    **PLEASE READ AND Stay Tuned for pictures** The original email is displayed below as proof of the condition the house was in! Oh yes, I saved it!! Denied our security deposit for damages, yet the house was awful when we moved in! Come to find out it had a rat infestation and we had young children in the house! The wood is rotting and the house is old. It needs more than just a paint to hide it. It needs a makeover! Yet they want us to pay for "damages". We left the house clean and chalked up the carpet cleaning and blinds, as we have done before. We replaced the oven, that caught on fire and painted! From My understanding the carpet should be replaced after five years, but they cleaned it! Gross! They have fixed issues before, but they like to reply with " its cosmetic", implying that we should fix it. By far they have been the worst company to manage a property. We are military veterans with stellar tenant history. Thankfully we have bought a house and will not have to put up with this nightmare again. Stay away if you can! Informing the military to stray from this company. We will Be posting pictures of the what the house looked like when we moved in!!

    The renters are parking on the grass and they will not stop them. They are allowing 10 people in the house when they are suppose to have 6. The renters won't stop and they said they would tell them. They don't return your calls in a timely manner. They seem to collect the money without actually watching out for your rental property. We have 2 holes in the roof the renters said they told the property rental company. They said they been telling them about it for 3 years and we have never been told about this and it caused some bad damage.

    We had been looking for a rental by Clark high school for over a year and working with Mrs Darling a realtor outside of Hendricks. We've been living at the same address for close to 14 years with no rental or payment issues. Mrs Darling saw this house advertised by Hendricks. She knew what we were looking for and knew the patio was big on our list. She also knew we were looking for long term rental as Darlene has lived in the same house for so many years raising her kids in the same school district. Hendricks property management advertised information about a rental property with a nice screened in patio. My daughter really wanted this for us because of the distance to her high school. I was interested in the outdoor patio. We were looking at renting a property advertised with an enclosed patio. Hendricks property management asked for a deposit for the homeowner so they could remodel the patio (picture provided below) Hendricks came back and said the homeowner was not going to remodel the patio and refused to lower the rent. We never took possession of the property or the keys to the house. They were very unprofessional and rude to us throughout the rental process. We decided not to take the house because it did not have the advertised exterior enclosed patio, and because Hendricks was so unprofessional. They later lowered the rent online and took the patio out of the advertisement. They rented the house to another tenant and put a collection report on my credit. Watch out for Hendricks. My experience with them is they are dishonest, rude and unprofessional. We were all so disappointed but our 15 year old daughter was the worst emotionally affected by us not moving. Don't let your kids know your possibly moving until Hendricks delivers because they are the ones that take it hardest. We are still looking for another rental property but now that Hendricks posted a collection on my credit it will be difficult. All this after leasing the same house for over 14 years. Thank you Hendricks for letting our 15 year old daughter down and ruining our chances at leasing another home because of your greed.

The house has been pretty good overall and a decent value for the neighborhood. But the Maintenance Folks are absolutely the worst, with the worst customer service if you ever have any issues. They are rude, which is really the worst thing about them and they are in the least bit helpful. They are good at finding the least experienced and cheapest person to do a job if that is what you are looking for as a landlord, but as a tenant who pays on time and in full every month I expect things to get fixed and looked into a lot faster than these guys do.

We only lived in this house for 5 months…read more(we had to break our lease after my husband's job moved us across the country, non-military). Communication is poor and is strictly email. If you call the office, they pretty much always say they'll leave someone a message, but hardly ever helped us directly with issues. Even when it came to the move-out process, there was constantly gaps. Originally we were told end of December asking about our security deposit that it would take 30 days to get that back (which it hadn't been yet), but then 45 days after move-out I reached out again (after being told I would get an update) that they keep the deposit until a new tenant was found. Okay, makes sense, but this wasn't communicated well the first time. After a few months of paying rent on two houses, I was denied my request of any sort of payment plan. We had to start taking out loans when a tenant wasn't found after 3 months. Finally, by month 4, a new tenant was secured. WELL, we were sent the move-out inspection and final bill, and were shocked to see how much was charged. They kept our security deposit and pro-rate rent to cover costs, and we still owed $1400. When looking at the breakdown, about $2300 was charged for paint "touch up". I have never seen a move out bill this incredibly high. We then filed for a dispute, and didn't hear anything for a week afterwards. When I reached out, I was told we didn't have proof that the price was wrong and that I had 10 days to submit some evidence. I submitted it same day, and then got no response again for 2 weeks. We now had to pay the bill to avoid collections. We have left feeling completely scammed. When we moved in, there was a massive hole in the fence that wasn't repaired for 1.5 weeks, and all we got was a $150 credit. We also had very old appliances that caused our CPS bill to skyrocket, and had to get those replaced. On top of the move-out fees, we feel so financially shot after this house (we've also been trying to save up for baby boy to arrive soon, but now hardly have savings thanks to this situation). I will not be recommending this company to anyone, as they have basically squeezed every penny out of us and were so unwilling to work with us in any way.

We started our journey with Terry of building a home 14 months ago and his commitment to my family and I never wavered once and is actually stronger today than the first day he became our realtor. Terry was with us for EVERY appointment form signing contract, designing our home, picking out accessories (side note: Fellas if you need a teammate to help balance your spouse with picking items for your home call Terry now. He helped me keep my wife from going crazy with upgrades and at the same time helped us build a beautiful home with everything we really wanted) He went to numerous appointments with the builder Including every walk-through. He meet me at the house countless times to check the construction work and when things went wrong Terry was in immediately communication with the construction manager and sales representatives. He even worked with our mortgage broker to ensure everything was ready for closing. Not once did Terry offer guidance that was not in the best interest of my family and I, even though it never benefited him. Terry was always available for us no matter the time or day. He's always honest and forthright, no games! If you think you don't need a realtor because you're building a new home you're making a mistake! I could continue this review for pages.  Bottom line Terry is the realtor that you want by your side for all of your real estate needs. Terry is not just our realtor he has become our friend, there will never be a need for us to look for another realtor.

I could not afford to pay such a high fee for an application fee that is why I asked if they would work with me, but they wanted to cheat me they did not care that I was struggling and I needed a break, I needed a place to live, they just wanted to cheat me. That is why I was told that I was not approved because I do not have credit. Just because I do not have credit! You need to watch for the incorrectness of these staff members. This was on December 7, 2023, that I was told that I was not approved because I do not have credit just because I do not have credit! Watch out for the lying staff members at this property! They may just want to cheat you!

Now as far as the front office goes - they are the picture of a rude and lazy outfit. They are only open 9:30 - 5 mon - fri so they literally are open fewer hours than a bank. Add in the hour they take for lunch and they barely work 30 hrs a week. Make no mistake residents are here to serve the front office and not the other way around. Property manager needs to be needs to be replaced - we deserve better.

We provide on demand pest control, and HVAC air filters for all of our properties, at no cost to you. Rent is collected electronically through a PM software called Appfolio which allows tenants to submit maintenance requests and communicate with us through the software. Owners also have access to the software so they can submit requests, download monthly and annual statements, and communicate with us as well. We try to keep our fees simple and all inclusive, without any of the junk fees that some management companies charge. Our in-house maintenance team can handle most repairs, and at a cost usually significantly less than hiring a third party vendor. But we do have relationships with area vendors if the issue is something our team is not licensed or trained to complete. There are many choices when it comes to choosing a property management company, so we appreciate you considering ours.
