pay for the service calls - that's a great big NOPE! We just didn't bother getting things fixed... except the roof leak. THAT was an emergency and was close to caving in (said the roofer). They knew we took lots of photos moving in, and also took copious photos moving out, so we DID get our entire deposit back. We were paranoid about it after we read the reviews and AFTER signing the lease. There is so much more, but I just need to move on. I hated living there so much it gave me the kick in the pants I needed to buy our first house. Avoid this money pit.

We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours.     DO NOT MOVE HERE! Our son moved into these apartments in July 2025. A good deal of his time there…read morehas been spent without water. It is turned off and on almost daily. Even when it is on, half the time it is cold or it is murky and filled with rust particles. This complex has a very serious plumbing problem and a city of San Antonio Code Compliance officer has been out here on numerous occasions but there has yet to be a permanent resolution. It is criminal that this company continues to get away with charging residents full rent and to be allowed to bring in new renters considering they are not supplying anyone with even basic services like safe water, as required by law.

    Update September 2024…read more Hot water continues to be an issue, it has gone out every week this past month. Still have a hole in my ceiling because they don't have drywall. They do seem to have money to replace our current private balconies with chicken wire making them no longer private, but no money for drywall. Billing is never accurate when rent is due. Dumpsters are not being emptied and trash is piled up around and blows everywhere. Just do yourself a favor and don't move here. It's truly really awful. It doesn't feel safe here. It constantly smells from trash and sitting water. They've allowed people they evicted for disturbing the peace to move into other apts and continue to disturb the peace. They don't want to do their jobs. So after 6 months of having yelling gypsys right outside my window, they are back after being evicted. This is place is an absolute hell hole.

I know many may wonder why rent for over 5 years, honestly, I wish we had moved sooner and the majority of the things that we went through, we probably would have never gone through. But never in a million years have we ever had to deal with landlords who are like this or even property management. First, I want to say many people break a lease every day, this is something that Philip and his team have to understand. People are going to break a lease and when they choose to break a lease then obviously, we are going to know the consequences. Philip, we don't know you like that we're not cool like that and for you to sit there and treat us like kids, we're grown adults, but you constantly reminded us that we will never, and I quote from Philip I'll have screen shots, so people are aware of how Philip treats tenants. So, I want to make sure that no one ever uses this company for getting tennants or renting. But he stated and continued to remind us that we will never find another place to stay (Mind you Philip if you're reading this, we got another place to stay ok so you're wrong.) He stated it was not very smart of us to break our lease. I feel like we were very smart to wait until we had another place to stay before we broke lease. So imagine constantly getting a message stating you'll never find another place to stay. We gave this company ample enough time to say hey we're leaving; a 30 day notice actually. This was plenty of time to maybe go over some options with us. We would have been more than happy to make this transition way smoother than what has been going on. Whether we needed to find another person to come and stay at the property or whatever. We know plenty of people who would have loved to rent out the home even for a couple of months until the lease was up. This was never discussed with us. Philip automatically jumped to the conclusion we won't pay the rent (which we haven't) and continue to tell us that we will never find another place to live. The first couple of years living at the property, we never really had any problems every year Philip would come by and just do a walkthrough of the property to make sure that everything was in good shape. Then he'd leave. Later on when we stayed there I don't know if its cause they hired someone new and his name I believe is Jon, the first moment he came through the walk through everything was nick picked and stated it needed to be fixed otherwise we would be kicked out. So we have been constantly threatened we where going to get kicked out or evicted whatever. There was a toilet paper holder that we have been asking them to fix and they where supposed to be fixed since move in. (Philip I'm still waiting on my photo that the toilet paper was attached to the wall when we moved in. We still have not received that picture that you promised to send.) So, yeah, they fixed it and then guess what they charged us for it to fix something that they were supposed to fix since WE MOVED IN. A bit of advice for anyone don't move into anywhere if there are things that are broken make sure they are freaking going to fix it before move in. Then without even telling us, they ASSUMED that the light fixture on the outside was broken and so they fixed it and yeah you guessed it we got charged to fix that as well. Also, Philip for the record the light fixture was not broken. when you go to the house to do final walk through or whatever and you start cleaning up for the new tenants once again people read the other reviews don't move into a property managed by rooftop. Philip when you do your walk through and clean up you will find the missing part that you assumed was broken off in the garage that you charged us for. Now mind you, before earlier in our years we lived there they never charged us for anything now all of a sudden, they wanted to start charging us for things.I also would like to say because you don't know what people's money situation is, you don't know if they can afford an extra 50 100 dollars on their next month rent. So, give people a heads up before you start charging them and let them know hey this is how much extra it's going to be to fix. Then your tenants can decide if they can afford that. We didn't know how much everything was going to be and added to the rent until it was all fixed and then we had no choice but to pay it. I'm at least glad that I could pay the extra amount that was put on our rent. In the end I honestly feel bad for the homeowner because of how we left. I wish I could reach out to her and just give her the money we owe, and so she knows how tenants are being treated by Philip and so she knows why we left. Maybe she'll have a second thought of using rooftop property to manage her property. Potential homeowners looking to use this company, is this how you'd like your tenants treated? Screenshots below.

Then we find out that the fireplace was not for use. They said it was an oversight on listing the property. We lived there a year and moved out. We put $1850 for a security deposit and a $300 cleaning fee. All Honestly we did leave several thing behind which they charged us $225.00 to dispose of which we deemed as fair. Then they charge $117.00 to replace 4 light bulbs. 2 in which we know was not out. The charged us us for everything. Carpet cleaning, exterminating the property disinfecting, painting, texture. They nickeled and dime us to death. After all said and done we are only getting back a little over $200.00 dollars. They are a bunch of crooks. Stay far away from them. They won't return calls for days if they do then. You email Phil and you get a response form Jon. Neighbors told us stories about previous tenants.

Just because I do not have credit! I could not afford to pay such a high fee for an application fee that is why I asked if they would work with me, but they wanted to cheat me they did not care that I was struggling and I needed a break, I needed a place to live, they just wanted to cheat me. That is why I was told that I was not approved because I do not have credit. Just because I do not have credit! You need to watch for the incorrectness of these staff members. This was on December 7, 2023, that I was told that I was not approved because I do not have credit just because I do not have credit! Watch out for the lying staff members at this property! They may just want to cheat you!

Now as far as the front office goes - they are the picture of a rude and lazy outfit. They are only open 9:30 - 5 mon - fri so they literally are open fewer hours than a bank. Add in the hour they take for lunch and they barely work 30 hrs a week. Make no mistake residents are here to serve the front office and not the other way around. Property manager needs to be needs to be replaced - we deserve better.
