We used Simmonds for 11 years. They were very responsive during that time and kept us aware of any work orders on the home. However, during that time, they went in to check on our home once or we were never notified of any other inspections or given any record. Apparently, we needed to request in writing that they actually visit the property, it wasn't included monthly property management fee (despite us asking multiple times. No one ever verbalized we needed to formally request and pay an additional fee for the inspection). Upon move out, the tenants had removed half the sod in the backyard, the home was filthy, they had made many permanent changes and damage to the home as well as removing the fixtures in the home. However, Simmonds lost the move-in photos and the tenants "had never turned in" their move in survey. We received the move-out video. As a result, we were left to "value" all damage to the home from memory with no guidance, move-in pictures or videos. We were also left to contact and schedule all contractors to fix the damage on the home. We weren't provided with the damage deposit amount, only told "it's probably the amount of the rent at move-in." As a result, we went off of memory and sent a itemized list (which it turns out was less than the deposit, which we weren't notified of until Simmonds notified they were sending the tenants a check for the remainder). Simmonds did provide us with a few contractors' information but unfortunately did not coordinate anything with the contractors to fix the damage. Moving from overseas to the mess we had hoped to avoid by having a property manager was very disappointing and frustrating. By the end of it, we were out thousands of dollars and just wanted to wash our hands of the situation. We did verbalize our frustrations multiple times via telephone to multiple employees. Apparently we need to be more vocal or irrate in our frustration, because it seems they did not heed our frustration, so I can only recommend that future homeowners communicate in writing and document all dealings to refer back, particularly with move-in/move-out, damages or requests for inspection. read more

I rented with Simmonds as my property managers for over three years. I found them (for the most part) as responsive as they could be (the owner of the home I rented had a home warranty that was awful). Robert Simmonds was very warm and seemed to be very "down to earth" & professional with the interactions I had with him. The owner of the home decided to sell (sadly). That is where things did a 180. Apparently the owner listed the home with another agent (and didn't tell Simmonds) at first I was shocked, but now I can see why. I had a lock box on my house, no one told me what was going on, seemingly "no one" really knew (the property manager was clueless). We went about preparing to move. Robert gave us a list of "preferred" vendors to assist with cleaning, landscaping etc to get the home ready to sell. I used every single one of their recommended vendors and had no issue except Gloria Gill who was the house cleaner Simmonds real estate recommended. Ms Gill delayed our cleaning, until well after we moved out, even showing up after the carpet cleaners (house cleaning should go first). She never discussed price point with me at any time. She sent me a bill with the wrong date and wrong address. She reported her prices were increased due to "maggots, trash and excessive pet hair" I asked her for photo proof (the carpet cleaners were there a day prior and said they saw no maggots, trash nor excessive hair). She said she had no photo proof, and refused to negotiate a price. I had a professional LLC which I don't believe Gloria Gill is (I tried to look up her business and I couldn't find her) clean my home bi-weekly the entire time I rented, my home was not filthy. I asked her repeatedly to bring down the price as there was no proof that the house was in such deplorable condition (or even that she was at the right home) she refused to communicate with me and billed Simmonds. After I alerted Simmonds real estate about the awful experience I had with Ms Gill, Robert Simmonds sent me an email reporting that "they don't deduct security deposit unless there is unpaid/overdue bills/rent..." that was a lie. Robert deducted my security deposit to appease a third party vendor that he recommended. Never mind the fact that there was no proof she was even at the correct home! He deducted her made up fees from my security deposit. I was never late with rent, and were great tenants (according to him). We loved it there. We were sad to move... but even more disheartened that I had already recommended many friends to this property management company. If Ms Gill is a friend or family member they should not be recommending her to do service on the homes they manage. He certainly should not have intervened as she is a third party and the bill was between Ms. Gill and I. He had no business taking my security deposit to appease this woman. If you are renting in a high-ed neighborhood, and looking for an ethical honest property manager keep looking, and never ever do business with a housekeeper named Gloria Gill. read more

We rented for 2 years and while the building owner did not put effort to maintain the building (HVAC system in attic had holes in the ducting CPS was $300++ for a 900sq ft townhome. Basically we were cooling the attic, rotting doorframes, etc) Simmonds was always polite, helpful, & vigilant when it came to our work request. First off, I moved to Selma May, 2015. I contacted Simmonds Real Estate in regards to home they listed for lease. The transaction to move in was smooth, but the deposit I felt was very hefty just to file an application. Oh, well, it served as the security deposit. Simmonds R.E. was very attentive to maintenance requests. The property needed new flooring when I moved in, but did not want to be inconvenienced during my tenancy. This should have been addressed prior to my move-in, but I will credit them with not having time. They could have told me the flooring was bad prior to moving in rather than me calling them to tell them I will not be held responsible for the carpet stains the prior tenant's dog(s) left all over the house. Smoke detectors did not work, but I was able to replace batteries in 2 of them. A third one would not stop squealing so I removed it. It must have been faulty. Light bulbs needed to be replaced, so I did that, also. Gates did not work, the yard needed maintenance, and a the hedge needed to be trimmed. One hedge in the front grew like a monster tree. It takes a professional landscaper to maintain. Not something I was personally capable of dealing with. I paid to have the yard mowed, bushes trimmed and garbage removed upon termination of my lease, but Simmonds deemed it necessary to charge additional funds from my deposit to trim the hedge, though no specifications had been provided as to what the trimming should be. After all was complete, and I paid $300 to have the entire house cleaned and yard maintained, Simmonds charged me an additional $300. They even had the flooring replaced which required the house to be cleaned again. I think this was completely unfair and would not recommend them as a lease agent to a tenant. I did my best to comply with their requests and this is what it cost me. Again, this is the best I can do for anyone looking to lease, please avoid using Simmonds Real Estate for your needs, unless you can afford them. read more
