POTENTIAL RENTER, BEWARE! I recently attempted to Lease a space from this Questionable Company, Pyramis Company, where they make you pay 400.00 just for processing your application with no refund. I was met by a Company representative named, Bryan who said he was the President or Vice President of this Company. He showed me the Rental Space and I agreed to Lease. I was then informed that I was to download the application and submit it online. That was impossible to do because you never get passed verifying your email. After many unsuccessful attempts by phone and email to contact Bryan, Mark and even another Staff member who did their apartment management, I then gave up. The rent was very reasonable and my intention was to pay for the entire year up front. I passed by the Property yesterday and noticed that the space was leased. There is certainly no indication that Pyramis Company is honorably representing the best interest of the Owner of this property on Rough Rider, San Antonio, Texas. With this Post, I am hoping that in some way it reaches the Property Owners and informs them of how poorly their interest and Property is being administered. I believe as potential Renters we at the very least, deserve to be treated with respect when you represent the interests of the person you work for. read more

absolutely HATED renting from here. As many reviews stated, once your lease is signed, there is so little communication it's laughable. It's also stated in your lease contract you must notify them TWICE of any problems / repairs & they will NOT respond unless it was the second notification. It got to the point I would email them & just copy, paste, and send the same email the next day. They required us to download an app to use as our move-in check list. It was mostly in Chinese & just felt SO suspicious. We refused to use it & requested a paper check-in sheet. We caught on to how these guys operate & made notes of EVERYTHING & took pictures! The house was absolutely disgusting & it took us basically harassing the office to get someone out to "clean" it. It started out well, but was ultimately awful because it was ONE person for a large house AFTER we already moved. The carpet was absolutely filthy & was most DEFINITELY not cleaned by the previous tenants - I know from the copious amounts of long black hair, fur, and stains found everywhere. We checked, many spots were pet urine & lit up like a Christmas tree under a black light. The tile floors were so dirty it turned my feet black because I thought it was ok to walk on after it was cleaned - spoiler alert! It was not ok. The fridge smelled like rotting fish & obviously had "fish juice" in the cracks between the tempered glass & plastic edges of the shelves. We brought this up to Katie before she even left but she said it was fine. Really? Do YOUR kids use a fridge that filthy?! We refused to use the fridge, stuck it in the garage and had to spend $1K we didn't have for something that was supposed to be provided. Getting things fixed was an absolute nightmare because all repairs had to be routed through the owner AFTER contacting Pyramis twice. The stove was NOT heating properly & we tried to get it fixed, but the repairman said it was fine. It was the right temp when he turned it on low AFTER he checked it on high, but it was the LOW settings that didn't work! So, when he checked the "low", of course it was warm! We had to either burn food on the stovetop or make it soggy in the microwave, but the stovetop works just fine! Right. I called about everything that was off, broken or an issue. We were informed that it costs the homeowner $100 for every service call. Then it was insinuated that WE would start having to pay for the service calls - that's a great big NOPE! We just didn't bother getting things fixed... except the roof leak. THAT was an emergency and was close to caving in (said the roofer). They knew we took lots of photos moving in, and also took copious photos moving out, so we DID get our entire deposit back. We were paranoid about it after we read the reviews and AFTER signing the lease. There is so much more, but I just need to move on. I hated living there so much it gave me the kick in the pants I needed to buy our first house. Avoid this money pit. read more

We rented a home through Pyramis for just short of 3 years, recently purchasing said home. Heather Tafolla, our point of contact at Pyramis, was very responsive to our questions and maintenance requests as well as being knowledgeable about our particular home. So much so, that a neighbor was considering placing his home for rent but wanted a management company to deal with the headaches of renting out your home, we highly recommended Pyramis and gave them Heather's contact information. read more

I have been doing business with Pyramis for about 30 years and couldn't be happier. They really know how to get it done right!

We were thinking about renting a property that Pyramis Co. managed until we read the Application Agreement. Under the "Other" section is the largest paragraph (over twice as long as any other) in the entire agreement -- basically a gag order with threats of legal action and fines. This "Non Disparagement/Representations" section even states "notwithstanding any rights under the First Amendment to the United States and/or Texas Constitutions codified statute, regulation..." I'm pretty sure they want you to sign away all your rights to complain about their company. A company that is doing a good job for the property owners and treating the tenants fairly shouldn't have to require clients to forfeit their constitutional rights in order to protect their company reputation. Something really wrong here. May explain the overly positive ratings online. This really bothered me as a retired veteran who has fought for our rights. I recommend you do away with this gag order and let all your clients express what they think -- let the chips fall where they may! read more

Pyramis was an excellent management company up until the moment my property manager changed. Once the individual that was responsible was replaced the new representative failed to fulfil repeated requests. Now unnecessary repairs have been completed when replaces the damaged items would have cost less. On top of that I told this same agent to not renew our lease so we could sell the home and I find out from my monthly statement that my homes lease was renewed for 6 months at an extra lease renewal fee. Go with another management company you can trust or if you go with Pyramis put everything in writing so you have a legal record in the future. read more

I have been using this company to manage two of my properties in San Antonio, TX since 2006. I am very happy with their services. Michelle was the first person at the firm to manage both homes and she was fantastic! After she left about 3 years ago I was very concerned that I would not receive the same level of service. I was incorrect. Katie Demers is the new property manager and she has been wonderful! They respond to me within hours or within 24 hours at the latest to all phone calls. I'm a landlord and had a property with them that lasted less than a month. They were dishonest at about every turn possible and refused to answer calls or emails when they got caught in each lie. They made a mistake that cost me $400 and it led me to start looking into other things with them and it was a rabbit hole of dishonest dealings. It was a nightmare. They will play nice and take the first month's money and say 'yes' but never do the things they say. You will have to manage this management company and then when you catch them in a lie, they will hide and not answer your calls or emails until you show up in person. I could write a book but to keep it short, I'd just say I'm really surprised at how bad it was. I'm glad I caught it early though. Adam Acord (VP) and Heather Tafolla (Property Manager) did not even fulfill the most basic duties of their job. I determined that Craig Acord, Pyramis Company President, had excellent real estate industry accreditations, in-depth experience, a proven track record, and competent staff. I chose Pyramis and my choice has been reaffirmed through the years by their overall competent performance. My property manager, Michelle Spraggins, is always responsive and thorough in answering any questions I may have. When a tenant vacates, Michelle is very conscientious about finding a replacement tenant in a timely manner. The accounting manager, Lin Schnipper, has always provided accurate and timely monthly financial statements and has responded quickly to any requested input. I also thoroughly read their well written newsletter since it always has a wide array of very relevant and useful topics. If you are seeking a quality company to manage your property, I recommend the Pyramis Company. read more

I called this company because they had a rental house on their website that I was really interested in. The lady who answered the phone was nice. She said I needed to speak with a leasing agent to set up a showing and gave me his name and number. I called the number she gave me just to get his voicemail. I left a message and he never bothered to call me back. I can understand that the real estate business might keep a person busy and they may not be able to show a house that's up for rent right away especially if most of their attention is on actually selling homes and not renting, but the least he could have done was return my call and let me know he got the message and would be able to help me soon. That makes me think this company is not competent and would not treat me as a valued tenant had I rented a home through them and needed maintenance or had another issue. Keep ignoring people like that and they will do what I did...rent a home with the help of your competitor. read more

I have several rental properties that I tried to manage myself from out of town.... Horrible idea, when my cousin recommended that I call Pyramis I was hesitant, but exhausted so I tried them. Six years later I can't say enough good things about my experience. Michelle is my property manager and she is very good at what she does. Pyramis is in top of rents, maintenance and tenant satisfaction which is a plus because it translates to less tenant turnover. They get quality tenants for all of my houses and they do it quick. I like that they do house inspections regularly, always tell me when a tenant is moving out or there is some dissatisfaction so we can address it. I honestly feel my investment is protected. I highly recommend them. read more

Pyramis has been such a disappointment to our family. They lack in all areas of operation and continue to disregard their faults in order to take your money. Please DO NOT rent from these people. I rented from Pyramis Co and it was far from the best situation. The air conditioner didn't work properly for 3 years. They did send out technicians but time and time again I was told it was fine even though it would only get to 78 degrees in the summer. Finally they replaced the entire AC unit and when that was done I was told the unit was too small for the house. When I moved out they kept my entire deposit and charged me for things I wasn't responsible for. If you are a renter I would think twice before renting from Pyramis. read more

Pyramis is most concerned about their bottom line, not the homeowner. Find another property manager or you'll soon discover that you'll get nickel and dimed for every expense that Pyramis could possible have. They charged me for their gas any time they had to make a trip to my house which is about 5 - 7 min from their office. Finally at move out they didn't complete all the repairs the tenant was charged for. They essentially pocketed the remaining funds. read more

June 2012. Pyramis company has got too big for their boots! Customer service is their last priority. After paying for this service for four years while we have been living abroad we have returned to San Antonio very disappointed with pyramis property management service. Our property manager will find every excuse imaginable why she has not followed up on maintenance issues with the house. Also, don't expect this company to do anything for you as the owner returning to the home temporarily. No provisions were made for our family on our return despite request to leave services on or reinstate utilities for use on our return. We returned to do all maintenance issues independent of the company and found several other maintenance problems we had not been informed about. Furthermore, our property manager informed us that she was too busy to drop by with the mail box key ( even though we are on her route to work) and informed us to pick up our own mail box key from the post office. We later found out that the company did not inform mail services that the tenants had vacated and that we were returning to the address. Consequently mail services have sent all our mail back to senders. We are very frustrated with this company and have curtailed their services. Since we have found a much more professional and affordable service to appropriately manage our property in our absence. Also, the alternative property management service offers a much better technological tracking system to keep track of all transactions including maintenance and invoices for services. After all we are in the information age. Advancements in technology and software could greatly enhance communication and property management services enhancing consumer satisfaction and a trusting relationship in a property management service. read more

We chose Pyramis because they were recommended by a good friend of ours. When we contacted them about using their services, they were great and promptly responded. Alan, the President and General Manager of the company, contacted my husband to set up a time to meet at our rental property. When he arrived, he was very nice and professional. Later we were joined by Heather, the Property Manager who would be handling our property. All seemed fine. They posted the property and found wonderful tenants in a very timely manner. Before the tenants were scheduled to move in, Heather went to the property to take photos of the condition of the house. Somehow, when trying to get a better quality photo, she attempted to close the blinds within the patio doors and broke them to the point where they were no longer functional. She called me and let me know about the situation and I mistakenly assumed since she admitted to breaking them, Pyramis would replace or repair the door. However, Pyramis could not find a contractor who would repair the broken blinds (located within two thick panes of glass). At this point, the tenants had moved in and were also asking about getting the door repaired since it looked so unsightly and the blinds were no longer functional. When we inquired about Pyramis replacing the doors, Alan responded and defended Heather, claiming that the blinds were already broken- which they were not at all. We showed him before and after pictures of the blinds but he wouldn't budge. Instead he referenced a paragraph in the contract that said they could not be held accountable for damages, etc and said that Pyramis was not at fault. I understand they need to protect themselves and include wording like that in their contracts, but we entrusted this company with our property and they failed to make a positive impression or conduct themselves with a high level of customer service. Fortunately, we were let out of our contract without penalty and have since been working with the tenants ourselves (they also reported similar levels of poor customer service with their interactions with Pyramis). All in all, not a great experience. Alan will likely respond to this review, and probably point the finger back at us to try and salvage the company's reputation but the pictures and email correspondence I have don't lie. It's unfortunate that Pyramis didn't at least try to rectify the situation to avoid the negative feedback posted here and to our friends and family. read more

I have lived in apartments and owned my own home - this was my first experience in renting a home. It was RIDICULOUS! The lady that assisted us in signing the lease was not dressed professionally - others were walking around the office barefoot. This is fine when you don't have customers in the building, but I mean, come on!! We were there to sign a lease. We got so much grief at move out - forced to use a specific carpet cleaning service - of whom lied about the condition of our flooring. We were told that our word was irrelevant and they only listed to the carpet company - despite never having gone into the home themselves. If you are 1 day late on rent - they charge over $100!! 1 day? A mortgage payment can be 15 or 16 days late without penalty so 1 day seems a little extreme to me. I would NEVER rent through this company again... and definitely wouldn't recommend them to anyone I care about! read more
