We used Simmonds for 11 years. They were very responsive during that time and kept us aware of any…read morework orders on the home. However, during that time, they went in to check on our home once or we were never notified of any other inspections or given any record. Apparently, we needed to request in writing that they actually visit the property, it wasn't included monthly property management fee (despite us asking multiple times. No one ever verbalized we needed to formally request and pay an additional fee for the inspection). Upon move out, the tenants had removed half the sod in the backyard, the home was filthy, they had made many permanent changes and damage to the home as well as removing the fixtures in the home. However, Simmonds lost the move-in photos and the tenants "had never turned in" their move in survey. We received the move-out video. As a result, we were left to "value" all damage to the home from memory with no guidance, move-in pictures or videos. We were also left to contact and schedule all contractors to fix the damage on the home. We weren't provided with the damage deposit amount, only told "it's probably the amount of the rent at move-in." As a result, we went off of memory and sent a itemized list (which it turns out was less than the deposit, which we weren't notified of until Simmonds notified they were sending the tenants a check for the remainder). Simmonds did provide us with a few contractors' information but unfortunately did not coordinate anything with the contractors to fix the damage. Moving from overseas to the mess we had hoped to avoid by having a property manager was very disappointing and frustrating. By the end of it, we were out thousands of dollars and just wanted to wash our hands of the situation. We did verbalize our frustrations multiple times via telephone to multiple employees. Apparently we need to be more vocal or irrate in our frustration, because it seems they did not heed our frustration, so I can only recommend that future homeowners communicate in writing and document all dealings to refer back, particularly with move-in/move-out, damages or requests for inspection.

So it smells like a Hawaiian cat crapped in the house I had a gut feeling about this company. I had Isabel showing it to me and just something didn't seem right with Isabel. Upon further checking around I realize that this is one of those companies that doesn't care about the tenants it doesn't care about the owners. they just there just in it for the money. it's a horrible company to work with I refuse to work with them I will not rent from them.

I'm referring to meeting Ms. Judy Goldick of Regal Realty, in Schertz, TX. I met Judy pretty much accidentally, when I was about to give up trying to buy a house after a few months of rejections (by realtors, and by loan officers). My situation was not a typical one, having extremely limited resources and hoping to finally be able to buy a house for myself, at my old age. Since the beginning, when I met Judy, I could sense something very special: a realtor who truly cared, not only about her job, but mainly about her clients. She was amazing at explaining the whole process I'd need to go through to find a house, in a way that made sense, was clear to me, and made me feel that I could actually get to the point of owning a home.
