I sent a request for a quote via Yelp and was given a Yelp message that provided me an option with scheduling an appt through a calendar, which I did. They continued to send me a Yelp message asking if I wanted to schedule with them, which I informed them I already scheduled an appt for a free consult for an estimate 6/20. Remind you, I made this appt around 6/17. They never replied on Yelp afterwards. My dad, who the appt was for, waited from 930am-1130am today 6/20 and no one showed up or called regarding the 10am appt I made. I would say for anyone potentially working with this company should NOT schedule through their calendar/website option because it clearly didn't happen as no one appeared. Maybe scheduling via phone or Yelp message might have a better outcome. We will not be moving forward with this company. read more

We hired Moctezuma Roofing to install DaVinci Roofscapes 12-inch single-width Cool Roof tiles on our one-story home. They also added a couple of vents to help cool our attic, which tends to get very hot during the summer. Pros - The project manager, Billy, has strong supplier connections and was able to get DaVinci tiles at a good price and pass the savings on to us. He also secured competitive pricing for copper gutter guards. - He is technically savvy and very knowledgeable about all aspects of roofing. You feel like you are working with a true industry veteran. - He speaks excellent English and communicates clearly. - When we pointed out areas that needed improvement, he was accommodating and made corrections without pushback. - The estimate was reasonable for this type of project and closely matched typical pricing for similar work in the San Francisco Bay Area. A couple of the other companies we contacted were noticeably higher. - The crew was highly skilled and worked very efficiently. They nearly completed the entire roof in about five days. - The finished roof looks beautiful and the craftsmanship is excellent. - We were given some extra spare roof tiles for future repairs so we won't have to worry about matching issues. Cons - The project started later than expected. We were initially told November or December, but work did not begin until late January. We received only one day of notice before the crew arrived. - Not all potential extra costs were clearly quantified in advance. The contract noted possible added charges for plywood replacement, but we were not shown photos or told about dry rot until the final walkthrough, along with a 1,500 dollar extra charge. The copper gutter guard cost was also not disclosed until then. - The tile quantity was underestimated. The crew ran out of tiles, causing a delay while more were shipped from Kansas. We had to purchase an additional 400 square feet of tiles, increasing the total cost by about 3,500 dollars and extending the timeline. - At the walkthrough, there was no itemized invoice for the additional charges totaling about 10,000 dollars. We were told an itemized statement could be emailed later. It felt unusual to be asked to pay based only on verbal totals. - After the final walkthrough and payment, we were later told we still owed another 1,000 dollars due to a misquote on the extra tile cost. That change after payment did not feel very professional. Overall, although some parts of the process could have been handled better, we are very happy with the quality of the finished roof. We would still choose Moctezuma Roofing again and would recommend them based on the workmanship and final result. read more

Hey there: if you need a roofer check this one out!!! I got 6 estimates to replace my roof. After going through the estimtes with each estimator, I settled with Moctezuma. They are not the cheapest nor the highest but it was the detail of work listed on the contract that told me this is a roofer that I can trust and knows what they are doing. Jacob is an easy going and easy to work with person. Unlike alot of contractors, they purposely ommit some items on the contract because they know you don't know the stuff, and nickle and dime you through out the work process. The job foreman Alex and his brother Omner are true professionals. They know the stuff and very courteous. They even power wash my front/ back / side yards/ drive way and my garage doors during the clean up process. And this was not even in the contract!!! They told me this is their protocal for every job they do. When the job was completed, Jacob provided me a final inspection approval from the city and roof warranty registration from CertainTeed within 3 days. Lastly, I am a builder and developer. I worked with lots of contractors and Moctezuma stood out on all spectrum. read more

I recently had my roof replaced by Moctezuma Roofing, and I'm very happy with the results. Jacob and his crew were professional, punctual, and detail-oriented throughout the entire process. They handled everything -- tear-off, dry rot and fascia repair, new plywood, reflective GAF shingles, gutters, vents, and even a flat roof section -- all completed within a week and cleaned up beautifully. The Golden Pledge Warranty and city inspection were also handled smoothly. If you want great workmanship , value for money and responsive communication, I highly recommend Jacob and Moctezuma Roofing! -- Amir D., East Bay, CA read more

Moctezuma Roofing - House Roof replacement - Roofing Near Me - San Leandro, California

Overall 4.2 out of 5 THE GOOD ° Significantly better price than what we were quoted from other roofers. - Some came in $10k-15k higher. ° Installed the material we wanted. - Most other companies didn't want to install Davinci Shake (engineered shake). We refused to do a cedar shake replacement but the HOA requires shake) ° Oh! That's another good point - Many other roofers simply didn't reply when they heard "HOA!!!!!!". Scary, I know. ° Emmanuel was highly communicative. ° They worked hard throughout the rain and the interior stayed dry during the whole process. - Some mishaps throughout the process because of the rain. ° Any mishaps we did have, they fixed THE BAD (keep in mind, wet and slippery weather) ° Had some material fall off the roof and hit the gutter. - repaired and sealed the gutter. THE UGLY ° Nothing major. read more

Moctezuma Roofing just finished replacing my roof and I'm totally happy with their work. The team worked VERY hard every day. They cleaned up beautifully after each day as well. Our roof was leaking and Billy from Moctezuma came out on a Saturday to patch it up as an emergency. They got me on their schedule in just two weeks while the other companies I quoted were looking at a month out. The crew banged out the whole roof in one day, which was great. They were courteous and efficient. The price was competitive. I got a GAF Golden Pledge warranty which is transferable and backed by the shingle manufacturer. Billy is a great guy, easy to work with. Would recommend. read more

We had a leaking roof that was still under warranty, but the original roofing company was not able to find the source of the leak. Emmanuel was able to come out and check out the roof, and gave an assessment of the issue. He was very knowledgeable, straightforward, and courteous. Even though we were not able to use them (although in retrospect we wished we had done more research and went with them from the beginning), since the other roofers were threatening to void our warranty, we really appreciated his expertise and honesty. read more

I requested an estimate to replace the fascia board on my house. Emmanuel came out and was extremely helpful. He gave me his honest opinion on what he would do if it were his house. I sincerely appreciate the honesty and his friendly nature read more

Out of the blue, our insurer gave us 3 months to get a new roof or be dropped. To make it worse, we had to take multiple international trips during that period. Just had a new roof installed by Moctezuma Roofing and I am a very happy customer! I share a wall with a neighbor and due to water leak issues with an old roof, I called Moctezuma for help. Unfortunately, my neighbor could not do his roof with me at the same time, so I had a lot of concerns going through with this. However, Billy and his team walked me through the process, listened to my requirements, and got the job done right. I've shopped around the area for roofers and they had excellent reviews and ultimately ended up giving me a very fair price. The team arrived punctually at 8am and went right to work. Very professional and accommodating to my questions. They were able to get it all done in 4 days. Due to the shared wall, my HOA wanted the roof divider looking a specific way and Billy and his team delivered to the requirements. If you're in the same situation, I highly recommend these guys. Thank you to Billy and the Moctezuma team! Wouldn't hesitate to do business with you again if the need ever comes up. And it will once my neighbor is ready to fix their side. =) read more

Emmanuel met me on a weekend to take a look at the job. He explained what needed to be done and gave me a quote within a few days. He was knowledgeable and the quote was excellent. Work started while I was out of town and he checked in regularly which I appreciated. I was nervous because I found him on Yelp but if you choose him for your roofing project, you should feel confident that he stands by his word. It's not that often that you meet a contractor from Yelp that you immediately trust(kinda of scary in these times when you feel like every one is out to get you). Choose Moctezuma Roofing for your next roofing project. Right person at the right price. You won't be disappointed. read more

Overall a great experience. Billy clearly had expertise, and dealt with some unexpected issues (dry rot, gutters) without any drama. He took care of the additional work for a reasonable price. The quality was really good, and our roof was complicated. It didn't phase them. Price was competitive (not the absolute lowest, but a good value for the quality) I'd use them again for my next roof. My only complaint is the start date kept getting pushed back vs the original estimate, so maybe look somewhere else if you need something in a hurry or need solid dates. read more

Moctezuma Roofing (Jacob Moctezuma, Alex & Crew) I'm writing this review to give a detailed, technical, and practical understanding of my experience with Moctezuma Roofing, specifically Jacob Moctezuma, Alex, and their crew. When people read reviews for a roofing contractor, they are usually trying to understand not just whether the job was completed, but how it was planned, how technical decisions were made, how problems were handled, and whether the contractor truly understands roofing systems beyond minimum code. This review is intentionally detailed so future homeowners can understand the strengths of Moctezuma Roofing in terms of communication, workmanship, technical execution, and overall professionalism. This project involved a complete roof replacement and was part of a larger GAF Energy solar shingle project. Jacob Moctezuma and his company were responsible for the entire roofing scope, which they handled extremely well. The electrical installation was handled separately under the same overall project and is a different experience. One of the biggest strengths of Moctezuma Roofing is communication. They are not a large corporate company, and that worked very much in my favor. Jacob was extremely easy to reach, often within minutes, and communication was clear, direct, and technical. We had many phone and Zoom conversations where he patiently walked me through roof replacement planning, solar-ready considerations, ventilation design, materials, and overall execution. I never felt rushed, and Jacob was always willing to revise estimates and explain the reasoning behind each technical decision so I could make informed choices as a homeowner. Ventilation was handled properly and treated as a system, not an afterthought. We discussed intake and exhaust in detail and selected appropriately sized dome vents with careful placement. Jacob emphasized proper passive ventilation balance and upgraded the ridge vent to a Snow Country ridge vent with built-in filtration to help prevent insects and debris from entering the attic. This upgrade was provided at no additional cost. The ridge vent was also installed correctly by stopping short of the roof edges rather than running it all the way across, which helps maintain roof integrity and weather resistance. The crew documented the work with photos throughout the process, which added transparency and confidence. Waterproofing and wall-to-roof transitions were handled with great care, which is important because these are common failure points. StormGuard was installed higher than the typical minimum requirement, and where siding interfered, the crew removed it, installed the protection properly, and reinstalled everything cleanly. Nothing was skipped just to save time. During demolition, Jacob and Alex identified decking that was not sitting properly along with areas of dry rot. Instead of ignoring these issues, they replaced the affected decking and wood and made sure everything was installed square and secure. It was clear that Jacob prioritizes long-term quality and understands that roofing shortcuts can lead to serious interior damage later. The project also included new gutters and downspouts. I already had expensive gutter guards, and the crew carefully reinstalled them. After the work was complete, they performed water tests to make sure there were no leaks, no water flowing behind the gutters, no water jumping off the guards, and that drainage was working correctly through the downspouts. The job took over a week. Alex and the crew were punctual every morning, professional throughout, and respectful of my property. My artificial turf was protected, cleanup was done daily, and the site was left clean at the end. When the city inspector arrived, I asked for a thorough inspection. The inspector went up on the roof, checked everything in detail, and was clearly impressed with the workmanship. The project passed inspection smoothly, which further validated the quality of the work. Jacob is a veteran with a technical background, and it shows in his methodical, detail-oriented approach. Alex is an excellent crew lead--organized, calm, and hands-on. Overall, Moctezuma Roofing was reliable, easy to work with, and genuinely committed to doing the job right. To summarize, the experience I had with Moctezuma Roofing was extremely positive from start to finish. Unfortunately, under the same overall project, the electrical installation handled by GAF Energy LLC was the complete opposite experience. The contrast between how well Moctezuma Roofing handled the roofing work and how poorly the electrical portion was handled could not have been clearer. To keep this review fair and focused, I am only reviewing Moctezuma Roofing here based on their excellent roofing work. read more

We recently had our entire roof redone by Moctezuma Roofing, and the experience was great. Emmanuel and Billy were easy to work with and very responsive. Billy suggested installing a couple of solar- powered roof attic fans. The difference is remarkable. Our home is now noticeably cooler and much more comfortable. The crew was professional, always clean up at the end of the day. The quality of their work is evident in every detail of our new roof. They also offer the best warranty, which gives us great peace of mind. Now my house is cooler, my roof looks great, and I couldn't be happier. read more

Moctezuma recently replaced my roof and some gutters on my Albany house and I'm very happy with the work done. I really appreciated the care taken by the team to protect my garden - none of my plants got damaged-which means a lot to me as someone who spends a lot of time gardening. Jacob said it wasn't a big deal so he just took care of it. Highly recommend Moctezuma Roofing. read more

We should all feel lucky enough to collaborate and work with such honest and hard working people as Jacob and Moctezuma Roofing. The housing market is always very difficult, but especially so in the Bay Area. When looking for a house in my price range, there wasn't much available and the house I found needed some TLC to say the least. When the appraisal came back, the lender needed a roofing report completed by a licensed roofing professional. I called Jacob and asked his honest opinion. He went onto the roof and told me that some repair work was needed, but eventually a new roof is the best option. The roof report indicated what repairs were immediately necessary and he even showed me what material to get at the hardware store to do the job. The lender was happy with the report and the needed repairs were completed before closing. I literally was able to close on my new home because of Jacob!!! Of course, after closing, I took his advice and moved forward with the new roof (just in time before the rain hits this year). As usual, immaculate quality from these guys! They showed up every day on time and ready to work! They did the roof and garage in a week and that was with some major carpentry repair needed in some areas too! I personally don't ever need to search for another roofing company because I already have the best! read more

Old world craftsmanship. Having restored several San Francisco buildings over the last 50 years, I have had the opportunity to work with some 30+ contractors over this time, covering general construction, roofing, plumbing, electrical, etc. Perhaps it is a reflection of the times, but it has become increasingly difficult to find companies that provide high quality services - old world craftsmanship - that are done correctly with pride in their work and at a fair price. Billy the project manager (and Moctezuma's owners, Jacob and Emmanuel), provide just such workmanship through their crews. My recent project with Moctezuma was the removal and replacement of 100+ year old metal roofing on a classic Edwardian building. From the moment I received the detailed written project bid, it was obvious that Moctezuma knew what needed to be done and the how to do the work correctly. Much more detailed than other estimates received, Billy explained each step of the project, clearly answered any and all questions I had. The work crews arrived every work day at 8am on time, and except for a lunch break, never stopped working until 5pm. The job site was left spotless each evening. And from watching and listening to the crews each day, you knew they took pride in doing the job correctly from beginning to end. And the project was completed on time. I recommend Billy and Moctezuma roofing without reservation. They do quality work and you will not be disappointed. They have now become my roofers of choice and we will use them in the near future when our typical SF flat tar and gravel roofs need replacement. Thank you Billy and Moctezuma roofing for a job well done! read more

I had a bunch of roofing proposals come in, but I ended up choosing Moctezuma Roofing. My neighbor had used them and spoke highly of his experience, and I also noticed their name on Tesla's preferred installer list, which gave me a good feeling. From the start, Emmanuel was great to work with. He's friendly, honest, and really takes pride in what he does. He walked me through the process without any pressure and made sure I understood everything. The crew showed up on time, worked efficiently, and cleaned up well. What really stood out to me, though, was how they handled the unexpected stuff. When a few things came up that needed rework, they just took care of it, no fuss, no attitude. Just got it done with a smile. The roof looks great and I'm genuinely happy I went with them. I'd recommend Moctezuma Roofing without hesitation read more

I've been shopping around for roofers for the last 3 years and finally decided to pull the trigger. As such, I've gotten 10 quotes, including from the big names (Tom Lee, Excelsior). From the lowest to highest quote, it was a difference of 3.3X! [Tip to folks looking: get multiple quotes!] I decided to go with Moctezuma for the following reasons: 1) Quote was competitive and around the same amount as other mid-size companies; I felt they were very fair. 2) Jacob was responsive, a nice guy, and wasn't overly salesy or trying to add a bunch of 'extras' (some roofers told me I had to replace my gutters). He also helped me communicate with GAF b/c we were getting solar shingles as well. 3) Moctezuma is a Master Elite Contractor with GAF so parts and labor is backed by GAF's Golden Pledge warranty (meaning a longer warranty period). How did the install go? Pretty smoothly! From contract signing, I only had to wait 1 month for the work to start. They were able to complete the roof and solar shingles in 4 days. We found some wood rot and we also had a unique roof border/rake issue, but Jacob did a good job communicating with me to figure out options and the additional cost was quite reasonable. Jacob himself came by each day to check on progress and see if I had any questions. His team was great and cleaned up everything. In fact, they even helped me haul away some unrelated packaging materials/wood from a large delivery! Also, my neighbor, who works with roofers and contractors as part of her job, said Moctezuma did a good job. Note: we're still waiting on GAF to do the electrical installation for the solar (~2 month wait), but that's on GAF, not Moctezuma. read more

Very fast and thorough service. Came within a couple of hours of us calling during the bad storm.

Recently we got our home re-roofed by Moctezuma. Billy was our project manager. Usually such projects can be a nightmare in getting right quotes in time, scheduling the project etc. Working with Moctezuma was mostly a breeze. Got a quote within a day of our first meeting with them. Following week the work was scheduled and completed within 2 days. The re-roofing was done as preparation to put solar panels on them. We are waiting for the final permit from City so we can start the solar panel project. I am sure Billy and Jacob will get the permit done soon too. read more

Moctezuma Roofing - Beautiful new roof! - Roofing Near Me - San Leandro, California

Moctezuma Roofing, Inc. was the roofing company I worked with for a new re-roof project. The owner, Emmanuel, was very proactive with guiding me through all the steps of this process, which included educating me about the type of roof that would work, and going over everything from start to finish of the project with meticulous detail I had a deadline to get the roofing completed with a time frame, so that my insurance company would continue to service me and Manny (Emmanual) finished the work well ahead of the deadline, building a roof that is expected to last many years. His pricing was reasonable compared to the other estimates I received, and he kept me informed as to the progress, the pulling of the city permit, etc. There was a little extra work involved, but the added cost was reasonable, and there is the peace of mind of having an excellent new roof that will withstand the test of time. I would, therefore, highly recommend his roofing services for the exceptional attention to detail and good, clear communication and reasonable cost of the entire project read more

Truly an honest roofer. They have financing which is through a bank that was very easy to do. I looked for a certified roofer for the shingles I wanted with a 15 year wind replacement guarantee. It's the only shingle HDZ that offers that. Also you need a certified roofer and they are. I had over 4 estimates with roofers that were outrageous to about the same as Moctezuma. They were the best price with the best materials. Jacob the owner changed some facia for me and charged me minimal for it. He used some under laymen in areas of low slip that was extra expensive but no extra charge. That was after the estimate was set. I can't express how honest and great workmanship they did. They have also repaired roofs that some of the other companies quoted me on. I recommend these guys because there are so many roofers out there that do lousy jobs. I even went with Jacob not using the local roofer in town that is highly recommended because they didn't carry the shingles I wanted? Great company. The monthly payment option is the best thing instead of paying the whole amount and better rates than my bank. read more
