His crew lead, Ricardo, whom I fondly refer to as "the doctor," knew exactly what was causing my leaks and performed preventative measures to avoid future leaks. My wife and I were looking to replace our existing roof. The roof we had was fine, it was replaced when we bought our house 30 years ago but we knew it would need replacing within the next 5 years and wanted to do this before we retired. We got a few bids but felt that Lucas seemed like the one that was going to do what we wanted and would work within our budget. We also needed a skylight to be made to cover the small sun room that was accessible from the dining room. Those of you that live in the Parkside/Sunset neighborhood understand what I mean. The material is the newer type used, because the old tar and gravel roofs of the past are illegal for safety reasons. I went up on the roof to examine after day one and was quite impressed. We have experienced various leaks and had fixed several sources throughout the years (eg. door and window replacements, endless caulking, etc.), yet the leaking persisted. Max had hypotheses, and together with his drone (yes a drone) was able to confirm the challenges via various photos that were previously undetected. His pricing to replace the roof was excellent, yet the best part was his level of service, care and compassion -- Max was continuously checking in and still does even after the project completion. Another value added service was Max connecting us with a mold specialist to take samples from the areas that have suffered water damage. LESS THAN 1 WEEK START TO FINISH!! With recent rains and severe winds we started getting a wet wall adjacent to a skylight. This leak went straight down the wall into the basement to form a small puddle on the basement floor. I looked at several reviews from several review sites Yelp, Google, Angies List, etc. I called 3 to come out for an estimate. While I was writing down the info for one on another site I noticed there was a small ad for ELM Roofing 4.9 / 5.0 stars (112 reviews) . With those kind of reviews I had to call ELM. ELM was the last Roofer that came out on a Thursday and was the most prepared. The owner Harel (also goes by Rafael) is a very friendly and personable young man. Harel inspected the roof with pictures and then showed us the insurance he carried, his business license, great reviews/referral from a neighbor close by, samples of shingle colors. Harel discussed other costs in addition to the new roof. We appreciated that we were shown all costs upfront and that the estimate was transparent. We upgraded to copper flashing and chimneys because we live in the Outer Sunset where it's foggy and wet. Copper will hold up better and had a longer warranty. We told Harel that we were planning on leaving in around 10 days so we would probably need a temporary fix until we returned. Harel has Seven Crews in SF in addition to other ELM Roofing branches in Marin Co. and San Mateo Co.. He said he would be able to finish Wednesday in one week! Harel met us on a Thursday and gave us an estimate. Friday they started working and they worked through the weekend completing the roof Monday evening. The City Inspection is Wednesday. Thursday through Wednesday-- 1 WEEK!! Harel was very easy to work with. Any questions I had I would receive a return text or a phone call within minutes. His crew Hilde and hi Ernesto, etc. were on time, courteous and cleaned up after themselves. This was the smoothest and most worry free job I've done in the last 30 years I've been here. Derek suggested that we should have all the roofing removed to expose any rotted or inappropriately sheathed areas of the roof. I thought his bid was going to come in much higher than the other bid. It was not. After a slight delay because of rain the demo crew showed up on the day they were scheduled and the new roof was over the next two days. We are happy with the result. We were very pleased that Derek was flexible about working with us to resolve an issue with a small amount of paint damage caused during the demo. I obtained a quote from a Representative of Elm Roofing Contractors to repair a small 15' X 8' foot roof that covered a first floor kitchen of a rental property. The relatively small roof abutted 3 walls of deteriorating wood siding. Initially I was impressed with the Representative as he spent about 30 minutes on the roof, pointing out the issues and what needed to be done. I received a quote from Elm Roofing a day or two later, which turned out to be $3,502 over and above a quote I received from a Roofing Contractor (name withheld) that had a 4.9 Yelp rating based on 202 reviews. I requested an adjustment of the Elm Roofing quote, to which the Representative responded by stating that the best he could do was give me a 3% decease ($255), lamely adding that this was due to the "cost of materials". He did not explain why the Elm Roofing quote was 41% higher than the other quote I received from the other contractor, despite my having provided the Representative with the the itemized quote from the other contractor in the amount of $4998. Obviously, he could not justify the Elm Roofing INFLATED quote. However, what was most disturbing and personally offensive was that on three separate occasions I either emailed or texted the Representative asking him to contact me because I wanted to discuss certain aspects of the proposed work, specifically dealing with the repair of the surrounding wood siding. I told him that I was willing to accept the minimal 3% reduction of the quoted priced. He ignored by inquires and NEVER responded. I realized that if a roofing contractor could not have the courtesy of responding to a potential client's requests to discuss the project they proposed, I, first, certainly could not trust them to be accessible to discuss the ongoing work, and second, I could not utilize their services if they were not willing to answer my questions about the proposed work on the roof. the Representative's blowing me off demonstrated a professional rudeness that cost his company my patronage. The point here is that one should be wary of Elm Roofing's inflated quotes and lack of responsiveness. I subsequently went with the other contractor, whose professionalism in dealing with me was the determinative factor of selection. read more
