We worked with ELM roofing to replace our 20+ year old shingle roof in San Francisco. I got quotes from a few companies, but what impressed me off the bat with Carlos and ELM is how thoroughly he explained exactly how the process would go, what material would be used, and what would happen each step of the way. Carlos and his foreman Ricardo did a fantastic job. They worked quickly and efficiently, but also made sure to clean up all the debris that fell off the roof multiple times throughout the week, including from our neighbor's yard. During the project, Carlos was here multiple days walking through the progress with me, answering any questions, and touching up any small things I found. They even replaced our super old mesh screen behind our attic ventilation to ensure that it kept out any unwanted bugs or rodents from our attic. Carlos and team finished the entire re-roofing within about a week, and we got our city approval on the following day. I'm also really impressed with the multi-decade warranty that ELM provides for its customers, both through itself and through the manufacturers of its products. Highly recommend ELM and especially Carlos and Ricardo - they were fantastic to work with. read more

We worked with ELM on a roof replacement project in Peninsula. Rodrigo and Pedro and team did a fantastic job that out-achieves my expectation. A few highlights: 1. Rodrigo walked through all the details with me in the first visit, before giving me any quotes. He spent 2 hours in examining all possible corner situations and explained to me how the team would approach them. And this includes coordination with a different team - TSP Solar - for solar un-installation and re-installation. 2. Rodrigo gave me a detailed quote with price on each item. 3. He also provided free labor services for replacing 2 skylights, adding vents on the ridge, and replacing damaged planks. 4. During the project, our project manager Pedro is very responsive and responsible, and comes to site every day, explained to me about the progress and plans, and always stay in sync with Rodrigo for details that Rodrigo and i have agreed upon previously. 5. The team did a great roofing job, a lot of attention to details such as waterproofing shingles. They went the extra mile to paint the shingles to match the wall. Overall great service and experience. Highly recommending this company. read more

Lucas and Leandro managed our roofing project and were exceptional. They explained all the details thoroughly and very thoughtfully answered all of our questions along the way. We were impressed by their constant communication and appreciated all of the updates either photos and videos. ELM replaced our roof, gutters, insulation, and painted the rafter tails. We couldn't be happier. Thanks so much! read more

Derek did an excellent job with my project to replace an old roof. When I first had them come out, I was impressed with the detailed inspection - including of the attics - and appreciated the extra time they took to explain what would be involved in the roofing job. On top of that they had the best warranty of several roofing contractors I interviewed. The work itself turned out great and stayed on schedule. As a bonus, they even matched the paint where they had to cut and replace stucco and siding. read more

My wife and I were looking to replace our existing roof. The roof we had was fine, it was replaced when we bought our house 30 years ago but we knew it would need replacing within the next 5 years and wanted to do this before we retired. We got a few bids but felt that Lucas seemed like the one that was going to do what we wanted and would work within our budget. We also needed a skylight to be made to cover the small sun room that was accessible from the dining room. Those of you that live in the Parkside/Sunset neighborhood understand what I mean. He had someone that made a beautiful cover for this area that was extremely well priced. The guys at ELM really did this job fast. The material is the newer type used, because the old tar and gravel roofs of the past are illegal for safety reasons. I went up on the roof to examine after day one and was quite impressed. Also Lucas spoke with my wife daily as to when they expected to start the job, due to weather conditions, how much longer it may take and when it would be completed. The guys cleaned the work site when they left and I looked better than when they got there. I came home from work and they were gone and no trash was to be found anywhere. I highly recommend ELM roofing, Lucas and his team for your home. You should really check them out. I've been in the automotive industry for 30 years so I know how important customer service is! If I upset my service customers on a job, they don't return. Lucas won't upset you! Sincerely Dennis Horsley read more

My neighbor had his roof done and was very upset that the workmanship was so poor. He said he never wanted them back on his roof even though the project manager said they'd come back to fix the mistakes, which were obvious. This company is also a brokerage company and hires out subcontractors for all the roofing work, so you'll pay more for a middleman. You can check this by looking up their license and see that they do not cover the staff for worker's comp. This means if they have an accident, it's on you, not the owner of the Elm brokerage company. read more

ELM just finished their work on our house in Kensington Amazing people to works with start to finish Carlos is super professional and very friendly Setting up an inspection and getting a quote was very quick and he explained in detail all the work they would do. Their pricing was also super competitive Once I approved the quote and was in contract they were able to pull the permit and the job was started a few days later and completed in 3 days. We recently completed a roofing underlayment replacement project with ELM Roofing Contractors, and overall we are very satisfied with the result. The crew worked hard, and the project was completed professionally. Throughout the reroof process, they kept the work area organized and addressed my questions whenever we needed clarification. Throughout the process, they kept the work area organized and addressed my questions whenever we needed clarification. The project successfully passed the City of San Jose final inspection, and all required permit documentation was provided. One experience during the project left a particularly strong impression on me. In June, rain is very uncommon in the Bay Area, but one evening we unexpectedly had a light rain shower while the project was only partially completed. At that point, a large portion of the roof had been opened to replace the underlayment and was temporarily exposed. We became very concerned because it was already after 8:00 PM. I immediately tried calling Lucas, and before our conversation was even finished, we heard activity on the roof. When I went outside to check, I saw ELM's crew already on the roof covering the exposed areas with protective tarps to prevent any water intrusion. It was close to 9:00 PM, and I was genuinely touched by their dedication and quick response. Most companies would not send workers out that late in the evening, especially for a light and unexpected rain. Their commitment to protecting my home gave me a great deal of confidence in their professionalism and responsibility. We especially appreciate Lucas and the entire team for their efforts in coordinating the project and following through until completion. The roof looks great, and we are pleased with the quality of the workmanship. Thank you to ELM Roofing Contractors for helping extend the life of our roof and protect our home. We would not hesitate to recommend them to other homeowners looking for a reliable and responsible roofing company. read more

ELM Contractors did a fantastic job replacing our flat roof and skylights. Derek and his team were extremely communicative and prompt. Our whole project was completed within a week! Gerard was amazing! They did a great job on my roof with clay tiles. He was very flexible and made sure I was happy with work.

5, no 10 stars!! I had a very complex project and they did an incredible job. Here's the breakdown: 1) I had 3 different roof surfaces (1930s Spanish tiles, Tar & Gravel flat roof, and old torch down side roof) and needed the best roofing experts that could work on all 3 surfaces 2) I was also installing solar panels and needed a company that knew how to build roofing for solar installation Results: ELM did an incredible job on all 3 surfaces (repaired my tiles, redid my Tar & Gravel old roof with 3-layer torch down, and they gave my existing torch down another 10 years with a silicon coat) and they helped create a perfect solution around the 38 posts for my solar installation. They even introduced me to the right solar company to work with (much better and more affordable than the other solar companies I sourced myself). Rodrigo and Derek, my two project managers were incredibly professional and accommodating. As my plans changed during the roofing work, they adapted and offered the best service. They went above and beyond to fix issues beyond their scope of work. The best part, they're one of the more affordable options in the Bay Area - I called over 10 roofing companies and ELM's prices very amongst the lowest. Great price, great service, great outcome! This company and this team is a gem!! No wonder they have over 100 5-star reviews and not a single 4,3,2,1 star! If you can get a hold of them, do it. read more

From start to finish ELM delivered. Start from the first meeting with the sales representative Leandro. Very thorough by climbing all over the roof and flying a drone for still shots as well as climbing throughout the attic area inspected all areas and quality of existing structures. Routinely a quality inspector came out to record progress and made corrections. Finish product was super great. Highly recommended. Price was comparable to other companies but these guys attacked this project with utmost alacrity. Wish there was a 6 star option. read more

We recently had the roof replaced on our rental property after our tenant reported a leak during one of the big storms, and ELM Roofing did an outstanding job from start to finish. They responded quickly to our request, which immediately put us at ease. Lucas, the project manager, was excellent to work with. He communicated clearly with me through both phone calls and texts, and he was extremely patient in answering all of my questions. Since I wasn't on-site, I really appreciated how thoroughly he explained the entire process and timeline. The crew arrived exactly as scheduled and worked very efficiently. Throughout the project, Lucas kept me updated by sending progress photos taken by a drone, which was incredibly helpful for seeing what was happening on the roof in real time. The whole process was smooth, professional, and well organized. It's not always easy coordinating repairs on a rental property, but ELM Roofing made it simple and stress-free. I'm very happy with the final result and would absolutely recommend them to anyone needing roofing work. read more

ELM replaced my entire roof, gutters, skylight, and three new sun tunnels. Fantastic, professional service from day 1 (initial quote), thru contracts, certificates, permits, and all the way to project completion. I used ELM Roofing to replace our roof. Both a flat roof as well as a slanted roof. They were recommended by my neighbor who just used them and had a good experience. I too had a good experience. ELM installed a TPO roof, roof tile repair, and leak evaluation at my home in the Parkside District in San Francisco. There were some glitches, however the firm proved to be willing to aggressively put things in order without any pushback. ELM Roofing Contractors - Our new roof - Roofing Near Me - San Francisco, California

We had our roof replaced and one side of our house re-sided by ELM Roofing, and we couldn't be happier with the results! Our old roof had started leaking, and the siding on the south side of the house had experienced damages from years of sun exposure. After getting several quotes, we decided to go with ELM Roofing because the project manager, Rodrigo, seemed very knowledgeable and experienced during the initial walk-around. That turned out to be an excellent decision. Rodrigo managed everything smoothly. The entire team was professional, efficient, and super friendly. They replaced the rotted door and window frames, along with some damaged exterior wood and fascia boards, at no extra charge. Jorge, who handled the siding work, was also very skilled and detail-oriented. We also added a new skylight in the living room, which turned out beautifully. The team even repainted our entire living room, including the walls and ceiling, after the skylight installation -- something we didn't expect! Throughout the project, communication was easy and straightforward. Rodrigo was always responsive and accommodating with every request we made. There were no hidden costs -- just honest, high-quality work. We've already referred them to our neighbor, who ended up hiring ELM for their roof as well. We'll definitely recommend them to any of our friends or colleagues who need a reliable and professional roofing company. read more

We had a wonderful experience, with ELM Roofing. Carlos Silva is the project manager, and, roofing inspector. He is a courteous, friendly and, knowledgeable man. We set up an appointment for a roof inspection. When he arrived he greeted us, gave us his name and proceeded to explain how the new roofs are constructed. He then mentioned the quality of the product that we would be receiving. He mentioned the exceptional warranty on the shingle product, which is 50 years. He explained how the roof was put together, in great detail. After his presentation. He proceeded to take measurements of the size of the roof. He utilized a drone to survey the condition of the roof, and gave us detailed photos of the condition of our roof. He told us that he would be sending the estimate along with photos of the roof, by Email. We had several roofing contractors come by and give us estimates, but in my opinion, Carlos Silva was the one that stood out in the crowd, because of his professionalism. He represented his company in the best way possible. None of the other contractors had his customer courtesy, and friendliness. We ultimately went with ELM Roofing. Their estimate was within the price range that the other companies were offering, with the exception of the Labor warranty. The other companies were offering a 10 year Labor warranty. ELM Roofing offered a 25 year Labor warranty. We were already very impressed with ELM Roofing and the 25 year Labor Warranty put us over the top. The work was done very well. The workers were very neat, they cleaned up at the end of the day, leaving the grounds very clean. The job was done very well, and promptly. We were very pleased with ELM Roofing, and would highly recommend them to anyone. Carlos is a man that goes above and beyond to please his customers. Thank you Carlos. read more

TL/DR: Stellar experience, highly recommended. I got a number of quotes before selecting ELM. I based my choice primarily on two things: their online presence makes it clear that they value their reputation (this is important to me) and the fact that Max did an excellent job talking me through all the moving parts, potential underwater stones, and options I had. When we signed on the line and started the project, we did get an unpleasant surprise (one that Max and ONLY Max warned me about as a possibility). At this point, my roof is open and they were in position to take advantage of me, and they knew it. They chose to be more than fair instead. ELM did great work, Max is transparent and professional, and the company operates with integrity. I've already referred them to my neighbors. I'm delighted to write this review for Jeff Alves, who served as the project manager for a major roofing project at my home. In fact, I volunteered to write this review because Jeff exceeded my expectations in every way. Over the years, I've worked with numerous project managers across a variety of home improvement projects, but Jeff stands out as one of the most knowledgeable, capable, and genuinely customer-focused professionals I've encountered. What impressed me most was not only his expertise, but also his humility and commitment to ensuring the job was done right. Unlike many project managers, Jeff was on-site regularly, guiding the crew, monitoring progress, and taking the time to answer my questions. On several occasions, he even stopped by on weekends to check on the project. It was clear from our conversations that he possesses a strong academic and professional background, which is reflected in the thoughtful and methodical way he approaches his work. Perhaps the best example of his dedication is that he called me just last week to check in on a project that had been completed nearly four months earlier. That level of follow-through is rare. If you have the opportunity, ask for Jeff to manage your project. I believe you'll be as impressed with his professionalism, expertise, and customer care as I was. read more

I highly recommend ELM Roofing Contractors! The entire process for my roof replacement was seamless and professional. The crew, led by Amir and Daniel, were incredibly effective and efficient. ELM Roofing was FANTASTIC! If I could give more than five stars I would! Max and his team provided outstanding service from the initial visit to the finished project! We have experienced various leaks and had fixed several sources throughout the years (eg. door and window replacements, endless caulking, etc.), yet the leaking persisted. Max had hypotheses, and together with his drone (yes a drone) was able to confirm the challenges via various photos that were previously undetected. His pricing to replace the roof was excellent, yet the best part was his level of service, care and compassion -- Max was continuously checking in and still does even after the project completion. Another value added service was Max connecting us with a mold specialist to take samples from the areas that have suffered water damage. Note, the mold specialist, Elad Gal with Optimum Inspection, was outstanding and service-oriented as well. His recommendations from the mold sample lab results were very helpful. I wish I could remember the names of the rest of the roofing team as they were all exceptional -- Special shout out to Milton!! Now that the roof is complete, I will be using ELM for other water repair/construction projects. I can't recommend Max and the entire ELM Roofing Team enough!! read more

LESS THAN 1 WEEK START TO FINISH!! With recent rains and severe winds we started getting a wet wall adjacent to a skylight. This leak went straight down the wall into the basement to form a small puddle on the basement floor. I looked at several reviews from several review sites Yelp, Google, Angies List, etc. I called 3 to come out for an estimate. While I was writing down the info for one on another site I noticed there was a small ad for ELM Roofing 4.9 / 5.0 stars (112 reviews) . With those kind of reviews I had to call ELM. ELM was the last Roofer that came out on a Thursday and was the most prepared. The owner Harel (also goes by Rafael) is a very friendly and personable young man. Harel inspected the roof with pictures and then showed us the insurance he carried, his business license, great reviews/referral from a neighbor close by, samples of shingle colors. Harel discussed other costs in addition to the new roof. We appreciated that we were shown all costs upfront and that the estimate was transparent. We upgraded to copper flashing and chimneys because we live in the Outer Sunset where it's foggy and wet. Copper will hold up better and had a longer warranty. We told Harel that we were planning on leaving in around 10 days so we would probably need a temporary fix until we returned. Harel has Seven Crews in SF in addition to other ELM Roofing branches in Marin Co. and San Mateo Co.. He said he would be able to finish Wednesday in one week! Harel met us on a Thursday and gave us an estimate. Friday they started working and they worked through the weekend completing the roof Monday evening. The City Inspection is Wednesday. Thursday through Wednesday-- 1 WEEK!! Harel was very easy to work with. Any questions I had I would receive a return text or a phone call within minutes. His crew Hilde and hi Ernesto, etc. were on time, courteous and cleaned up after themselves. This was the smoothest and most worry free job I've done in the last 30 years I've been here. I can't recommend Harel and his crew enough!! Give Harel a call (415) 463-9319 and tell him Maureen recommended him. read more

It was a pleasure working with Lucas to discuss my re-roofing project. He showed up on time for the estimate and was very thorough with his questions. ELM roofing was fantastic to work with. Smooth, constant communication during a wild week of moving into our new house. We had a pretty bad roof situation and during the rainstorm had interior leaking. ELM was the only roofing company to invite me up onto the roof with him (he asked politely if I would like to come up) and showed me specifically what was going on and how they would approach and solve the problem. He handled purchasing skylights for me and all logistics so I didn't have to think. The best part is we were able to go from quote to full replacement in less than a week and a half, which we desperately needed as more rain was coming. He even sent his team back to the roof to check on a light intrusion I thought was a problem but turned out was not the case, and were really great at explaining what I didn't understand. Overall would highly recommend ELM to anyone who needs a roof replacement in SF. Seriously high quality work and almost just as important is great communication. Thanks!! read more

5/5 - Outstanding Experience with ELM Roofing Contractors! Our family was really worried about the upcoming rainy season because of the leaks we had last year. It got to the point where we were constantly wondering where the next leak would appear. That all changed when we decided to go with ELM Roofing Contractors for a full roof replacement. From the very start, Carlos, the contractor, was professional, upfront, and honest. He told me right away that his quote might not be the cheapest--but that their quality of work would speak for itself. He was right. Throughout the entire process, Carlos kept me updated and made sure I understood every step of the project. His crew impressed me from day one. They worked efficiently and meticulously, following a well-coordinated sequence--from removing the old roofing materials, to receiving and applying the new ones with precision and care. I was particularly impressed with their daily clean-up routine. They made sure no nails, debris, or sharp objects were left behind, keeping our home and yard safe. I even used my drone to watch the progress each day. I saw the damage uncovered once the old shingles were removed, and how the team installed plywood and installed a new water protection layer across the entire roof. The attention to detail was amazing. When the project was completed, it was clear that the ELM Roofing team took great pride in their work. The result looks fantastic--and most importantly, we finally have peace of mind when it rains. Thank you, Carlos, and thank you to your hardworking crew at ELM Roofing Contractors.
