I've been renting with Hendricks since June 2025, and honestly, this has been one of the smoothest rental experiences I've ever had. From the very start, everything was clear: listings had all the info upfront, fees and policies were explained, and the onboarding process was fast and communicative. The tenant portal is a game-changer -- I can pay rent, track every dollar, and submit maintenance requests all in one place. Yes, there's a small fee for paying online, but the transparency and convenience are worth it. Even little things, like showing exactly how my prepaid rent is allocated (rent, water, pet fees, concierge, etc.), give me confidence that nothing's hidden. Hendricks also does semi-annual inspections of all their units -- not just tied to your move-in date. Mine happened only a few months in, and I was lucky enough to get Bret. He was professional, clear, and solved a small issue on the spot. On top of that, he took a moment to connect personally -- turns out he's been to my family's restaurant, McMillan's BBQ! It was such a warm, genuine interaction that I ended up telling my family and friends about it afterward. Predatory, unprofessional, lazy. This company rents out dirty run down neglected property. My fiance and I had to relocate from New York to San Antonio for work. We were interested in a property and were told we could do a facetime walk through. The day of the agent, Tracy, told us that property was "probably" going to be applied to but she could show us a different one which was a couple hundred dollars more a month. She was aware of how immediate our situation was and exploited it. After applying and being approved we were told we had to be at the property within a small time frame to fully claim the lease even after paying the deposit and first months rent. Keep in mind we were across the country. So we hurried to pack all of our belongings as fast as possible, had to part ways with A LOT of our things to make the time. Then during the stressful drive they were incessantly contacting both of our phones with passive aggressive tones and when I politely reminded them we were in the middle of a 1,500 mile move they lightened up and tried to back pedal their aggression. We arrived after a 26 hour journey to a key box that wouldn't open with the combination that was given to us so I had to use what very little brain power I had left to figure out where the typo could have been and after 45 minutes I figured it out. The property was dirty, falling apart, and obviously neglected. Holes all in the wall from previous tenants as well as random fixtures still present like a giant tv mount in the bedroom. The shower had mold, the back yard had a 4 inch layer of dead leaves which harbored many bugs and even rats. We spent 2 months tackling the bug issue and any other problems we could immediately fix. They left the lock box on our door knob for the entire first 2 months. There were giant hornets nests all over the exterior upon us moving in also. Any time we contacted Cindy about a question or a concern we didn't hear back for multiple days. I don't remember the exact issue but my fiance called for clarification and was met with hostility and agitation as if it's not their job to assist with home related concerns. We maintained the property to our best ability and when it was time to renew the lease we were told we had 30 days to vacate due to the land lord wanting to rent to his family. Then we were sent move out instructions and on them it mentioned patching holes of a decent size. Now remember when I told you there were so many holes in the wall upon moving in? My fiance took it upon himself to patch the FEW holes he made as well as the holes from the previous tenants because he thought "might as well". He asked Cindy for clarification on the instructions because it was worded weird with spelling errors and such. She told him he can patch the walls but to not paint unless we had the exact match or else we would be "charged" (no explicit $x per explained) for the painting over. So we just patched and left it at that. He then called her to clarify just so there were no miscommunications, she didn't answer of course but he did leave a voicemail asking for clarity. We never heard back from her on that. Today I got an email with my "disposition" for our security deposit which was just a loosely typed up paper with no itemization or photographic representation... they charged us $750 for "touch ups that didn't match". If you're looking for a company that cares absolutely NOTHING about people, then Hendricks Property Management is the place for you. Their staff is rude, dismissive, and clearly couldn't be bothered with someone who is desperately trying to find a property in San Antonio. I applied for a rental only to be rejected because of my "credit score," but here's the catch--they use the most stringent version of an Experian credit report, seemingly designed to exclude anyone who hasn't had a life of endless privilege. Apparently, Hendricks is on a mission to make sure the only people living in their precious properties are those who've never experienced any of life's struggles. So, forget about the fact that I currently make FOUR TIMES the monthly rent on my own. Forget that my husband and I combined make EIGHT TIMES the monthly rent. Forget that I have an impeccable rental history and that I was recently approved for a home loan worth several hundred thousand dollars (which I declined, by the way, because I didn't want the financial burden). None of that matters to Hendricks! Instead, they cling to their sacred version of a credit report, which, by the way, says I'm a risk--while MY version of the exact same report from Experian shows a score 100 points higher. How convenient! Apparently, nothing matters to Hendricks except THEIR outdated, unrealistic standards. It doesn't matter that I've worked hard for decades, battling through challenges that have impacted my financial security but never my ability to pay rent. Hendricks Property Management is a perfect example of a company that doesn't care about people's real lives or situations. If you're struggling or have faced adversity, don't even bother applying here--they've made it clear you're not the "type" they're looking for. 0 out of 5 wasn't option or that is what I would have selected. read more

From a perspective of renting a place that they manage, avoid them like the plague. They are the worst sort of "management" team you are likely to encounter in this area. They couldn't even be bothered to take the lock box off the door the entire 18-months I was in one of their properties. Do not take their listed rental price at face value either, they fail to mention all the additional fees. They will charge you for things that they do not actually repair, and those items will likely have been in disrepair before occupancy. They will consistently fail to inform you of someone showing up for "routine maintenance". Rude, condescending, and absolutely do not give a shit about the safety or comfort of tenants. Arsenic in your water? Not their problem. Does the water smell like rotten eggs? The earth gives the water that it gives. These are the slimiest managers representing the worst type of slum lords in this part of Texas. read more

A big shout out to Kyle Hendricks and Lacy Hendricks for their superb job selling one of my investment properties in San Antonio, Texas. Hendricks Property Management has been my property manager for many years. Prior to signing up with them, this property had been in real trouble (around 2009-2010). I had tried a couple different property managers. The property ended up vacant and seriously vandalized. Apparently it was starting to be referred to as the "ghost house" by the neighborhood kids. I contacted Hendricks, and started working with Karen Weeks there. She turned the situation around inside of a month, making repairs, ensuring the locks and windows were functioning properly, and helping me set up a few security service runs to send a message to anyone thinking of vandalizing the property further. She found a nice couple to live there. That couple and their kids stayed in that property for over ten years. Tracy Byrd took over for Karen a few years ago and has also done a great job managing the property. Eventually (in 2025), I decided to sell the property. I hoped to sell it to our long term tenants, since their kids were attending the local schools at that point. Kyle and Lacy were able to put that transaction together, and I am happy to report that my long term tenants are now newly minted homeowners! Bravo Hendricks Property Management. I contracted with Hendricks to manage one of my cash flow/rental properties in San Antonio about 5 years ago. Why did I stay with them for 5 years? Because they are an exceptional business with professional employees. I recently decided to sell the property and Kyle (the owner) handled it personally. He got the property listed and sold in a matter of a couple of weeks. All I had to do was sign papers on docu-sign, as I live in Florida. During this 5 years I mainly dealt with Cindy. We left the house clean and chalked up the carpet cleaning and blinds, as we have done before. We replaced the oven, that caught on fire and painted! From My understanding the carpet should be replaced after five years, but they cleaned it! Gross! The renters are parking on the grass and they will not stop them. They are allowing 10 people in the house when they are suppose to have 6. The renters won't stop and they said they would tell them. They don't return your calls in a timely manner. They seem to collect the money without actually watching out for your rental property. We have 2 holes in the roof the renters said they told the property rental company. They said they been telling them about it for 3 years and we have never been told about this and it caused some bad damage. read more

We had been looking for a rental by Clark high school for over a year and working with Mrs Darling a realtor outside of Hendricks. We've been living at the same address for close to 14 years with no rental or payment issues. Mrs Darling saw this house advertised by Hendricks. She knew what we were looking for and knew the patio was big on our list. She also knew we were looking for long term rental as Darlene has lived in the same house for so many years raising her kids in the same school district. Hendricks property management advertised information about a rental property with a nice screened in patio. My daughter really wanted this for us because of the distance to her high school. I was interested in the outdoor patio. We were looking at renting a property advertised with an enclosed patio. Hendricks property management asked for a deposit for the homeowner so they could remodel the patio (picture provided below) Hendricks came back and said the homeowner was not going to remodel the patio and refused to lower the rent. We never took possession of the property or the keys to the house. They were very unprofessional and rude to us throughout the rental process. We decided not to take the house because it did not have the advertised exterior enclosed patio, and because Hendricks was so unprofessional. They later lowered the rent online and took the patio out of the advertisement. They rented the house to another tenant and put a collection report on my credit. Watch out for Hendricks. My experience with them is they are dishonest, rude and unprofessional. We were all so disappointed but our 15 year old daughter was the worst emotionally affected by us not moving. Don't let your kids know your possibly moving until Hendricks delivers because they are the ones that take it hardest. We are still looking for another rental property but now that Hendricks posted a collection on my credit it will be difficult. All this after leasing the same house for over 14 years. If I could go lower, I would. The customer service and communication skills are horrible. If you have a company and can't provide customer service and the PM decides to quit answering because they don't want to deal with the tenant, they should hire more effective, efficient, and caring people. I own property and I would never even recommend this company to represent my home due to lack of communication leading to lack of professionalism (appreciate the customer). I have had multiple PM companies and they would have never treated tenants this way and wouldn't try the shady things they do, just to get more money. I believe the word would be ethical, but after what just happened, shows there is a little of that missing. For example on the professionalism, courtesy, and customer service: I went on vacation on Labor Day weekend and didn't have my autopay set up, so instead of a quick phone call, they just use the standard "you have a deadline to get us the money or you will be evicted email." I paid late with no issue, it just slipped my mind since I was flying out. At least they did fix their website for payments since the network could never handle the load when people were paying on the third of each month. That's probably the best thing they have ever done. Additionally, they did not want to get anything fixed that needed to be fixed. Lastly, if you get comments from the packers and movers that asked/stated "Wow, you have two dogs?!?!" Because it was left in pretty good shape for being there 14 months. So, we shall see how much they want to work with me on what I have been asking for four days ago and see if they give me my security deposit back. Came back to add, very shady practices when they let you break a lease and decide to raise the rent to whatever they feel like. They don't let you know they can start showing, so they start letting agents and people in before you have moved out, tell you that you are responsible for utilities until a new tenant is placed, insurance, etc. I don't live there, it should be bare minimum. Pretty sure even if it was rented out, they would not tell me it got rented out and make me keep paying. That's how shady they act read more

Their company started ok with me 10 years ago, but in 2019 I went to see about a known "leak" in the bathroom and have a nice texas visit. NOOOO. I found TOXIC living conditions: non-working fridge, windows sealed shut, broken panes, a HOLE in the tub sealed with duct tape, rotting flooring in the bathroom that extends into all the walls and the adjacent room's flooring, broken and rotting flooring in the kitchen, and door frames - all 4 exterior doors - had been forced open and broken so much they did not function as doors very well anymore. I fired them, evicted the tenants, and they're still trying to charge me for the vacancy. I cannot warn owners enough. It appeared nothing had been painted for several turnovers. The place is a total disaster that is costing me the better part of a year and a huge loan to get rentable again. I wish there was a way to go back in time and fire them sooner. the managers were polite but useless, clueless, and under-educated on all things repair-related. read more

DO NOT RENT FROM HENDRICKS PROPERTY MANAGEMENT! YOU WILL NOT GET YOUR DEPOSIT BACK! I rented from them for 5 yrs. and when i moved out i had the yard cut the carpet cleaned and the house move in ready for the next tenant. I made sure there would be no excuse for them to give me my deposit back. Hendricks came up with bogus charges stating that it's the TENETS responsibility to show the property on the last month before moving out. They never gave me the lock box code on purpose so they can say that i didn't make the house available for showings. Not to mention they wanted me to take time off work so I can basically re-rent their property. Stating it's in the rental agreement. But nowhere in the agreement does it state it's the tenets responsibility to show the property nor does it state you have to put your key in the lock box. They purposely don't tell you any of this information so that they can charge you when they can't find anything else to charge you for. They made sure they charged me for another months of rent out of my deposit so they are not losing the owner any money. Even though they knew in May 2019 i was moving out. I gave them a 2 months' notice. Not to mention the tenants they have living there now moved in on the cleaning I had done. Yet they took 90% of my deposit. I have now hired a lawyer to investigate Hendricks, because I'm sure this is a scam they do to all their move out tenants. read more

Hendricks Has been managing my property for almost two years. They have done an outstanding job especially in comparison to the terrible job my previous property management did. They do an inspection of the property twice a year to make sure the tenant is not trashing the place. Had my previous management company done this tenants who let their dogs ruin all the carpeting could have been removed 6 months earlier. The tenants the previous company found all left after a year whereas Hendricks found a long term tenant. They say even if you have horrible credit they are willing to help. If you got amazing credit and something minor on your spouses credit that happened years ago. They say they will help you but have you spend all your money to try and get a place then turn around and lie. For 4 years, Hendricks Property Management handled our 2nd home in San Antonio. They never looked at, drove by or inspected the house in that time. They allowed the Section 8 tenants to destroy our house and manicured yard. We finally kicked the tenants out and fired Hendricks as our property manager. The tenants did over $15,000 damage to the house, and failed to report hail damage, which cost another $10,000 to replace the roof. The tenants cost us over $5,000 in plumbing repairs for stopping up the drains on a monthly basis, all with the approval of Hendricks Property Management. Do not do business with Hendricks. Terrible customer service. It was bad enough when I rented a property from them - thankfully I don't anymore. But, now we're trying to buy a home and the mortgage company reported that they had not heard back on verifying our rental history. So, I called myself and left a message. I got a call back but missed it and instead received a bad voice mail from the property manager - he said he had already faxed it and two times called the mortgage company idiots. Then, the mortgage company called me and told me they finally talked to the property manager and he was very rude and hung up on him. Shortly later, the property manager called me and said he faxed it again and hoped they got it because he will not do it again. (very rude tone) Sigh. Turns out there was a mix-up on the fax number to send it to which is why the mortgage company didn't get it the first time. However, that was no reason to be outrageously rude and completely lacking of any kind of customer service skill. Not surprised though as I experienced this kind of treatment in my time renting a property from them. I had to deal with the same property manager during renting that I dealt with today. Don't rent from them if you like superior customer service and a friendly attitude along with a genuine concern with assisting renters. I know I was no longer renting but I am buying a home and could at some time in the future need to rent it out - needless to say, I won't be using Don Hendricks Properties as I would not want my tenants treated this way. read more

He never returned calls. Asked for bids on repairs and they did work w\o permission, other things never got done. Changed lease to 6 month for tenant WITHOUT my notice which was a hardship to me (if you have to re-rent every 6 months you understand)! Poor, poor Property Management Services. Our family-owned Corporation did business with this firm from April 2009 to September 2011. No periodic inspections or final interviews/inspections of properties prior to the tenant moving out of property. No documented inspections of any kind. This company does lots of Section 8 Tenant placements for their Property Owner clients and these tenants end up destroying and abusing the properties. This company will discourage their Property Owner Clients from terminating their placed tenants even if they are poorly managed. This is absolutely wrong! This company will do everything they can to keep even poor tenants in the properties to pursue the monthly and annual recurring fees. This company grossly lacks basic Property Management skills. Accounting practices of this firm is also highly and very undesirable. We cannot keep a track of income and expenses of our properties on a monthly basis. Our Corporate CPA disfavors this type of accounting practice. Our Corporation sustained more than $21K worth of damages and lost rental income from two of our poorly managed properties by this firm the past 2.5 years! Our Corporation is seriously considering filing a lawsuit against this firm. If you are a Real Estate Investor and own properties in the San Antonio, TX area, do not do business with this company. You will regret it. Do business with a small Property Management Company where they have the time and resources to fully take care and provide the necessary services and oversight to sufficiently manage your properties. When asked about their process the girl on the phone said they can't do anything about the realtor not calling you back, returning your emails or phone calls. Again, they just refer you to another realtor. I left messages, emails and texts to 4 different realtors they referred me to. I was unaware of their process because no one informed us the first 3 times we called. They didn't tell us about the process until we found out that the property we had been trying to view for the past 2 weeks was no longer available. I do not recommend this group. read more

My highest recommendation for Hendricks Property Management. After a property manager, with initials KC in Southwest San Antonio, ran my rental house into disrepair and repeatedly rented to Section 8 folks when I asked him not to, I fired him and hired a contractor for the cleanup. That contractor told me he works for lots of property management companies, but the most difficult to work for was a VERY particular company that insisted that every repair was just right. Give me the name of THAT company, I told him. That's who I want! Thus, I hired Hendricks and have been VERY happy ever since. Owning properties in many states, I want what every other landlord wants: 1. Payments right on time and direct into my account with auto-debit. 2. A dedicated agent who knows my property, returns my calls, answers emails briefly and intelligently, and one who, if I ask, will give me her honest opinion. She gives me suggestions about low-cost landscape improvements, tells me what is going on with other rentals in the neighborhood, works hard to get me the most cost effective bids on major repairs, and makes great suggestions on rental pricing and marketing. (The name of this golden girl is Karen Weeks. She is awesome!) 3. An online portal that lets me log in to see when the tenants paid their rent, allows me to download the lease, the current P & L, etc. 4. A great system of marketing my home when it is ready to rent. 5. An easy online system in which my tenants can request a repair and where I can track that activity. 6. An offer of an annual interior inspection of my property to make sure all is well if a tenant has been there a long time. There is more but you get the idea. Lived in Hendricks home in Castle Hills Forrest for 5 years with Cathy as Property manager. Loved the house, Cathy is the best. Left alone and not treated like a tenant. Got deposit back fast after moving out of state. Came back after 2 years. Rented another home in 78247, prop manager is Karen. House is not great, landlord is new to Hendricks. Kyle was accommodating in the short notice move we had to make. Karen is wonderful and always takes care of what I need. She responds to emails and is very nice when I have attitude about the house needing repairs. Hendricks has always been good about sending over different companies for repairs and I probably have had over 30 repairs in all the years. They check back after to see if things were taken care of. Renting is not ideal, but I live in a house I don't love b/c renting from anyone else was not something I was willing to do. read more
